Two words - Stay Away! Having lived with this company for 3 years I can safely say that I have experienced just about ever landlord related problem under the sun. Highlights include being left without a working boiler in December for 2 weeks, being over-charged for my rent, being threatened with eviction due to utterly unreasonable neighbour complaints (even the police sided with me) and having £270 withheld from my deposit for absolutely no reason (I got it back but only after a phone marathon with the credit department). If you end up going with the company, you best put the number in your speed dial. Many of the staff are very rude and some are about as useless as a fireman's helmet made out of chocolate. I was once told, by a manager no less, that he was happy to take my email details but that I should not expect to receive a reply as "I will most likely lose it". My friends have had equally nightmarish encounters. Personal highlights include the chap who called to say that the roof was leaking onto his plug and was advised to move the computer while he had to wait 8 days for someone to come and fix the problem. Textbook. If you think I am exaggerating, just ask the Student Representative Council at the University of Glasgow. They have awarded Grant Management the prize of Worst Letting Agent in Glasgow on more than one occasion. Grant Management is a bad memory, one I've tried to push to the back of my mind, but every so often something reminds me of it and I find myself livid that I've had to think about it again. The flat I lived in that was managed by this horrible company was actually in Stirling, but this is the office we dealt with. They continuously cancelled on our viewings and eventual lease-signing dates. When we finally got one set up, the guy was 40 minutes late and claimed to be stuck in traffic - we'd all just driven through from Glasgow on the same roads. It seems like they're in the business of getting one over on students, as he looked embarrassed when he saw that we'd brought my parents to help look over the lease terms. The whole year with them was a disaster. After tons of issues with miscellaneous things, they began rounds of calls, asking for feedback. When we didn't answer, they'd keep calling. When we did answer and declined, they kept calling. Once they called me at 7am. When I finally answered and took the damn survey and gave them 1s out of 10 for customer service, speed of repairs, reliability, and so forth, the woman got really cranky and hung up on me. What do they expect?! Oh, not to mention the astronomical fee of £250 when my flatmate's direct debit wasn't set up properly (their mistake) and they didn't get his rent in time. Honestly. Utterly, utterly appalling. I think this may be the only 1 star review I ever do, but there really is no other alternative for these people, the Fawlty Towers of lettings agents. I used to live in a student flat run by Grant Management on Oakfield Avenue, and despite the good location, and looking okay on the surface, the flat was falling to bits. The heating never really worked, and despite numerous calls to the company, when we left after 2 years it still hadn't been fixed. I'd also get regular phone calls from the credit department accusing me of not paying my rent when I already had, and I also remember a long, drawn out fiasco when the living room window needed fixing. Worst of all though, shortly before leaving, Grant Management asked us if it would be alright if some potential new tenants came to look over the place, which we agreed to. Upon having to answer the door constantly for an hour and look on aghast as quite literally dozens of people invaded our flat en masse, raking through every nook and cranny uninvited, we wished we hadn't. I wish I had a resource like this to refer to when I was a student in Glasgow. Being new to the ways of the city's letting agents, who I now feel fall firmly into the category of "shameless, money-grabbing, work-shy cretins", I was used and abused by a couple of agents in Glasgow, but these guys were the worst. I could write a list as long as my arm of complaints about these guys, but in short I would just advise you to look elsewhere, maybe even take up residence in a cardboard box down by the Kelvin until you find an alternative. I shall condense my experiences into a short list of highlights. The condition of the flat on arrival was frankly vile. What was even more shocking was the fact that the previous resident, a friend of mine, was charged £50 for cleaning before we moved in, when clearly none had been done. GM's response: "If you had told us we would have given you money to buy cleaning equipment so you could clean it yourself!" Arseholes, I was paying £250 a month to move into filth! The general state of disrepair in the flat was terrible, highlights included a boiler which was more workshy than Ned McBawbag and his pals that GM sent to not fix it. Loose tiles, broken windows, dangerous floorboards, leaking roof etc etc. Complete incompetence on behalf of the GWR shop staff, they frankly couldn't have given less of a shit about us or the property, but should you be 2 seconds late with the rent then prepare for a hounding and continued threatening phone calls. This company are a disgrace and every time I see one of their signs I feel a pang of sadness and anger for their next victims, I would happily see any of their employees live without heating this winter as I had to do when I was renting from them. read more

If I could give them no stars I would .I invested in Grant management properties and the workmanship appauld me shoddy patch up jobs at top prices.. Premier properties was a laughable description of the product they offered. Holes in my ceilings, Lino thrown down over an uneven floor and ill fitted around sinks etc, floors that sink upon walking on them & wall paper put over nails and unsanded walls??????? The companies neglect in my property was also shocking and no signs of them doing anything to resolve my issues. Bet the residents lost their deposits for the mess they caused; cigarette burns in the carpet, damaged bathroom etc, but in no way was it put back into the property and to repairing the damage caused. They take no responsibilities in their poor level of service but are quite happy to receive their monthy renumeration, and for what? read more

After reporting black mould in the bathroom for 2 years a new air vent was installed but no mould proof painting was done. They chase for money of you even whn they have a admin error. They after 5 years never fixed the buzzer system. No post could be delivered. Now the are tryig to con me out of y deposit after a 600 pound cleaning bill from a endependant company. read more

Avoid at all costs!! As guarantor for my daughter who left her property in Newcastle last July 2010, we are still trying to get the deposit back! This company have been incomptent at best and crooks at worst! She shared a house with four girls who have all suffered the same problems as many others before them. Too many to list here, but to name a few, leaks, mould,ill fitting windows,bare wires,broken cooker, boiler, toilet... and not least the flea infestation, which ended in hospitalisation for two of the girls..I could go on. Ultimatley, we fight on for the return of the deposits, from the commencement of the tennancy ,GM sent out regular arrears letters to us as guarantors, the other guarantors, and all the tennants relating to my daughters non existent rent arrears, when questioned about this I was told that it was a systems fault and to ignore them. The upshot being that after two years and at the end of the tennancy GM are charging for things that wern't in the proerty to begin with, services including a full clean that wasn't required and upon checking with the new tennants had not been done. They have also slandered my daughters name and reputation to the other guarantors by falsly claiming that she owes anything between £294-£994 in unpaid rent! They also breached data protection, by passing on her home address details and bank details to other guarantors!! Proof has been provided in relatio to the rent by way of bank statements & online receipts from GM's on line payment system not once but three times, the first time sent by email, that was dealt with by accounts, only to be denied that they had ever had them at a later date. The second by recorded mail, that again was never received, allegedly! The third again by email. They have found all the payments on their system , bar one for which we hold proof of payment as stated above and because they can't find it they won't release the deposit?? Some may have seen statements on various forums from Peter Grant who, apparently is the MD of the company on all occasions he has offered to help and resolve the issues....again an empty promise. Not only have I copied him in to all communication that I have sent, I have also called and spoken to his PA only to be advised that he was in Dubai, We, all the parents , have also written to him and another female director and as yet have still to receive a reply or resolution to our problem. We have had a thoroughly miserable time with this company and for the sake of sanity please avoid!! read more

AVOID LIKE THE PLAGUE!!! Grant Management is the most lazy, deceitful, rude, money grabbing agency amongst the substantial group of truly awful letting agencies which operate in Glasgow. Before vacating one of their flats we had cleaned it to a higher standard than when we first arrived but the company claimed it had to hire a professional cleaning crew to work on it for 2 days solid to make it habitable again, as well as trying to charge us a fortune for the removal of bin bags, a broken TV (which was in the flat before we arrived) and other 'deterioration due to normal wear' issues. All in all they tried to take over a third of our deposit, £400 of £1100, for a flat left in great condition! The staff will avoid you if you have any problems, and ignore emails and letters. If you do get through to someone they are immediately defensive, probably from having to listen to peoples complaints all day! My friends also rented one of their flats and were promptly charged over £100 each for added cleaning to a flat already left spotless, despite Grant not resolving a number of problems they reported throughout the year. If you deal with these guys, prepare to be robbed. They will always bring in a cleaning company after you leave no matter how clean the flat and will slap an additional administration fee of £25 for each person just for the privilege. Presumably it costs £75 for the 60 seconds it takes to pick up the phone and call said cleaning company! If you move out, take tons of photos to prove the condition of the flat before you go, but better yet, just avoid them altogether! They are diabolically bad! read more

AVOID THEM AT ALL COSTS Grant Management are the worst letting agents I have ever had the misfortune of dealing with. We have been in a property of theirs for the last 10 months and thankfully I will be moving out as soon as our time is up! During this time we have had a leak through one bathroom ceiling, faulty electrical items, the fire alarm does not work, the oven exploded and the boiler is broken. It is also worth mentioning that all of the windows in the property have been so badly fitted that NONE of them close. None of these problems have been fixed with exception of the oven; even that took no less than a month of phone calls (according to the phone bill 97 times we rang them; that's not counting the times we tried on our mobiles). They also 'lost' £560 of one tenants rent payments, this is still an ongoing argument with them even though we have the proof (bank statements) to show it was paid... They are insisting we need to pay it again, I don't think so! We ignored the bad reviews and we got stuck in a hell hole. AVOID THEM AT ALL COSTS. read more

This is a warning to anyone considering using Grant Management as agents to let out their property. Don't!!! I can't put no stars in this review so don't be fooled by that 1 star rating. They use the same tactics to browbeat owners as they do to tenants. Although our tenants are excellent, my son's experience as an owner has been a nightmare. For a start, Grant management let out his flat without letting him see the lease. Not only did they put too many people into the flat, they signed them up for 12 months instead of the agreed 6. They took 3 months to supply a copy of the signed lease and only then after several insistent requests. They issued bills for work which had not been authorised and in some cases was unnecessary and their charges are consistently double what could be expected. This would be bearable except that their 'terms and conditions' state that they take no responsibility for any problems, poor repairs, unpaid rent,or even checking the property, never mind bearing any responsibility for breaching HMO conditions. Their grasp of contract law seems incredibly one sided! (However they do of course insist that we have to pay their 15% fee till the end of the lease term regardless of whether we end the management contract.) We would have been better leaving the flat empty as this has cost us far more than the rent received so far. We are currently trying to end the management agreement as we are concerned about both the lack of upkeep of the property and the possibility that they will again sign up new tenants without our knowledge. Grant management are of course insisting that we have to follow their procedure (which we have never seen or signed up to)....be warned!!! read more

Cannot agree more. I rented a flat from the Glasgow Grant Management, absolutely terrible. Was possibly the worst thing I had ever done in my life. Damp within days, sorted 4months later, painted only the affected damp areas so was a different colour from the wall? Flat was a health and safety risk after all rooms ended up with damp. Boiler froze in winter as pipes not insulated and then burst pipes flooded the place. Grant Management did not offer alternative accomodation (property was uninhabitable) and only refunded 8days rent even though we were out of a home for 5weeks?! Terminated the lease as per legal advice and GM are still trying to chase me for the remainder of the rent cash and "cleaning fees" (ehhh hello, your boiler caused the mess?) (over 1 year ago).Tthe service is terrible. Catrina from Glasgow branch was an absolute joke, extremely rude and had a very bad attitude towards clients. Emma was clueless and didn't actually know what she was talking about (constantly contradicted herself). Eventually they telephoned (2months later) to state that the flat was now habitable. Don't touch them. You really will only regret it. They are the worst letting agency ever. read more
