Funny though because you don't reply to tenants or seem to be present in your style of "management" unless it comes to yelp comments... your constant use and reference of the "owners" this the "owners" that is a manipulative tactic and all your tenants are fed up! We moved into a beautiful home managed by Golden Gate Properties close to 3 weeks ago. I've rented directly from Owners or large apartment complexes in the past. This is my first experience working with a property manager managing for an independent owner. It's been the best experience I've had as a renter. The showings and application process was rather smooth. Working with Misty was refreshing. She was organized and thorough in every aspect. We've submitted a few requests for repairs and their team quickly responded. They had a vendor out the next day! Golden Gate Properties has blown my own expectations. Our experience with Golden Gate Properties was so outstandingly awful, that I am still confused if we dealt with simply incompetent people or if they purposefully wasted our time to cover some shady business. After a month of seeing some gorgeous enhanced photos of an apartment and one extremely last second cancelation, we finally filled out an application. While every other place we applied to was capable of making a decision within a couple days, two weeks later we still do not have a decision. This is even though we explained that we need a response sooner rather than later, as we need to get back with a decision to other places. I have worked with many many realtors, property mangers and landlord and while not all were nice, all had some basic level of politeness and promptness. I would not recommend them to an owner that was actually trying to rent out an apartment either. They ended up lowering the rent for the apartment after we had shown interest in it at the original price and without even showing it to us. While this is great for us, the owner missed out on the money for no reason at all. EDITING TO MAKE RESPONSE MORE VISIBLE: I guess it is not surprising that this is the fastest possible way to reach you. I only wish that you could be as responsive without an audience. As we have explained our net income is actually OVER the 3x rent you require. I do not think that investment income in the bay area is that out of the ordinary that this should have confused you that much. I understand that the owner has the right to respond slowly. What I do NOT understand is how it took your company THREE WHOLE DAYS to get back to us with a response to a simple question asking what documents you would find the most helpful as proof of investment income. It took you guys more than a week to get the application to the owner, so you are very much also to blame. read more

We have worked with the staff at Golden Gate Properties for a little over 2 years. They have been great and have really taken care of our property. They screened our prospective tenants and found a great family to rent our SF home. Their timely responses and adequate maintenance was priceless. I never had to worry that a need would not be taken care of. The customer service they provided was impeccable. We recently decided to sell the property but if we ever need to rent another of our homes, they will be our go to company for management. It's in your best interest to avoid dealing with them if you can manage. Property management companies do NOT have your best interests in mind. This isn't really a surprise, but it doesn't take away from the fact that they tried to nickel and dime us when it came time to move out. They also are a very small operation and the burden of that inconvenience lands on the tenants. You pretty much have to get the house to model home status if you want your security deposit back. You are strictly on their schedule. We had to negotiate some factors of the house that are normal wear and tear for them to take the responsibility off of us. If you do have to deal with them, make sure that you read the contract VERY closely and that it all makes sense to you. They cleverly word the agreement to put tenants with their backs against the wall in certain situations. Only reason I give them 2 stars and not one is because whenever there was something wrong with the house, they did address it promptly. Overall, I'm going to avoid property management companies at all cost. read more

Just a response to GGP's comment below: I was not illegally violating my lease -- I was and always had been the sole lessor on the lease as instructed by the previous mgmt company. As it was a 2-BD, I was always allowed to have a roommate, aka a "sublessor". Feel free to fall back on MC Hall's teenage retorts, but I'd like to point out the state of the apt at moveout -- a building so poorly managed by these "little old landladies" that no one in their right mind would ever pay that much rent for barely passable living conditions: -doorknobs to closet, bedroom and bathroom doors continuously broken or don't close/lock all the way or at all -paper (literally, yellow paper) window shades fallen off hinges, ripped with holes -oftentimes no hot water, and the shower's right handle broken off (never fixed despite multiple complaints) -electricity shorting out ALL the time (you can't use more than two electric appliances at once, so never use a blow dryer if the space heater happens to be on! restarting it required going all the way to the backyard to flip the circuit box) -main furnace/heater broken for years (it only heated the living room, so you basically freeze at night because none of the windows are double-paned) -paint peeling off floors and walls, moldy carpet -outside of building hadn't been cleaned, repainted, or window-washed the entire 5 years I lived there -two out of the four stove tops not working -never had a single fire drill / alarm check even though alarm fell off ceiling ages ago -mold and mildew on the bathroom walls/mirrors due to zero ventilation -window screens loose and clogged with debris I can go on and on. Let's just hope these "little old landladies" use their winnings to bring the place back to livable conditions -- and I hope with new (and better) management by GGP, housing standards will be reinforced and implemented. read more

They helped my roommate and I find a great rental home at a terrific price in a great neighborhood. They have also worked with us whenever we have had questions or maintenance requests. They pick the best properties to offer their clientele and move very fast. Golden Gate Properties went back to servicing my area a few years ago. I went back to them a few years ago. Doing it myself was a nightmare when there is a situation and I am busy with other things and basically don't have the knowledge to handle the situation. Would have gone back sooner if I knew they were in my area again. I am still pleased with their service. They make my life easier. They are supporting me when I need it with sound advice. Property management may cost money but with a good company the money is worth it. Ferdinand and all the staff I have dealt with have been professional and friendly. Just weeks prior to returning to San Francisco, my partner and I were lucky enough to find a fantastic property in the Upper Market/Twin Peaks area managed by Golden Gate Properties. Beyond impressed by the property itself, what we didn't realize at the time, was just how lucky we were (and would be) to be working with Ferdinand and his team. As we were relocating from Southern California, and much of the paperwork/planning would need to be handled remotely, we were relieved to find ourselves in the very friendly, competent and accommodating hands of Ferdinand. From the initial showing to the second showing, Ferdinand personally handled our last-minute requests (due to a tight travel/house hunting schedule). Once we started the application process, Ferdinand proved to be timely and efficient communicator when responding to email and phone calls. On move-in day (a Sunday), the house was immaculate and everything flowed smoothly. Ferdinand personally followed up with us several times that week to check in on us. The few very minor things we had questions about or that needed attention were answered and/or dealt with immediately. If you can't tell by now, our transition back to San Francisco was seamless, in large part, due to Ferdinand's professionalism and sincere desire to make his tenant's happy. If you don't think our experience could get any better, think again. A year has passed since meeting Ferdinand and moving into our new home. As it turns out, the staff at Golden Gate Properties reflects and consistently demonstrates the friendliness and high level of professionalism we associate with Ferdinand. We've yet to have an experience where an inquiry wasn't responded to within a day. The portal used to pay rent and submit maintenance requests is super user-friendly. In the very few instances someone's needed to come by to do work in the house (handy person, electrician, plumber), they were courteous, friendly and trustworthy. Long-story-short, Ferdinand knows how to vet, hire and manage an amazing team! While we are renters, I can't speak with authority as to what it's like to interact with Golden Gate Properties as a property owner. I have been using Golden Gate Properties to manage my rental properties for about 1.5 years. One of the best decisions I have made. Owning rental units in SF is not easy, there are so many laws to keep track of. I am in real estate as an agent, but managing tenants is a whole different game. I decided to bring in someone who knows the laws and can make sure the units were in good shape. I checked out reviews on yelp and found G2G. After speaking with Ferdinand, it was obvious he was an excellent choice. I have only positive things to say about my experience with Ferdinand and his entire staff. They are all knowledgeable, professional, and easy to talk to. They keep track of all the maintenance, rents, interest on the deposit, and give us a great end of the year balance for our taxes. The fees associated with the service are completely reasonable. It has saved me many headaches and having to worry about finding plumbers or electricians for those things that inevitably go wrong. They do all of that and check in with me about the repairs and costs, and help give input on the most cost effective ways to go about things. I highly recommend Golden Gate Properties for anyone who owns property in SF and wants to rent it out. And I'm sure they are great for tenants looking for places as well! read more

Sadly, I connected with Mark after I hired another property manager with whom I had a signed contract. I was ready to switch over to Mark when my unit finally got rented. Back to Mark, even though I wasn't his client, when I was considering the switch-over, he came to my condo to meet me, was complimentary about my space, and followed up with an email giving me input on the pricing of my unit. He was extremely professional and was always responsive to me, by phone, email, or text, unlike my PM, who I had to ask several times to get back to me in a timely manner. Mark's rental percentage fee of the first month's rent was higher than what I paid my PM, but the aggravation and drama I experienced was not worth the savings. Well, I guess when you buy quality, you only cry once! The next time I need a property manager, I will run, not walk, to Mark Mangampat at Golden Gate Properties. read more
