He wouldn't even talk with me for 1 minute, said he had urgent business, was promised a call back on 10/5. Called 10 more times over the next weeks and left 5+ messages and never got one call back or even got anyone on the phone. If you are thinking of doing business with them don't. They aren't professionals. I think the owners must be getting high all day or something given their lack of basic courtesy or ability to answer their phone. Edit: Kevin finally got back to me on 10/17. To tell me that "We are not interested in working with you. Please stop calling our office." They are not serious people to do business with.

Grant and Kevin did not seem to care about my interests as a prospective tenant for a unit in the Pearl District, and the amount of disrespect and total lack of good business sense really should be a warning to all of you. Two things that happened: 1) I was verbally told during my tour of the unit that there would be a hefty move-in fee charged by the building, which would be split between me and the owners. Later, during the lease negotiation, Kevin stated that this was never offered to me as an incentive (hinting that I was lying). I have a good memory, and rather than continue fighting with Kevin on what I knew to be true, I simply asked him if he would reach out to the owners and see if they would offer this incentive. I waited. 2) As a prospective tenant, you should know what rights you have and what expectations are reasonable. You should feel secure in knowing that if and when an appliance breaks during your lease, you have a written commitment from the landlord/owner that they will fix it within a certain amount of time. This absolutely needs to be in your lease. Well, during the lease negotiation, I insisted that Kevin place in the lease an addendum that made this obligation a part of the lease. Despite his promises in e-mails that the landlord is responsible for appliances (if the tenant doesn't break them), those e-mails mean absolutely nothing under Oregon law because the lease itself contains what is called a "merger clause" (meaning any prior writings or discussions are superseded--I am a commercial litigator). I waited. Well, after a day of waiting to hear back on my two simple and genuine requests, I get an email from Kevin stating that the owners had "pulled" the offer to lease me their unit. I honestly could sense this was coming, because these two gentlemen probably rarely, if ever, take the time to consider a tenant's point of view and make any alterations whatsoever to their "standard" procedure for signing leases. They simply do not "negotiate." This is not the right way to treat people. Landlords are not doing tenants a favor by "allowing" them to live in a unit. You are spending tens of thousands of dollars and putting your safety and well-being into the hands of these people. To be treated as if you have no say-so or valid input (and even be accused of lying) is a terrible way to begin a year-long relationship with people who are supposed to have your best interests at heart. Never will I ever deal with Pearl Property Management again. They should be ashamed and re-consider their business tactics. A report with the Better Business Bureau, sadly, may not be enough to inspire a change.

Whenever we needed anything addressed, they always led with integrity and trustworthiness. The Claremont is located in a bustling area of SE Portland with lots of eateries and shops within walking distance from home, which we appreciated. The unit we rented had a lot of natural light and storage and was very clean. The landscaping and common areas were also well maintained and we found that the extra storage assigned to our unit suited our needs. We appreciated the online portal Greenbridge utilized to simplify the process for making rent payments and scheduling maintenance. When the time came for us to leave after we bought a home in the area, Greenbridge was stellar in their professionalism and worked with us to schedule the walk-through and return our deposit. Finalizing the transition was very easy. Everyone who works at Greenbridge Properties is excellent at what they do. It was always a pleasure working with them, from receiving the keys to returning them. We also recommend Claremont Apartments for people interested in living in the heart of SE Portland's energizing culture.

I have have been compliaing since March 2025 when the inconsiterat cow moved in. Management does not return emails or phone calls. By far the worst property management company ever!!!! I strongly recommend you stay away from any property they manage.

    I lived in 3 separate Bristol properties over 8 years (Mt Tabor, Adare Manor, and The Vintage)…read more Overall, I'm satisfied. Here's why: Pros: 1) Lease transfer policy. They allow you to transfer to another vacant unit at any of their properties at any point in your lease- without large fees. This allowed me to easily move within the company several times as my circumstances changed over the past 8 years. 2) Building managers. My experience has been that the building managers (who usually live on site) are friendly and responsive to texts or phone calls with concerns. I enjoyed the community feel of having them there and developing relationships with them. All three were lovely people. You won't find that at corporate rental agencies. 3) Charm and location. These buildings are old and unique, and located in desirable parts of town. Cons: 1) Moisture control. I dealt with mold in all three units I lived in. It takes extra effort with cleaning and ventilation to keep manage this (temp monitoring, window fans, etc). But I never felt my health was at risk. And Bristol always repainted or repaired walls when I requested over the years, and were lenient with repair fees each time I moved out. 2) All three units I stayed in were very old and lacked updates. So obviously the cabinets, doors, shelves, etc. were not in perfect condition. I made the best of it. Based on my experience, If you're a good tenant, Bristol will be good to you. There are quirks to living in old buildings, but I found it charming most of the time. And I have wonderful memories from my time there.

    2/15/26, the barking has stopped after 13months. thanks…read more 01/06/2026, the barking has not stopped, Kriste Gannon. I am a neighbor who spent nearly a year since March 2025 reporting an ongoing noise disturbance caused by a barking dog at Woodlawn Apartments, managed by Sylo Property Management. In my reports, I consistently identified the dog as Luna and provided dates, times, and the specific location where the barking originated, including Unit 104. In response, staff repeatedly stated that there were no registered dogs associated with that unit or area and therefore claimed they could not confirm the presence of a dog. As a result, the absence of registration appeared to be treated as proof that no dog existed, rather than as a potential indication that a tenant might be in violation of the lease. This approach had the effect of denying the disturbance itself and made my repeated, detailed reports appear unreliable or exaggerated. Only after months of continued complaints did the barking noticeably decrease, which strongly suggests the source of the disturbance was eventually identified and addressed internally, though this was never acknowledged or explained. Rather than resolving the issue transparently, the Director, Kriste Gannon, later reframed the situation away from the unresolved barking and toward the volume and tone of my emails. I was told that my messages were "unkind, unreasonable, disrespectful, or unhelpful," that no camera would be installed, and that Sylo staff would no longer communicate with me in writing. I was further instructed to stop emailing and to contact the Portland Police instead, with the statement that police were "now aware" of my emails. No report, investigation, or wrongdoing was cited. This felt less like a good-faith response to a quality-of-life issue and more like a way to shut down continued communication without addressing the underlying problem. This pattern -- relying on registration status to deny a disturbance, reframing the issue around the complainant, and invoking authority to close communication -- ultimately changed the narrative without clearly resolving the issue. Based on my experience as a neighboring resident affected by this disturbance, I would not recommend Sylo Property Management to anyone expecting accountability, transparent enforcement of lease policies, or respectful engagement with surrounding neighbors.

    Quick update- I moved out of my immaculately kept apartment 22 days ago, I've sent Amanda multiple…read moreemails with zero response on when they're "mailing my deposit" which considering I paid rent on time via online platform for a year it's convenient they don't issue deposits that way. To be clear, the only positive interactions I've had with Sylo are with the repair men. Getting either woman in office to do anything was always difficult -- so I'm not surprised that I am now getting ignored about my deposit. Typical property management.
