That's what I pictured when I was awakened hours before checkout time. Instead, it was roofers. This HIE was having a new roof installed. We got in late the night before and were sleeping pretty hard at the time. My wife was, shall we say, "less than thrilled". So at checkout, she asked for what she thought would be fair - a 50% discount on our one-night stay. (More experienced negotiators might have started out asking for more.) The manager was summoned. Her response: "I can't do that. But I can give you a 40% discount." My thought: "For a 10% difference you're going to have your customer leave unsatisfied instead of satisfied? REALLY? After the ox-cart wakeup?" But that was only the beginning. Although it was promised, no amount was ever refunded. After waiting more than long enough, my wife contacted them again. A refund was promised again. No refund materialized. After another long wait, another contact, another promise of a refund. An actual refund was issued. But a little while later, my wife was charged the full amount again! My wife contacted them AGAIN, and AGAIN there was an apology and a promise of a refund. Will it happen? Will it stick this time? I don't know. But I do know that this level of incompetence deserves 1 star, no matter what the final outcome.

From check in, through my departure, every hotel employee I encountered was clearly dedicated to providing the absolute best service. After driving here from Oklahoma City, I was exhausted. The desk clerk welcomed me with a smile and quickly checked me in. As I started to walk away, he told me if I needed anything to just let him know. It's not just what he said, it was how he said it. It was like he was talking to someone he genuinely cared about. My room was just about perfect. The bed was comfortable, and so were the pillows. So often at hotels the pillows are so bad I can't get a good night's sleep. Not here! It was difficult to get out of bed I slept so well. My room, 312, was clean, quiet and for once only a couple steps away from the elevator. I love that the rooms here have microwaves and refrigerators. The TV was exactly the right size, and had the channels I wanted. Breakfast was included with my stay. I was so happy to find Biscuits and Sausage Gravy waiting for me when I went down for breakfast. Not just Sausage Gravy, I mean really good Sausage Gravy. When I first saw it I was skeptical, like, could this be as good as it looks? I grabbed a couple biscuits and gave that gravy a try. I flat out couldn't believe how much I liked that gravy! And there were plenty of other breakfast choices too. There was something for everyone! Like, cold cereal (3 kinds!) Quaker instant oatmeal, a bakery station with Muffins and Bagels (four slice toaster!), Cinnamon Sweet Rolls, FRESH Fruit (apples and bananas), Scrambled Eggs, two kinds of breakfast sausage (turkey, pork), and the aforementioned Sausage Gravy and Biscuits. And get this, they even have a pancake making station with a fantastic futuristic automated pancake making contraption! I was like, Wow! On the elevator ride down to breakfast I met a really nice couple from a different part of the state and they invited me to have breakfast with them. Like me, they were staying in Canyon because they were aiming to visit nearby Palo Duro Canyon State Park. They had visited Palo Duro the previous day and after their time there, drove down to Caprock Canyons State Park. I wasn't sure if I wanted to visit Caprock Canyons, but after talking to them, I knew I had to. So glad I met those folks because otherwise I might've missed out. Caprock Canyons is an extraordinarily beautiful place and home of the Texas bison herd. I'm sure visitors to the State Parks make up a large portion of the hotel's guests, but there are other important attractions in the immediate vicinity of the hotel. It is right next to Texas A&M, and just down the street from the fantastically interesting Panhandle-Plains Historical Museum. I spent an unforgettable afternoon in that museum and particularly loved their extensive antique firearms collection and the special exhibition celebrating the 150th anniversary of the Second Battle of Adobe Walls. Really great exhibition! I loved my visit to Canyon, Texas. It's a great place to visit. And what made the visit so special was the hospitality I encountered here at Holiday Inn Express. I don't know if or when I might make it back to this cool little city, but if I do come back I know exactly where I will stay: right here at this wonderful hotel! The house is beautiful, the rooms were very clean, and the porch is just lovely with lots of seating. I loved the towels (nice and fluffy), the bed was really comfortable, and the home cooked breakfast was amazing. This is not a buffet of pre-cooked items - there is a menu posted on a blackboard, and you can choose from various egg dishes, french toast, etc., including a yogurt parfait with granola they make themselves (which was wonderful). And the coffee is awesome! The location is also great, it is an easy walk (about a quarter mile) to the center of town. The O'Keefe room specifically: large room, king size bed, a ceiling fan (which I loved having), a little table and two comfortable chairs, which was nice for relaxing, and a *huge* bathroom. There are a few things to note (for which I would probably take off half a star if yelp allowed that). - The wifi is pretty slow at times. We didn't have any trouble streaming video, but on and off as we were using our tablets for other things, we would run into issues. - The water pressure is terrible in the shower. That might just be because the house is so old, but it seems like there must be something they can do to increase the pressure at least a little. - The tv's are too small. I get most people probably don't go there to watch TV, but after a long day hiking in the canyon we needed to relax. Our room probably had the biggest TV of all (which isn't saying much) - I looked into the other rooms and they were about the size of a computer monitor. But, those were minor inconveniences, compared to staying in a wonderful, clean house with the perfect location. If and when we get back to Canyon, we would definitely stay there again.

I am the single mom who brought her kids here to share the Mesquite room on October 9-10, 2022. This bed and breakfast is located in a somewhat remote area of Amarillo, Texas. The surrounding landscape is a bit reminiscent of Palo Duro Canyon - which is just a short drive away - but not in an extreme way that the Lone Star state park yields. The view from the hot tub at 7:30PM was amazing with a glorious display of sunset colors. Robes were provided behind the bathroom door. Near the pond on the old red, white, and blue amusement park ride chair, we found a walking stick. A friendly orange Tabby cat kept returning to our front door. My 8 and 9-year-old couldn't resist petting the stray feline. We weren't crazy about the continental breakfast which comprised of a cherry turnover, Yoplait yogurt, and Tropicana apple juice so we'll pass on that if we don't stay on a morning when they offer a hot meal. Just a couple of other cons: I leave to pick up pizza in town and someone takes my spot in front of our door. Lol. Also, my stupid Sprint/T-mobile coverage was terrible here. The other accomodations definitely overrode the somewhat lacking Monday morning breakfast: quiet neighborhood, calm weather, microwave, mini fridge, iron & board, lots of programs on the TV, free Wi-Fi, walk-in shower, and private gated area with code access.

We stayed in the Pinion. The positives. It's remote and really close to Palo Duro Canyon (18 minutes) That was nice. It's about 12 minutes from the Big Texan. It's in a pretty setting. The bed was comfy. We stay at B&B's because there is a level of expectation where hospitality takes over and you feel like you were being treated like royalty. This is not that place. It almost felt like our stay was a little bit of an inconvenience. The room is small and very dated, but covered in wood plank and not very clean. A lot of dust. This particular room did not have a shower and only a bath tub with the hot water trickles out. I'm not joking. It took about 30 minutes to fill the bathtub. Tip 1. Make sure to ask if the room you are booking has a shower if you're needing a shower for medical reasons or handicap accessibility. According to one of the reviews, and in their pictures, there appeared to be a nice shower in the mesquite, but we weren't given the chance to stay there. Once you get in the room, you're given two towels for the bath and two towels for the hot tub. I uncovered the hot tub to see that the water was very cloudy and it wasn't a result of the bubbles. So I put the cover right back on. They don't give you anything with respect to toiletries when it comes to soap or shampoo or lotions or bath bomb. So it really does feel like you're not being pampered. Bed And Breakfast should always feel like you're being pampered. And inside the room, you're not giving any type of bottled water, filtered water and so you rely on the bathroom sink in the bathroom tub. Which I thought was really bad. The outside of the room was covered in Pineneedles on the walkway, and so we tracked some into a room. When we were trying to get into the door, some even to get into the wheels of our suitcase. It was kind of annoying. The area is just really dated and not well kept. However, that does give it a very rustic feel and so if you're into that kind of thing that it may suit your fancy. It does have a really cute cat that keeps you company in the random deer that you will see from time to time. Overall, I'm sure it meets the needs of a specific clientele that would enjoy that atmosphere but when I go to a bed-and-breakfast, I consider myself to be high maintenance. So they certainly could meet the need a specific individuals however, it's not a place that I would really return to .

It's also right in the middle of the town and about twenty minutes from some great spots in Amarillo. This room had a mini fridge, microwave, large TV screen, comfortable queen bed and clean bathroom for a very reasonable price. They keep these rooms nice and clean. The staff was friendly and helpful with my questions about Palo Duro Canyon. I also enjoyed the friendliness of the people around here and businesses. This town has a great feel to it and looks like lots of community activities on weekends. It is right on one of the main streets. So it can be tricky pulling out of here with traffic. But this wasn't a huge issue for me. I slept well here and there wasn't much noise, which is amazing for a hotel right in the main hub of the town. I liked the little area set up in the middle of the property with benches surrounding a mini lighthouse (which I'm guessing is a shout out to the lighthouse rock that I hiked to). I definitely recommend going to see this gem if you are staying here. I will have to return next time I'm in this area, because it met all my expectations.

The rate was $65.00. Upon arrival the lady said there was no reservation. She was extremely negative during the whole interaction. She said the rate was $79.00, which was $90.40 with taxes. She said the rate was never $65.00. We paid for the room and then went to our rooms. The only amenity was a fly swatter and both rooms were full of flies. It took us quite awhile to get them all killed and out of our rooms. It was disgusting and we probably should have gone elsewhere but we didn't think we would get out money back so we stayed.

    Booked this farmhouse through VRBO. Owner knew I was bringing my 84 year old father and my…read moretraining pup with me, so having a safe place to walk was vital. I get to farmhousee, to find overgrown grass and weeds (some of the weeds were over 3 foot tall, and YES I have pics). Had to walk around overgrown bushes and hanging tree limbs to get on front porch. House smelled musty and moldy. Went to turn on Kitchen lights, and they did not work. Pulled up blinds to turn on cooler to get air circulated and help hopefully get rid of smell. Cooler was dirty and moldy (Probably part of the smell, and YES I do have pics of this too). There was a ceiling fan in the den that when I turned it on as it was the main source of light in the den, it started swinging so hard that I immediately turned off before it fell down. I text and called owner. Finally got a call back and they told me that it had been raining there for 30 days straight, so their mowing company has not been able to mow. Amazing other property next to them and their driveway area and out in front of their house was mowed. They said they sent me an email about it but that I never responded. Did research and found email that was sent to me the day I was arriving 6 hours prior which meant I was on the road doing the 10 drive to their place. No phone calls regarding rain or overgrowth which would of had me canceling. Told owner I was highly allergic to mold and for our safety, we would not be able to stay. Owner (Will) said he would call his wife and get back to me. While waiting I made reservations and drove to a hotel in next town. Finally got a return call stating his wife would refund me $200 of my $946 charge. Told him this was unacceptable and that I needed more as I was unable to stay due to health and safety of place. Will told me he would talk to his wife and call me back. Never received another phone call I even emailed wife (Shannon) the same day explaining my issues and she has NEVER responded. Now here is the kicker of it all. They made sure to cancel my stay immediately so I could not go onto VRBO and leave a review. VRBO knows this and are not taking a stand to make this right. This is WRONG and as far as I am concerned is a SCAM!!!!!! BEWARE !!!!!!
