My boyfriend and I have been in our townhome a few months so far. We have loved living here so far! The unit we have is very well insulated. We had to call maintenance for a few minor things when we moved in and they were very quick to respond and even left us a nice note about our dogs! Then reason for the 4 stars is for our move in process. It was rough, but it may have been due to our circumstances. We were interested in another unit that got rented before we could get it, but when another tenant put in their notice we were able to put down a deposit, and all we had to do was wait for them to move out. We were told anytime between mid January to mid February. I messaged every week for a status, with the response that they didnt know, but by February 15. As we reached the end of the month I started making plans for the 15th, since I hadn't heard anything and I was moving from the tri cities. When we finally heard we could move in, it was two weeks earlier than the 15th and 4 days away! I had to scramble and try to get a new uhaul and people to help me move a week early. Even though I couldn't move until February 7th, it was ready the last two days of January, so we had to pay a prorated rate for January (another $200) which was frustrating. Additionally, my move costs ended up being more expensive due to the week I needed the uhaul. Also, My boyfriend had already paid another month of rent at his old apartment as we thought we were not moving in until mid February. We got the money back from his old apartment, but it was a hassle. I also wish they would have taken more time when painting as there were paint splatters all over the counters, floor and trim in the kitchen and bathroom. They cleaned up easily with a magic eraser though. Overall, I am very happy with the townhome and once we moved in, Graf has been very responsive and open with communication. I just wish the communication before we moved in was better and the move in process went smoother, but it may have been a perfect storm. I think if you were renting a unit that was available right away, you would be fine. read more

I've heard horror stories about renting from Graf, but I honestly can't tell you anything bad about this company. We've lived in a newer unit for the last 6 years and if we ever have an issue, maintenance is there within a day. They are helpful and walk you through the rental process. Apartment living is a pain, but Graf makes it pretty easy. The only complaint I have is snow removal could be better, but they are usually on it by 11am if the snowfall is crazy. read more

Both spaces were clean, well taken care of, and comfortable. When contacting the office by phone or in person, I was always treated with care and respect. My last representative, Alyssa, was particularly helpful and responsive in addressing any questions or needs regarding the apartment. Graf displayed an ad for a place that said "Available Sep 1." I contacted them, confirmed that it would be available Sep. 1, and paid a $50 application fee. Then after more than a week of due diligence, which included a delay because they didn't have the key to the place, we finally got to lease signing time. They then sent me an earnest money request (not a lease) for the security deposit for a lease that I had not seen (They did send me an example lease at my request, but would not provide the actual lease at that time despite asking for it.) On the earnest money request it mentioned a start date of Sep 7. When I asked them why, they told me the earliest it would be available was Sep 5, but they couldn't even guarantee that date because they needed to schedule vendors. This was a long distance move with a tight timeline, where I was going to need to schedule a truck, and movers at both locations, and a Sep 7 start date would have made me homeless for an extra 6 days. Mind you, this was not months in advance where I had plenty of time to find another place. This was 2 weeks before a move in I had already begun to schedule. The previous tenant had already vacated the premises, and they really had no excuse as to why the date was listed and communicated incorrectly. I asked them for a refund on my application fee for the trouble, but was informed they are non-refundable. I would be wary of signing a lease with them, and I'm actually glad that it didn't work out as I found a landlord that is much better. Their leases have more non refundable deposits than any other apartment I have seen in 20 years, and it just seems like they don't have their shit together. read more

Just finished out my lease in Selah with Graf. I'll summarize in one sentence. They are your typical scum-lord lousy business company. Now the details. From day one they told me I could move in a day early because the cleaning had finished sooner. I said oh great thanks. So I did, they failed to tell me they pro-rate charge for that day and so I paid the entire normal rent not realizing that they had went back in and charged an additional $40 for that day. I got an eviction warning notice on my door 2 days after it was due... for $40 that I didn't even know was due. That's how it started. Dealing with them on the phone, nobody there knows what is going on, they tell you different things, and then after sending you in circles for weeks they say "sorry you were given false information." But also we're not going to do a thing about it. They are very contractual so dot your eyes and cross your T's because they will scam, and nickle and dime you any way they can. I moved out 15 days early and was told by someone on the phone that I would be getting pro-rated rent for the days once I officially vacate. This was not the case, so I paid the entire rent and then said nope sorry not true... again tough luck. Honestly I always expect leasing companies to be toxic but of the now 4 rentals I've gone through... this is the worse experience I've ever had from beginning to end. Graf Investments in Ellengsburg WA stopped sending maintanence staff in late January 2023 although they acknowledged receiving the request concerning sink draining and other issues. I had to move out in early April 2023. Graf took rent out of my bank account without my authorization upon my move despite we had an oral agreement of month to month lease and their irresponsible behavior concerning maintanence. A dried rat was found in my furniture in December 2023. My furniture was stored in a storage between the April Ellensburg move and the December move. Graf was not helpful during COVID by asking tenants to dispose of their belongings to leave even though I had stayed with them since early 2018. The management also made access to laundry difficult in late 2020 when COVID was still around. I have to give a one star due to formatting but really there is no star for their service that caused financial and health consequence. read more

The move in process was fine mostly (besides them showing us a nice updated apartment and giving us an outdated ugly one), but we have had many, many problems. We had dirty bath water since we moved in with multiple calls and texts to maintenance. Maintenance came out three times to "fix" it but it continued and we finally just gave up. They finally fixed it a couple of weeks ago... we moved in in October. They don't remove snow or take care of ice in the common areas because "we have a lot of properties to take care of" while people slip and fall and have an ER visit. The light that supposedly turns on according to how dark it is, is a joke because there was a fall down the stairs due to the stairway light not being on yet. When you call them, you will get a "we will call you back" and they never call back, even with multiple reminders. We had to terminate our lease early because of medical issues due to Graf's negligence and we couldn't, for the life us, get ahold of anyone to get a verification for a new place. This company will make you pay a fee for any little thing. Even to view the apartments. Save your time, money and energy. The units are old and have not been updated. They make the online pics look really good but be prepared for disappointment upon seeing the actual product. I have lived in one of their complexes for several years and your car will get broken into on their property, you will have homeless people sleeping in various spots around the complex, addict smoke meth behind the dumpster on the property and they also frequently urinate on the sidewalk in front of the property. The property managers are aware of this but do absolutely nothing about it. Submitting repair requests takes them weeks to months to get to and that's just to examine the problem, then they make a date another few weeks out before they actually repair anything. I was also subjected to the daily domestic violence occurring in the unit below me for over a year and it was YPD who told me that the guy living below me was a multiple felon and I quote "a really really terrible human" but somehow he managed to pass their background check. And despite my having to submit multiple complaints and call 911 half a dozen times Graf did nothing about the situation. If they tell you that a parking spot is part of your lease, be aware that other tenants visitors will frequently be occupying your spot, this has been an ongoing problem at my property and Graf has zero control over that situation, it took 3 years for them to finally repaint the parking lines but the problem still continues. Beyond collecting rent for the actual property owners, they don't do much and they act very put out if you ask them to do their actual job. read more

I was not going to post a review, but after getting an email this morning saying we owed more money, I cannot help myself. We moved into the Canyon Cliffs property in Selah back in February 2022, one of the first residents to this property. At first, we were pleased, and things were going well. Then units began to fill up and things started to go downhill. The dumpster would be overflowing with garbage, dog poop all over, no respect for resident parking spaces, etc. Then in September 2022, our unit flooded. We had a quick response from maintenance to take care of the emergent part of the flood and then when the building inspector came in to see what the cause of the flood was, we were told that it was our fault. Apparently, we caused tiny holes in the bathtub upstairs that resulted in flooding. When I was informed of this ludicrous accusation that my 10-year-old child caused holes in the bathtub resulting in a flood, I advocated for a second opinion. It took weeks to have someone else come out and inspect the bathtub, then in minutes told us the holes were a manufacture defect and NOT OUR FAULT. The tub was repaired the following week, but the remaining damage to the unit was not repaired timely. In fact, it took a total of 8 weeks to repair all the damage in our unit. During this time period we were still expected to pay rent timely and in full. Then we give notice to move and I spent so many hours making sure the unit was spotless after we left. Weeks later, we're told they had to replace the entire carpet because of animal smell and took our entire deposit without any warning. Our dog had two accidents on the stairs, which were cleaned. I understand that if they felt the carpet on the stairs needed to be replaced then that is reasonable, but not the entire unit. When I asked for more information, no one responded. They took all of our deposit without any explanation as to why they replaced the entire carpet and not just the stairs. I didn't push because frankly by this time I was tired of trying to get information from this place. Then this morning, I get an email saying we owe additional money due to a "system error". We have been out of the unit officially since 1/14/2023 and they are now just catching that they didn't charge us for utilities for a time period. I will never rent from them again. When communication is needed, they do not prioritize timely and transparent communication. I cannot count the number of times I was told the person I was speaking to was just the messenger and other people or teams were working on my issues. Prior to this rental experience, I was a homeowner, and this was my first time renting in eleven years. This experience was frustrating and completely ridiculous. If you value having open and transparent communication, do not rent from them! read more

Graf used to be on top of its game, but then staff changed, and the housing market changed. Apparently, you have to live there while under construction with problems pre-dating the rental date, and not be able to shower for over 3 weeks. We called maintenance and our property managers until we are blue in the face. Nothing happens. There are health code violations that they refuse to deal with from the initial build on the house. All of the units are the same yet they said they would never rent with us again, because of THEIR problems. I would hate to move or have to get a lawyer, but if they push, I'm pushing back. This is ridiculous. There are two adults and a little boy with allergies, and they can't be bothered to finish the job of ripping out the shower or remediate the dryer vent. They make a lot of money in Selah, it is the least they could do. This is our second year and would be going into 3 years, and we pay on time every time. I am a combat veteran that got deployed to Afghanistan from 2013-2014 and had to move out of my apartment. I told my landlord Tina Brightwell that I had to move out because I had received orders to deploy and she told me that she didn't believe me. So I showed her my mobilization orders and she said that didn't mean anything to her and that if I planned on moving out before my lease was up then I forfeit my deposit. Then after she had the place inspected she charged me over $300 to clean. Tina threatened to take me to court if I didn't pay as I was days away from flying out. She and this company put me through unnecessary stress when I needed it least. I just ended up paying rather than fight because I had more important things to worry about. Super corrupt top to bottom. I had a bad experience with just about every office staff member. To start I'll name Gigi, one of her famous lines when you move in is "when you pay rent with us it builds your credit", nope, only hurts it if you don't, might as well start your relationship off with graf as a scam cause that's how it'll end. I'm honestly surprised to see anyone really speaking good about her. My ex girlfriend and I moved into an apartment that she had told us was located under an "old married couple" and led us to believe the worst of our worries would be TVs played too loudly due to bad hearing. Their was no old couple located above us. There was a mid aged couple with 3 kids located in the two bedroom apartment above us! To make matters worse, the two oldest children, probably 5 and 7 didn't go to school, and their mother didn't work, and they apparently didn't own a tv because their favorite pastime was to dart back and forth violently above our apartment from sun up to sun down. Literally driving us insane, we finally complained and Gigi issued US a final noise complaint! Instead of contacting the couple and asking them to quiet down she tried intimidating us into silence! Which she succeeded at for awhile, until we got a new property manager. Who seemed good at first, as she made that couple move after reaching out many times to no avail in getting the kids to stop running all day everyday. Where Anna went astray though was moving in a mother with two children above our apartment, that was fine, but that mother who was actually living off of welfare housing secretly had her boyfriend and his two kids living with them as well. Making the two bedroom apartment above mine go from a family of 5 to a family of 6! When I issued complaints about this as when we the public pay for someone's rent they shouldn't be allowed to have their working boyfriends living with them as that's a complete scam against the state as well as making my living situation pretty uncomfortable. Graf was okay with this though because when the government pays rent they usually keep tenants around awhile so it's less work for graf to solve the situation! Anna also made it her business during a home inspection to rummage through my personal belongings and after going through several boxes and piles of olds blankets and pillows she found a litter box I had in storage and insisted I had cats due to this and charged me a $500 animal fee. I didn't realize graf had a higher authority than police and could actually go ahead and act as though they had a search warrant and search through my belongings. I'm currently in a dispute with graf as when I moved out they took it upon themselves to remodel the entire apartment at my expense. Charging me 4 times the cost of a door with a dent in order to replace all doors in the apartment, their condition report stated the carpets were ripped and stained when I moved in and Stephanie the wanna be head crook of this sinister organization insisted she would charge me the entire amount for new carpets. When I came to her to try to settle this she got super hostile and defensive(as any crook being called out would) and even went as far as trying to bad mouth me to other rental companies in hopes of making things harder for me. These people are crooked from top to bottom, the only good souls that work here are the receptionists and maintenance people. Office staff though gets a 1/100 for accommodating guests and then actually being hostile towards residents that are unhappy and going after them for every penny they can. read more

I spent $80 on applying (myself and my mom) I was in need of a co signer and in the end my co signer didn't work.. it was just very frustrating because I wasted $80 dollars and didn't get an apartment. Now my agent, Gigi.. she was amazing. She made looking for my first apartment a good experience and treated me as a friend which I enjoyed and I know she did everything in her power to help me and it's not her fault. She does good at her job and I'm not upset with her. She took me on tours and answered all my questions without me asking and was always there on text and call if I thought of more which I loved! Although some problems happened with my financial statement, she helped me solve it with high efficiency. The rent is fair. As a cwu student, this place is a great spot! It only takes 10 mins walk to the campus. And there are free WiFi too, even though it gets a little laggy sometimes, but I don't want to walk through all the complex works to get my own internet. Tenants get parking spot too, which is great. And the laundry is inside of the building and the machines accept card payment which is awesome! I'd like to start by saying that I'm not your typical cranky reviewer. In fact, I usually chuckle at those people. Sadly, Graf will turn you into one. We had a good experience with Graf while living in one of their places for nearly 4 years, taking care of the place as if it were our own home. However we were a bit shocked when we were charged $1400 in repairs upon moving out. They'll defend themselves with their lives for why they charged that much, but we certainly didn't leave the place in bad shape. Also, I'm not sure why they give you a cleaning list if they're going to have people come in and clean after you put in a combined 24+ hours of cleaning and then charge you for it. I'm sorry Graf. I have rented from Graf for about a year and a half and in that time, I have had nothing but problems. Their maintenance is atrocious! Our heater has been broken since we moved in and no matter how many times we ask them to come fix it, they have done nothing. We had our upstairs bathroom flood into the downstairs from a broken valve in the plumbing and because it was a weekend, they told us we would have to wait until the following Monday for them to come fix it. They care only about the money and not their tenants. I would not rent from them again if it was the last place in Yakima. read more

Lived in a duplex for the minimum 1 year. Constantly had troubles with maintenance. I had to call and threaten them with our state tenant rights several times before they came to do any work. Considering our dishwasher was flooding our kitchen, it seemed like they should want to fix it much faster than they chose to. Also, the "fix" they made was a temporary duct tape fix that failed multiple times after the initial flooding. We also had a pet. The pet rent and deposit is ridiculous. And the managers are complete jerks about having a dog. Even though several renters in our area had dogs, our manager chose to single us out and email us about not picking up dog poop and holes that were being dug. Our dog was not the digger and we never left and poop on the ground. In all honesty, we rarely saw holes or poop from any of the dogs being left behind. They overcharge for any repairs that need to take place and couldn't care less about their tenants. I've never lived in a place where anyone was treated as poorly as we were and it seems as if everyone in our area has said the same thing. read more

Mold on the windows and very old cabinets. There is no enforcement in the parking lot so anyone can park there, leaving no space for the residents. Never called back. I called and the property manager told me that the property is off the market and rented. Was told my application fee of $50 was non-refundable despite being blatantly lied to.Sketchy and unprofessional business practice. Would not recommend this company to rent or buy from. Do not rent from this company. They lie and change charges after you sign your lease. I was told a price for rent and that all charges were included in my lease agreement. Then 2 and half months later they started charging me for water, garbage and sewer separately. When I called about it, was told they changed charges and decided to just include me in that change even though they made the change after my start date. That was very shady and dishonest. I repeatedly told them how majority of the outlets are loose and can't hold anything in them and that some don't even work. Never once did they come out to fix them or acknowledge me informing them. I repeatedly told them about the poor quality of the washer and dryer. Ruins your clothes. Don't ever expect to take a decent shower. Shower is cold water before you can finish. I decided enough was enough and left early but paid till the end of my lease. I moved out the end of April and transferred my electric bill to my new place the same day. I turned my keys in a week later and told Graf when I had moved out. The lady who helped me said ok I'll put today as your move out date. I should have said no put the day I actually did, but of course I didn't think they were going to be shady about anything. Well next thing I know I get a bill from garf for $6 for the electric from when I left to when I turned the keys in. Even though I wasn't there and no one had been. I couldn't believe the charge. Graf also charged me prorated on water, garbage and sewer for June even though again I wasn't there and no one was living there. I was fine paying the prorated rent of June since my lease wasn't up till mid June. But charging me for the water, garbage and sewer when I'm not even there and when they were shady charging me 2 and half months after already living there was ridiculous. They don't care about the clients at all. Even though it's only $6, the effort made to collect that small amount does not show any appreciation for a very good tenant who never paid late on rent, never had a noise complaint and left the place super clean. Once we got the hard part out of the way (finding an affordable and nice, home or duplex in Ellensburg) it was smooth sailing from scheduling the tour, viewing the home, putting down a deposit, and signing the lease. Marie would text us with updates and worked with the Yakima Graf Investments to transfer our information from Yakima to Ellensburg. I loved that the lease was electronic and that the website provides a full breakdown of charges. I love that they allow big dogs in some of their locations and that they will work with your schedule. We reported a bees nest and within 24 hours those critters were gone. Couldn't be happier! read more

Before renting with Graf I had always been told good and bad things about the company, but I can for a fact say that this is one of the best companies I have rented for and have never had any issues with them. They have always been super responsive when ever I had any questions and have solutions immediately. Anything that had to get fixed they would take care of within days which was really nice. My 80 year old mother decided to rent an apartment. When we went to move her in we noticed a strange odor. They said it was because the carpets had just been cleaned. We noticed alot of carpet missing by bathroom. They said the previous people had a cat and that she would not be charged when she moved out. After a year of living in apartment, the bad odor never went away. The fresh paint started showing what looked like upper sludge color coming through paint. My 80 year old mother does not smoke or drink. Mom came down with Lukemia and died after 2 years at the place. One week after he death the harrasment started. Because she was dying in the hospital we had no time for the walk through. They took advantage of this in every way. They took her $500 deposit and charged us another massive chunk on top. My mom was dying of cancer and on her death bed when she said she would pay the $25 a month. Mind you they walls had to be repainted because owner before her had to have been a massive smoker. They came up with every fee known to man. Charged for damage noted on paper. They called every week non stop threatening family, even after paid in full. Sent another charge just to be slimeballs. Very difficult rental market in an overpriced real estate market. Available units are few and far between, and quality units even fewer. So, when this great townhouse came open, we snatched it quickly, but still had to wait over a month for the previous tenenat vacated. However, having four years experience as a Property Manager, I do have a few comments. Our leasing agent, Anna, was outstanding. Her time is stretched thin over many properties. Maintnenance issues are completed, but not timely. My assessment is the company communication and processes are lacking efficiency. For example, a work order submitted exactly as directed (phone call and on line) went no where until we contacted Anna. a rent credit that was incorretly posted to our account, but the reason was a mystery to management. Time for a managment seminar and get everyone 'on the same page' on communication and procedures. read more

I am trying to be fair and objective here, and list both the pluses and minuses of the businesses I review: Sometimes, the communications between people are limited by the business model, and the business models for apartments I have rented over the years have fallen into three categories: 1) Privately owned, where the owner lives nearby; 2) Corporate-owned apartments, where there is a business office right on the premises where you can deal directly with the professional managers who take your rent and repair orders; 3) Property-management agencies, where you have to mail in your check and call in repairs, but they only answer phones and do repairs "professional hours": Monday through Friday. Note that the first two models allow face-to-face contact close by with the actual people you pay rent to, and there is more chance for familiarity with you as a tenant. They are also flexible, because you might run into the owners or managers on Saturday, and they might even be able to do minor repairs on Saturday also. Graf Investments of Selah took over Westpark Studios in Yakima several years after I moved in, managed originally by Pandi Properties. Compared to the old crew, I would say that overall that the Graf maintenance workers were more highly-skilled and professional. Additionally, Pandi Properties sold Graf a building that had a new roof and a newly blacktopped/painted parking lot, but was maintained in a sub-standard manner deep inside the walls (plumbing, underground sprinkler system, etc.). Pandi was once sued by me over these items, and had tried to evict me within 90 days of the filing of my suit. The Superior Court Commissioner then denied the eviction due to the "90 day presumption of retaliation." Years later, there were still unfinished repairs, and I moved into a motel while Graf Investments did a good job of repairing them. However, communication and coordination was rough because I worked the night-shift and I sent Graf's office a formal notice demanding my statutory 48 hour notice [RCW 59.18.150 (6)] prior to the repairs (so the crew wouldn't suddenly knock on my door and wake me up). Graf complied, although they were used to sending their maintenance around on a "they'll get there when they get there" basis. Dick Graf spent hundreds of dollars on the repairs, waited until it was past 90 days, and then sent me an eviction notice. When you rent month-to-month, even if you are fully up-to-date in rent, a landlord the right to ask to move out for no reason at all (I was always current in rent for 15 years). Graf only rented to us at Westpark Studios on a month-to-month basis. Now, to be fair, short-term tenants who have temporary jobs in the area, or are waiting to move into a house, don't always like the long-term lease obligations. However, a lease is better because while the landlord doesn't have to renew it, he DOES have to have a reason to boot you out during the lease period. In all fairness to Graf, if you are a retired person who wants a reasonable rental price and can stay home during weekdays to wait for the phone to ring or the repair crew to show up, you won't have any problems with them. If you are a shift worker who needs some flexibility regarding communications and repair times, you might like it better to move into a privately-owned apartment or a corporate apartment with an on-site office. The third business model I mentioned above, which I call "fast and professional but not flexible", does not work for everybody, and Graf has that model. Therefore, I now rent from apartments that have managers and maintenance right there on the premises. read more

I rented through Graf for a little over two years in Selah. The location was convenient and my neighbors were friendly. Graf always responded to any of my maintenance requests within a few days. I was able to call the main office in Selah and ask questions without a problem. The girls and staff was always very friends and helpful. I have never had any issues with Graf or my neighbors that I'm aware of. I would say the apartments are average. When you get ready to move, please call and ask for the cleaning check list and schedule a walk through. As long as you maintain your cleaning while your there and follow the list you should get most of your deposit back. The major downside that I saw was the the huge jumps in rent at end of contracts, I feel like those particular apartments did not have the amenities to go with the price, but the location was good. read more

I had seen all the bad reviews posted by others about Graf Investments, but I gave them the benefit of the doubt. The beginning of the application process was easy, and they kept calling me to set up appointments. Like they were eager to find a renter. And they seem nice, and showed my fiancee and I a couple different apartments. But then after that, I was just treated like I was too poor, despite the fact that my girlfriend and I make way more than the requirement of three times the rent. Their requirements are high for such mediocre properties. Like you have to have flawless credit and be rich just to be considered for a basic one bedroom. I paid over 600 a month by myself for a one bedroom and had no trouble in the past. Living with my girlfriend we would each pay 300 to 350 a month, and they are saying we can't afford it? But based on all these other terrible reviews of this company, I think I am dodging a bullet. read more

The application process was very simple and they made moving in a breeze! I have moved into 2 other apartment buildings/complexes and it is a pain in to get in touch with the property managers.
