It turned out to be just what I had hoped to find, charmingly unpretentious, run by a warm and friendly couple of guys who were helpful in every way, from picking me up at the train station to helping me work out transportation to and from the performances and for my travel back (I decided to stay on 2 days after the operas, to get in a bit of local sightseeing and they were helpful there too) . The food was simple and tasty, and they made an effort to please individual tastes and needs. The room was simple and comfortable, with a charming view from the window of the downs, and the bed just great. No great chandeliers and snootiness, just friendliness, helpfulness and calm, exactly what I was looking for. I certainly will go back if my good fortune takes me back to that part of the world

Already, I was excited about this fact, but also the owner was exceptionally friendly over the phone, taking a genuine interest in the reason we were coming to Brighton (boyf was walking London2Brighton and needed a place to bathe and relax after the ordeal!) When I arrived and picked the keys up, the receptionist there was equally friendly and helpful and seemed genuinely excited that we were going to stay in this new room! I opened the door to this new room and was absolutely flooded by sunshine streaming in through the shutters lining the whole room, and when i looked out the window to my left I had an unobscured view of the sea and a lovely view of the small green patch in the middle of New Steine. The room itself was refreshingly decorated with white and had lime green accesories and the bathroom had a bath with a low mounted shower. Initially this concerned me but i realised that perhaps it had been done so as not to get water all over the floor, and in fact it was quite nice to take a bath and shower my hair in the bath. If you are a die hard fan of showers though, perhaps this set up wouldn't suit you. There were a selection of coffees and teas and a hairdryer, flat screen TV and Iron with ironing board. Plenty of room to store clothes, desk if needed and comfortable sofa too. New Steine itself is lovely and there are a host of shops, restaurants, cafes and late opening food stores. This is not a hotel so food is not included but I prefer this as it gives me the sense of 'living' in a place not just 'staying'. I believe from their website however that you can order breakfast in bed from an outside company which is nice. Note to anyone staying on this side: there is a street lamp just outside the window BUT it turns off at 11pm after which the room is more than adequetly dark! Overall, I would love to come back and stay here, it was a lovely haven in Brighton and great to have freedom to come and go, great location in easy reach of all the attractions and very very close to the beach. We picked this guest house on the basis of it's prime location in Kemptown - 1 block from the beach…read more- and because we were able to get a very good rate by booking in advance. The room was bright and had a large, comfortable king size bed. If you're looking for a basic accommodation at a good price this is a great option, though we found the room lacking some amenities that could have easily transformed an average stay into a remarkable one. Potential visitors should note that no staff that work on the premises, so you need to pick up your keys from Strawberry Fields across the street. There is a number you can call for assistance but unfortunately, there is no phone located in the building to make a call from, so if you're travelling from overseas and can't get onto a cell network in the UK the number is useless. The room was tidy, but the cleaning around the edges seemed to be neglected (there was noticeable dust collecting in the corners). The bathroom was very dated and there was a enough grime around the shower drain that I felt compelled to wear flip flops. Over the course of a 6 night stay, we only had the towels changed once (on day 2), even when we had left them on the floor in hopes of a change. The toiletries (which consisted of a bar of soap and a shampoo) were also never replenished. I realize that if I had access to a phone I could have called and requested a towel change and replenishment of toiletries, but this really is something that should be standard in a guest house stay and that you shouldn't have to go out of your way to ask for. Overall, the price was reasonable, the location was wonderful, and the shortcomings I've noted could easily be remedied.

I happened to walk up to the front door as the same time as the owner or manager, good timing and he gave me our room key early and instructions. He was so polite and helpful! We asked him about parking and laundromat recommendations, and he was more than happy to assist. He did warn us that the boiler in the building broke and the water would be out til at least 5pm (ended up being 7p but that is ok, we were not bothered by that). They had a plumber working on it when we got back from dinner, and the owner communicated with us about the situation very well. He also brought us some fresh towels and asked us if we needed anything. We felt very welcomed and comfortable. The room was super clean (very important). The room and especially the bathroom are super tiny but there was a mini fridge, tea pot, tea and coffee, ironing board and iron. Can't complain. Location was exactly where we wanted to be. We were pleased with our stay.

The owners, Steve and Vicky, run an immaculate B&B and obviously care about the comfort of their guests. I found them both to be professional and very responsive. We were given a choice of two rooms and chose one that had purple flowers(asters?) on the wallpaper, the bigger room of the two but with the smaller bathroom. The bathroom was indeed small but so spotless you could eat off the floor. It was so smart to Senlac to have dispensers for soap, conditioner and shampoo and I appreciated the bottle of body lotion. The bed, smaller by American standards and standard to British, did not make for the best nights sleep for my bear of a boyfriend and me. We ran into unusually cold weather and unfortunately, only asked for an extra blanket the last night The owners obliged and also told us they would fix the thermostat so the heat kicked in sooner. That's service!. We only regretted not telling them sooner. For a fee additional to the room rate, the Senlac provides breakfast. I did not rate that as we wanted to try the local eateries and most times we woke up too late as breakfast was served from 7 Am to 8:30 AM. A mini refrigerator is provided in the room as is free WIFI.

The homemade bread was very good and went exceptionally well with the HUGE selection of homemade jams, preserves and marmalades. And the locally sources bacon, sausage and eggs were all delicious and perfectly prepared. I could go on about all the lovely touches at this B&B for a very long time, but my point would be the same.
