    I LOVE living at the Silverton!…read more The Silverton is a mid-sized condo building that was built during the revitalization of Downtown Silver Spring in 2006. The building was built at the site of the old Canada Dry bottling plant, which is visible with the retained facade and sign of the factory. It is conveniently located two blocks from the metro and is walking distance to all of the amenities of Downtown Silver Spring. The building itself is extremely well managed, with onsite property managers that are very attentive to residents needs and the housekeeping staff do a great job keeping the building clean. Building amenities include an outdoor swimming pool, fitness center, social room, "multi age/kids playroom", a large outdoor plaza with seating, and a large fully fenced dog run! It is definitely a pet friendly building and one of the few in the DC area with its own dog run. The units themselves are spacious with ample storage and range in size from approximately 800 square feet for a 1 bedroom to 1,300 square feet for a 2 bedroom + den. There are even a few one and two bedroom loft units. The finishes in the units are modern, most have granite in the kitchens and bathrooms and stainless steel appliances. Most units come with garage parking (some have 2 spaces) and the garage is conveniently located in the back of the building with access on each floor.

Great things.. 1.Custodial and maintenance staff absolutely wonderful 2.Location perfect 3.Residents, most are really great people 4.Parking, most units have assigned parking 5.Deliveries, right to your front door 6.Unit, great size Concerns... 1.$200 annual pet fee for dogs 2.$200 move in & move out fee 3.An additional $500 deposit move in/out that may or may not be refunded. 4.Quiet Hours 10pm to 9am 5.Structure of building - Frame, which means you hear everything 6.Board - nice people but limited power 7.Units for sale - look at the front gate at any given time there are quite a few units for sale. 8.For the price point there are so many other choices in the area. 9.Move in/out hours - 10am to 4pm only Mon-Fri. If you go outside of this time you are charged $150. My husband and I lived in one of these condo's for more than a year and were told that we could not make any noise after 10pm or before 9am. Which meant no using our kitchen and limited moving/walking during those hours. In fact, we could not take pots out of the cabinets to cook breakfast until after 9am because it was disruptive. Another issue were the complaints from the owners about the ineffective management and excessive capital expenditures for maintenance and building repairs. During our stay some pipes burst and caused a lot of water damage to a few units. Many of the units have the hot water heaters outside with a heater to keep the pipes from freezing. Not to mention my landlord was not always prompt with paying the condo fee's so the association would require me to pay the rent directly to the association. During these instances the association would not provide a status update and would therefore keep more rent than required to bring the account current, this happened two times. The landlord also kept our deposit for the full 45 days after move out even though we completed a walk through right after we moved out of the unit. We were so very fortunate because we were able to escape the madness. I guess, if you are on the top floor you might be ok.

She on the first floor and let them run up and down the hallway and on scooters sometimes. No more security guard so people just be coming in and out of the building at night. The parking sucks and cars kept getting towed. a lot of people in the building houses are a mess and the stinch lingers in the hallways. Affordable living but it's getting messy in there.

    This building used to be very nice and well maintained, now it is just completely ran down! there's…read morebeen an increase in homeless people residing in the building, the rental office staff (ms lynch) is unprofessional, makes threats and tries to bully other. there's a lady who hangs out in the lobby all day, she has kids who she locks out, they run up and down the halls, never in adult care. there's no security so drifters are squatting in and on the property. There's a lot of unwanted foot traffic and issues that are growing serious concerns. there's a heavy presence of dogs on the floors, the smoke smells are crazy, cars were getting towed, the property was aware but never told tenants, they had permits for their own vehicles. you'd think the property would excel overtime, but it's just gotten worse. Being in "affordable living" is hectic and stressful here. This used to be a working class building, now it's filled with homeless people and people with no care to keep their homes clean. We are seeing rodents, trash and dog poop in the stairwells, urine from the animals on the elevators.

A family had to move out and the neighbors next door had to move as well. We then had to endure construction for well over 6 months right above and outside our window. Then we have always had issues with the management. There have been like 4 property managers since 2017. The new one is clueless & doesn't know how to handle the building. Over the past 7 months, my emails to management have been mostly ignored. They were in the middle of an owner change. The property manager quit and they fired someone I loved who worked as a concierge. Then the temporary replacements were horrible to deal with and they harassed me several times for being in my car out front of the building. I was told to move several times and to go to my parking spot. There is no WiFi in the garage. They also came to my apartment to harass me for noise and then called the Crisis Center. They then threatened me with legal action for crying and having issues after my husband walked out on me. I have been having a really hard time and my neighbor has been harassing me since my husband left continually calling paramedics, police, crisis center, building security, etc for any little noise in my apartment. She also accused me of throwing things at the wall. Because of this, my lease is not being renewed I guess and I have to move. The management won't talk to me about it or about how I've been treated by my neighbor who verbally assaulted me and tried to come after me in the garage when I wasn't driving fast enough. The view is great. The pool is great. But these apartments are not worth the amount they cost per month. I have a small 1 bd/bath. It's fine for an MPDU, but it's pretty small to be paying over $2k. So it's disappointing that after being here since 2017, I am being kicked out. I'm also disabled which makes this a nightmare for me. They have had no sympathy whatsoever and got involved in confidential matters that never should have happened. I have so much on video and have evidence against this place, but the county could care less. I'm glad I'm leaving but will miss living here tbh. I met some really nice people and I will miss the pool, but that neighbor won't stop calling people on me continually and nothing has been done to resolve the matter. There is more, but that's the summary of how badly we've (now I) been treated here.

    Decided to do an update to this review to explain more of my interaction with the actual leasing…read morestaff and management especially after the business owner's response makes it seem like they were willing to "assist me in any way". They were not. At all. I've had a few people message me privately about this review because they were interested in The Pearl as well. After the denial and me explaining the situation (the DISMISSED court case with a balance of 0 that was NOT on my part of my credit file but a court case dig up by Rentgrow belonged to a parent from 2012 while I was a student away at college) I was told blatantly that that did not matter and that The Pearl would not "accept me with this on my record" and that it was "up to me to dispute it" even after showing them a copy of my parents lease in Ohio, proof that I was a student in Maryland with my own lease, a spotless credit and rental history. They did not budge and would not even speed the process along with rentgrow or verify that rent grown passed documentation along to their vendor. The business owner's response is misleading. Especially since after the dispute was finished and ended in my favor they wanted me to REAPPLY all over again and start the entire process over instead of just working with me to choose another apartment that was available since I had already gone through a credit check, paid a deposits, fees, etc.

    If there was any way of having zero stars, i would've chosen zero stars…read more The management is absolutely terrible, they never respond to any concerns and don't do anything to take care of the property, including the building maintenance itself. The buildings are dirty, riddled with rats, cockroaches and bugs. They do not have adequate cleaning services or pest control technicians at all. The elevators in the complex are broken 50% of the time. It is horrible and unsafe, especially for the elderly and handicapped that live in the buildings. There is never any parking, there are only a handful of visitor parking spots that are always taken, therefore you can never have any guests over or have more than one car. The complex only gives you ONE parking spot per condo. It doesn't matter if you have 2 or even 3 bedroom condominiums, they will only give you one spot, therefore this place is not for family's, roommates or even couples. They previously (years ago) had more visitor parking spots but they painted over the visitor logo and made them as regular spots. There are TONS of empty parking spots on the lot and never any open visitor spots. The "condominium board meetings" are a complete joke. They do not provide any insight and always talk about how their "funds" are broke and that they never have any money to do any repairs to the building or maintenance. They also require you to spend money on replacing their custom-made blinds and are very specific about the way they want you to present your condo on the outside, but they don't do anything on fixing the issues with the buildings themselves. Don't buy any property here, you WILL regret it. Also, this place is dangerous and not safe at all. We have heard gunshots in our complex and next to our complex (there are apartments that share our area) several times on several occasions. We have had police officers show up at our complex several times due to the shootings. There is also a small wooded area next to the condo complex that has been known to hold drug dealers. I am including a picture of the building front door that looks like someone either shot into it or hit it with something specific.

I have lived in a condo…read moreon my own now for almost 2 years at Jefferson Square. @lawgeekgirl has been super supportive of it and learning to live on my own with MS has been a challenge but this place is a disaster! It is not owner occupied, it is filthy, I have to wrestle a chicken bone away from my dog on a daily basis and there is NEVER any parking.
