Update to the below comment from Alana. She's correct, "the tenant" did not clean the home it was agreed upon for a cleaning company of their choosing to clean the home. I can also provide the email detailing the conversation about the cleaning company. It appears the company expected us to clean the home prior to the cleaning company which absolutely ridiculous. We were also charged over $200 for blinds that were in poor condition when we moved in and to rake leaves that fell from trees after we moved. This company has horrible customer service. If you decide to rent with them, please send all communications via email to protect yourself. Also, don't expect to receive your deposit back, as you will be over charged during move out. I recommend you stay away and go with a more reputable company and save yourself the hassle. read more

These people are crooked and corrupt. They attempted to make me replace a 15 year old faucet in the kitchen after I notified them that it had low water pressure. It was only after I threatened to contact the housing authority that they backed down and repaired it. When I moved out, they took $300 out of my damage deposit to pay for landscaping. After I requested a copy of the invoice, they took 3 days to prepare it and when I finally got it looked like something they had quickly thrown using a template on ms word. A google search for the name of the company returned no results, It contained no business license or other information that might legitimize the business, and a phone number without a voicemail that no one ever answered when I attempted to call. Horrible, horrible people. I have worked with many Property Managers over the years, and they have all been positive experiences, but working with Good has been awful. They don't communicate, they have absolutely NO sense of customer service and are generally just nasty people. Something broken or wrong? Not fixed, then, although you've documented it time and time again, they still charged for it after moving out. Can't say how many times requests for repair were simply ignored. Avoid this one. This agency is completely unprofessional. I went to see a property managed by them and showed up to my appointment surprised by the fact I was sharing my appointment with another interested party, and that the woman showing the property forgot the keys so she was a half hour late. The woman showing the property hardly knew anything about the property, cursed in front of us, and her only answer to most questions was "you'll have to work that out with the owner". I had to repeatedly call the agency just to know if the owner of the property would be able to talk to me because no one would return my calls. read more

RENTERS BEWARE This is a warning to anyone who might consider renting with this company. They have bizarrely unprofessional business practices. A common response from the unhelpful receptionist is "only one person can do that here and they are on vacation for a week." What kind of company lets their operations shut down for weeks on end because they'd rather not train their whole staff to cover during illness, holidays, and vacations? Additionally, their disorganization and melodramatic receptionist caused my family to miss out on future rental prospects, because they refused to confirm my 3 year (exceptional) rental history with prospective landlords. I didn't read the reviews prior to renting from them, but after two years of leasing with them, I have to say it wasn't bad at all. I think the majority of these reviewers have had a run in with one of the individuals in the office that is in a perpetual bad mood (hence the 4 stars instead of 5). I had an issue with a bill my first month and when I informed them I didn't see why I was having to pay for "xyz," the individual immediately yelled at me and threatened to go ahead and call the lawyers over it. It was extremely unprofessional, but I've heard this is the norm for this person and the owner just allows the behavior. With that all being said, my regular points of contact, Anna and Lauren were fantastic! Any question or issue I had was immediately addressed in a polite and professional manner. Marcia at the front desk was also always welcoming and very sweet. Couldn't say enough good about these three! My rent was a very fair price and am overall very satisfied with the two years I was a customer of good property. If you pay your bills on time, and leave the rental in a nice condition, you'll have no problems with these folks. read more

As stated in most of the reviews, stay away from either renting from or having Good Property Management (GPM) manage your property. I completely agree with the poor customer relation practices, along with the "bullying" tactics. I have been hung up on by Ivy, along with being threatened by Derrick to evict for not keeping the grass mowed and trees/bushes pruned. It's so uncomfortable walking into the office to deal with Ivy, I recently switched to Bill Payer to avoid going into the office. I have been late with my rent one time in four years. This month Bill Payer messed up, and the rent check didn't get to GPM on time. GPM is charging me $55 for being late, and additional money for each day after. Bill Payer (contracted through my credit union) was completely sympathetic of the situation and tried to work with these guys to eliminate the late fee since it was their error. Too bad, says GPM. They want their money... Stay away from this place even if you have few other options. It won't be worth your time, and will cost you money in the long run! read more

Spent 3 weeks trying to call the office and had to call the maintenance number to get ahold of someone. When explaining I had called multiple times she interrupted me saying "well I did try to call you" which I said "I apologize if I missed tour call but I have called every other day for 3 weeks now with no response". We were going to take over a friends lease who just purchased a home but the girl Ivy I spoke with was extremely rude and acted as if talking to me was a burden. As a landlord myself in a different state I am very familiar with lease takeovers and what property managers are capable of and she didn't want to hear anything I had to say "you can takeover the lease right now but I'm not going to guarantee itll be cleaned or painted" is all she kept repeating. We are not able to tour the home currently so we took to video chat and pictures to tour and the home itself was night but very beaten up, paint missing in spots, miscoloeted paint, carpet EXTREMELY run down so I explained the unit would need paint and carpet before we would be comfortabletaking the lease. She just kept repeating "well I'm not saying that'll be done." Completely unacceptable as we are moving from VA to WA and have talked to the current tennants about moving out a couple weeks prior to arrival specifically for the property to be brought up to standards. Overall this company is extremely lazy, unprofessional and rude and o would avoid it at all costs. read more

Good property is terrible. We once were tenants, and now we are going to rent our house. We would never consider inflicting this terrible company on tenants beginning with the ferocious dog they keep in the office, the rude receptionist. We were tricked in the end to pay an additional months rent. Because the renewal lease had a little bit of doodling on its edge they sent it back to me, I drove it over from Poulsbo by the 1st. They extended the lease 1 month because of that. When the apartment was vacated 2 months early they did nothing to rerent the apartment and we lost an additional $1800. They even refused to let us advertise the apartment or send them interested parties. read more

My latest experience with GPM. This company refused to respond to the Better Business Bureau. I have an email from BBB stating this fact, they also refused to work with the Ombudsman from the Board of Realtors. Wow I wonder if they will reply to the Board of Licensing ? Legal Action is next and I realize this will cost me more than they took from my deposit but there has got to be consequences for their actions. I am 8 months pregnant I was looking for a bigger home for my little one, his father, and my soon to be father-in-law. The experience we had with Ivy was just terrible. When she was showing the house she acted very uninterested in answering questions and when we did ask a question about the home her response was "I'm not sure I've never been here before". When speaking with her over the phone she didn't have all the information I was asking about so I wanted to speak to someone with more authority. When I asked to be transferred she simply hung up on me. I called back and she said "she will tell you what I already told you " then transferred me to a voicemail. I never received a call back and have since moved on to a more experienced and professional property management team. read more

I don't even know where to begin... My boyfriend and I's lease was for 1 year but we got out after 3 months because the place was not habitable. We began noticing cockroaches in our home after a few weeks of living there. When we first reported it, the landlord came by with some traps hoping that would take care of the problem. The cockroaches were crawling right past the traps. We requested for pest control and the management hired their go-to pest control guy. The inspector said that there were no evidence of cockroaches and basically implied that we were making it up. So I started catching them and saving them in a ziplock bag since the property management wouldn't believe us. The battle went on for a while and we finally hired our own pest control and they immediately found evidence of cockroaches all over our apartment. (They did not like that we hired our own pest control) They began to be semi-cooperative after that. We no longer wanted to be under the management of good property and requested to be let out of our lease. But we requested that they would treat all of our belongings before we move so we don't bring the cockroaches with us. The full treatment takes 2 weeks. The property management wouldn't schedule a treatment because the only person "capable" of that in the office was on vacation. They gave us 20 days to move. And by the time the person who can set up our schedule came back we would have less than that to be out of there. We started looking into lawyers at this point. We also had another issue where there was sewer gas leaking into our apartment because they didn't have a cap on a pipe. They wouldn't take care of that as well so we reported it to the city and it was immediately taken care of because they were about to get fined. The people who work for good property management have extremely poor customer service and they are extremely aggressive and are not interested in helping you what so ever. We did get our security deposit back because we left the place spotless. We weren't going to let them screw us over even more than they already have. I would rate them zero stars but it's not an option. read more

I've used GPM to manage my property for the past year. I terminated the lease and our tenant moved out by the date stated in her notice. GPM, Most specifically Alana and Lee have been anything but professional in closing our transaction. After being given only minutes to inspect the premises was told they were through with us and our lease. I've contacted them via email and telephone because of issues, the most specific issue, animal urine/odor (and there were other issues). GPM has failed to respond to email and to telephone messages. Today I was told at 11am that Lee Good (owner) was in conference and could not come to the phone. At 3pm she had left for a 30 day vacation AND there was no other person in the office, per Receptionist, Marsha. Marsha also did not know who was in charge while Lee was out. She said my issues would be addressed in a letter, but did not know when the letter would be sent; today? next week? 30 days? I'm positive this is the typical old run-a-round GPM plays (as I've now noted in other Yelp reviews) and that the damages deposit was either kept by them or returned to the renter. Alana was unbelievable rude, unprofessional and lacks integrity. It appears that the Owner Lee is of the same caliber, else she would have immediately contacted me, rather than hide behind the shield of her receptions and 4 days after the fact conveniently leave on a 30 day vacation (which I am truly suspect is factual). read more

MILITARY STAY AWAY! As an Active Duty member I highly encourage you NOT to do business with this agency! I rented from them for three years and was an excellent tenant. We left the home in much better shape than received. The women that work for this company made up several charges that are fake and exaggerated in order to keep my security deposit. I have had to get the JAG office involved in my case since the women there will not negotiate at all or listen to my proof. This is the first time in my life did I get screwed and have my security posit by this company if I could give zero stars I would this company charged me for cleaning fees after a paid a company to clean my property after I moved out unfortunately after four years I've written this property and not one time my rent was late . I know most renters have hard time paying bills on time this is not the case . I Magine they will reply back to this and try to justify it But after four years of living at his property and I moved out they charge me for new blinds in the windows but that falls underneath normal wear and tear then in the bathroom on the corner of the bathroom sink was damaged but was on the original check off list which I'm going to challenge the bathroom had water damage while I was writing the property and they had to come out and replace the floors and the tile . I should've received $1400 back but I did not I got $381 this is never happened to me before what they do not realize it I paid a professional company to come in and clean the property and have the carpets cleaned I'm only required to give them the receipt for the cleaning of the carpet I will be seeing legal actions against this place do not rent from them It'll let you all know I had a sewer pipe that was in the basement that was broken for over year and they're making us go put a bucket underneath it to catch the sewage and it took them one year to come out and fix it and for the water damage in the tile in the bathroom it took them one year to fix it and they don't even have online payment you will have to drive your rent to them once a month and the maintenance people that they use come from craigslist if you end up renting from these people to make sure on your check off list to write down literally everything because that is what I am going to be challenge on the list because as the tenant before me left not even 24 hours later I was moving in and the yard mean it was Wayover growing and they were post to send somebody out to trim up the trees in the bushes which was not required by me I was only required to keep up with the grass the grass clippings in the twigs from the trees I do not own 13 foot ladder and even if I did the responsibility should be on them I even had all the patios in the decks in the driveway pressure washed before I left the property I want above and beyond for this property and I cannot believe what they have done to me read more

I had used this company not knowing what I had done until later, new to the game. They are just that almost good, not great but mediocre average. There are many other local companies that will do a much better job. They will eat up every cent they collect and threaten those that don't know any better. It cost me to leave but at least it was money they charged from someone else. I do not recommend this company to manage your properties. Good Property Management is ABSOLUTELY awful. We were transferred to their company without our knowledge from the property company we rented our house from (apparently the owners switched without telling us until after the fact). Our dishwasher has not worked since the day we moved into the home (three+ months), and our oven stopped working on a Thursday night. I called Friday morning to give them notice of this fact and they told me the issue would be resolved within a 72 hour time frame. The repair guy did not make it out to our property until Tuesday, and then I was told it would not be fixed until Friday; over a full week after the oven stopped working. Dealing with the personnel at Good has been a nightmare. They are unpleasant, entirely unhelpful and have no concern for their tenants. I would never recommend this company to anyone. read more

Absolutely the worst property management company we have ever dealt with. The company was all smiles as we signed our rental agreement, but the good vibes we got from them quickly diminished. The issue came when we ended our lease due to military orders. They did not want to release our lease per the Soldier and Sailor's Relief Act and then once showed the law they agreed to the move but post-moveout we were charged with erroneous charges which we have no way to fight as it would have turned into a he-said, she-said situation. We should have been given back pro-rated rent which was verbally agreed on - they did not honor their word. BOTTOM LINE: get it in writing! These guys are pretty bad. They had managed my property for about 5 years. Not sure what type of inspection or communication they have at all with the tenants. Most of the employees seem pretty apathetic and simply dont care. For example, they ran up my heating and utilities bill while house was vacant for month. Also, now thinking about it, their services or lack of may have been a reason why it was vacant for so long. They make little admin mistakes with payments and billing. Worse of all though is just the neglect..if you are collecting 10% every month for managing the property, do something more than just collect the money! I had to repair the heating furnace because it was damaged as there was no filter there. Really???? How long has that been going on? And I finally had to change companies because I had emailed them to check on current tenant, if they had expressed desires to renewal the lease. From 3 months before lease ends to 2 weeks before lease ending the company tells me that tenant will sign renewal but have not turned in paperwork. At the 2 week mark, the company tells me that the tenant does not intend to renew any longer. Is there not a deadline? Thinking about, there probably was but the company due to their own neglect with keeping track of the paperwork failed to communicate with the tenant and notify me until 2 weeks out. anyways, just research before dealing with this company. read more

Good Property Management does a great job renting out your property! The problems come after the lease is signed. Inspection reports are not provided to landlord. maintenance items found at tenant move out are not addressed if an inspection is even done at all. Having had a tenant break the lease and ditch town after causing thousands of dollars in damage I received no confirmation that this tenant had been sent to collections or any follow up from the company. I had to step in regularly and make sure that the concerns of tenants were actually being addressed. Money was mismanaged and fees that should have been collected like a pet deposit never were. The statements provided to owners are woefully outdated. A big part of this companies problem is they do not assign you a property manager the whole team manages your property. Well with this approach there is no one person who knows what is going on with your property. If you call with a concern about your property the receptionist is extremely un-informed and usually tells you that whoever your trying to call is not available and don't expect a returned call when they do get in the office it simply will not happen. While I don't think they are bad people I do think that their approach at running this business is fundamentally flawed. I have discontinued my relationship with this company after three years of using them. My advice is that if your not prepared to manage you own property then you have no business owning a rental, these companies are out to make money and quickly lose sight of who they work for. read more

I would not recommend renting or leasing to this company. While I paid my rent in a timely manner their technology is outdated we would have to drive 30 mins from the property to submit our rent. The first time I met the property management group to look at the property the lady was rude and unprofessional. She mention how it was a nuisance to drive 30 mins because an coworker of her was getting fired. Now that we have finally moved out the property they charged us $450 in cleaning services for the house which is absurd since we scrub inside and out of the house. I even made sure that behind the toilets were scrub. If it wasn't for meeting the landlords the first week I'm not sure we would of stayed on the property that long. They even had trouble themselves with a staff member being unprofessional to them. When I brought this up to Good Property Management attention they wave it off as new employee even though she had been with their company for 6 months already. If you do end up renting with this company just beware you will not receive all your deposit and make sure you document how the property appeared before you moved out. read more

We didn't have a choice in management companies, Good property management was the third company to take over the property while we were there and their service was so bad that we actually went and bought a house 4 years earlier than planned. Among the many thing wrong with them from poor customer service to trying to make us pay a water bill that wasn't part of the rental agreement. They are holding our deposit for things that were broken when we moved in (and on the original walk-through) or missing all together. When trying to get answers to why they are charging me for things that were not part of the rental agreement I was told my tone was too harsh and was hung up on. When I tried calling back nobody would answer until I called from my husbands phone, someone finally answered but I was hung up upon again once I gave my name. Rented with them for a month after a year lease was up. Took forever for anything to get fix, First I had to take picture and email them as to what happened and then I had to wait for a call to see when someone could come out. Then after about a week the person came out to see if I was telling the truth not to fix when they deemed it was as I said then they called a repair person. Before I even moved in they asked to come see the current place I was rent, which I found out after was against Washington tenant laws. I really didn't care it was clean anyway. They asked if I could make my dog wear shoes inside the house because it was hardwood floors. That didn't last ling he hated it and we got carpets for most of the floor. Then at every inspection they gave a bad one saying something wasn't clean (like a window seal or the stove). however I paid for a cleaning service. They always seemed snooty and rude when we talked to them for anything even when just coming in to pay rent. It was their rudeness that made us leave renting with them. read more
