Thousand spent on repairs that were not done either correctly or at all. My view of how my property was managed has changed and I recommend anyone thinking about RVA to move away and if you do read the other reviews they might just have a better experience than I did but I don't think they are all true.

My special needs child and my efforts to help him were trivialized and mocked by Whit Caulkins. The apartment was rendered unliveable for days due to their negligence. Angela Fleshman was condescending and dismissive of the situation. Duke Dodson was dismissive of any/all concerns and stopped communicating entirely after 1 email conversation. They go by Evernest now. Don't deal with them, I promise you'll regret it.

They managed my property in Virginia Beach, VA from October to early December 2024 and consistently gave me false reports on the status/condition of the property, and they allowed the tenant to make permanent changes to the property without my knowledge approval. When their employee Tanya Zeigler did a walkthrough of the property after the tenant moved out, she sent me a report stating that the property was clean and no damage was found--upon inspection of her photos, I found damages and notified her/her supervisor--who then tried to argue that the damages were "wear and tear items" that they couldn't only hold them accountable for half the cost to remedy. It was later confirmed by the general contractor that the damages (some structural) were indeed caused by the tenant. I tried repeatedly to get in contact with this business on this issues before the tenant's security deposit was returned but I could never get anyone on the phone--nor could I get a response to message left via telephone and text message. This business also listed derogatory images of my property when marketing it for rent--giving the impression that the property contained maggots, dirty HVAC filters, broken items, etc. When it was brought to their attention, nothing was done about it. This company also allowed the tenant to break HOA rules by not enforcing the courtesy notices sent to clean out the property exterior (October 2024). All this has cost me lost rental income and repairs in excess of $2500 that I've had to pay out of pocket.

After many issues within a few months, including charges to my account on the ledger that should not have been there (and they did not remove), a property manager that intentionally presented incomplete inspection reports, I terminated my contract with them, as is allowed in the management agreement I signed. Stella Stanley, VP has refused to release the renter's deposit, refused to supply invoices/receipts for work contractors have performed, refused to supply tenant's proof of renter's insurance, until I sign a release of liability. They have no legal right to withhold this money and information, yet they continue to do so.
