Avoid. I recently rented a property from here. This realty group, the landlord violated Florida statute 83.51. the realtor claimed that the owner cleaned the place before we moved in, hence it was dirty. They also hired a cleaner. It looks like the cleaner only cleaned the outside patio as requested. It looks like no one had been inside the place for months. It literally looked like a door had been left open for a month during thunderstorms to give you a visual idea. It is completely inhabitable. Yes, a pre-inspection was done. Here is how 83.51 had been violated: As soon as I walked into the place, I could immediately smell a damp moldy environment. The windows appear mildewy. Green/white. Hole in the ceiling with protrusion which indicates a ceiling leak. These indicators violate health code and is considered inhabitable. Also, The floor was covered with dead bugs, leaves, dirt, bathroom completely disgusting. That, I had no choice but to clean myself. The homes condition described violate the landlord's basic obligations under Florida Statute, regardless of the lease's "as-is" or "pre-inspection" clauses. The realtor did offer a full refund for us to move, but this isn't reasonable since we spent a considerable amount to move our things here + physical exertion. I'm a disabled veteran and my co-tenant also has disabilities. I also have a puppy who has to sleep in this environment. It's almost as if the realtor/landlord were hoping to find a tenant who they could swindle who would rent the place and clean it up themselves, so the realtor/landlord could turn a profit. It isn't the tenants responsibility to cure inhabitable conditions prior to move in. I don't mind some damages as long as the place were habitable in compliance with 83.51. Beware of these realtors. They will sell your house for 6 % and at closing they will unleash numbers that will break the bank. $995.00 for admin. fees after they charge the 6 % ? Watch also the title policy. I will never have these people near my house. Communication is terrible. read more

If they had a negative star I would give them that. This company took 2444.50 from us that was suppose to go to their out of state bond company that was never sent to the bond company. I have the receipt an check number with photo proof when we asked for documentation for this to which was put against our credit we were completely ignored an they refuse to call me they just keep calling threatening my wife an trying to intimidate here. Sandy blaton has been made aware of this an they refuse to make a statement or call back. So we will be giving 48 hrs to respond to our report as of August 2 2024 failure to do so will result in a lawsuit on bothe the bond company an sandy blatant due to breach of fiduciary duties an ethical violation I will be reporting you to the bbb for violation of article 9. BELIEVE the reviews especially when it comes to the rental properties. I read the reviews beforehand and thought perhaps there were a few tenants that may have been bad apples so to speak and their way of getting back was to leave a bad review. I could not have been more wrong unfortunately. As the Director of Operations for the same company for over 18 years now, I know a little bit about customer service. I have never come across someone as rude, sarcastic or nasty as Dan. I noticed that my water/trash bill was on the high side. Most places include this with the rent so I called on a Monday morning to see if in fact it was included. I know how Monday's can be so I talked to the receptionist letting her know what I needed and left my name and number figuring even if it was a crazy or hectic day for them that I would hear back within 2 to 3 days. Wrong. I called back on Friday after no response from them and finding out from the water company that I was paying the bill for myself and my neighbors which happen to be a family of five. That explained why the bill was on the high side. I sent Dan an email asking the following: 1) Why was the water/trash not listed under utilities on my lease as being provided for? 2) Why was I the one to catch it and bring it to their attention after a little more than two months? 3) Why did I never receive a call back? Dan did not answer any of these questions for me. Instead he was down right rude and condescending as usual saying, "I talked to you about this and told you to provide the bills and receipts and that you would be reimbursed." Alright fine, but why not answer the questions? Why not call a client/renter back within a week? Did you hope that I wouldn't notice and continue to pay it for the duration of my lease? If it was just a simple mistake leaving it off of the lease then why not just say so? Why be so nasty to me when it was your mistake/oversight? There were no apologies for the mistake or the inconvenience from anyone. On a side note, anyone that is going to rent from the them please beware that after you give them the deposit and first month's rent you have three days to have the lease signed and returned. READ THAT AGAIN because it's from the time you give them the money NOT from the time that they actually provide you with the lease. I didn't receive a copy of my lease until the third and final day. Dan will be quick to tell you that their office is much too busy to be providing leases on the same day but they aren't too busy to accept payment. Alright fine, if that is truly the case then why not make it three days from the time the lease is actually provided rather than three days from when you take the money? That only seems right and fair. I am barely a little over two months into my lease and this has been my experience so far. It's a shame to be talked to and treated the way I have when it has been completely uncalled for and unnecessary especially considering that these situations were no fault of my own. read more

Not sincere, they speak lies! In the beginning the buyers realtor is your best friend, amazing personality, you feel soooo comfortable. Don't be fooled, as soon as she makes the sale oh, you don't even exist! Didn't even show up for closing, never sent a thank you note or follow up of any kind from Sandy Blanton agency. 2 months after the purchase of our home we found out that we had a rat infestation that was never disclosed. Been trying now for almost two months to get some answers from our realtor and the broker. Was promised that our realtor was in touch with the broker and would find me some answers. Nothing, so I wrote to the agency and they told me she was out on a family emergency, okay, I can understand that. So the agency was going to help me, however, has not returned any of my emails for 2 weeks! these people are not your friends, they are not there to help you, they're only there to take your money! read more

Well wow. These people have been renting out a house for my neighbor , the tenants were GREAT people, never did one thing to the house that wasn't an improvement, the tenants complained multiple times about the leaking roof from hurricane Sally that hit Pensacola over a year ago and did nothing about it, they then proceeded to tell the tenants that they needed to find a new place to live because the owner was getting ready to sell the house ( just spoke to the homeowner and he has 0 intentions of selling ) , how in the hell can they make something up like that and get away with it? On top of that they told the homeowner that they want him to get the place ready to sell??? He is not selling the house, they are trying to force him to sell with the crazy market that's going on. What a shit show. Most unprofessional group ive ever heard of in my life that has anything to do with realty , the sad thing is the tenants had to move very far from the neighborhood. ( it's hard to find rentals if anyone hasn't noticed ) , if I was you I would find someone else to do business with. This place sucks. read more

a shyster and a con artist. Already has his properties under contract when he lists them then tries to start a bidding war. We drove to pensacola to see homes, found one listed by this creep, on the market for only three days. Put in an offer for full asking price an hour after we saw it, along with an offer of a cash sale, also had to get a prequal from a lender, which we did. Crazy email sent to our agent saying we were now in a "bidding match" that some else had put in the exact same offer, with the same amount down, etc. though the other party has not gotten the "required" prequalification from a lender as we had done, and also a strong recommendation that we up our offer by another 15% if we wanted to have a chance. We decided to stand by our offer since ours had been first and we were prequalified for a cash payment. All this went down very late into the afternoon and evening. Never once got a phone call from this guy, not even when we'd passed by and looked at it the very first thing the morning before, nor again when we had questions about our offer. Only the email to our real estate agent about "dual offers." We call the very next morning and are told it's under contract for the full asking price! Obviously this shyster con man puts his listings under contract before listing them then tries to con more $$ out of people. I will do everything in my power to get the word out on this guys.
