Absolute joke of a company that provides nothing but lies and deception and does not handle their business. We are sellers and the buyers are using guaranteed rate as their mortgage broker. We are 23 day past our original closing date and still having issues. We have been told we are closing on 7 different dates and a new issue has come up each time. Majority of the issues have been on the incompetence of the loan officer and manager of guaranteed rate. They continuously lie and say things are red flagged and rushed only to find out they forgot a document it didn't get something signed. I personally confirmed with manager 3 times that final closing disclosure was sent and signed only to find out 17 days after are original closing date that some how it was missed and never completed. Worst company communication i have ever experienced. NEVER use this company and if you are a seller and the buyer is working with this company make sure that you respectfully decline their offer and look for an alternative buyer. Good luck if you are expecting to close on time or with the balance of the commitment letter. They use a national appraisal firm that come iin low and wrong all them time. That means you put in more cahs or your rate changes up wards. Then they claim to review the appraisals and that never happens. If you want to close on your home with the mortgage you applied for go somehwere else. read more

TL:DR: I had an overall sub-par experience at Guaranteed Rate, I tried to have Mr. Jason Duffy help me resolve that, he failed, lied to me, and then has never returned my e-mails or calls. The full story: On June 2nd, 2020 I had e-mailed Mr. Jason Duffy to provide feedback regarding my experience closing a loan with one of his direct reports (both positive and negative). I requested if there was a way to have a portion of my loan fee refunded for the negative issues I encountered (note: one of the issues I had resulted in me having to pay an additional wiring fee that I shouldn't have had to pay - that said, my original GR officer tried to pay it back to me with a personal check. I didn't want to accept that and wanted the Company to reimburse me for it). I said something along the lines of "I know this might not be typical, but I would like you to take this request this into consideration". Mr. Duffy ended up replying back after a few days (June 4th) and told me that he appreciated the feedback and that he was using all of my feedback to be a coachable moment for the person I worked with. Fair enough. Lastly, Mr. Duffy indicated that he was going to talk with his customer service team to get an answer on my request for a rebate on the loan fee. This was June 4th. So over the course of the next three weeks, I emailed and called for updates and I kept getting replies many days later via email (he refused to call me for some reason). Each email was "I'm working on it" or "Give me a few more days". He strung me along for about 3 weeks. Eventually, I got a call from the Customer Care team on June 25th and talked to a guy named Louis (the customer care agent). I'm like, huh? Maybe they're going to have an answer for me. Customer service rep was confused when I asked him about the rebate on my loan fee. He ultimately said my email that I sent to Mr. Duffy was forwarded to him and he just wanted to let me know that they appreciated the feedback and they were going to make this "coachable" (I feel like this is some kind of standardized company policy language) moment. I go back and forth with Louis explaining why I think there's a bigger issue here. I explained the entire scenario just detailed above, and finally asked why he was just now getting to me? Here comes the kicker.... Louis said the ticket was only put in TWO days prior to him calling me (Remember, Mr. Duffy emailed me on June 4th, told me he was contacting customer care which means Mr. Duffy sent the request in on June 23rd). Luis said they weren't even aware of my request related to a rebated loan fee either. Adding it all up, everything seems to sound like Mr Duffy didn't want to deal with my request, continually lied to me about a resolution over the span of 3 weeks, and has since never e-mailed me back after bringing this up to him. Despite the fact that Mr. Duffy refused to respond to me anymore, I also keep getting automated messages from his e-mail account to make sure everything is going smoothly. I am in the process of getting a loan with them and the experience has been nothing short of abominable. I see these other reviews and the only thing I can think of is that they must have centralized their operations in California now and they simply have no clue about this area anymore. I started the application process six weeks before my closing date. I have excellent credit, am way over on income, and was putting 20% down. Jim Keefe at Guranteed Rate assured me they could close in as little as 7 days because I indicated I'd like to closer earlier but my drop dead was 10/23. During the next few weeks I asked many times for updates on status. I was either ignored completely or given vague "we are clearing items" but no specifics when I would ask them what items still needed to be cleared. The week before closing date, they blocked the application because they said personal property needed to be split out from the dwelling on the homeowners insurance. My Farmers agent (15 years experience) said he can count on one hand the number of times this request has been made and it was always resolved quickly. This time it was painful. After numerous phone calls and hand wringing, Guranteed Rate agreed to drop that criterion. However, apparently they never asked the underwriter, who proceeded to block it again. Today was supposed to be our closing date. We are not closing and I've been provided no update on when we can close, or what they are doing to get us closer to closing. Their manager did call my agent and the seller's agent, both of whom are dumbfounded this is occurring. This complex was built in 1994 and both of them have bought and sold there with no issues. Right now I'd give them zero stars if I could. If they go out of their way try to rectify some of this mess I might raise it, but I am not seeing it right now. I strongly recommend you avoid using them. I've bought four other properties over the years with four different lenders and had zero issues. Dealing with them has been a nightmare. read more

I just closed on my new condo, and I have to say working with Guaranteed Rate as my lender was by far the best home buying experience I have ever had. First of all, if you are buying a condo you must go here. Before buying a place, I always research different lenders. Most of them told me they would not even do a loan for a new condo and considered it unwarrantable even after the majority of the units were under contract. The other lenders that would do a loan for the property were quoting a much higher interest rate. From what I understand, Nick and Jason have come to the Dallas area from Chicago where they both have a lot of experience with the condo market. I could definitely tell a difference in comparison to the other lenders. I was able to secure a fantastic rate and close within two weeks time. Incredible! My goal was to close by the end of the year, so I could get the homestead exemption for my taxes and save the extra 20%. I knew it would be a long shot, but these guys along with Christine delivered. Not only did they close in 2 weeks from the time the condo was considered warrantable, but that two week period was during the holidays. They were all taking vacation at different times, but still communicated with each other to make sure the process continued to move forward. They were also communicating with me throughout the whole process. This was my 4th condo/home, and I have never experienced such great customer service in this industry.
