I would never have thought I could get that number. I was absolutely blown away. Jon Westrom, the owner, even met me on a Sunday to walk through the property and talk strategy. That level of dedication is rare. His entire team works with real fire, fast, motivated, and incredibly effective. They communicate clearly, take action immediately, and truly go above and beyond. The back spicket is broken and you can't connect a hose to it plus it's coming out of the siding. My fence is rotting to death. We don't use the pool anymore because adults aren't allowed to have fun. Ridiculous. I'm not talking be inappropriate. We should be able to bring a noodle? As a renter I pay for all of this. We pay over $2200 a month for 1600 square feet and that includes the garage. They care more about the land lord than the tenants. When the lease is up we are out. I recommend everyone do research before you rent. Rent is always negotiatable if you're dealing with honest people! I will not attack anyone 1 person. I feel that both renter and landlord should be happy not just 1 sided. Jon I have discussed these problems with you months ago and I texted you today around 11:50am and it's 5:00pm. You are the one who made the rules and said that the privacy fence is a privilege and your office says it too. In fact you have it in your hand book. You haven't solved any problems for me to write a good review. I told you I would not put a good review in until I see changes. No changes on your end at all. Don't come on here and lie. I respect honest people. You aren't being honest. This relationship will end on the last date of the lease and I will take care of everything you need from me to get out of here.     DO NOT USE 3G FOR PROPERTY MANAGEMENT!!…read more Throughout the time that I used this company for property management they were happy to take my money but did NOTHING to monitor the property or care for it. I received calls from neighbors about the yard multiple times, and was once notified by the city regarding the yard. HOWEVER, the crowning jewel of my experience is that the tenant basically moved out but left multiple dogs locked in the house for 2 - 3 months, and they urinated and defecated throughout the house, rendering it a hazmat site. The repairs cost $25k, and 3G didn't offer a penny towards the repairs despite admitting it was the worst thing they'd ever seen. Please see the photos below and judge for yourself how they "manage" a property. Most landlord insurance policies won't cover pet damage -- mine doesn't -- so I am stuck with the entire bill. DO NOT, UNDER ANY CIRCUMSTANCES, USE THIS COMPANY FOR PROPERTY MANAGMENT!

We had a piece of tape blocking the switch for the dish washer. We explained this to them when they inquired about the tape. A few months later we got charged for an electricial to fix the dish washer power because the dish washer was not working. They basically forgot that the switch for the dish washer existed and it ended costing us 300 USD. 2. There was an issue with the sewer line. They sent a company to inspect it and they said we needed to replace the sewer line. We we inquired about the issue and requested pictures we received pictures of pipes laying on the groud not a video of the inside of the pipes explaining why the sewer line needed to be replaced. We we told them that the pictures they sent did not make any sense we got no response from them. 3G never looked at the pictures sent by the plumbing company or if they did, they do not have the least amount of common sense. 3. The attic access door was inperfect condition but the wood was broken in two places, nothing major. First they told us that it needed to be fixed as it was normal wear and tear. We did not accept it to benormal wear and tear. Then they said it was broken from the beginning but it was never reported and the attic access door was not showing in the pictures we had. 4. Based on the agreement with 3G Properties we advised them 30 days before the end of the lease we had that we were not going to continue renting the property or at least not with them. This was advised in March 2024. When we got the final statement in May 2024, we had been charged some what 400+ USD under the argument that they had scheduled the fixes before they new that the house was going to be sold. 5. The list goes on and on... If you make "mistakes" worth 300+ USD on a regular basis you end up having a significant amount of money at no cost. They are either a bunch of crooks or just plain dumb. They do not take any responsibility for their mistakes which end up costing you. I DO NOT recommend them.

    READ THE BAD REVIEWS AND HOW THEY RESPOND TO PEOPLE…read more There is a signed lease that states no management company will be brought in, yet THIS company was brought in to manage a property that my sister rents. She stated concerns to this company, such as mold in the house, mold coming out of the jet tub, the house flooding every time it rains, a fireplace that cannot be used for whatever reason, rats, the list goes on. Just look at their nasty response they gave her in the previous reviews. Robert's true colors came out! They stated "you're pissed because you can't afford bleach to sanitize the tub, cmon, this is ridiculous".... it's not a tenants responsibility to get rid of preexisting mold and it speaks VOLUMES how much they lack respect and common decency for anyone they do business with. "No one twisted your arm to rent" again is bold talk over the internet, especially when after all was said and done this company texted her basically blaming the owner of the house for all the issues, then quit! Learn some respect. As a property manager ITS YOUR JOB to manage the property which includes maintenance and major repairs. I would not recommend anyone do any type of business with this company. If you see their name, run the other direction. There are so many other options to lease or buy from such as dfwurbanrealty. Don't waste your energy on these disrespectful clowns.

We were interested in a home that has been listed for 39 days…read more First he tried to get us to hurry and view the home by informing us he had two other showings that evening, untrue and then he wanted us to move up our move in date as he really wants someone in the home. Our agent did inform him of our credit situation adding that we are long term renters with a rental history of 25 years in the same home. No problem...Not! We viewed the home loved what we saw, submitted all necessary paperwork with 3.5 times income required for home, the norm is 3 times the amount, paid the application fee and we wait to hear back for approval. He denies us based on our credit scores and tells our agent "No way I can put them in a nice home with those scores" implying our credit dictates that we should only live in a low income home! But I make the salary and clearly I can afford the home. He is prejudices, bigoted and narrow minded! The world is recovering from a pandemic, people with no credit problems have credit problems now and some have even lost their homes due to job loss! If this is the type of property manager and minister you are I respectfully decline doing business with you. I understand why this property has been listed for so long he has no empathy or compassion. I can't even imagine what type of minister he is and what is he teaching...birds please flock together and prosper don't associate with non-flying birds they're not deserving of your presence! Not worth the time you will spend dealing with him!!!
