Much praise to the new management and improvements…read moreunderway: updated swimming pool (it's beautiful), comfortable and stylish common spaces with sofas, sitting areas, higher stools and regular tables for working, relaxing and attractive foyers on every floor... and more. My aunt lived in The Elizabeth for 40 years. She loved it and, I have learned, so have her neighbors on the same floor, above, and below. My assessment: a one-bedroom/one-bathroom unit in The Elizabeth is an ideal place to step back, wind down, and enjoy Friendship Heights and all the community activities that the neighborhood has to offer. This differs from the Yelp review average (probably because the satisfied elder crowd may not be posting reviews...??!!).

    I recently considered buying condominium (#111) at The Elizabeth. Fortunately I had an inspection…read moredone, which revealed several serious problems with #111 itself and with the building's HVAC system. It was the best $500 I ever spent! The Elizabeth is in the process of updating the common rooms and common hallways at a cost of several million dollars. The ceilings in the hallways show signs of water damage, which may be painted over without dealing with the underlying causes of the leaking. Inside #111, the inspector tested the HVAC system. He set the thermostat at 85 degrees, and after 20 minutes the air coming out of the vents was 58 degrees. Each owner at The Elizabeth is responsible for the air handler in his or her condo. The air handler connects to the building's heating and cooling pipes--an inefficient way of providing heating and cooling, but it may cost too much to switch the entire building to a newer, more efficient system. Unfortunately the air handlers are an antiquated McQuay system that is no longer manufactured (McQuay went out of business several years ago). Only one local HVAC company replaces the air handlers using a Daiken model that has to be Gerry-rigged to The Elizabeth's old system. The cost of replacing the two air handlers in #111 was $23,700 Just for the new equipment alone. The walls in the living room and bedroom also would have to be opened up and dry wall replaced at additional cost. The inspection also showed that there were microbes under the parquet flooring and evidence of past water damage under the parquet tiles. The cost to seal and replace the flooring was going to be $21,000, not including eradication of the microbes. The plumbing also had systemic and condo-specific problems. A walk-in bath tub was leaking BEHIND the wall, as well as on the bathroom floor. The tub would have to be removed to fix the leak behind the wall--and this was in a bathroom that had been "redone" in recent years. The water traps for all the 4 sinks (3 bathrooms and the kitchen) were old and corroded and should be replaced. The fuses and wires in the electrical box for the entire condo were corroded and the inspector recommended replacing the entire electrical box. The condo was being sold as part of an estate and the Trustee did not disclose any of these problems with the property--even AFTER my realtor sent the inspection report to both the agent representing the Trustee and to the Trustee herself. The deceased owner of #111 was apparently very ill and bedridden for several years. Her condo reflects that. The Trustee in charge of selling #111 may not have had an inspection done prior to putting the condo on the market for $599,000 so she did not disclose problems with the property. But even after sharing my inspection report with both the licensed realtor and the Trustee, the serious problems and health hazards noted by the inspection were not added to the disclosures. Buyer beware of The Elizabeth and especially of #111. The seller may fix up some of the cosmetic problems, like the flooring, without addressing the larger health (Hvac system) and safety (electrical wiring and plumbing) issues. Here are a few excerpts from the inspection report: General Observations Possible microbial contamination present in several areas. See pictures inside the report. We recommend consulting with a certified professional regarding this matter. Recommend fire stopping inside access panel areas at tub drains and other appropriate locations. * Galvanized drain pipe noted. These are prone to leaking without warning because they corrode from the inside out. We recommend that you test and monitor these periodically. Consider replacement prior to failure. * Older style metal traps noted. Buyer is cautioned that these traps can leak at any time due to corrosion. * Possible cross contamination noted at the hall step in tub and hand held sprayer. Consult with a licensed and qualified plumbing contractor about this. * Whirlpool tubs require GFCI protection to protect people from fatal shock. No GFCI protection found for this tub. Recommed review by a licensed and qualified electrical contractor. * Whirlpool tub was leaking around the door and inside the guest bedroom access panel. Recommend repair by a licensed and qualified plumbing contractor. *. HVAC. Neither unit was functional in heating mode. Recommend consulting with the building engineer Recommend consulting with the building engineer or with a licensed and qualified HVAC contractor. * Electrical Panel. Recommend having the panel inspected for safety by a licensed and qualified electrical contractor. * Outdoor receptacles are not GFCI protected.

The apartments are located right in the heart of…read moredowntown Bethesda- which makes it super convenient for walking to get everything you need. Seriously- I almost never drove. The apartments are clean- and although the appliances are slightly older their cleaning service does a spectacular job deep cleaning prior to your move in. At one point I decided to move to a smaller apartment and Britta made everything super easy to transition and was communicative and helpful. The front desk staff are delightful and helpful- they always have a smile and are always willing to help. My kids loved them as well! I still go back and say hi sometimes when I am in the area- and definitely recommend this apartment if you are looking for a safe, clean, affordable, and conveniently located home in the city.

I rented a studio which seemed pricey, $1495 per month, but it was all about LOCATION LOCATION LOCATION. I didn't have a car, so location was important. It was only a 7 min walk door to door to go to work which was why I chose the apartments in the first place. But it had a great mixture of safe downtown feel close to the metro (8 min walk) and the neighborhood feel with locals walking their dogs around the capital crescent trail. I also loved that it only took 5 min to walk to Target or Trader Joe's, I'm jealous that I left right when the new Anthropologie was opened. The space and size were just perfect for me too. All the other competitive studios were either pricier or much smaller. I had awesome lighting with a breathtaking view of DC. At first it seemed annoying not having curtains or blinds, but I grew accustomed to waking up with the sun. With such great lighting I ended up being a plant lady and lining up the ceiling high windows with house plants. The best part was definitely the front desk and leasing staff. They were always smiling and saying hi and knew my name right away. Often I would go up to the elevator and Kevin would run out reminding me I had a package. They are all so thoughtful and like a second family, it made me feel safe and comforted in my new home. I am thankful for such a great experience in my year in Maryland.
