[July 2024] Do NOT move here. Do NOT give them your business. I have had multiple friends go through here with horrible experiences. 1.) Late on repairs: multiple instances of prolonged exposure to heat. Temperatures in the apartment would easily reach above 88 degrees - I've had to let them crash at my place multiple times for multiple nights because of how long the apartment complex took to send people out to repair. This has happened for at least three years now. 2.) Absurd late policies: my partner was told at the beginning of the summer she would be able to mail her key in and do a mail-in move out form. When time came to mail her key in and do the form, they tried to refuse to let her mail the key in, and said it was "against their policies" to do a mailed form for move out. No reason other than the insane fee they were trying to impose on her - $100 every hour the key was not turned in. Given that she was 10+ hours away from the complex, had been given verbal confirmation she was good, and was unable to simply pick up and head that way, she was in a pretty rough state until they finally decided they had enough fun verbally abusing her over the phone to let her mail them in anyway. (Note; this $100 an hour late fee is nowhere in the lease, we would have brought it to court had they actually went through with it) 3.) Dirty apartments: The apartment was disgusting upon move-in. Must be nice to charge residents for not cleaning up their apartment at the end of a lease, just to not clean it for the next tenant, yeah? We spent an entire day just cleaning the bathroom and the bedroom, and I won't even mention the disgusting things we found in the kitchen. TL;DR Yugo/21 Apartments are money hungry and do NOT care about the residents whatsoever. The only thing going for them is proximity to campus. read more

If I could leave a lower review I would. This place socks! Management sucks. Maintenance sucks. I had a broken dryer for over a year. I keep being told its been repaired. Why does it take 4 times to dry a small load of clothes? Did we get a credit on our account NO! But be late with rent a they charge you a late fee. No respect for the tentants. Do not rent from here. The Office will charge you a $500 cleaning fee when you move out the. Turn around and charge you $800 more and claim it's for the common areas. All they do is rip off young people and their parents. They charge you through out the lease extra for everything. then when you have an issue in your apartment they take months to fix it. Giving 21 apartments no stars at all would be generous. Our AC only worked maybe 6 months tops on a 24 month lease. You'd be more comfortable in a cardboard box. All photos are of my "ready to move in unit" after being a resident here for the previous 2 years. Doesn't matter how much money and loyalty you've given them. You're just seen as $$$ to them. The new administration is totally lousy. The employees are confrontational, aggressive, and always looking for ways to screw you financially. When you leave, they unfairly charge you a series of "damages" without giving any reason. They never attend to residents' requests and never answer the phone unless you owe them money. So many reasons to not live here. When I originally moved in in 2021, the "ready to move in" room had hair everywhere and stains in the bathroom. I also complained about black mold multiple times, and every time, they just painted over the mold. This could lead to serious respiratory issues in the future. The AC also didn't work constantly which was terrible over the summer. Additionally, they recently got new management and have lost keys frequently, lost my packages for weeks at a time, front gates are constantly broken, and more. I am finally moving out, and they charged me $200 to get "new paint for the whole room". But I cleaned the walls before I left. Furthermore, they sent me a picture as evidence, and it is just a blurry picture of a white wall. Also management is impossible to get in touch with and they never pick up the phone or respond to emails. read more

Daughter lived her NASTY!! Never again!crime ridden dirty apartment. Cleaned for days before move in and still could not get it all clean.

Lived here for 12 months. Maintenance is slow, the apartments are filthy, and the stairways and sidewalks are a disaster. We were told that the apartment would be clean and ready for us to move into, but on arrival, you would think our living room was a crime scene. It was so filthy that we could not clean some of the stains left by the previous tenants. The appliances are hit or miss, and you're better off fixing it on your own if it doesn't work. The internet modem was hanging by its cables in the laundry room. I couldn't recommend more that people stay away from this place. Unfortunately, this is how most apartment complexes in a college town are - a cash grab where the students are treated like dirt. Plus, the management can't even hold itself together, there was a "new property manager!" section of the newsletter basically every month. Also, DO NOT be fooled by the model unit. read more

My apartment flooded on Christmas Eve in 2022. The the office was still closed for Christmas Day and New Year's Day. I did not have a place to sleep and they did nothing to compensate for the week I spent out of my apartment, nor care about where I was going to stay. I had to PAY a $300 fee to break my lease and they acted as if they were cutting me a deal. Thankfully I was able to sign at another apartment within the week, while working 9-5, might I add. When I got ready to move my things, I came home to all of our things pushed up against the walls, my things in boxes, some of my roommate's things came up missing, and might I add that the "restoration team" did not speak English, and I was unable to communicate with them and let them know I would be getting my things. There was a musty smell, and huge, loud fans were everywhere. I was not told my things would be boxed up, nor looked through. I then additionally had to pay for the utilities for that time period in which the industrial fans were blowing. On my move-out statement, I was also charged a $50 "carpet cleaning fee" of carpet that was supposedly going to be ripped up due to water damage. They did not communicate or compensate me for ANYTHING and one star is me being generous. read more

Avoid at all costs. Throughout my lease, I have sent dozens of emails and messages to 21 Apartments, but have not received any replies to questions or complaints. It is impossible to get a hold of anybody. They are now trying to withhold damage and cleaning fees from my deposit, claiming I caused damage to a unit that I never even moved into. 21 Apartments does not care about tenants and will absolutely try to scam you out of your money. read more

From pest issues and filth to broken air conditioning and noise, 21 apartments is the perfect place to see just how bad things can be. They'll ignore your maintenance requests and go out of their way to create more issues than they intend to solve. There was not a single week during my time here where it was even a tolerable situation. Then, on top of everything else, they'll make sure to charge you for any lie they think they can get away with. I've been trying to contact them for the past week and they refuse to acknowledge any calls, messages, or attempts to speak with them in person. They're careful with how they construct the lease, so it's practically impossible to get out once you sign. Don't go through what I did, stay away. read more

My roommates first moved into 21 apartments in August 2022 and quickly found out that previous management had lied about everything they told us about. However, Dezundria upgraded us to a better apartment and we live more comfortably now. Ever since she has been working here, renovations are actually happening ( new rooms, gym , etc) so I am satisfied:). read more

Lived here for one year on recommendation of a friend that it was cheap and convenient. They jacked up the rent by $150 from the time he started to the time I moved in. In those four years, what were the renovations? Changing the color of the exterior building. When moving in, the provided furniture was filthy. Ash and what I hope to God was white candle wax was on the dressers, the bathroom was disgusting, and I spent my move in day and the day after cleaning with my parents. The gates are open almost constantly and if they do close, they're broken by the end of the week. The call box has never worked for any of my guests when the gates are closed, and they've spent the past 3 months "fixing it". Maintenance and management do not care about literally anything other than riding around in golf carts and calling to tow. I personally never had an issue with it, but a member of my roommate's family had her car towed and the company added an additional $100 because she "had an attitude". There are wasps nests on nearly every balcony that have never been dealt with, you will spend upwards of $200 a year on utility overages, and there is more than likely black mold in your room. The stairs are littered with beer cans and cigarettes CONSTANTLY, and if you have any sort of disability I encourage you to look elsewhere because there is not a ramp, elevator, or even dip in the sidewalk in this entire complex. They're currently "renovating" some rooms in buildings to tour-- those units are getting worked on because they were flooded over the winter. Do not be fooled. read more

My son needed a place to live due to the large incoming freshman class of 2015. He selected 21 Apartments based on the proximity to the school, the vacancies offered and the model we toured during spring break. The club house/lobby were so clean and well kept, so I thought initially this would be the case for all apartments. Rude awakening! He ended up with the 4bedroom model. When we moved in during the fall, the apartment had empty alcohol bottles that were left as souvenirs' on top of the kitchen cabinet's :- / The screen sliding door was left hanging off the hinge and falling over. Also, there appeared to be no outside upkeep, as doors had scuff/siding marks everywhere. Stairs and landings had black liquid spill marks and trash nearly every step. A serious power wash is badly needed! It certainly did not look like the model apartment we were shown when we took the tour. What truly blew me away was the policy regarding late fee. Every 5 days you will be charged a $50 late fee. We were not told this at sign up? The house manager insisted it was stated in policy. This is a very excessive charge for a student housing. I have NEVER experienced that kind of surcharge in my adult life renting any apartment! The location is not bad, but for the rent you pay/fees/up keep, I don't think he will be coming back to this apartment. What a shame! read more

Poor maintenance, but it is convenient. Its suppose to be smoke free but there hasn't been a day that my apartment didn't smell like smoke. Upon moving in my room was trashed. Covered in dust from the ceiling to the floor...literally. The walls were dirty and there were gnats through out the house. They do not prorate rent apparently, which sucks. If I could give a 0, I would. I lived here for a year in 2015-2016. A friend recommended this to me, and I regretfully listened. I lived in a 4 bedroom apartment. There was constantly trash all over the ground outside, other tenants would throw food and trash from balconies that was never cleaned, the trash waste compactor where tenants were to take all of their trash was often broken and trash would pile up for days and cause an awful odor. The stairs leading up to the compactor was often covered in food and trash that had fallen out of bags that wasn't cleaned. When touring 21 apartments, you are taken to the first set of apartments and sometimes they take you down a back way so you do not get to see all of these issues. They show you an apartment unit that is never lived in and kept clean. They had not updated the interior in years and do not clean professionally when former tenants leave. I had paper balls, dog food, and bobby pins left on the floor of my apartment when I moved in. My closet would constantly flood when my roommate on the other side of my closet would take baths. As the water would drain, it would soak my closet floor. They "fixed" this by pulling my carpet up and drying it with a fan and put the carpet back down. There was black mold underneath my closet carpet due to this. I had known the previous tenant and she had the same issue for the previous 2 years. So mold had been building for AT LEAST 3 years and the issue had not been fixed. The apartment is "gated" for safety and a callbox was used if friends or family visited. While I lived there, the gates were often left open therefore anyone could come in. If not purposefully left open, they were broken. The only time that they were closed for sure is during football game weekends. I do not know what the apartments are like today, but I would never recommend living here. read more

Lived there for a year in a 3 bedroom. Management was AWFUL. We had black mold that they denied until we got a lawyer. They finally replaced our drywall in the pantry after it ruined all of our food and dishes. We had our apartment professionally cleaned prior to moving out. They still withheld our deposit and charged us for "repairs". My advice would be to find a one-owner home and rent it for the same (or a better) price. DO NOT LIVE HERE. I lived here for two years, but wanted to move after the first three months. I called the cops 3 different times because of multiple shootings in the area. I never felt safe walking my dog around. Maintenance never shows up on time and they left my washer broken for a week and a half before they finally fixed it. Management is very unprofessional and forgets everything so nothing ever gets done. And when you move out, they'll charge you hundreds of dollars for things that were already broken before you moved in. This is literally the worst apartment complex I have ever lived in. 4 stars. You pay for convenience, it's an easy walk to campus. It comes furnished which makes it an easy move in. The internet is actually pretty good for a big apartment complex. They run MaxxSouth 50 Megabits which makes gaming functional. Only thing is that they do not alot enough money for the utilities. The ammount that they have is not really enough to house 4 adults. The only time we didn't have an overage was in the winter months when we were not running the AC or heater. In the summer we had $25 each for overage. The pool is nice, they just got new chairs to go around it. The clubhouse is nice and they haven't messed up any of my mail yet. They offer little things now and then, like free breakfast and free little pick me ups sometimes. Haven't had the luck these other reviews are talking about, possibly new management? If we have something broken they usually fix it. Just takes time. Overall it's good. I've lived in cheaper but had to drive to campus and furnish the place myself. 21 is more or less for younger people without furnishings to live on their own. Move in ready. read more

FYI - Gave 3 stars since I am not a resident. I am the parent of a student (guarantor) who resides at Yugo 21 in Starkville, MSU. My son was moved to a new apartment for the fall 2022 semester. After moving to his new room, we received a cleaning bill for $550 for his old room (removing 10 trash bags of garbage and a deep clean). My son went to the office to dispute the charges but was told he would have to email the manager even though he had video evidence of the condion of the room at checkout. I have called and left messages for the manager, emailed the manager, sent a message through the portal to the manager, and sent a message to the corporate office as well. After a few weeks, I have yet to receive a response from anyone concerning any evidence to support the charges or any explanation. My son got lucky on a trip to the office and the manager was at the desk. He asked about the charges and was able to show his video of the room documenting the condition at move out, and the charges were credited (not dropped). I have continued to ask for an explanation, but no response. If you made a mistake, own it and don't hide from it. Hate to go the review route but think prospective students should be aware management may not be responsive. Bottom line, document your inspections. read more

21 apartments is a very great student living facility. I have many neighbors and friends who live here, the pool is great, and they always offer a crawfish bowl. They give out prizes regularly. absolutely amazing place you should live here. They have wonderfully furnished apartments. read more

DO NOT LIVE HERE. I repeat. DO NOT LIVE HERE. If I could give this place no stars I certainly would without hesitation. This place is awful and awfully run. Several years ago when I moved into the apartment I was assigned, it was absolutely disgusting. The common areas had hair and dirt everywhere and the bedroom was the worst thing ive ever seen in my 22 years of living. The tub looked like 40 people went mud riding with dogs and washed all of the mud off in the tub and didn't rinse it out. The baseboards and walls were filthy. the carpet looked like several had animals used it as their toilet. If you took all of the hair off of the baseboards in the common areas and just my room, you could make enough wigs for every hairless person in the WORLD. Everything was nasty and you could clearly tell they didn't clean anything before we moved in. It took 2 people 4 hours to just clean the bedroom and bathroom 4 HOURS. that is not including the several hours spent cleaning the fridge, oven, getting the hair off the couches, etc. fast forward to move out. the lease says NOTHING about getting the carpet professionally cleaned but you are required to get the carpet cleaner or you will be charged. They will charge you for literally anything and everyone get some kind of charge. I have seen charges vary from $70-$300. Granted everything was disgusting and dirty when I moved in, it was all cleaned by me BUT I was still charged for spots and things that were ALREADY THERE WHEN I MOVED IN. Its convenient and cheap but you get what you pay for and for that reason. DO NOT LIVE HERE. It was the worst decision I have made to date in college and I certainly do not want anyone else to make that mistake. read more

I enjoyed the year I spent living at 21 apartments. It does have it's few perks but the management is getting better over time. Without a doubt they kept things in line, for the most part. They have now painted all the buildings, repaired are the things that needed repairing, and even have great deals going on at the moment. If I could relive it all I would. Thanks 21! read more

I wish I could give this place a zero. They did nothing to keep the property in repair. The screen was off his front window the day he moved in, and never replaced. Lights and smoke detectors did not work. The area behind the building looked like a junkyard. The day we moved out, there were buzzards back there, I kid you not. The worst was the complete lack of respect offered by the management. My son moved out in August. I tried to login to his account to pay his final bill, and the account was closed. Fine. Then last week, I get his final bill, which included charges for cleaning things that we already cleaned. Again, fine. As I was placing the check in the mailbox to them, I get a letter from a collection agency. Are you kidding me?! You send a bill one week, and turn it over to collection at the same time?! This is completely unacceptable. If this affects my credit rating or my son's, I intend to sue this place. RUN, do not walk, RUN away from here. The best way to send this place a message is to empty it of residents. In a word, it is pathetic. read more

Worst apartments ever. I cannot imagine how my experience could have been any worse. I stayed for two months. My first roommate had random guys with keys to the apartment (it's an all girls apartment, with guys only allowed for two days in a row with the roommate there.) These people would come in at all hours of the night. They were rude and threatening. I told management to take care off it, so they called the roommate and told them I had a problem with them. This resulted in the roommate and her mother threatening to kill me in front of building management. So I got moved out of that apartment by the police and into a new apartment. But they gave me the wrong key and it was past office hours so I was locked out of my apartment and had to drive an hour to stay with a friend. My new roommate illegally had her boyfriend staying with her. I didn't say anything because I didn't want a repeat. They got into physical fights in front of me, and eventually I had to call the police because knives got involved. This was a nice girl too, so it's not just obviously violent people. My lights in my room and most of the wall outlets were broken, but apartment management said it was my responsibility to fix them. Your utilities bill WILL HAVE OVERAGES. I didn't even have lights in my room to over use (I had a candle and a table lamp) but my overages were $13. Even though I only stayed for two months and the rest of my apartment is staying through the fall and spring semester, I was still expected to clean out the fridge, freezer, microwave, mop, sweep, vacuum, and WIPE THE WALLS OUTSIDE MY APARTMENT. Even though other people were still living there, I had to do this. And for everything you miss, it's a $40 charge. ALSO, 21 apartment is known for gangs. Apparently there's a gang called Blackjack that hangs and stays here. There are cops here every other day. DON'T LIVE HERE IF YOU EVER NEED TO SLEEP. I lived in two different buildings, and there are parties every weekend all night long. People park in front of the building and BLARE music with unbelievably loud bass at ALL HOURS of the day and night. I had work at 7 am in the mornings, so I had to call the cops nightly or go out and tell them to leave myself. The walls are paper thin, too. These are the most GHETTO, CHEAP, AWFUL apartments in Starkville. The residents are HORRIBLE and RUDE. Please, do not live here. Unless you love trying to fall asleep at 3 am while gangs yell and fight outside your window, I promise you will regret it. read more

I would give 21 apt three and a half. It's at walking distance from the school. Clean rooms. Maintenance is on time for almost everything except replacing a dirty carpet in bedroom. (I came here in August 2016. My carpet was not replaced but cleaned after 4 months but it still looks dirty). Employees are helpful and friendly most of the time. read more

First of all their roommate system SUCKS! They put me in an apartment with three guys and when I first called about it they said that's how co-Ed works sometimes. They just put you in with other people who don't mind being co-ed when I'm use to them having two girls and two guys so it's even and comfortable for everyone! Secondly my roommate went to them and had several conversations that were supposed to be confidential and they told my other roommate everything that was said and to make a long story short the police had to be called because they put my roommate's life at risk! The management team is just soooo unprofessional. They want you to come to the office and waste your time talking and writing statements when nothing will ever be done about any situation. I moved out months ago and I still pay my rent there. I tried to find a sublease but no one wants to live there. EVERYTIME I was asked where do I live and I stated 21 apartments people referred to it as the ghetto. Yes it's cheap and In a great location but it's not worth it I promise you! Don't move here I cannot wait until my lease is up so I can be free of them!! I repeat Don't MOVE HERE!!!! The staff is just wayyyy to unprofessional. I honestly wish I could give this place a zero out of five star rating. The management is equal to that of a bunch of kindergarteners. They charged me an additional $100 on my rent, because it was late although it had just been lost in the mail. Maybe if the office would get their heads out of their asses stuff like this would not happen. Do not even get me started on the management in the office. It looks like they are more concerned with their "Grocery Bingo Nights" and random ass get-togethers that they hold at their clubhouse than their actual job at this god forsaken apartment complex. They have definitely lost a tenate after all this, and I will not be reffering any of my friends to this beyond sub par housing complex. Lets not forget that the last time a review like this was submitted the office actually sent matentence up to our room and ask that we delete it. I hope this review is seen by the office at 21 Apartments. You can bet your ass I am not delteting this. Whoever doesn't give this a low ranking is probably either lying or affiliated with 21. I transferred to MSU last year from out of state. Even after calling numerous times to be sure my room was ready for move in, I arrived to my furniture all piled up into a corner and torn and nasty carpet. Move in went terribly to say the least. Maintenance came to fix the carpet by replacing it with flooring only to not finish the floor, leave all my furniture outside my apartment all night, and trap me in my room by leaving the glue on the floor instead of something I could walk on. They never fixed anything I requested and often ended up just having to replace it after the third or fourth request. The grounds isn't clean, but they have staff roaming around on golf carts and texting so ya know. Doing their best. Did not feel safe the majority of the time. The walk may be short to campus, but there isn't a route that doesn't involve walking through a sketchy gas station, dodging cars coming out of the round about, and not having an actual crosswalk. Overall a terrible experience. I wish someone would have told me the truth before I moved into this place so now I am trying to help you. Just don't do it. read more
