We had a new…read moreconcrete driveway poured with rock edging along the turf, plus a full garage refresh -- concrete repairs, patchwork, multiple coats of paint on the walls, and Drylok. The finished driveway looks clean and professional: nice joints, a trench drain at the street, and the rock border ties the turf and garage together really well. The step he poured at the front of the house with leftover concrete was a bonus I hadn't even thought to ask for, and it saved me from paying double to have that done as a separate job. What stood out most was how Ethan handled the project. He's the owner, he's hands-on, and he actually cares about delivering what you pictured. When a couple of things didn't go exactly as planned, he worked with us until we got the result we wanted instead of pushing a shortcut. We recently contracted with JCWS (Johnson County Siding and Windows) for Ply Gem Pro Select fascia…read moreand soffits. Bill Christie is the owner and the company is based in Olathe. We chose them because 2 of our neighbors used them for siding with excellent results. Both houses look great. JCWSs' online reviews are good, their BBB file is excellent, I couldn't find any lawsuits through on the public record's website for Joco, and they offered a five-year workmanship warranty. Bill's pricing was also competitive. Our house is about 2000 square feet and we paid around $2k.They required no money upfront and payment in full when the project was completed. Bill's team did an excellent job and the installed system looks beautiful. They were reliable (e.g. showed up on time each day), were respectful of the property (e.g. no damage and cleaned up after themselves), and were always professional. Bill came by after the work was completed to inspect for quality and to collect payment. Bill and I found one tiny area that was missed due to the location being partially hidden, about 6 inches of the fascia. I didn't catch it until after the team had left the property. Bill's team was back out within just a few days to make sure the work was completed. It speaks volumes of a business owner that quickly resolves workmanship issues. I would definitely recommend Bill Christie to others and would hire JCSW again.

This company is nearly impossible to work with. We are currently doing a whole house renovation and…read moredoing all of the work ourselves. We were going to do the siding on our own as well, but decided that if we were going to hire out any part of the project, the siding was the one to do. We spent weeks reading through manuals from James Hardie, so when we decided to hire out the job, we knew exactly what to expect. Johnson County did a great job on selling us on their "quality product and application" but fell short on literally every other part of the job. Coming in at $33,000 they were the most expensive quote that we received for the job, but we felt confident that it would be worth the price. We hired them in early 2023 to do our siding, and after hitting some delays on our end, they completed the job in September 2023. We did everything in our power to communicate with them how things were progressing and when we would be ready for the siding install. During this 6 month gap between hiring them and job completion, they changed project managers 3 times and never communicated this to us. Install day arrived and the final project manager (Nicholas) assigned to the job had never even laid eyes on the project. This should have been a straightforward job for an "experienced" company like JOCO siding. This was not the case. We had issues with the install from day one. Nicholas was only present on site at the beginning of each day. He didnt actually manage the project. There was absolutely no effort made to assess the quality of work being done. The team was ill equipped and had to borrow staples, nails, and our nail gun for different parts of the project. As soon as the vapor barrier and trim was applied the flaws were evident. We had to hunt down Justin (owner) through Nicholas and tell him to cease work on the job until he would come out and look at the quality of work. When Justin and Nicholas arrived on site, we had to fight with them for them to see the mistakes the team had made. Trim had been applied without being shimmed level, vapor barrier had not been taped down around windows before trim was installed, flashing was not correctly applied, large gaps (1/2"+) were left that the team had filled with caulking, and flashing was missing in crucial spots on top of trim. Nicholas proceeded to tell us what we were pointing out to them was "bullsh*t" and we offered to show them another house that had recently gotten Hardie siding that did not have any of these issues. Justin had the team take down all of the trim and reapply it. This only fixed about 80% of the problem. The team installed siding planks that were either cracked, broken or had large gouges in them. Justin and Nicholas came out for the final walkthrough once the job was completed. Most of the issues with the planks we didnt notice until after the walkthrough, but some of the smaller mistakes we did notice we let slide. Justin told us that after all of the incidents with our house, the entire team had to be sent to be retrained...but did not offer to make right on the shoddy work they did for us. After winter passed, we noticed even more flaws in the siding. Corners have broken off of planks, planks that were cracked horizontally during install were filled with color matched caulk, poorly applied trim caulk was now peeling away from the house and multiple places on planks are scraped down through the paint. We have been trying to contact Johnson County since May of 2024 to get our siding repaired. Most emails and all phone calls go unanswered. The ones they do respond to are met with empty promises of "the team will be notified" and "we'll let you know when we can get you on the books". Johnson County uses a third party answering service so it is IMPOSSIBLE to actually get a hold of anyone in the offices. They promise a good warranty which is completely useless because you cannot actually get them to come make repairs to the siding. The only positive in this is the guys that did the gutters did a good job and were quick to fix a small issue we had.

We were also looking to replace an original wood pane window with a new vinyl window to match the other more recently updated windows on the house. We did not have the budget to completely install all new siding, but still wanted the house to look like new and be well protected from further weathering. We contacted several companies and general contractors seeking bids. A couple were not very responsive and another claimed he could not closely match our current siding well enough and only wanted to sell us total siding, which we could not afford. Dalton seemed 100% confident he and his crew could accomplish what we were asking and give us a finished project we would be proud of; not to mention at a very fair price. Dalton and his crew were very prompt and efficient in completing the job. The only setback we encountered was having to be patient in waiting for ideal weather for painting, which was to be expected given we opted to begin the project late fall/early winter. Upon completion of each phase of the project, Dalton walked through with me explaining what they had done and made sure I was pleased with the work before going forward with further progress. He even called his painting crew back out to touch up some areas he noticed. In the end, Dalton came through as promised and provided us with a completely new looking house that we are very proud to call home.

Unfortunately, the project to remove the popcorn ceilings throughout my entire home turned into a major problem requiring significant wall repair, significant damaged hardwood flooring, and exterior damage which will cost me thousands of dollars to fix. After the job, I kept finding new issues almost daily. Erik willingly returned multiple times to address concerns, but I kept finding more problems, and eventually I gave up trying to have everything corrected. There is overspray on vents, walls, floors, and all over my master bathtub. The knockdown ceiling texture is inconsistent, with many gauges, scrapes, thin spots, areas that were not properly patched from nails, etc. In my kitchen ceiling, the knockdown has popped off two screws and are now visible just a few months later. After the ceiling work, the amount of wall damage was unbelievable. I expected some wall paint touch up, but every inch along top of the wall and down the trim had tears, rips, or damage requiring fix. In several places, they cut out small drywall pieces to color match paint but never repaired those cut areas. In my master bedroom, we agreed to just repaint all the walls instead of touchup due to the amount of damage. They painted without removing wall shelving, outlet covers, or switch plates, it looks horrible. There is paint overspray throughout the room, all over my floors, all over my tub and tile. In other rooms they painted over old nails instead of removing or patching them, and rehung artwork while the walls were still wet so they are now "sealed" to the paint. They claimed my laundry room walls could not be color matched and touched up with a noticeably different color, it looks horrible. They used the wrong tape for flooring protection. It pulled up the finish on my hardwood floors in many areas. Erik initially promised to fix this, said he had a flooring guy. That person attempted repairs but made the damage worse and even splashed stain onto my white floor trim. Erik again committed to fixing it the next day and his guy would fix it. At that point, I had four reputable flooring companies inspect the damage. All of them said it could not be properly patched, it would be a several day process to sand, stain, seal and it would have to be the entire level, not just where the damage is, so Erik saying his guy would fix it the next day was a huge red flag. Other companies also warned continued sanding would permanently damage the floors and need replacement. I told Erik I wanted to hire my own flooring company. He agreed but said he needed to speak with his guy for some reason. I obtained quotes and chose a reasonably priced company. That is when Erik stopped taking responsibility for the floor repairs and even started to say my floor already had damage. Well my floor did not have damage, it had natural wear due its age but that is completely different than several large spots of ripped off finish. In addition to the interior damage, they used my outdoor faucet and left watered-down white paint splattered across my home's exterior and hose storage container (that was brand new). I cannot get this white splatter off. They ripped my buried soaker hose out of the landscape instead of properly disconnecting the hose. They left all of this mess behind. Although Erik did return several times to fix certain issues I identified, I continued discovering many more problems days later and more things surfaced as time has gone by. Areas they claimed received multiple coats of paint, once dried have visible thin spots throughout. At this point, I am left with damaged drywall, a laundry room with mismatched touch up paint, significantly ruined hardwood floors, paint overspray in multiple rooms and all over my master tub , and overall poor workmanship. What started as a positive experience turned into an extremely frustrating and costly situation that will cost me thousands more to fix everything than what I paid Erik for the job.

Then he tried to fabricate a reason he didn't show or call. Then, he admitted to fabricating the reason. Next, he just couldn't leave it alone. When I did the review, he wanted to strike back at me and belittle me when I did nothing wrong as a potential customer nor did I do anything but relay the facts on the Thumbtacks review. I just want everyone to know what kind of a person / ego this owner is. And I didn't say he was a terrible person in the review, I said my experience was terrible. This is how he replied to my Thumbtack review: His Replies: "I don't know whether to laugh but you were already taking too long to comment." "You know how many people make me go to their houses. and they don't answer me, for an hour when I fail you say that I'm terrible, you are a perfect person, I congratulate you for being a person who doesn't have any mistakes."

Jorge was great at communicating when his team would be there or when he had to step out to get more supplies. He answered our questions every step of the way and was sure to show us the progress of the project so he could answer our questions. When we had a concern he was quick to address it so we were satisfied with the results. They also did great at protecting our home from the dust and debris of the job and then did a thorough clean up when the project was done. I am a busy mom and was in and out of the home and felt totally comfortable with them there while I was gone - which is hard to find nowadays.
