After using the web form to arrange an appointment, I received a call within 10 minutes from Richard to arrange an appointment at a time best suited to me. Richard arrived and carried out the EPC inspection and was complete by 5pm. I was informed that the certificate will be emailed to me the next day but I actually received the certificate at 9.10pm the very same day. Extremely fast turn around and good value for money considering estate agents try to charge at leave double for the same certificate. Would definitely recommend Richard and Greater Manchester EPC should anyone require an EPC certificate.

They will do absolutely zero to help you, whilst stressing you the trouble they are going to in order to do none of the things they are paid to do, and then to make matters worse, are rude on an almost daily basis. But when we moved in, we got a different unit and it was filthy! There were rotten food in the oven, microwave and fridge. The room was dirty, smelly, the carpets were burnt from iron marks. Reporting any defects and damages to them is like talking to wood. When we called them they were so rude and said "you get what you paid for". We've got broken chairs and broken beds as well. Whenever you call them, they say they'll send someone right away but then nobody will ever be sent.

His ability to manage a building is questionable as well - others have mentioned botched repairs, organising roof repairs in November in Manchester and being surprised/angry when tenant complain about leaks is telling of his ability to plan ahead. If he does see or reply to this, he will undoubtedly mention the very positive feedback he receives. I have yet to hear a single positive opinion from either tenant or leaseholders.

Bodged repairs .... fobbed off and of course rude replies from staff come as standard for the service you pay monthly. They've take your service charge and pocket it whilst letting your flats go to ruin . A disgrace of a person and i'm not sure how you are a director ..... a clown college might be a better environment for you to direct Alan as your skills are at about this level .

However, we did approach them about finding a flat when we were looking around Manchester, and they suggested a couple of properties. The girl who accompanied us to a couple of viewings was dressed in a very flashy manner and constantly texted on her blackberry whilst driving us to the properties. Not really the most professional behaviour. It immediately gave us quite a bad impression of Belvoir as a letting company. The properties they suggested weren't really suitable for us anyway, but I'm yet to find an estate agent I actually like and trust!

On the phone the woman told me that the rent was 750 for couples as opposed to 690, which was not mentioned in the advert. At the time I found this rather strange, but did not say anything. During my journey to Manchester, I received a text asking me to confirm the appointment with WSC Estates. I could not believe it. There was no indication in the advert, that the property was let by an agency. I was very disappointed by their lack of transparency, felt cheated, and did not feel comfortable letting from them. The whole trip was a waste of time. I do not have a problem letting from an agency, but I will not consider letting a property WSC in the future.

They have caused us so much anguish, every interaction has been a battle, it's been impossible to get them to meet their legal obligations as landlord, we've had to pay for repairs ourselves on multiple occasions. Work has been promised and then a year and a half later still not carried out. They hide behind the home owner, although they are managing the property. These guys are so adept at deflecting issues when you go and see them in person, it's hardly a surprise a different customer was shouting at them when we first signed up with them. We should have just turned around and left then and saved ourselves so much hassle. They'll promise the world and then just *bleep* you over. You will always have a hard time getting hold of them, they don't reply to email, there is no OOH phone line, they make promises they don't keep. They even made the exit a nightmare by giving bad reviews despite us looking after the property, paying for repairs ourselves and always paying them on time. I have never written a review before, but I almost feel like I have to warn people. I am telling everyone I know to stear clear, I don't want anyone having them go through such a horrific customer experience. Just run far away and don't look back.

After I moved in, I found that the gate to my "secure parking spot" had rusted over and it took them nearly two months to repair it and send out a replacement key. More than annoying considering the flat was in the city centre of Manchester and parking on street is prohibited between 8am - 8pm unless you pay for it. On top of this whilst living in the property the locks were changed on the gate as part of routine maintenance, however I was not provided with a new key for a further two weeks. I had numerous issues with the plumbing and lack of hot water at my flat, whilst the majority of these were sorted speedily, two months before moving out I had a problem with the plumbing backing up. Shepherd Gilmour sent round a handyman NOT a plumber who proceeded to knock three massive holes in the bathroom wall and use my personal property ( a couple of towels and a facecloth) to mop up the foul smelling water that poured out. The handyman then departed leaving these scrunched up on the floor as a lovely welcome home gift for me. I dealt with all of this with as much good humour as I could muster, however upon moving out I was sent an email stating that I had not informed the agents in good time that I was due to move out (despite several emails and about 30 phone calls saying that I was not renewing my tenancy) and that there would be a charge for the several days it took to find a new tenant. They also charged me with a cleaning bill despite the fact that I spent an entire day cleaning the flat and REPAINTED it before moving out. (a year earlier I had repainted it upon moving in after they had told me that repainting the flat would incur an extra £25 a month increase to my rent!!!) I'm still hoping to get my deposit back, but honestly I very much doubt I'll see a penny of it from them. AVOID AVOID AVOID!!!!!
