Nothing about working with GT Inspects was a positive experience for us unfortunately. Our realtor told us to mention her name and I regret that I did not. I'm sure they see realtors as their real customers as they often are the ones recommending termite inspection and repair services to their clients. From the very beginning, I had trouble communicating with the company. We scheduled an inspection and took time off work to be there so we could talk to the inspector. He showed up, completed his inspection and then was ready to just leave. My partner had to ask him to share a little bit about what he found so we could better understand once we saw the report. Once we received the report, we followed the instructions to send it in and schedule the work. I got an immediate response asking if we wanted to get permits. After I replied, it was crickets for three weeks. I checked in multiple times and it wasn't until I said that I was considering looking for someone else to do the work that they suddenly responded. They ended up doing the work in three phases. When the guys came each day to do the repairs they would not let us know that they had arrived or that they were done for the day. We would just suddenly hear them working and realize it was quiet around 2:30pm. We also never once received any updates on the progress of the work from the office so we never knew if they were done until they just stopped showing up at the end of each phase. It would have been nice to have a little bit of communication about the progress. For the final phase, the repair guys didn't show up one day even though it seemed based on the project schedule and the fact that they left a bunch of materials in our backyard and driveway like they probably still had work to do. I received an email after their usual start time saying that they had been moved to other projects and would show up next week to finish. No sorry for the inconvenience or anything like that. Just the expectation that they could show up whenever they felt like it. Since we had scheduled an HVAC contractor to show up the next week based on the schedule they had provided we said that wouldn't work and would need to schedule another time. Their repair guys showed up unannounced twice during that time anyway. I don't know why they were there as they were unable to communicate with me when I approached and asked what they were doing, but it was really frustrating to find someone wandering around your backyard at 7:00am and going through all of the materials from the other contractor when they weren't supposed to be there. When I reached out to reschedule the last couple of days of work I yet again had to wait a week for a response. When I finally heard from them, I asked them to confirm that a previously scheduled date for the actual termite treatment was still going forward as planned. I was told "the owner mysteriously pushed back the date." Turns out that the treatment needed to be done last, which the owner explained later. Why wouldn't you just say that? And why didn't I already know that? Lastly, they had forgotten to prime some of the wood that was replaced so I reminded them that it needed to be done. They said they would do it, but one day the repair guys didn't show up and the wood was not primed. Obviously they had forgotten so I asked again if they were coming back to do that. They had the guys come over at the end of the day, obviously after working somewhere else. As a result the work was super sloppy. Paint drops everywhere, painting over things like electrical cords that definitely did not need to be primed, uneven application of the primer. Since they had primed other areas already it was obviously not their usual standard. Unfortunately, there's really no way to reverse what they had done at that point. We will definitely not be working with this company or their construction company again and will advise anyone we know to avoid them. read more

(PLEASE NOTE - There are several other reviews here on Yelp that have experienced the same deceptive thing from this company - please read them). GT Inspects sent out their inspector Daniel Marzilli to do a termite inspection on my listing, an executive home in the Hayward Hills. I knew something was off about this inspector as he quizzed me on what other inspectors I knew in the area (there is a reason for this). I didn't play the game and acted like I didn't know anyone. He is a smooth as a successful used car salesman, what some agents may refer to as "bedside manner". He came with no equipment that I could see and spent an hour working around house. I was there to open the door for the buyer, the buyer's agent Shannon decided not to come, and we chatted while waiting for Daniel to finish his inspection. Afterward, he sat us down at the kitchen table and proceeded with scare tactics with the buyer stating things like (And I quote word for word), "If I called out a mold company, they would find $160,000 worth of work to do here". He used a tactic in sales called 'anchoring' where he scares the hell out of the buyer and seller. Then hopes they are relieved with a smaller number when the report shows up later (even though it remains a ridiculous exaggeration of a real work quote). After his performance at the kitchen table, he left stating he was going to suggest a complete new cement drainage system under the house (of course his company specializes in this and he was sure to let the buyer know this) and that the work he would recommend in his report would be $30,000. Exact amount he stated. This performance caused some stress in the transaction between myself and the buyers agent and I felt he was a liar - too smooth because some of the things he stated about he condition of the home actually contradicted the other things he was saying. (i.e. moisture damage was in the area of the crawl space where there were vents and the area where there were no vents had no moisture damage). We later discovered this was probably due to a leak the seller had fixed a couple years before. Daniel stated the moisture was coming out of the ground and getting trapped under the house. Well, if it was an airborne issue, then logically the entire underground area would have the moisture damage. Good thing I listen carefully - his own explanations contradict his assertions. In the end his typed report called out $9700.00 of damage. Realizing the reason for him quizzing at the door when he arrived, I now know he was fishing to see if I would get another inspection or believe his. Even though we finalized the contingencies in this transaction, my seller and I were so sure he was straight forward, we decided to get another report at the seller's cost for the benefit of the buyers just in case. Since we had removed contingencies, this could be risky because it was bringing more new information into the process, but we felt Daniel was not straight forward and over quoted the work to be done. By the way, the day he inspected it, it had been raining for four days straight and there was no water running or present under the house - remember he suggested building a cement drainage system under the house for an extra $20,000, on top of some real damage repair which needed to be addressed - his quote was $9700.00 for those repairs. The inspector we called out showed up a couple days later. This inspector showed up in what to me looked like a hazmat suit and had all kinds of mold detection sensing equipment. Daniel had none of this stuff. Both the seller and I were surprised at it all and a little worried. If there is something wrong here, this guy will find it. There was minor damage and guess how much it will cost to fix? $2300.00! The Gen-Tech Inspect quote by Daniel was more than 3 times a realistic amount to fix the damage. (I'm not really sure wha the "Tech" part in their name means). Now, if Daniel's quote and even been even remotely close to a reasonable quote and we were off by say 25% - 35% or so, I wouldn't need to write this review. But considering the whole song and dance where they are looking to make easy money off of unsuspecting clients, I had to write this review. Remember there are other bad reviews on this company's profile that states the exact same thing happened to them where they quote super high and exaggerate the facts. When working in a real estate transaction, time pressures could be exploited by this company to just get it done, even though the cost is not reasonable. I had to say something about this company to protect others from their deceptive and unethical business practices. My recommendation is to move on to a more reputable company - there are plenty on Yelp that don't have a repetitive story through review where the company is trying to make quick money off the client. read more

I've worked with Dan and Chris on two homes now and they've been exceptional to work with each and every time my family has had a need. They've been professional, highly knowledgeable, customer focused and reliable. Working with them has given my husband and I piece of mind that we are doing the right things to properly maintain our home and have access to a good partner in identifying maintenance or pest challenges and resolving them to protect our investment and family home. I first started working with their company after getting quotes from several other inspectors for a problem with wood eating beetle's. One other vendor a competitor took only 5 minutes to asses damage and didn't look beyond one problem area where it turns out there were several other places that needed attention and had they been overlooked would have led to further damage and $ and wouldn't have resolved the issue. Dan and Chris were extremely thorough and thoughtful in their inspection and took close to an hour to go through the house including get underneath it. In the end they had a much more reasonable plan to treat for the beetles and repair areas that had been damaged than any of the other vendors I spoke with. The experience working with them from the first phone call to schedule the inspection to working onsite with them was head and shoulders above all the other vendors. These gentlemen are experienced professionals and are a pleasure to work with. To clarify, I've only worked with them for home inspection and pest extermination and not as general contractors. From those standpoints my experience working with them was fantastic and I highly recommend them. read more

Chris explained things very clearly over the phone about what the repairs would entail and the next steps. The crew arrived and got everything done on time on budget. It's as drama-free as it gets. What a sigh of relief! I spoke to Chris Bowler on the phone after discovering that the first pest report on the house I was buying was totally botched. John McDonald did a pest report and found 0 dollars worth of damage... yeah right!! Any house that has been standing for 50 years must have something! So I yelped him and found out I am not the first person he has mislead. So the Good News!!! I called Chris and he was super informative over the phone and gave me some key details to look for on the house myself before I decided if I needed a new report. Sure enough, he was right. I called him back and they had someone out in 24hrs. Stephen Richardson did the inspection. He was kind, thorough, and patient. He went through the house with meticulous detail and discovered around $9,000 worth of dry rot and a bit of termite damage. Thank you so much guys! Now we have negotiated to get the roof rot replacement cost off the cost of the house and the sellers even agreed that this was a much more accurate report!! We are starting some home improvement projects and wanted an inspection to discover possible moisture intrusion and termite damage. GT Inspects scheduled an inspection over the phone and Dan, one of the owners, arrived exactly on time. The agreed charge was $350 because we have a large house. When Dan got here we explained the purpose of the inspection and Dan took a look around the outside and under the house. He pointed out what we needed to know and said that we really didn't need a full inspection. He then spent 15 - 20 minutes giving us really useful advice for our upcoming projects including what repairs absolutely have to be made and what really isn't a problem. Because he didn't do a formal inspection, he didn't charge us anything for the visit and advice. We were so impressed with his honesty and his knowledge. We will surely use Gen-Tech when we need a formal pest-control inspection and will recommend Gen-Tech to anyone we know who needs this type of service. I'd award a 6th star if I could! read more

These guys were fantastic. I am doing a deck remodel that exposed termite damage behind our stucco. On a recommendation from a house inspector, I called Gen-Tech to come out and see if termites were active or we were just seeing pre-existing damage. They have a free assessment and a $275 full inspection - I wanted to do the $275 option so I was at least paying them something and decreasing the risk of a self-serving assessment. Dan came out and did a fantastic job. He examined all the construction areas as well as in our crawl space. He determined heavy damage (obvious), but no live colony. He worked with the contractor on what could be done to keep them out of the areas already affected. He even assessed some non-termite issues (mold/dry rot from some leaky gutters - gave a recommendation for an honest roof/gutter company). THEN...he didn't charge me anything. He didn't need to do the "big" inspection to be able to assess the situation, so didn't charge. Honest and professional - doesn't get any better than that. read more

DONT USE THIS COMPANY. THEY ARE VERY UNPROFESSIONAL AND DO NOT RETURN PHONE CALLS. I had a report done in mid June; Steve the inspector came for a reinspection,spent 2 minutes and found a section which was overlooked. Told me to call for another reinspection at no additional charge. I have spent over 3 weeks trying to contact him and/or company to get them to do the reinspect. i have left over 12 (nice) phone calls and have yet to get any call back. i did get an email, asking me to call either that night and leave another message or the next day. (i did both and again did not get any response; not a vm, email or anything.) Finally my realtor called the owner and was told that there was a customer dispute. Not so. When she said not true, story changed that report was over 6 months old and no longer valid. Report not over 6 months and certainly was not even close when i first started contacting the and leaving messages. Tried again to call owner and phone was cut off prior to my being able to leave a message. VERY UNPROFESSIONAL, AND NOT AT ALL CUSTOMER FOCUSED. Chris came by to look at our termite infestation (mud tubes in the basement). Steve came by later to do the treatment. They were very thorough. Both thought the infestation was severe enough that we'd have to take them up on the return service guarantee (2 years) in a few weeks, but its been a few months and the termites haven't returned (I check weekly). We may yet, but so far so good. They gave useful opinions about repair work (this old house has had termites off and on for decades before we bought it). read more
