Absolutely horrible place to live everything is constantly breaking, they're constantly shutting the water off, they won't fix anything within the walls but when something get ruined because of their pipes are always leaking it's your fault. The people here are weird and nosy. The amenities are awful, they have a tiny pool that's closed 90% of the time, the grills are gross, there's no dog park, no gym, I've been taking my laundry to a laundromat down the road because the washers/dryers never work adequately and they cost 5-6$ per load so figure you have to wash and dry everything twice which means 1 load of laundry costs $20. If i could give 0 stars i would. My family and i lived here for four years and it was just awful. The apartments walls are paper thin and you can hear everything. Our downstairs neighbors regularly hooked up their microphone and screamed their hymns in the middle of the day which isn't great with a newborn but hey. It's the middle of the day. Our next door neighbors regularly had music blaring or their games at full volume at all hours so we could literally hear everything. The bass shook our wall all the way up a story and across into our kids room. Which isn't the best at midnight with a sleeping toddler and sleeping baby. Management did nothing about it. Police will say it's private property and not their issue. Group homes are across the street which isn't a big deal except the kids that were there would constantly skate up and down the lot and between cars amongst other things like picking stickers off cars, scratching them with their skateboards, using said skateboards to hit the flowers along the sidewalk and ruin them and also skate off the communal tables and stealing packages. Along that same note. The road is bad lmao. You'll regularly have bay shores finest screaming at their baby daddies and police or ambulances rolling through. The grills are torn up and disgusting so don't let that lure you in. The property manager won't do anything about it and her new up and coming partner or whatever is just as miserable. She is the laziest property manager I've ever come across and will absolutely belittle you, ignore you or completely gaslight you. Absolutely nothing will be fixed. The dog park is disgusting and there's a woman that lives down the road and walks through the complex that has a few dogs she regularly brings into the park to shit and then just takes off. Again, management will do nothing about it. Or about the crazy cat lady that feeds the many many feral cats that are on the property. You have to do something called poo prints which means you get fined 500 dollars any time they find a piece of poop that belongs to your dog. Great in theory until it's in the dog park and your dog takes off behind the big ass trees there to shit and it's impossible to get behind. Or until the guy cleaning the trash cans is picking bags out of the garbage to add to their "pop prints send off" bag. Which i watched happen. And then saw him immediately make a call while watching me. And then i miraculously got one of my charges dropped. Peculiar, no? 2020 was hard but stealing from tenants is just messed up. It's on an old car junk yard so there's random massive bits of metal coming out of the ground in the dog park and along the fence in the front. And no. They won't remove them. If you have a parking lot facing door you CAN NOT have furniture or excessive decor but all of the forward facing and side facing apartments can? Super weird but ok. You're right on the edge of Brentwood so expect things like gang violence, shootings, stabbings, mugging close by. It'll happen. Our apartment had a horrible mold issue along the windows because of condensation or something but it was never addressed or fixed. Along other issues like our second staircase literally DETACHING from the wall. There was a good two cm gap there. Thankfully we moved quickly after that started happening. Parking is a NIGHTMARE. Especially when you have a neighbor that has 5 vehicles, only allowed two? Nope. Apparently 5. And again, management will do. nothing. About. It. But they will tell them that you complained about them! She will tell YOU to go talk to them and handle it because she is SO DAMN LAZY. literally I've never met someone so high and mighty that does below the bare minimum for her job. And don't expect to go above her because SHEWWW. Her boss? The biggest b!t€h I've ever had to talk to. To add to this, they tell you complaining is private but it's not. They will tell people when you complain to save their own ass so they don't get heat when they kick people out. Save yourself the time, money and headache. Rent somewhere else. We moved to Wellington Park Villas in Amityville NY three years ago. Everything was fine for the first month, even though it cost us $8,000 to move in with a $450 non refundable redecorating fee and a non refundable $500 dog fee. The fountain that they advertised has never worked and is a breeding ground for mosquitoes and rats. Most recently, they have not turned on the irrigation system since last spring. Everything is dying or dead, including the grass and the recently planted flowers. The building has not been power washed in 3 years and there is mold growing on our balcony. Maintenance request are only available on Wednesday and you need to take the day off if they even show up at all. Ivette, the attorney on record is useless and rude. Do not think about moving here. The property is going down hill and not one of their rules and regulations are informedThe owner is unreachable and probably has no idea that his properties are going to shit. read more

They charged me $3000 after a pipe burst in my wall. I emailed them, citing the parts of the lease agreement where it says they are responsible for those repairs. They ignored me for weeks until lowering it to $1500 and saying they need approval to completely remove the charges. They won't own up to their mistake. They are incompetent and vindictive. I lived at Chatman Square in islip for 8 years. My townhouse was beautiful, the grounds were well taken care of. Great neighbors. The management and staff at Greenview Properties were always kind, and made sure their tenants were happy. The property manager Jennifer Buzzeo was always professional. She was attentive, and always made sure the tenant was happy. She treated you with the utmost respect. Jennifer Buzzeo, always made sure repairs were done immediately. Jennifer Buzzeo is a huge asset to Greenview Properties, for sure! I miss my Townhouse! It was my home. My daughter totally misses living there, it was her home. We like Greenview so we decided to rent here. Because we had seen other Greenview communities, that were updated but, this one ( Greenview Court) is very Neglected!!! We appreciate the maintenance/ property manager as they have been diligently working on the many issues we are having ., The apartment we rented needs lots of updates as we have experienced , kitchen & bathroom counter tops are worn / very old & needs much updating, Screen on door needs to be replaced. Oven/ Stove also takes a long time to heat Up !! Sinks , Counter tops, DRYER BROKE, 4 days after moving In . Shower Stall very Small & Old . Outside needs many updates as the wood on the deck is falling apart & dangerous due to splitting wood!! Concrete Walkways & bushes also needs TLC!! read more

Put off writing this for years because we had to stay till the end of our lease. If you can give your money to any other rental company, do it. Just some of the experiences we had living there for a few years: Maintenance went into our apartment while we weren't home because a neighboring unit had a fire alarm go off and they left our door open and our dog got loose and was missing for a full day. We're lucky he's alive given the trains and highways nearby. The AC unit was leaking Freon (we had no access to the AC unit as it was locked up in the maintenance portion of the building) and I was receiving monthly electric bills over 800 dollars and they refused to fix it or compensate. Their former manager was a total asshole and came to my unit unannounced and tried to tell me that it was my responsibility since it was a utility (which clearly I understand how paying utilities works) but I literally couldn't get the AC thing fixed because it was part of their property that was inaccessible from our unit. We had outstanding bills with PSEG in the thousands and were only able to get some of it resolved because other neighbors had the same problem and we all kind of banded together to complain. The crime has sky rocketed over by Chelsea Place. I can't tell you how many times I had to call the police because people were getting assaulted outside our window. There are random homeless drug addicts constantly wondering into the property. I complained several times because on multiple occasions only because when I went to throw my garbage out there were people shooting up at the dumpsters and I was scared I would get attacked one day as a young woman. Homeless people would literally live in the bushes on the property parking their bikes their, purchasing drugs, changing clothes outside, and on multiple occasions we came outside to people asleep on our car and liquor bottles left on our bumpers and under the tires. I was told by Jennifer Buzzeo, the property manager, to just "call the police," and that I should "feel sad for these people." OK that's all well and good and of course it is sad that people live like that, but it is a true safety concert to the residents. How about doing a little preventative security on the PROPERTY YOU MANAGE?! YOU are the property manager. Not me. My fav story is that on one occasion a man was using the outdoor outlet on our unit to plug in a hair buzzer and CUT HAIR OUT OF HiS TRUNK. Operating a barber shop out of his car using the electric from our unit. My husband asked him to leave and he just unplugged his buzzer, walked one unit down, and started using theirs. Hair was blowing all over the property it was disgusting (but admittedly kind of funny). I also would exit my apartment to find people charging their phones on the outlets. Just random passerby's who thought nothing of coming onto the property, sitting on our stoop, and charging their phones. People were dealing drugs out of the parking lot. I complained and nothing was done. Months later they zip tied the exterior outlets, which always made me wonder what horrible thing caused that to happen because apparently none of my complaints warranted any addressing. One of the last days before we moved our Jennifer was shrieking outside our window because people overstuffed the dumpers (a regular occurrence). She was actually telling a maintenance workers to look for people's addresses on the items to try and hunt down the culprits? How would you even know who overstuffed the dumpster vs whose just blew around? A total psycho. Jennifer Buzzeo is the #1 reason to avoid Greenview's properties. She totally mismanages everything, does nothing proactive, & shirks all responsibility. These are just some of the highlights. I haven't even mentioned the general lack of maintenance responsiveness, losing our security for BS reasons, and the fact that these units at Chelsea Place are falling apart and so dated looking. They need to give the whole building a facelift, starting with management. The only nice and helpful person is the leasing agent Christina. Also, their "redecorating" fees should be illegal. They don't do anything with them and will still take all of your deposit. read more

This has got to be the worst management company ever! They fail miserably on property maintenance and never send anyone to do routine inspections! If you don't harass them they will not not respond. This property is photographed with a fountain that hasn't worked in the two years we've lived here and the smell is awful! The trash pick up is horrible and people are constantly parked in fire zones and handicapped spots when they shouldn't. They are not proactive at all and barely reactive. The management and maintenance are the biggest liabilities to Greenview properties. Collecting rent with no services is the name of the game. The property manager is nasty, and non-responding. There is no hot water on a regular and they think you should be grateful that there is running water period, and asking for hot water to bath is pushing it. There is no skilled labor to do repairs and they just slap things together with patch work. They will do basic Up keep to the exterior, but refuses to adequately perform inside repairs. I rate Greenview Properties one star because there is no place to rate them worse. If I had the chance the negative rating would be astronomical that no number could adequately represent. I am still living in this Greenview property in Islip but in 12 short days I will be moving out. Thank god, the light at the end of this long dark tunnel is finally within sight. The property manager is thoroughly non professional. She is biased and she plays favorites. I have a handicap placard but she refused to let me park in a handicapped spot that was near the leasing office as she said that spot is reserved for people who visit the leasing office and clubhouse. I wanted to fight that but NYS DMV law states that this is an acceptable practice in a private development. The property manager banished me to the far end of the visitor parking area where I found an unoccupied handicapped spot. The property manager assigns parking spots to families with multiple cars side by side if they are in her "in club" meaning if she likes you, you score big, if not you are relegated to the visitor parking and the walk, especially for me, can be strenuous and very taxing. After the brutal 2014 winter there was water cascading down our walls as the roof had leaks. The property manager promised imminent repairs. Concerned about mold we asked for a worker to come by. One of the two maintainence men came by and spackled over the wet spot and said he would be back to paint. Shouldn't he have pulled the wall down and test for mold? After all if he or anyone else would have seen black mold creeping up the baseboard in the corner near the front door. We wound up contracting for a environmental inspector at our own expense and he stated that there was mold behind the wall though it was not yet airborne. Snow removal here is a joke. In fact the residents are responsible for salting in front of their doors and halfway to the street. The crew puts down no salt or sand in the streets and one takes one's life in one's hand trying to get to and from your car. If you pay a local kid $20, he will shovel your car out but you still need to slip and slide your way to your car. We heard of one resident who got killed as she slipped and fell on the ice. That obviously didn't matter to the management company. My wife and I are listed as occupants as we live with and share expenses with a friend who is listed as the tenant. As occupants the property manager does not even address us by name. We are occupants, nameless and faceless and as occupants we have no rights to the clubhouse or the excercise equipment, not that there is an extensive social calendar but if there was one, we would not rate enough to participate. There are some activities but they are private, if you are in the know you get to go, if not, well I know you see the emerging picture here. It took maintenance 7 months to return a window screen that had a hole in it and when they replaced it, it was the wrong size. We kept the screen and just taped around the spaces to keep the bugs out, same like the screen door to the deck, the door is warped and we taped the spaces so can enjoy the cool air through the open screen door. There are so many other problems in this place but I can go on forever. Nepotism, favoritism, the property manager even gossips and spreads rumors and lies about the tenants. The leasing office is closed on the weekends and now she posted shortened summer hours. So why does she bother opening at all. I guess its to allow other tenants to come into her office for their daily gab fest. Oh and by the way, remember the leaky roof? They finally sent crews to fix the roof just last few weeks ago. Roof leaks in winter 2014, repair crew shows up late spring 2015. And the roofers started working at 7:15 am and there was not even a worker left on the street so if one had to leave the apartment the worker could have halted the work as one could safely leave the apartment. The lease is a joke and the property manager will bind you to it if of course you and her are friends then the lease is a non issue. Oh, yes, the rent for this apartment will rise to $2215 a month from the $1675 that we pay now and for what? No amenities, no pool, no activities, favoritism, no maintenance, waiting forever for necessary repairs. Need I say more. Before I go, just had to tell you one of my favorite, memorable experiences. I had to attend an appointment and I went to exit my apartment and to door lock was broken and I was locked in. Locked in, you say? It was not funny. Who gets locked in and has to call maintenance to open the door? And in the winter the lock froze open an we could not lock the door. The lock was frozen open. Open, closed, in and out, this place is a joke. If you see this place keep going and go fast!! read more

I could not find Greenview on any apartment ratings site, so I luckily found this one. They have new owners, and these people are the absolute WORST. DO NOT LIVE THERE. My mother lives there and is getting ready to move, and when she does, I am reporting them to the NY State Attorney General's office for fraud, and for taking advantage of people over 60 years old. They make their 55-and-over communities appealing, when they are anything but. There are no amenities at any of their communities, even though you have to pay very high rent to live there. Their landscaping is horrible. They have ONE MAINTENANCE STAFF to cover ALL of their properties. Which means simple requests like changing light bulbs, takes literally weeks to fulfill. ANY OTHER APARTMENT COMPLEX YOU LIVE IN HAS THEIR OWN MAINTENANCE STAFF ON SITE. A few weeks ago they had an asphalt company come to do work at my mother's community at 7:15 am, and never even sent a notice to the residents saying that the roadway inside the complex would be blocked for several hours. Meanwhile, the Town of Islip zoning laws do not allow any type of construction to begin before 8:00 am on weekdays. Another time, Suffolk County Water Authority had to shut off the water in the complex to do some work, which was fine, except again, no notice or other form of notification was sent to the residents, telling them they wold be without water all day. Whenever you call the main office, you always get a recording and they never call you back; you always have to call them at least three or four times to finally get them to return your call. My mother wanted to renew her lease with Greenview for one year, and was told that the leases are now only a two-year option, when you used to have an option of a one or a two-year lease. This option was in effect for the entire time this complex has existed, which has been for more than 30 years, until these new owners took over Again, no notice was ever sent to notify the residents of this change. They make you pay a $500 non-refundable deposit for any pets, while most complexes only charge $250-300. They make you pay a carpet cleaning company out of your own money to clean the carpeting before you vacate, but if they find one little stain or spot on the carpet, they take $1200 from your security to replace the entire carpeting, when what they really do is clean the stain and dye the carpeting, and pocket your $1200. They also automatically take $450 out of your security when you vacate, to cover alleged 'upgrading.' Which again, is a total crock, because when my mother moved in two years ago, there were several large stains and cracks in the ceiling in one of her bedrooms, and two years later those cracks ans stains are still there, even though my mother has made several complaints to the main office about such ( I made her take photos as proof). One of my mother's friend's who lived in Greenview moved a couple years ago, and Greenview took her entire security, claiming a stain made by her dog ruined the carpeting, which was a complete lie, because I had been in this woman's apartment, and she always kept it immaculate. And isn't that what the $500 pet deposit is for? She tried to take them to court with photos, but unfortunately did not win. Judges in landlord tenant court rarely side with the tenant, by the way, regardless of the circumstances. According to NY State landlord tenant laws, landlords are responsible for the basic wear and tear on their apartment after a tenant vacates, within reason, (ie, painting, carpet cleaning, etc.). The reason they get away with everything of this nature, is because they think they can take advantage of senior citizens, because they think that their residents are stupid and do not know any better. They also do not include heat and hot water in their astronomical rents, even though the NY State Landlord Tenant guidelines mandate that a landlord must supply heat and hot water free of charge to their tenants. Any other apartment complex you go to, you are not charged heat and hot water. These people are crooks, and only care about how much money they can get out of you. They see the senior citizen element as naive and easy to take advantage of. DO NOT LIVE IN ANY OF THEIR COMMUNITIES. Live somewhere where you have a pool, tennis courts, a gym, a clubhouse, beautiful landscaping etc. lIve somewhere where there is a maintenance staff on site, and where you get something for your money. Greenview does not have any of these things, and all they care about is your monthly rent checks, and how much money they can steal from you when you leave. read more

I am a resident at Providence on the Park since September 2010. I am happy to say that the apartment is spacious with plenty of windows and light, my own washer/dryer and heat and air conditioning unit. The grounds have been well kept especially in the last 2 years. The new landscapers have given the common areas a new look. I have always been fortunate to have a great maintenance team when the need occurred. Although I am a renter I treat my apartment and the grounds as if they were my own. A social committee was formed to plan events to bring residents together. I feel Greenview has been very successful in this endeavor. I have renewed my lease for he 3rd. time. If you look around the Island Providence on the Park is a hidden gem!!!! read more

I live at the Providence location and have been here since the beginning, about 5 years now. The beginning was a little bumpy, as there seemed to be a lot of staff changes and miscommunication between their office staff and maintenance staff. It took a long time for things to get done, and living in a construction zone was not fun. In the beginning I was not happy, but decided to give it a chance since everything was brand new and needed to be established. I have to say I'm happy I did. We have a pretty great group of people that live here. The social aspect of this place is great. Last year we had an Oktoberfest which was one of the best events I've ever attended. The office puts together a Christmas party for the residents, and those are also very lovely. The current manager seems to have been here for a while, and we seem to finally have some consistency, although the helper for the manager has changed hands a few times. Anytime I have a problem, she sends maintenance right over to rectify. I like that she knows me by face and name, and will always smile and say hello by name when I see her. The one maintenance guy is very nice, polite, and always knows what he is doing, although his English is a little broken and he can be hard to understand at times. The grounds are kept very nice, and the landscaping is just beautiful, but don't ask the landscaper to do you a personal favor near your area unless you're willing to shell out a few bucks. The apartments themselves are to die for. I absolutely love my "home", and plan on staying until God has alternative plans for me! They are clean, new, and modern. Overall, it's a great place to live. Once you realize that no community on this island will ever be perfect, and you accept that every place will have flaws, you learn to deal with the flaws that aren't that of a huge deal. I highly recommend giving their Providence location a visit, and maybe, just maybe you'll be my new neighbor! read more

Apartment is very quiet, don't hear neighbors. This is a very nice community to live in. Social events are offered in the clubhouse. Landlord's maintenance team is professional and well-skilled. Minus 10 I would- I have received numerous erroneous threatening letters accusing me of things I did not do- they blatantly told me I did not mail in my emergency contact form when I did so- I explained to them that I put it in a community mailbox and they told me it wasn't their fault that we had an incompetent mail carrier! Then they accused me of refusing to send in the letter when I had mailed it in and they Most likely misplaced it- they are a lying, bullying, disorganized management company - I have reached the point where I have decided to try to avoid and ignore them because they are just lying bullies.- the homes here are beautiful but the board and the property management company are awful-I love my home here in mystic pines in bay shore but the "board" and the Greenview property management are awful. I'm always under surveillance I don't know if its because Im the only Black Man in the building. I'm a young american it is sad to experience this level of discomfort in 2018 by management. Neighbor come up to my door banging on my door about noise complaints when in fact there is no noise. Management and staff come into my apartment when my mom is sleeping (Once instance I came home and she was crying because she thought it was the police) and I'm at work. They profile me because of claims I have dogs (which i don't). Luckily I kept a camera on to record all this. From the day I moved in here its been very uncomfortable for me, my mom and my dad. The leasing staff were very cold and reluctant to even engage with me when i signed my lease. I felt racially profiled and judged by them. Now I'm getting fined fees for claims that don't exits. Everyday the people above me vacuum 5am in the morning... and so much activities... the neighrs dogs barking all day when i come in and out.. nothing has been done about this. My mom has cancer and she is struggling to comprehend all this issue and discomfort. read more
