Kimberly Nasfell and All Pros Realty made for a phenomenal real estate experience!! She came highly…read morerecommended by other homeowners and did not disappoint. She was 100% engaged from the beginning, sitting down with us and seeking our input and ultimate goals. She gave a thorough assessment of our home with realistic comps in the area, discussed improvements that needed to be made before listing and walked us through the process (even rolling up her sleeves and pitching in on several occasions)! All of the goals that we set (listing price, offers, closing dates, etc...) were achieved...and then some!! She was an absolute pleasure to with to help us in selling our home and made, what could have been a stressful process, seamless and painless. Can't recommend enough!!

She checked out potential tenants carefully, set a fair price, and even got my house ready for move-in. She advertised it well and found great tenants quickly. Madison kept me up-to-date on everything and took care of all the paperwork. I felt totally confident knowing she had my back. If you need a stress-free rental experience, I highly recommend Madison!

**Military Renters Beware** Abrams Realty's handling of my…read morelease raised serious concerns, not only from a customer service perspective but a legal one. Their lease included a clause that attempted to make military tenants waive rights under the Servicemembers Civil Relief Act, which the Navy's Region Legal Service Office told me was illegal and unenforceable, the lawyer's immediate reaction was, "oh, we've dealt with them before." I lawfully terminated my lease due to military orders, and although they could not prevent that, they made the move out process unnecessarily difficult and adversarial. Their move out checklist was clearly copy pasted and not tailored to the property, they demanded exterior flea treatment for a property with no exterior space, and they insisted I have the chimney professionally cleaned despite the home not having a chimney. Their fee structure is outrageous and they do not apply the same standard to themselves that they apply to tenants. They require you to use their vendors for required services, there is no ability to shop around or do something yourself to save money, when you add up the required cleanings and inspections the move out costs can exceed the security deposit, in my case it did. They charged $75 to remove a few pieces of Tupperware I forgot, and added a $150 scheduling fee on top of it. They also forgot that they told me to throw away the owner's broken Coleman jacuzzi from the upper balcony (at my expense) and then asked me where it went, indicating that their office can't keep track of communication with their tenants. Finally, I received my security deposit after the 45 day requirement, even if they claim they mailed it earlier, the law requires the tenant to receive it within 45 days. Abrams does not hold themselves to the same standard they demand from renters. If you are considering renting from Abrams, read every line of the lease carefully and understand you are not dealing with a reasonable person. I do not recommend Abrams Realty, especially for military renters.

After word of mouth and radio stations advertisement, we were thrilled to try them out with our…read morehousing situation. We had a listing agent come to our home and explain the entire process. We were excited and confident with the decision, after his visit, that we proceeding with the process of filling out paperwork. Although, they are knowledgeable and their process are clear, their responsiveness is quite slow. My husband and I feel like we are having to "find" these people. As clients, we shouldn't have to constantly leave voice-mails and emails just to get someone to give us a call back or provide us with a status. And we are talking days and even a week in between any follow-up. The few contacts I've made with Jessica Scott, she was either too busy in meetings or not available to take our calls or provided me with incomplete answers. We are slowly losing our confidence in the team due to lack of response. We don't like to be kept waiting or in limbo, not knowing what's going on. To be quite frank, we've even questioned the integrity of the team because we have sent in a lot of personal information including tax forms, banks statements etc and having no response back, made us wonder what ARE they doing with our personal/confidential information. It's a scary place to be when you are solely relying on a team that is supposed to be your leading hand only to find out, you are all on your own. It saddens us a bit that we are at a loss for words.

Full service property management from A-Z by professionals who love what they do and it shows.read more

Proceed with Caution When Renting Through This Property Management Company!!!!!!!…read more If you're considering renting a home managed by RE/MAX Alliance - Virginia Beach, I strongly urge you to think twice. Our experience during move-out was incredibly frustrating and disappointing. Despite following all the required steps outlined by their team--including hiring professional cleaners and handling all checklist items--we were surprised to learn that our full security deposit was withheld. We were also charged for items that were never disclosed as our financial responsibility, including brand new carpets that were apparently replaced at the owner's request. At no point were we informed that these upgrades would be at our expense. We paid a pet fee for our approved small dog, yet after resolving concerns early in the lease, we were later accused of violating pet terms--another unexpected and inaccurate justification for withholding our deposit. To make matters worse, we were notified after the fact that we not only wouldn't receive our deposit back but also owe additional money--with no prior discussion or transparency around these charges. In our view, this felt less like fair property management and more like opportunistic behavior. We've rented for many years and have never encountered such an unprofessional and opaque move-out process. I would not recommend renting from RE/MAX Alliance - Virginia Beach based on this experience.
