Yearly inspection were done, and we always passed with flying colors. We were always complimented on the cleanliness and up keep of the property. Upon moving out it was a breeze with RPM. I believe if you maintain a home properly move out will be easier. A move out list was given to us; move day came and went. Move out Inspection was done by RPM without any problems. My encounters with TC were always pleasurable as well as professional. We did our part which allowed them to do their part. Which leaves both parties happy and satisfied. Try renting from this company; you'll be glad you did.

The smell was absolutely horrid, my toddler cried and wanted to leave because of the stench and my husband couldn't even finish the tour! I cannot believe you all are allowing showings of the property with such a pungent odor and the driveway being the way that it is. After speaking with Tammy she informed us the driveway will not be repaired "...it's not in the budget..." for them to fix and the smell will not be eliminated until the property "...does not rent..." my family and I will be looking elsewhere. This house is 100% not ready to rent, especially not for the $1,400.

We had a tight deadline to complete all of that over the summer while our kids were out of school and we mostly made that happen! There were a lot of ups and downs with both transactions, but Caroline was professional, proactive and on top of it the entire time. She was always available for showings (or having a peer sub in), quick to respond to any and all questions / feedback and all but flew across the country to get multiple updates per day from our buyers' loan officer when there were issues with funding and closing on time. We went from Plan A, to B, to C and maybe Plan D (I honestly lost count of the issues and pivots we had to do) and she kept everything moving forward when it was trying like hell to go sideways again, and again, and again.... I highly recommend Caroline and I am very happy I made that call to the Justin Landis Group. I have already been recommending her to neighbors! Give her a call if you're in need of a real estate agent and ask her about our story for some laughs / drama (bring popcorn!). P.S. The rest of the team was awesome, too: Mari (Visual Coordinator), Matt (Transaction Coordinator) and Jess (Director of Operations). The marketing / photographer for our home was on point -- the Zillow listing (with 3D walkthrough) and printed pamphlets were gorgeous and we got a ton of interest and positive feedback, even from family and friends!

Our community has about 97 units, and Ardent has performed as promised. We have been with them since 2012. One thing I really like about them, is that they deliver reports on average between the 5th and 10th of each month. We have a fairly tight budget, so they suggest a number of vendors to help us to save on cost. Ardent Residential has really been a game changer for us. I would definitely rate them a 10 out of 10.

From what I understand, not only was it an absolute disaster trying to retrieve our neighborhoods information/money/etc, but this morning on October 29th, 2024, all owners received demand letters from "Fulton County" demanding we owe them special assessments/fees/interest and $50 for the demand letter. This "demand letter" also threatens a lien on my property, even though they no longer do business with us. On top of this, our property manager sent documents/private information to non board members in a zip file, allowing neighbors who have not been on the board to see all complaints/legal issues/etc that our neighborhood has worked through since the initial agreement with Ardent was put in place. As ex president of the neighborhood HOA, the level of professionalism they portrayed was absolutely despicable and I would highly recommend staying away from this disaster of a company. I will be reporting them to the BBB as well, due to fraudulence.

The home is equipped with additional features like a resident app to control door locks, HVAC, maintenance requests, rent payments; very convenient. The rent includes Water, Trash, Sewer & Spectrum. I scored my experience 3 stars bc I am spammed with a survey request for every single thing possible. The move in process was simple but overwhelming with so many texts and emails. It was impossible to keep up. The home was inspected for cleanliness prior to my move in but had drink/ food splatters on the baseboards and walls from previous tenants. The paint job was incredibly sloppy and unprofessional. It is obvious that they hire cheap/unlicensed contractors to clean and paint.

**Subject: Formal Complaint Regarding Property Management, Recurring Mold Issues, Account Charges,…read moreand Lack of Resident Support** To Corporate Management, I am writing to formally escalate my concerns regarding the ongoing issues I have experienced with the management of my property. I have been a resident in this home for **13 years**, and I am extremely disappointed and frustrated by the way I have been treated by the local property management team. After more than a decade of residency, I believe I deserve to be treated with courtesy, professionalism, and respect. Instead, I have repeatedly encountered rude, dismissive, and unhelpful behavior when attempting to address legitimate concerns about my home and account. Despite making multiple attempts to communicate with the local office regarding serious issues involving an ongoing mold problem, account charges, and rent payment, I have not received the assistance or resolution I would reasonably expect. My calls and emails have gone unanswered, my concerns have been dismissed, and I have been left to repeatedly pursue management for help while additional fees continue to appear on my account. This treatment is unacceptable, particularly given my 13 years as a resident. **Ongoing Mold Issue and Repeated Repairs** One of my most serious concerns is the recurring mold issue in my home. Rather than thoroughly investigating and resolving the underlying cause, the affected areas have reportedly been addressed through repairs classified as customer wear and tear. There have been at least three repairs involving this area, yet the problem continues to return. The repeated recurrence raises serious concerns that the underlying moisture or mold problem has not been properly identified or corrected. Simply repairing or replacing affected areas without determining why the problem keeps returning is not an adequate long-term solution. I am requesting a thorough inspection and investigation to identify the source of the problem and ensure that appropriate corrective measures are taken. I am also requesting that Corporate Management review the history of maintenance requests and the decisions to classify these repairs as customer wear and tear. I want a clear explanation of how those determinations were made and what steps will be taken to prevent the issue from continuing. **Rent Payment, Account Charges, and Late Fee** I am also extremely concerned about the handling of my rent payment. My payment was returned, and I was subsequently charged a late fee. Given the circumstances, I am requesting a complete review of the returned payment, the reason it was not accepted or processed, and the late fee assessed to my account. It is unreasonable to expect residents to accept additional charges without clear communication or an opportunity to understand and resolve the underlying issue. I have attempted to obtain assistance from the local office, but I have experienced difficulty getting responses to my calls and emails. Meanwhile, the charges remain a concern. I am requesting a detailed review of my account, a written explanation of the returned payment, and reconsideration and removal of any late fee that was improperly assessed based on the circumstances. **Unprofessional Conduct and Lack of Management Support** Equally troubling is the manner in which I have been treated when seeking assistance. I have been met with rude, dismissive, and unprofessional responses rather than a willingness to listen, communicate, and work toward a resolution. I have repeatedly attempted to address these matters through the appropriate channels, yet I continue to feel that my concerns are being ignored. After 13 years in this home, I should not have to fight to receive basic communication and reasonable assistance from the people responsible for managing the property. I should not have to repeatedly call and email without receiving responses, nor should I feel dismissed when raising legitimate concerns about the condition of my home and the accuracy of my account. I am requesting that Corporate Management review the conduct and communication of the local property management staff and determine what corrective action is appropriate to ensure residents are treated respectfully and concerns are handled professionally. **Requested Corporate Action** I am formally requesting the following: 1. A thorough inspection and investigation of the recurring mold issue, including identification of any underlying moisture source. 2. A review of the three previous repairs and the basis for classifying them as customer wear and tear. 3. A written explanation of the returned rent payment and a full review of the late fee and any related account charges. 4. A review of my maintenance history, prior complaints, and attempts to contact the local management office. 5. An investigation into the conduct and responsiveness of the local property management team. 6. A written response identifying the

This review highlights my experience with Susan Minsk, a real estate agent at the KW office on…read moreGlenridge Point in Atlanta. If shopping for Atlanta r/e in the Sandy Springs/Dunwoody area, Susan is ABSOLUTELY the broker you SHOULD work with. Here's the story................ Given my interest in investing in real estate (for rental short term and long term ultimately sale) and my friend's suggestion that there were a lot of good buys in Atlanta, she set me up with Susan. She and Susan are extremely close. While I really trust my friend, I was still a little reticent thinking that maybe she was recommending Susan simply because they were so close. How would I diplomatically handle it if I didn't like her or, worse, thought she was dishonest? Well, my concerns were 100% unwarranted and I could not imagine a better r/e agent. I flew down (from the Northeast) thinking that I'd spend say $300-$400k or maybe a little more. So, thinking that Susan was your "regular" broker, I figured she'd look to push me into $600k+ properties, which might require huge renovation (and/or on-going money pits) and then never rent for anywhere near what she suggested. What would she care if after the sale it was a horror story, as, by then, she had already collected her commission and I was 1500 miles away. Well, right out of the gate, I got the sense that Susan was different. Most brokers will tell you that they "know" all of Atlanta, including all the burbs, etc. However, that's impossible, no broker really knows that many areas well. Regardless, most would never own up to that thinking they might lose a possible customer. Susan made it very clear which areas she knew -- Sandy Springs and Dunwoody -- and which she did not; frankly in discussing a couple of other possible areas it was clear she was being humble. Susan does not suggest she knows something when she's 90%. And, boy, does she know SS and DW, from the schools, to the streets, to the stories of many of the houses. She came unbelievably prepared, both due to an acquired knowledge base over many years, but, as well, through a solid scouring of the recent transactions and all of the availables. She was a joy to travel with to houses. Susan also knows tons of great service people and had a few come by to provide quotes on what did or did not need to be done. We looked at say 20 houses/town houses over several days and identified several we were interested in bidding on (a vacant house, a short sale, a town house in distress and simply a couple of nice houses that were friendly priced to move). Then I left town. Well, none of them came through for various reasons - certainly not due to a lack of effort on Susan's part (or failure to follow up)! So, I simply told Susan to find me the house to buy. Yes, she had built up so much trust that I simply left it in her hands. And, she did. A $200k house. As hard as I tried to get her to spend more of my money, she simply would not. This one, she said, was the best and would rent well and be a good investment, without headaches or the like. So, with no games, I bought the house -- sight unseen (and continues to be to this day) -- and it's worked out really well (hopefully to continue!). The house is in the East Cobb, Marietta area, walking distance to great stores and feeds to the renowned Walton High School. The house was as good in going thru inspection as she envisioned, with almost nothing needed in terms of fix up. She connected me with the service people I needed -- all excellent, responsible and reasonably priced. Then she worked tirelessly and found me a great tenant. Susan is beyond nice, beyond knowledgeable, beyond patient, beyond helpful. And, again, honest to a fault. She also is not pushy. So, clearly, she did not go to r/e broker school! She's just who she is - a wonderful person and the best r/e broker imaginable. Susan's husband is a lawyer and did the closing, also in a highly professional manner and at a reasonable rate. (And, from my vantage, he's a great husband, as he was totally supportive of Susan and all her time away from her home and family to work with a small home buyer.) If you are even considering buying or selling a home in SS or DW, reach out to Susan. I PROMISE you'll be glad you did.
