I've been living here since for almost a year and I've loved it. The laundry rooms were just updated with new appliances and now they take digital payment which I love. The manager (Elvia) is so accessible and she lives in the building too. The other amenities like pool and gym are always clean and updated (check pics). Overall it's a nice place to live.

Great place to live. It is live changing to have access to a pool and hot tub during the quarantine, easy laundry in building and spacious balconies to have a great outdoor space to work or hang out. Elvia is always here to help and makes all the residents feel welcome and at home.

It's also unfortunately pretty common to see dogs who are unsupervised, untrained, and unleashed. A few months ago, there was a dog attack and the leashed dog needed a 3K surgery. Your front door is facing your neighbor's front door with maybe a few inches space between the railing. No privacy! (And Fire hazard?) Parking is a nightmare as most residents have large trucks, lifted jeeps, and cannot fathom the idea of sharing the road with others. There's SOOOO many blind spots when driving around the park because of the tight parking spaces and large cars. Most amenities are not in good enough condition for use or it gets stolen by other residents. Only good thing at this point is the pool. There is almost no usable furniture and what is slightly stable has nails sticking out from under the cushions. Be careful with stolen packages as well! I have had another resident chase after my car AT NIGHT because he thought I stole his packages. I have also gotten my packages stolen at least 3 times. Mangement won't help you either, or check camera if your items were stolen from a public place. They also fired security recently so don't fall for those good reviews from a few months ago. Management also refuse to replace any equipment that was purchased three owners ago (at least 6 years ago) because of "budget cuts" despite the large influx of new residents. The new owners have NOT invested money in any of the amenities. Yes, the large roaches around the park is still a thing. Never stopped being a thing, and there was a coyote spotted a few weeks ago. Ps the pictures on yelp are old pictures from years ago. I did try calling and reaching out to management about complaints (I use to work customer service and don't like to make things a big deal) but they don't answer their phones and when I go in person I receive condescending responses. (Maybe it's because I am a young women but that is not a valid reason to speak to anyone in that manner) Emails don't work either, as It took them about two months to get back to me and it wasn't until after i threatened to escalate the situation. They still did not give me a solution to my complaint or even gave me much info on how the plan to remedy the situation. Don't be fooled! Save yourselves, live elsewhere.

EVERY SINGLE NOISE IS AUDIABLE THROUGH THE OUTDATED AND CHEAPLY MADE BUILDING!!! You can constantly hear kids crying, screaming, hobos across the street screaming as there is a homeless shelter right around the corner, heavy footsteps above, couples arguing, etc. AVOID AT ALL COSTS!!!! In addition to all the prior issues, I provided a formal 60-day notice of my intent to vacate on…read moreJanuary 28, 2022. I then followed up with a request for an initial inspection on February 24, 2022  pursuant to Cal. Civ. Code §1950.5(f)(1). I also requested to be notified what the exact amount of my security deposit was and none of these notices or demands have been responded to. I have not had my initial inspection and now my plans to vacate have changed from March 29, 2022 (the initial end-date for the 60-day notice) to March 15, 2022. Ms. Carter from the leasing office has deliberately and in bad-faith ignored all of my emails and legal demands and instead thought it was better to serve me with a 3-day notice to vacate in a malicious and retaliatory manner on February 18, 2022, despite my prior notice expressing my plans to part ways. This community has the worst customer service, unlivable and uninhabitable living conditions in violation of NUMEROUS California statutes, including, but not limited to, Cal. Civ Code  §1941.1--more specifically subdivision (a)(6), among various other provisions, effectively making this property qualify for constructive eviction under Cal. Civ Code  §1942 (luckily I was not bound by a lease forcing me to exercise this option but I am sure many other tenants can probably benefit from this given the numerous noise complaints, roaches, bed bugs, among various other uninhabitable conditions that exist.) The guarantee of habitability has been breached on various fronts. On a final note, I have applied for the rental relief programs from the State as a result of COVID-19. Ms. Carter stated to me explicitly on January 28, 2022 that they would decline accepting the rental relief provided to me. I feel this is a malicious and tasteless tactic that she will attempt to employ in an attempt to retain my security deposit since I am now vacating the unit. This is simply unacceptable and should not be allowed. This may also be her reasoning in failing to respond to my demands for an initial inspection.

Moderno tried to charge us about $1550 for 9 months of water when it should have been under $550;…read moreGuardian admitted the system was broken and Moderno admitted fault by removing the $1550 and then randomly charged us $826, anyway; the property manager promised us she wouldn't charge our security deposit for apartment-related issues due to the apartment being given to us in a horrible state, then charged us $400; in total, Moderno stole about $700 from us and now refuses to respond. THE WATER BILL Our bill, from September 2023 until March 2024 was claiming an error and only charging $18.68. After that, Moderno sent Guardian a picture (which we didn't know until later) that showed a meter reading that caused them to generate a bill for $636.65. Our average bill for the three of us was about $75 before the bill had errors and read zero water usage. We called Guardian Water and Power customer service and the service team explained that the error code meant the transmitter wasn't sending updated data. They asked me to get picture proof of the water meter reading and, if different than the bill, send it to Guardian to fix the amount charged. We asked Day (our property manager) and she sent us a picture. The picture showed the September water usage. Absolute proof that the usage used for the bill did not come from the on-site meter. We sent that to Guardian and they started communicating with Moderno. They told us the picture we sent them was not what they needed to see and we had to find a different meter. When we asked Day for another meter, she sent a photo of a meter inside the ground outside the building that read an astronomically high number that made no sense. Obviously, we all thought it couldn't be for us. We continued emailing with Guardian after that, trying to explain that our average usage was nowhere near what they wanted to charge us and that it seemed to be based on guesswork. They responded with the system was working correctly and the bill would remain. The following month, we received a bill for $18.68 again, showing the system was still broken. So, Guardian was wrong. Again. Day seemed to not know about what was happening with us and Guardian. Later, we were told by Guardian that Day was the one who sent the original photo to them. The next month (now May 2024), we get hit with an EXTRA $860.37. Our bill was now sitting at about $1550 for 9 months of use. Again, when the system was working, we had an average bill of about $75 for the three of us. The correct bill for 9 months would be about $675 (although, we were autopaying $18.68 for 7 months, and so the correct bill for us at that point should have been under $550). We contacted Guardian again and showed them the bill they had generated for us and told them they had to correct the issue, as no one could use that much water. As it turns out, Day sent them the photo she sent us a month before this that had the astronomically high number that made no sense. They were basing everything off information provided by Day and the system was broken, which Guardian now admitted. Since all this happened, Moderno removed the water bill total and added a random amount back on. They randomly decided to charge us $826.41. A number from literally nowhere that does not use our average bill total. They charged our security deposit that amount to close out the unpaid water bill. THE REST They also charged our deposit 300 for janitorial cleaning and 100 for steam cleaning. There was no damage to the carpets at all and we paid for a professional cleaning service before leaving. When we first moved in, the apartment was given to us with many issues. Not cleaned, not painted, broken things, etc. We made a huge list of issues, and I personally did a walkthrough with Day to show every single item. It took 45 minutes. We listed them all for her to correct. She told us that she would NOT charge us anything on our deposit, since move-in was so bad. Unfortunately, Day did not keep her promise and Moderno is refusing all calls.

This has been one of the worst living experiences I've ever had…read more The neighborhood feels very unsafe. There are large numbers of homeless individuals around the block, and I've personally been chased multiple times. It's incredibly stressful just coming and going from your own home. Another major issue is the trash collection. The city trash truck consistently comes before 7 AM, and the noise is extremely loud--it will wake you up whether you want it or not. I brought this up to management, but their response was essentially that there's nothing they can do. So you're stuck dealing with it every single morning. On top of that, the building itself is poorly managed. From noisy neighbors throwing parties and screaming at 4 AM to other ongoing issues, management never takes meaningful action. Their response is always the same generic script: "We are working on the issue. If you're not happy, we can review lease termination options with you." In other words, either tolerate the problems or pay more money to leave. The neighbors above me are extremely loud and seem to start their activity late at night, often around 1 AM. The noise is so intense that it wakes me up with a racing heart. It's not occasional--it's every single night. I haven't been able to sleep in my own bedroom for the past year because of this. Instead, I'm paying $3,400 a month just to sleep on my sofa. That's completely unacceptable and far beyond anything anyone should have to tolerate. Between the unsafe surroundings, constant noise, and lack of accountability from management, living here has been extremely frustrating. This place has seriously impacted my quality of life, and I regret signing a lease here.

I didn't make appointments totally my fault but we were just trying to feel out the neighborhood. Most places turned us away as soon as I mentioned our move-in timeline but not L and O Apartments. And that's exactly why I'm taking the time to write this. They were the only building that welcomed me as a walk-in. As soon as I walked in I was greeted with smiles. The lobby smelled amazing and the entire vibe felt warm and inviting. They offered me coffee and had apples and bananas out which my son absolutely loved. Chelsea is the one who toured me and she was so kind so sweet and absolutely amazing. After seeing the rooftop, the gym and everything else I'm seriously considering this place. If there's one thing I noticed it's that they actually make you feel like a future resident not just a number based on when I needed to move in.
