It is advisable to exercise caution when considering rental properties managed by Guyton Properties. My boyfriend and I previously resided in a property located at College View, which was sold in December 2024. Initially, we were informed of the potential sale during the summer. Mark contacted us and presented options: either terminate the lease or relocate to a different unit if the sale was finalized. We visited an alternative unit that suited our preferences, located nearby. Mark assured us that he would reserve the unit for us. However, it is essential to note that verbal agreements with Mark should not be relied upon. He ended up leasing that unit despite his assurance that he would save it for us. In August, my boyfriend contacted Mark to inquire about the sale's status and was informed that it had not proceeded. It is unclear why Mark didn't allow us to relocate when the sale was initially proposed. Later, in October or November, we were notified that potential buyers wished to view the property. Despite our inquiries, Mark was unable to provide updates on the sale's progress. On December 13th, Mark informed my boyfriend that the sale would be finalized on December 31st, and we also received a letter in the mail that day or the next. It mentioned two properties that he could move us into. I was attempting to provide Mark with the benefit of the doubt, which, in retrospect, was unwarranted. The two properties were located on Gillespie Street, close to his main office. The two apartments were beside each other and in subpar conditions. The initial impression was the unpleasant smell of both locations, and the bathrooms were appalling. Mark and the new owners were unaccommodating when it came to assisting us with our relocation. Mark would only provide compensation for movers if we relocated to one of his units, and the new owners of the property informed my father that they would not provide any assistance with the deposit or movers, despite having acquired our lease as part of the property purchase. Thankfully, we were able to obtain our security deposit back from Mark, which is the reason for the two-star rating. Do yourself a favor and avoid Guyton properties at all cost. read more
