Terrible for tenants. Please please save yourself the trouble and look elsewhere. Landlords -…read moreplease don't put your tenants through this expensive nightmare (or see your house fall apart because they ignore tenant complaints)! I've rented from around a dozen places across the country and this branch of RR is the worst by a long long way. I paid my exhorbitant fees (around £210) and applied to a house in Preston 6 weeks before I wanted to move in. The day before RR told me my contract wasn't ready and I needed to wait a week - forcing me into a hotel for 7 nights. Once I moved in they completely stopped replying to emails and phone calls. It took complains to head office and 3 months to even get a reply to simple questions. The shower and toilet started leaking at different points, which happens - but RR took weeks to contact the landlord, weeks to send anybody out to look, and none of those things were fixed when I moved out 6 months later. Next the roof started to leak, causing damp and mould in 2 rooms. Again, it happens, but RR still hadn't even arranged anybody to look at it nearly 3 months later when I moved out. When I tried to move out, I gave my notice but was told I'd be kicked out earlier than my notice date. It took weeks of emails and phone calls (while I was on holiday) for RR to finally admit they made a mistake and couldn't kick me out of a random day of their choosing. Now, a month after moving out I still don't have my deposit back and I've just been told they sent it to the wrong account number. There are many other things that are too boring, long, complicated and frustrating to type out here. For the record, no deductions were made from my deposit - I'm a good tenant! The owners were great when I finally got to speak to them, and we were able to sort everything out in one phone call as soon as we stopped involving RR! Avoid at all costs.

The house was filthy on the day of move in comparing to when we first viewed the home. They had the nerve to lie to us and tell us it was clean beforehand, the branch manager saying "I used to be a squaddie, I know clean." The walls were marked and unpainted and the carpets smelled of wet dog. We cleaned it as best we could and made a home of it out of determination. A very impersonal service culminated with an oven that did not work or ignite properly, and multiple week long gaps of a "serviceman" coming out and tinkering with it, saying it was fixed, only for it to break again the next day. The home was originally advertised as "white goods included." The house was basically full of old useless garbage, rusty cutlery, a damaged microwave, and the first Dyson model hoover ever, all of which DID NOT WORK. We were not allowed to throw any of it away and had to resort to boxing it up in the shed. Towards the end of our tenancy they constantly bombarded us with new viewings, and repeatedly called to "confirm" appointments we had not agreed to. When we left the home we cleaned it well and it was in a far better condition than when we arrived. The landlord subsequently had elected to keep half of our deposit as "a removal fee" for items we apparently left there. We left nothing of ours, so no doubt they are talking about their own useless garbage which we wanted to throw in the skip (where it belongs) the whole time. Do yourself a favor. If you are going to let with anybody, dont do it with Reeds Rains. They are a corporate robot who care nothing for Tenants. The service is biased in favor of the landlord only and they will help the landlord do all they can to rip you off. You are not a paying customer to them you are a commodity.
