We are very pleased with the facility and the employees that work there. They are special people and we are blessed. The food is very good and the daily activities and events are what gets us through the day. They have music that puts my mom in a happy place. The campus is very clean and decorated for every season. The campus is beautiful in the spring and summer with outdoor gazebos. They also have onsite doctors and and rehabilitation if needed. We know when we leave them for the day that they are being taken care of. I would recommend Fox Run to my family and friends.

We were told by Elizabeth that they would accommodate her never once was told that she needed three years of financial to cover the cost of this facility. Elizabeth told us that we would be able to help her pay for this facility week did the application submitted her statements, explain to them that her caretaker stole from her and for the first month we would help out Christine Avoided my calls my emails and made every excuse not to take my grandmother in. Please be aware and make sure when you do contact this facility. Ask all the questions before they waste your time and avoid your phone calls and emails.

It takes a lot to get me to write a bad review about a place. My wife and I bought a house this Summer (2018) after being tenants at Park Square for two years in this place. We are two young professionals and were always on time with our rent. We were quiet good tenants and do not have lofty expectations. **WARNINGS About PARK SQUARE in Hamburg, NY - They will find something to dock your security deposit on. Even on things that you cleaned! My wife thoroughly cleaned the Refrigerator and Stove. She even left a container of baking soda in the fridge and put new burner covers on the stove. They docked $100 for a "dirty stove and fridge"? Funny thing is, found out my friend lived in Park Square a couple years earlier than me (apartment, not town house) and he just told me they were docked for the same items.Coincidence? - Before we moved out on the 18th of Aug they told us to turn in the keys by the 24th which was a full 7 days before the end of the month. We were fully paid on Aug. but assumed that it might be prorated in the security deposit. WRONG. When inquiring about the last month we were berated by a woman from the office (Not Carrol but a different one) and told that no staff would have told us that "legally" and that we were lying. I asked to talk to Peter (owner, manager) and he also accused my wife an I of lying about this. Furthermore, we were told that because one of the lady's in the office was his Sister, that he believes her and that she never would have told us that. Huh? - A month before I moved water started leaking on the kitchen ceiling when showering. We had two calls to maintenance and were told it was something that could only be fixed once we moved out? - Parking is BAD. Spaces are less than standard width with no where for guests to park other than along the fence. That won't stop other tenants from letting their guests park in the few remaining spots though. A problem we frequently dealth with. - Garbage piles up quite significantly in and outside the dumpsters. - Packages left on our front porch have been opened stolen before - Very little money is put back into the facilities. The apartments have dated appliances (possibly from the 70/80/90's), fixtures and hardware. Carpets are stained. Doors are cheap and hollow. Linoleum is old and not properly fitted around edges. We had toilet issues about 5-6 times over the course of our two year stay. Landscaping is unkempt at best. Water leaks are commonplace. Outlets dangle from the wall. Doorbell never worked. The best part is that Park Square sold another apartment group and just built new luxury apartments right next to Park Square? - Maintenance staff is rude, late, sometimes doesn't show up. My wife sometimes works from home and some of the maintenance guys would make snide remarks under their breath such as "Working?...Why don't you get back to watching your daytime TV". We were not paying rent so we could get their opinions on how we work. - I was berated by staff and Peter (personally) over the phone about wanting my last weeks worth of rent prorated. He also threatened to break out pictures of the Stove and Fridge which I welcomed along with the date/time stamps. Having a conversation with Peter was akin to being shaken down by a mobster. He was rude, condescending, talked over me constantly and called me a liar. He basically said he would not give us a dime and our claims were unfounded. He also threatened to "gather his guys and take me to court if I that's what I want". Obviously I don't have the time/money to do this and Peter knows this! He even berated me as a troll and a lowly person for suggesting I would write an online review. Overall, I would not recommend Park Square for the above reasons. Please heed this review as a warning.

    My aging father was a tenant of Armor Heights for several years (about 4). In trying to move him…read moreout of the apartment (into a skilled nursing facility), I was handed "move out instructions" from the rental office staff member, Kelsey. Nowhere in the instructions did it state getting a dumpster was not permitted, although it stated we could not dump furniture in the apartment dumpsters. We contacted one of their recommended vendors who offered dumpster rental, hauling/trash removal, and learned about their services (removal/hauling and dumpster rental), but that they were not available in the timeframe we needed. They recommended another, more local service who offered the same services. Being able bodied, we arranged for a dumpster to be delivered. It was there for less than 48 hours. On our last day, exhausted from hours of work, we were approached by a man who was confirmed to be the owner of the complex by the rental office. Rather than speak to us, the owner immediately began yelling at my family members, asking what the f*ck we were doing. I kid you not. I am a professional and I have never started a conversation like this, nor would I expect to have a conversation about it. He was ranting about how we can't have a dumpster there. When I explained a dumpster was NOT prohibited based upon their move-out instructions, he backed off a bit, but was seething. I honestly could not believe anyone would act in such an unprofessional manner. Thumbs down. Beyond this, I can only speak to my interactions with the office staff (professional but curt, unhelpful most of the time which was a little surprising given a difficult situation we were facing, but professional nonetheless), and the state of the apartments (clean exteriors, yards were nicely kept, but my father's apartment was old and run down, lots of ants, etc.) This is my experience. I don't like giving bad reviews, but a rental is a commitment to a community, and based upon the behavior of the owner, I would recommend looking elsewhere for a place to rest your head and call home.

    I have been living at Armor Heights Apartments since May of 2014 and couldn't have found a better…read moreplace to live. On July 9th of 2018 I voiced my concerns regarding the aging flooring, issues with kitchen countertops, a poorly functioning fridge and a tub surround that needed refinishing. By July 21st management had installed new flooring in both the kitchen and bathroom, new kitchen countertops and a new fridge and range. On August 21st the tub surround was refinished. My apartment now looks as if it came off of a page from a magazine. On the morning September 28th 2018 I informed management of a problem with a bedroom ceiling fan. By 2PM on that same day the ceiling fan had been replaced with a new one. Talk about being attentive to resident's needs! Management and work crews here are awesome! If there is anything that is ever needed the staff at Armor Heights makes sure things are taken care of immediately. The grounds are immaculate and park like and there are many amenities offered (pool, tennis and basket ball court). I have great neighbors in a quiet building and thoroughly enjoy living here. Armor Heights is a 5 star place to live!
