Dont rent with them but if you have to: 1. Tour home before renting it. They lie about the square footage- they listed mine for over 1,000 sq ft bigger than what it was. 2. Know that they will charge a large cleaning fee regardless of if you left it spotless 3. If you leave the house perfect and with everything not-broken, they will make things up to charge you for. They couldn't find anything to actually charge us for so they lied and said we had an "unusual odor" from the dishwasher. This was clearly false but it was an easy way for them to charge us for something no one can prove after we already left. 4. They charged us over $2,000 in move out fees. Things to know before hiring Everest Realty for Property Management. * The document they have you sign is an Executive Right to Lease, not a management agreement. This means they are obligated to find you a tenant for the fee they list. They also stipulate in the additional terms that they will proceed with repairs that are less than $300 without your approval. They also disclose that they own Spectrum Construction, the company they use for small repairs and maintenance. o Why this matters: It means that they are entitled to the monthly fee even if you cancel with them, as long as a tenant they secured remains in the property. It does not obligate them to find the best price or vet any vendors they secure for repairs. If they do, it's outside of the agreement. They are not obligated to do inspections; however, they do an initial inspection on tenant move in. However, that inspection is not provided to the tenants nor the owner, nor are any repairs for items found called out to fix. Instead, they wait for the tenant to report the repair needed, and use the inspection to determine if it is a tenant or owner charge. This allows them to fix each thing individually, allowing them to charge the minimum $85 charge for each item rather than paying one fee to fix all things pre-emptively. Not to mention the irritation to your tenant of having multiple things wrong prior to moving in. * Ensure that you talk to the manager of the business, Terry Mrochko, prior to signing on to ask any questions or understand their business practice. HORRIBLE! After approval, security deposit was doubled. When it came time to move in, the pool was filthy and 6 inches too low on water and lawn was over grown. I was told it was my problem to maintain!!! Last time I checked, maintain meant to keep up on it's current status. I immediately called, texted, and emailed. No response from anyone! Maintenance has been to my house 18 times in less then two years. Rude vendors that barely speak English, explain nothing to the tenet, don't finish their work, then tell you to finish it for them. Absolutely ridiculous. It took 3 months for mold in my HVAC to be addressed. I was told by the vendor on site to clean some mold that was left over from the previous, obviously unfinished, mold removal job. The tenet shouldn't have to physically tell the vendor to do their job on site. That is beyond outrageous. After paying to apply to rent I was told the deposit would be over twice what was listed in the ad, but at that point I was already financially invested because I paid for the background checks so I just went along with it Once I arrived here I was excited about my large back yard, but was later told we could not have a pool, or swing, or trampoline for our kids, even though the lease does not specifically state as much. There are cameras installed at the house, even though I am told they are not hooked up I can help but wonder if someone is watching me. When I moved it the grass was long and I immediately had to try to find a gardener. I had the lawn mowed withing days but still got a notice from the rental company on my door that I was in violation of my lease and could be evicted. I had only been here a week when I got that notice. If the grass was long it was because they didn't maintain it. They are now bugging me to do an inspection even though I just recently moved in. They say they do them at 60 days, and every 6 months thereafter, and also any time the owner requests it. I feel I have no privacy. read more

To show you the quality of this rental company go to 69 foster lane in palm coast. The only thing holding up this once lovely home is MOLD. It is mold infested from the inside to the outside. Look at the roof, mold is creeping in through the attic. Look at the driveway, every time you walk on it you bring mold into the house. Only a rental can be like this. no homeowner pride. Everest Realty LLC - Everest Property Management-Horrible Is the absolute worst! We were forced to move and had to quickly find a home. We found a listing from them for a home nearby that fit our needs. We were not allowed to physically see the house because they told us it was occupied at the time. Which turned out to be a lie. I spoke with the previous tenant who had moved out to their new home (and also disliked this property manager) in June. Their lease was technically up in August so that house sat empty until mid August to where we could move in. Besides the poor bloke that was in the office, we were only contacted by "Becky" (whose real name is Mary) and would only text or email. We almost did not go with them, but due to difficult circumstances we were without a choice. We paid the astronomical deposit, office fees, application fees, etc. I had seen several bad reviews, but again due to the market and circumstances I had to make a choice. Upon taking possession we noticed several shingles off the roof laying in the yard. We reported them. No one ever came to check. On the day we moved out, the shingles were still laying beside the front door walkway. We were in for less than a month, and they forced an inspection on us, threatening us with possible eviction if we did not comply. One of the property managers didn't even come, it was an independent contractor photographer who came with a 360* camera and took pictures of everything, all our possessions! Made us open closets. We had not even unpacked everything yet. Fortunately, before we moved a single thing in, I went in and took hundreds of pictures for "before". No where in the lease was it allowed for pictures to be taken arbitrarily. We were told by the photographer (in his experience) that we would not be able to have a fridge or deep freeze in the garage, which is not specified in the lease. Soon after moving in, my husband complained that he smelled something chemical every time the AC turned on and he would get a headache. So we requested a maintenance check on the Freon in the unit to see if it was leaking. "Terry" came out, took two seconds to look at the unit and said that he couldn't find anything. We were charged for that. WTH? That was a maintenance thing, according to the lease was the landlord's responsibility. We were again threatened with possible eviction if we didn't pay it. I suspect the "Terry" that came was actually the owner. Three months in, the guest bathroom toilet started leaking and we immediately reported, they did send someone out and repaired that. When the hurricane came through, there was a leak that developed in the corner of the sliders, I reported that. No one ever came out. We met our neighbors, who are terrific. They even said that Everest Realty is horrible and that the house has never kept anyone more than 2 years, they all move because the PM is so horrible. Our rent payments were always on time. When we would try to contact "Becky", it was always a text or email, never was she at the office or talk to us by phone. After hearing so many horror stories about this company we were so afraid to to be in the home, we didn't hang anything on the walls, kept furniture away from the walls, didn't use the blinds... basically, was uncomfortable all the time. We actually didn't even finish unpacking. In June, the AC system went out completely. We notified them through their portal and that it was an emergency because it was completely out and of course so very hot. They only sent an email back with they contacted a vendor and to just deal with it. Again, no actual contact, just emails. Are you kidding? Didn't offer any help in the meantime or anything. "They aren't legally required to." Fortunately, because I am working with other good PMs, I was able to secure portable ACs to get us through until ours was fixed 10 days later. We decided not to renew our lease. We gave the prescribed 60 days notice per the lease. They never did another inspection after that initial intrusion. The week we were to move out, someone else in the company emailed/texted to set up an inspection for lease renewal. People, do you not talk or coordinate with one another? I politely responded to that individual that she must not be informed that we were indeed declining renewal and would be moving. I requested 3 times from "Becky" a check list for move out. She only replied with basically "read your lease". This indicates to me that they intentionally leave things as vague as possible to screw people out of money through the fees they charge. As a professional cleaner, they would not allow me to clean the house to alleviate the $400 (excessive) cleaning fee. I was to leave it in "swept" condition. I asked to make the transition as easy as possible, how picky they were going to be? She replied, "we will charge for weeds". Oh, you mean for the horrible condition the yard was in when we moved in? I am a licensed real estate broker and property manager since 2007 and have never practiced or seen a real estate company pull what Everest Realty has done. I was in search of a place for my twin daughters that attend Bethune Cookman to stay off campus. We saw this listing several places online advertised-asking for $1850 a month with a $2400 security deposit (See proof pictures). We applied (3 people at $75 each). They approved the application within 1 hr and changed the security deposit to $3700.00. When I asked about the change in deposit they say that the security deposit is "credit dependent". There is absolutely nothing on the website, advertised, application or any document they could show me that it says credit dependent. When I challenged their statement they came up with something in the approved applicant section of the application that stated.."If approved, to hold a property and reuse other applicants, Everest Realty requires full payment in the asking price of Security Deposit for that particular home (Other additional move in costs may be applicable)." They claim the increase in security deposit is considered "Other additional move in costs".....still no written mention that the security deposit can change and is credit dependent. This is classic "Bait and Switch" and at the very least we are asking for a return of the application fees and removal of the inquiry from our credit reports. Had we known the security deposit would change from what was asked/advertised we would have never applied. The asking security deposit advertised is not true and they don't tell you that it is credit dependent until AFTER you apply. It is no where written in any document or on their website that the security deposit can change and is credit dependent. read more

I am a distant owner of a property in Daytona and needed someone who could not only collect my monthly rent but MAINLY take care of any repairs or rental "issues" that being over 2000 miles away I could not handle in a timely manner. Everest P.M. truly failed in that category. I got an email in mid March of a serious leak in my second floor condo that was reported on in late February. I was not told or called until 3 weeks later and only in an email sent to me (no call). I was given a quote of $3500. to repair this leak. Instead of this P.M. company using an experienced, company recommended plumber they called Rotor Rooter. If you know about this franchise national company they are good for small repairs (toilets, drain clogs, water backups) but not for my situation. This $3500 was only going to fix the repair BUT NOT take care of replacing the cut up shower stall that would then (according to them) have to be replaced (another $$$ figure). I immediately at my own expense flew down to Florida the next day (with the virus rampant in all the airports) to look at the problem, get my own plumber and what do you know, he fixed it for a much, much lower cost of $157 - not the $3500 this bozo company quoted me. If I had not gone down to Florida I would have no choice but to either have RR do the work or call around by phone and chance getting another plumber not being there to meet or get an actual personal quote. When I got this problem paid for and fixed I immediately fired Everest P.M. and switched to another P.M. This very costly mistake on their part was complicated when I also found out they raised my tenant's rent that month by $100 WITHOUT MY APPROVAL or signature. This probably was done because the previous year they were going to raise it by that amount and I flatly disapproved not wanting to lose this great tenant and happy at the amount I was already getting. So, it was done behind my back and when I switched companies I immediately dropped his rent to what I was happy with and he also was happy as he was about to move to save money. I am truly disappointed with this management company and in my case what I was wanting not so much in my rent collection but in an honest (failed by not contacting me about this rental increase) company that could take care of repairs and issues without my having to spend my money to resolve them myself. That is what happened in this case. If there was one saving grace to my having to travel to Florida to fix this problem myself is my finding from my tenant the increase and saved having to lose this GREAT tenant due to the failure of this company to alert me of this UNAUTHORIZED BEHIND MY BACK rental increase. I wanted to rent a property from Everest for my son and his teammates which was close to their college. We found one and went through the application process. All were approved and we were going forward. The rep we were dealing with, Becky, requested a money order, cashiers check or cash before seeing or signing a contract. She said the first applicant to get her the money will get the townhouse. I never heard of any company ask for cash several times before a contract. SCAM, SCAM SCAM. Be very careful. I would not recommend renting from Everest. Upon move in my house was dirty. There was a terrible smell of cigarette smoke which they said they didn't notice but one of the office reps told me she had a hard time renting because of the smell. I left the house way cleaner than what I was given upon my move in and they still kept a huge part of my deposit. I would never rent from them again. It took over 3 months to get the Reduced amount of my deposit that they did give me. Before moving in I was told I had to pay an extra $150 to have the house re-keyed or I would get the same keys the previous renter had. I think that is irresponsible and not safe. read more

Be prepared to not recieve your security deposit back and if you do, it is very little. They took over 1350 of my 1600 security deposit. I spent 2 days cleaning from top to bottom. Everything they charge you for is way above the normal cost. They charged me $125 for dog poop which wasn't my dog because there was no fence. It could have been anybodys dog. $60 for trash in the yard which wasn't mine either. I replaced all the bulbs with reciepts and they charged me for replacement bulbs. Also, be prepared for when you tell them you aren't renewing, they will try to show your place months in advance(while you are still in it) and if you do not agree, thet will try to evict you. I recently applied for a rental home (19 essington lane palm coast) through this management realty. Me and my wife got approved after i filled an application online at their website. This realty called me immediately congratulating me on the application approval and wanted me to bring in $4900 in certified funds which would include first and last month rent plus a security deposit. I asked them if i can get maybe a little time to get the money together (considering i won't get the keys until june 15th 2017) but they said they need the money asap otherwise they will not be abe to hold the home for me. So i go after two days and sign the lease and pay the money in money orders as they would not accept a personal check. They send my wife the lease electronically to sign it and she did. A day later i receive a call from this company saying the landlord is not going to sign the lease because he wants to do a one year lease at $1550. These people advertised this property on numerous websites for $1500 for a two year lease. And thats what i signed the lease for. I decided to not accept this lease of one year. I asked them to delete my application, refund my money and refund $120 for the application fees that they charged me and my wife. I was told on the phone that the fees are not going to be refunded because it was for the application. i asked them to delete the two inquiries on our credit. i was told that it was not possible because they didn't know how to do that. Really??? i explained to the person on the phone that they need to send a letter to all the credit bureaus requesting the inquiry be deleted from our credit files. person on the phone said that she would find out and contact me back after that and i never got a call. i called them back to ask when i can atleast get my $4900 that they are holding. they said come and pickup your money on friday. i went to their office on friday (this past friday) and i got an envelope, i went to my car and opened the envelope and i find out they gave me my money orders back which were already made payable to everest realty when i signed that lease. i go back and once again explain to the incompetent people that this is now a third party money order for me and i cannot legally cash this as this is already made payable to you guys. I told them i need a check from them, they say comeback on monday because our person who handles the checks is not here. Today is monday and i went there today and asked for a check that they have for me and someone from their office says the person responsible for the checks will not be in the office until thursday now. I mean, i cannot stress enough how much of a problem this realty and its per hour hire people have given me. one wonders how much money they have charged regular average people in application fees. All these 5 star reviews are mostly from home owners who have this company manage their homes/rents and all that. I wonder if i should have just bypassed all the per hour hires in their office and speak to the owner? well either way i will never ever deal with this company again. And get this, the home i wanted to rent from them mysteriously shows up as a listing on their website within two hours after i declined their offer and it is listed as $1650 a month now and does not mention a two year lease. i paid $120 along with 2 inquiries because of a lack of miscommunication between this company and the landlord of that house. You guys will never ever have my business again. I hope everyone reads this review and thinks about this before they go and fill out applications with this company.
