We recently booked with Vacasa Arizona-- attached is our review of the rental below. This is a really nice rental. Modern, clean, well maintained. Stocked very well as far as blankets, kitchen items, soaps, etc. The decor and furnishings felt higher-end and the beds were very comfortable. The master shower is very big! Not to mention, the backyard was absolutely beautiful, the pool was very clean and it just felt so serene. The house was in a great location-- central to almost everything. There weren't any huge negatives, but a few things to note. Dirty sheets were left in the washer (didn't smell good), the carpet is a bit worn, and the shower curtain liner in the smaller bathroom is pretty ripped and needs replaced. Toilet paper was very low-quality as well. Communication was more automated than I'm used to (large company) but the info provided was helpful and I had no issues. I would definitely consider staying at this spacious and centrally-located rental again. We felt it was decently affordable compared to other options nearby. read more

They offered alternative accommodations hundreds of miles from my destination and no compensation for the impact to my family vacation plans. Would never, ever use Vacasa because they can't get their act together. For over two years they continuously send me marketing crap to use them as a management company to rent out my Airbnb. Problem is, I don't have an Airbnb! No matter how many times I call and speak with a rep or a manager, they keep sending me crap. Finally thought it was resolved and the spam mail started again this time they send to my middle name. With every piece of junk they send, I return to sender so they have to pay return postage. If the condo rebooks, which I expect it will, because it's spring break, they will refund the difference if it ebooks at a lower rate. If it ebooks at a higher rate, they will refund my money. We stayed at Turn of River 2F. Do not waste your money or health staying here. This was one of the most disappointing stays I've ever experienced. The photos and description were completely misleading and did not match the actual condition of the property. The overwhelming stench of mold and mildew hit us immediately upon entering and never went away. The company must be aware of the issue as there are room fresheners in every room. There was a full dehumidifier with a dirty filter that needed to be emptied several times. Each closet had Damp Rid hanging full of water. Anyone with asthma or allergies cannot stay here! Our group had to leave and rebook at a hotel the next morning due to swollen eyes, sneezing, and tight chests. While the place may have been "tidied," it was far from clean -- surfaces felt grimy, and the air quality made it hard to relax. It was obvious the unit had not been cleaned recently. The carpet and furniture were stained. The walls in the kitchen and the bedrooms were dirty. The refrigerator had been pulled out from the wall. Basic maintenance was clearly ignored: several lightbulbs were missing, and the toilet constantly ran and often wouldn't flush at all. This level of neglect is unacceptable. Customer service responded quickly with platitudes but did not solve any issues. We were denied early check in for cleaning even though the unit was not freshly cleaned. We were offered a nominal refund ($145) that didn't even cover the cost of the cleaning fee ($230). I would not recommend this property to anyone. read more

Vacasa - Complete Failure in an Emergency Situation I have never written a review like this, but what we experienced with Vacasa in Sugar Mountain and their Headquarters customer service was not just poor service -- it was dangerous. When we attempted to leave the property on Sunday, the real feel temperature was -15°F. One of our diesel trucks froze in the driveway, leaving us stranded and unable to leave the property. Tow trucks could not assist us, and in those temperatures, frostbite can occur in under 30 minutes. This was a legitimate emergency. All we needed was temporary access to the garage to push the truck inside and attempt to thaw it -- or to re-rent the home for one additional night so we could safely deal with the situation. We were more than willing to PAY. Vacasa refused to help. We contacted Vacasa multiple times throughout the day, only to be passed back and forth between the national call center and the local branch. The national branch repeatedly told us they "could do nothing" and that we had to contact the local office -- which was closed because it was the weekend, despite the fact that Vacasa rents properties THROUGH the weekend. We were promised callbacks that never came. Hours passed. Then days. At no point did anyone take ownership of the situation or offer a solution. We were literally told there was nothing Vacasa could do while we were stuck on their property in subzero temperatures. When we finally reached the local office the following Monday to voice our concerns, we were told to leave a voicemail for a manager -- who never returned the call. Shockingly, we were also advised to "contact the national branch," which we had already been doing ALL weekend while getting nowhere. Because of Vacasa's complete lack of support, we were forced to leave our truck behind for three days and pay $1,000 out of pocket for a company from our hometown to drive back to Sugar Mountain and retrieve it. Vacasa offered no assistance, no accountability, and no apology. As if that weren't enough, I accidentally left my Apple Watch on the charger. I can actively track it, and eight days later it is still showing at the house. Despite calling Vacasa five separate times and giving them the exact location of the device, I was told someone "checked the property and couldn't find it." That is simply not true. This company has no emergency protocols, no weekend support for serious issues, and no concern for guest safety. If the power had gone out, if the house had caught fire, or if someone had been injured, it's terrifying to think how Vacasa would have responded -- because in our case, they didn't respond at all. This experience ruined our trip and put us in an extremely dangerous situation. We will never rent through Vacasa again, and I strongly urge anyone considering them to think twice. We've stayed at this establishment for nearly 20 years, and this was by far the most disappointing experience. What Vacasa described as "some noise and intermittent closures" was incredibly misleading. This wasn't a minor inconvenience -- it felt like pure greed, taking advantage of guests who trusted that notice. Had we known the extent of the construction, we absolutely would have rented elsewhere. We couldn't even sit outside and enjoy the view. Both pools were completely closed despite being labeled as only "intermittent." Our patio doors and windows were covered with blue cellophane, the balcony railing was wrapped in plastic, and loud construction noises started at 8 AM and continued well into the evening -- drilling, hammering, and more. Dust filled the hallways, and even though they were open-air, I struggled to breathe due to asthma. When we called Vacasa, they told us they had only one other condo available in the entire area, which was surprising considering how many offices they operate in the Destin/Okaloosa region. We were told we'd have to pay the cost of moving, and the only compensation offered was a $300 refund. Unfortunately, someone in our group has physical limitations, and the alternative unit could not accommodate them the way Azure does. If I could give Vacasa zero stars for service, I would. It's almost impossible to chat with a live person. Then when you do get a live person, they read from a script and don't care about your issue. We rented a place in Trinidad California that cost $980 for 2 nights! After our first night there, we saw that a rodent had attempted to eat a banana and an apple (in a plastic bag). The rodent left feces all over the kitchen countertop. We were disgusted and immeditely tried to get in touch with a Rep at Vacasa. This endeavor was nothing short of a nightmare (put on hold for a very long time; told to "text" our issue, which we did but we never received a response). When we finally reached a representative, they passed us along to someone else who passed us along to someone else and so on. Nobody at Vacasa wanted to deal with us. For over 1.5 hours we attempted to speak to a live person. I finally spoke to the Supervisor of the individual who manages the rental of our Unit (because he was on vacation). She said that all she could do or would do was refund the "cleaning fee". We insisted that someone at least come to our Unit to clean up the feces and lay some traps. When we returned home that evening, we saw that the "cleaner" had left behind a bag containing the feces/items eaten by the rat on our microwave. There were no traps placed in the Unit. When we went to bed that night, we hoped for the best. The next morning there weren't any droppings on the counter, but...wait for this...there were feces on top of one of the beds that one of us slept in!!! We were beyond disbelief, in addition to being appalled. Surely we weren't the first renters to experience this issue. We got the run around again when trying to speak to someone/anyone at Vacasa. The women with whom I spoke the previous day wouldn't pick up or return my call (and she was a Supervisor!!). I would have thought/expected that VaCasa would do everything in their power to try and appease us! The manager finally called me back and said he was on vacation and would call me when he returned. He didn't call so I texted him. I said at a minimum we wanted 1 night refunded. He said the best he could do was a $285 refund (of the $980 we had paid). Vacasa is a complete joke! They don't care about customer service at all (as seen by all the negative reviews). I'm not sure how they stay in business. Also not sure why ANYONE would work for such a horrible company. If they treat their customers like dirt, I can't imagine how they treat their employees. This is for Baby bear bliss cabin in Shaver Lake CA We rented a home in shaver lake CA for 2 nights (Fri-Sun). A winter storm warn went out Thursday, the night before we left for shaver lake. The storm warning went out Thursday during the evening and ended at 10pm that same night. Shaver got a lot of snow, the roads were icy and some places downtown went with out power for a couple hours. vacasa sent out an email saying our reservation was cancelled because of the snow storm. which was WRONG, the storm warn was over and our dates we rented the house were not effected. We were checking the Edison company, and checking local news, weather sites the day of our trip and everything was fine. the roads had been plowed over night and the rental never experienced a power outage. We got to the house in the condominium no problem. long story short the heaters are not working properly, they know it needs to be replaced which is why there are 8 space heaters in this house (only 6 worked) every time I called I was told "everyone evacuated because of the snow storm" Lies, there was no evacuation order for shaver lake that weekend, I was also told "There's a lot of snow, that's why you heater doesn't work" REALLY!!?!? our neighbors heater worked just fine and they had the same amount of snow. no one EVER came to check out the heater. They said the fireplace is broken, another lie. My husband took off the grill at the bottom, flipped some switch's and the fireplace worked! They have faceplates over the fireplace switch so you cant turn it on. But we are smarter then vacasa and turned it on and IT WORKS perfectly fine! Too cheap to pay for a heater replacement and to cheap to pay for the gas fireplace for guests to enjoy. The house advertised a 2 car garage, they had bulky furniture taking up 1 half of the garage, so that was another lie. The house was filthy, cobwebs everywhere, a mousetrap on the table, dust, hair everyone in the master bathroom, the sheets. Poorly maintained, poorly cleaned. They just want your money, they could care less about the families they have rented too. I asked to speak with a manager about this and still have yet to receive a phone call. VRBO is at fault for this too, I rented through VRBO and vacasa was the 3rd party that listed this rental. VRBO also didn't care about ALL the issues listed above. We had a terrible experience with a Vacasa rental on Seashore Drive in Newport Beach. The home was misrepresented, several amenities didn't work, and overall it was nothing like what was promised. When I reached out regarding problems, they responded three days later by saying they are only available during office hours. After we complained, a Vacasa representative admitted to the issues and offered us a refund of over $1,700 (for one night's stay, the cleaning fee, and the hot tub). We agreed to that resolution, and they told us the credit would be issued to our credit card in 3 to 5 business days. But instead of processing the refund, Vacasa falsely accused us of property damage. When we challenged that accusation, they later admitted it wasn't true but by that point, they had completely gone silent. No refund was issued. No one responded to our multiple follow-ups. Out of desperation, we even emailed Robert, the CEO of Vacasa, directly and received no response whatsoever. The company has ghosted us entirely. Vacasa strung us along with a false resolution, made up a damage claim, and then vanished when it came time to follow through. We have all emails and documentation. Vacasa gave us the worst experience I have ever had from a property Management company. I paid over $8,000 for a beach home rental in May of 2025 for 6 nights. We had multiple issues with the vacation home from doors not working, kitchen drawers falling down, the railing on the top floor around the pool about to fall off which is a lawsuit waiting to happen, not to mention that outlets were burnt up (See pictures) door frames falling off, there were so many things wrong with this property it was pathetic. After reporting this to the property Management company I was promised a partial payment refund to accomodate us for all the probems this property has. It is now August ,2025 and the Manager that was handling my issue, Natasha, has still yet to resolve the claim. I have reached out to her 8 times and after multiple broken promises, AND despite her text messages advising I would receive compenation, she has yet to call with a resolution. A Vacasa manager told me they will get exterminators to check to see if there were bed bugs and then refund me if they found any. NEVER stay a a Vacasa Property. EVER! I stayed at the Shore Pine in Manzanita with my family. First, Vacasa will never allow early check-in or even luggage drop off, even if a property is ready early. They refuse to check, which takes one phone call or text to do. They had completely disconnected the thermostat in the unit where I was staying from power from a place they advertise as having heat and AC. It was not obvious how to fix it, and many people likely would assume it was broken. They do not take good care of these properties: they charged extra fees and then fees on top of fees and taxes for this property's hot tub. The hot tub smelled bad and every surface inside was covered in biofilm slime. Vacasa refused to refund the extra hot tub charges for weeks. Then after I filed a credit card dispute for the amount they charged for the hot tub before extra fees, they said they would refund me the full charge and I'd get a check in 6-8 weeks. After 8 weeks, I received nothing. They then told me they would not give me anything because I filed a credit card dispute. This is retaliation. Obviously at some point they had made this decision and never communicated it to me. I left an honest review, and they responded saying they sent me a refund as a courtesy. That is a lie, but it's still on the site for this property. The amount they said they refunded in their review response also never matched the amount they said they had refunded me: they claimed they had sent me more than they ever offered. The news about Vacasa is always that they are losing money and laying people off: there is good reason for this. They are circling the drain as a company. We were hoping for a more positive outcome from our stay at "Harbor View Hideaway", but that did not happen. The property was booked through VRBO and is managed by VACASA and sadly they dropped the ball and refused us a fair refund for our experience. Check in is at 4pm. We arrived about 4:30pm in the afternoon. Upon arrival, we were so excited to get in our swimsuits and take a dip in the hot tub. The main reason for booking this property. The hot tub was disgusting to say the least. Water was bright yellow. Sand and dirt was covering the bottom. It stunk like low tide. There was a layer of brown foam and hair on the surface and dried to the sides. (Pictures attached) I immediately called the VACASA main line to report the issue. The representative apologized and said someone would be there that night or possibly in the morning to fix it. No one came that night. No one came in the morning, afternoon or following day. We checked out without using the hot tub at all. When I emailed VACASA it was a series of emails from: Rhylm P. Ian D.F. Martin Van R. Rhojelyn G. Ivy B. Melanie E. Aelleiah B. Art N. Francis F. Gie-Ann All stating they could only refund me the "industry standard" Which was $80 on almost a $1,000.00 rental. Every time I'd reply with "who implements this standard" I was transferred to another VASCA representative. On and on to a total count of 17 email replies from VACASA. I feel this rental company's practices to be fraudulent. Unfortunately, we will not use VACASA again and hope this review will deter others from using them as well. Shame on you VACASA. We were incredibly disappointed by our experience at "Carmel Highlands Home" but even more dismayed by our experience working with Vacasa overall. VACASA We paid nearly $1,000/night for a home that advertised both beautiful views and amenities that would allow us to work remotely. We reported a lack of internet immediately upon checking in and communicated that given guests in our group were working, we needed the issue to be remedied without delay. We then followed up 3 more times in the following days when no action was taken. The Vacasa team seemed unconcerned and unmotivated to resolve the problem and sent vague text messages claiming the local operations manager had been notified and that they had no recourse until that person responded--they never did. Cell reception was too spotty to even create hotspots, so the people required to work were unable to do so, resulting in a significant loss of wages. We contacted customer service again upon our return and were offered $120 TOTAL as compensation. When we communicated this came nowhere close to the loss of wages, Vacasa said the local operations manager--the same person who failed to even acknowledge the problem during our stay--would not approve more. In addition, it took three phone calls to even ensure the $120 was actually refunded. We are horrified by the lack of accountability and professionalism. We will not be using Vacasa again. CARMEL HIGHLANDS HOME (1) The internet was "mysteriously" out the entirety of our stay. Despite contacting customer service four times over the course of several days (see details above), our interactions with Vacasa's team were shockingly inattentive. No action was ever taken, leading us to believe the listing falsely advertised both wifi and TV as amenities (TV required wifi) because the team clearly had no intention of providing a resolution. (2) The sheets and towels were threadbare and many were stained. (3) None of the outlets worked in the room with two beds and several upstairs outlets did not work either. (4) Many of the appliances and fixtures generally seemed outdated/in disrepair. (5) The water pressure was terrible. (6) There are no curtains on any of the windows. (7) The drive up was treacherous, making the house difficult to access and any outings a trek. This home may be fine for a large group looking to unplug but it must be advertised as such--at nearly $1,000/night (after taxes and fees) basic amenities and the features specifically promised in the listing should be provided without question. The description is wildly misleading--it is not easily accessible, there is no internet, there is no cell reception, there is no working TV, and there are no restaurants, stores, or activities immediately surrounding the home. This was not the experience we were looking for and it certainly did not meet the needs or expectations of our multi-generational group. read more

I will never ever rent a property run by Vacasa. this has to be the worst experience I have ever encountered.We spent almost 6k for a five day rental on highland beach and I have already called 4 times to get the air fixed and not one single person has returned our call or come out to address the issue. the rental was filthy. we have family coming to visit and I'm truly embarrassed to have them here. I've asked to speak to the property manager..no call..I did the online chat..they said oh yes we will escalate it. what a joke! it's almost 85 degrees on the top floor. I want a refund.... read more

VACASA's Reckless Disregard for Client Safety - Avoid Them! VACASA is a property management company here in Costa Rica. If you are looking to rent a vacation home/property, avoid them at all costs. This is coming from someone that has lived in CR full-time since 2005 rents weekend gateaways at least once or twice a month (hey have to get out of the city with the kids ;-) We had a harrowing experience with VACASA and their representative, Marcelo Fuentes, who is based in Chile and clearly has no grasp of the dangers we're facing here in Costa Rica. We booked a stay on the Pacific Coast for November 16-18, right as the Costa Rican government declared a Red Alert--the highest level possible--due to relentless, dangerous storms. There have been road closures, evacuations, even fatalities, with officials urging everyone to stay away for safety. When we reached out to VACASA to explain that we couldn't safely travel due to these extreme conditions, Marcelo dismissed our concerns and cited "policy." He even said they would only reconsider if the property became "uninhabitable," ignoring that government advisories already declared it unsafe to travel to the entire region. Their stance is shockingly irresponsible. For the sake of keeping a few dollars, they're willing to put clients in danger, completely ignoring official evacuation warnings. We're actually building a property in the area and had considered VACASA for future stays and management, but after this, there's absolutely no chance. They've lost a client and a potential partner--and I hope others take note. For property owners considering VACASA, beware. Their callous disregard for client safety will reflect on you, too, hurting your rentals and reputation. There are plenty of other companies that prioritize customer care and basic decency--qualities VACASA clearly lacks. This is literally the worst property management company we've ever worked with. We rented a home on AirBnB in Flagstaff, AZ that is managed by Vacasa. The problems started the moment we walked in the door. When we checked in, at about 7:30pm on a Saturday, it was immediately apparent the home wasn't clean. There was debris on the floors, sticky spills on several tables, and hair, dirt, and stains in all of the beds. We immediately contacted their customer service number to tell them the issue, and the guy on the call was absolutely rude and disrespectful. First he told me that it was "too late" for anyone from the local team to do anything about it. When I told him we have two small kids who don't have clean beds to sleep in he literally laughed at me and told me "I'll make a note." After I passed the phone to my husband because I was so upset it took 90 minutes talking to this guy to get him to say someone from the local team would reach out that night. What a surprise that no one ever reached out. We were staying here for 3 weeks, so we were essentially trapped. We had to go to the store at 9:30pm with two tired kids to buy all new linens for all of the beds just so we could sleep in a clean bed. The next day we still hadn't heard from anyone from their team by 4:00pm. In that time my husband managed to find the email addresses for the CEO, regional director, and local manager. After escalating ALL the way to the top we finally heard from the local team at about 6:00pm saying a cleaning crew was coming and that we needed to stay out of the house while it was cleaned. We didn't do that. I wanted to ensure it was actually going to get cleaned. The cleaning crew mopped the floors and cleaned the counters but that was it. After this Vacasa told us they would refund us for two nights of our stay AND the cost of the bedding we had to buy to stay there. They said it would take 5-10 business days to come through... more on this later. About 1 week into our stay I needed to have a few things shipped to the house via Amazon. I assumed they would be delivered to the front door as most Amazon packages are, but for some reason they were delivered to the locked mailbox. I reached out to the customer service team to see if someone could unlock the mailbox for me. Instead, the agent laid into me about how it was "strictly prohibited" to have ANYTHING sent to the home ever. He told me this was explicitly stated in the terms and conditions I signed upon renting. The only problem is there's nothing in their terms and conditions on AirBnB that states that. I asked him to send me a copy of the signed contract and he told me he couldn't because I needed to get it myself from AirBnB. When I sent him screenshots of the contract I signed and showed him that there's nothing that states deliveries are prohibited he then told me that while that's true, since "mailbox" isn't listed as an amenity they don't have to help me get my packages. I requested they give me a refund for the value of the package since I was never made aware of this rule and they rejected it. I then escalated it to AirBnB and told them the entire situation. AirBnB then told me it's very much against their terms and conditions for hosts to demand or enforce additional rules that aren't listed on their AirBnB listing and whatdoyaknow I got my refund. It was for about $20. Such a stupid waste of time. Now to get back to the original refund we were promised... After 10 business days had passed our initial issue with Vacasa we still hadn't received our refund for two nights and the cost of our bedding. I again reached out to Vacasa "customer service" to confirm the refund was initiated. The customer service agent, after about an hour of back and forth, then told me our refund was voided. I asked why and he couldn't give me any explanation at all. He just told me the "local team" would reach out. I never heard from anyone from the local team. My husband again had to escalate the issue all the way to the top of the company. The refund just came thru today after 3 weeks and HOURS of time wasted on our vacation working with these incompetent people. DO NOT RENT FROM VACASA! read more

We paid $2000 for a 5-night stay. It was a very nice place, but Vacasa service was horrendous. You can't get a hold of anyone at any time. You talk to an indifferent unapologetic support person on another continent and never get a call back. They gave us the wrong door code and it took us two hours to get the right one, the living room temp was at 60 degrees no matter how high you crank up the thermostat, etc. This might be ok for Motel 6, but doesn't quite cut it for a $400/night property :) read more

Do not recommend it. Had to cancel the reservation made with Vacasa due to cancellation of the whole trip. Our trip is cancelled because most of the airlines are not flying from our country right now. Notified them more than enough time ahead. Asked not to charge me the full sum - of course they did not show any consideration. Just grabbed a grand from me and now most probably will re-rent the same property again for the dates I cancelled Not everything is about maximizing the profits you guys, sometimes there are hard working people on the other side of that reservation. read more

CAUTION!!! DO NOT RENT FROM VACASA!! They are not a brand to be trusted. I did and then I discovered my rental was in a town nicknamed "methville" and I certainly understand why. I saw pockets of people doing drugs (not pot) in public and heard gunshots. I will not stay with Vacasa again nor should you!! read more

We stayed at a VACASA house in Oceanside Oregon. The house was great for our needs. However, we accidentally left a swim suit behind. When we got home, I immediately called and reported it and asked that it be mailed back to us. When you call the customer service line, it's a call center and it's clearly outsourced. I was told they would file a report and someone would call me. Several days later, after not hearing from anyone, I called again and was told they were waiting to hear from the manager. This went on for weeks!! I was given the run around over and over again. I even reached out to the manager of another VACASA location. After 4 weeks, I got the bottoms of the bathing suit, but not the top! Again, I called and was told they need to "look into it" and someone would get back to me. They have the absolute worst customer service I've ever encountered. Their website states if you forget something, to let them know and they will mail it back to you. We booked a unit in Westport, WA through VRBO.com that was managed by Vacasa in August 2025. We've had an absolutely horrible experience and would never book a rental managed by Vacasa again. The unit was not cleaned prior to our arrival. The shower curtain was moldy, the tub had a thick layer of soap scum built up, the toilets weren't cleaned, the garbage wasn't taken out, the floors were filthy (hair on the bathroom floors, food on the kitchen floors), the comforter was covered in dog hair, the sheets had dog & people hair, the couch was stained, there was a layer of dust on all the surfaces. We text with Vacasa about the lack of cleanliness of the unit. They said they would send someone out to clean it the next day. We figured it was late, one night isn't going to kill us (even though I'm immunocompromised). Luckily there was a clean set of sheets in the dresser so we changed the sheets & took the comforter outside and shook it out. They never sent anyone out to clean. They never called. They never did anything that they said they were going to do. I had to shower in a family members unit that was beautiful (it was NOT managed by Vacasa). By the end of our trip it still wasn't cleaned with the exception of what we had wiped down ourselves with Clorox Bleach Wipes & I ended up sick. We had picked the unit because the reviews all said it was clean. When we returned from our trip there were new reviews listed for the unit which weren't there when we booked. The reviews were from people that had stayed in the unit before we had. It was infuriating to see that they had the same experience we did -- the unit was filthy. It is absolutely poor customer service that Vacasa received feedback from guests prior to us that the unit hadn't been cleaned in a very long time but did nothing to rectify the situation. They kept renting it out with no regard to the health & safety of their guests. I notified both VRBO & Vacasa and requested a refund. It has been 2 months now and I still have not received my refund. When inquiring about it they told me "I apologize for the delay in getting back to you. We are still waiting for an update regarding your additional refund request. Please know that we're actively following up and will share any news as soon as we have it." The customer service is absolutely atrocious. I strongly recommend that you do not have them manage your unit and that you do not rent anything managed by them. They are all emails/texts without any action or follow through. read more
