Our HOA has employed this company for 2 years. Previously had 20+ years with original Property Management Company. Gassen Client Support are not good communicators with the owners by phone. They are lacking historical background of our HOA and their business model effectively lessens their interaction with owners. The company has many businesses they are encouraging our HOA Board to contract with and we end up paying extra to use those vendors. Not a FAN of Gassen Management. read more

Gassen is the reason you stay local! Everyone I've come into contact with at Gassen has been incredibly kind and knowledgeable. If they don't know the answer to my question they do everything in their power to find out! There are several departments there and I know they work closely together and tirelessly to get projects complete and done the right way. DO NOT USE THIS COMPANY!!! Our condo board replaced our long term management company due to their becoming lazy with regards to management of our building. After interviewing several companies we chose Gassen. Mostly due to their Gassen University, which promised that we would have highly trained, responsive, desk attendants in our 24/7 staffed office. Not only did they not train the people they hired, I don't think they even checked to see if they had basic reading/writing/communication skills. There was a constant revolving door of bad to worse employees and our 24/7 staffing model turned into the office being closed more than it was open. Our Community Manager, Kayleigh Kotosky started out being a breath of fresh air, then her breath turned foul and she complained about anything and everything until she got a promotion and a raise out of the deal and even moved off site. A couple of our Board members tend to be a little bit too involved and that goes against Gassen's management model. However, not only did Kayleigh constantly ask for help and advice, she then complained she couldn't get anything done. They never did earn our trust, they couldn't even manage to process our deliveries correctly and swore they had policies and procedures in place when they didn't. I would have just let them ride off into the sunset to terrorize another unsuspecting community but the last straw was when they pulled down their "Managed by Gassen" sign off of our entry wall and took half of the paint/stucco with it! read more

Worst Company I've ever been forced to work with. Even their own board members can't get along with each other. The only reason they got a 1 Star rating is because it's not possible to give them a ZERO! I've had major damage to my property and have waited over 3 months for them to fix it, but all I get is the run around. I've had plastic trash bags taped to the side of my house for 3 months throughout all the rainstorms. If you want to reach a Board Member, you have to wait 1 month just to talk to them (the last Mon of the month), then download a Zoom app and explain the situation online only to get lied to over and over again. They really truly don't care, just make sure to keep sending your dues! I've got way more to add, just not enough space! Worst customer experience I've ever had and would never recommend! read more

I've owned my condo since 2020. HOA dues have nearly doubled in the two trades since gassen took over. Something doesn't add up since they charge massive assessments every time they hire their own construction company to do sub-par work. Fortunately, gassen also writes the loans to cover their assessments in case you don't have the cash. They will not disclose the bids they supposedly get from outside contractors before invariably hiring themselves. Nothing to see here. read more

Very unhappy with Gassen Management. Since they have taken over our property everything has gone up substantially. My HOA has doubled, they charge you extra for them to have maintenance look at the heat and the water witch we already pay for in our HOA. I thought when you have a condo anything inside your unit is your responsibly why am I suddenly paying for things outside my unit. I have had to pay for elevator upgrades, assessment fees, and a loan was taken out with the city in order to cover maintenance around the property so now my taxes have gone up. I think there is a mismanagement of finances and something seems very fishy with how things are ran and how they keep demanding more money and you have no say on any of it. There are condo owners struggling financially to keep up with the increase in HOA fees and all the assessments its almost as if they want to put leans on peoples condos, knowing they can't afford to keep up with all the rising cost they are placing on us. read more

Our homeowners association uses Gassen Company as our condominium's property management partner. We needed to replace the floor materials on our small exterior decks. Gassen said they obtained bids from two competitors and from their own construction company Gassen Construction & Maintenance (GCM). This should have been a red flag for us, but they assured us they had more at stake in the project than would any other firm. Our association selected GCM. I dearly wish we had not. Our small condo decks were originally bid at $3100 to $3400 for simple decking/sleeper replacement which seemed very pricey. After opening up select decks, GCM said the rubber membranes beneath also needed replacement. At this point, GCM's price for the project increased 425% (to well over $14,000 per deck). We asked to see the competitive bids for the additional membrane work but were told we could not because GCM (Gassen Construction & Maintenance) had obtained them and not Gassen. The contract had been signed. The project encountered many many delays. But when, after losing a summer+ use of the decks, it was finally completed, we were given three weeks to pay our HOA (so it will be our HOA that has the burden of collecting rather than the construction company despite assurances that our decks would be handled individually). So much more but I believe these are the essentials I would want to know before considering Gassen as an HOA property manager or GCM for a construction project. Our master HOA and HOA had previously terminated the maintenance portion of our contract with Gassen due to poor service. Love to target homeowner with fines if you even mention broken concrete, tree roots, driveways falling apart, rotting (Termite damage) deck post, crab grass, buck thorn trees and thistle is your main landscape. Once there was rock beds now there is plastic and crab grass. Dead trees or dying. Gassen = NEGLECT - FEES and yearly rising DUES. Gassen = House Depreciation. They have left their residents at Mission Hills Villas High and dry. Property manager is out of office, vice president who has been communicating with snow crew is out of office, can't get through to client support via phone, and there's still been no plowing. We got 15 inches of snow 2 days ago and People are stranded because the association still hasn't plowed. The list of issues is endless. Low quality vendors because they just hire whoever is cheapest. Dues increase every year, they have loopholes in their rules so they can charge for things and not have to pay for them. Snow removal is a joke, it's been 36 hours and there's been nothing but a strip down the middle of the street late last night(after numerous SUVs and cars got stuck trying to get to their houses yesterday afternoon). People are having to shovel their own driveways in order to get out and get to work, even though we pay dues for that. They don't care about any safety hazards if it's going to cost them money, the after hours people say you will get a call back regarding your issue but nobody ever calls back. My townhouse is in Chanhassen and my sister's townhouse in Maple Grove is managed by the same company and she said they're terrible for them too. Stay away from Gassen Properties read more

Gassen Management is second to none. Meaning "none" is better. As a homeowner, I find them "inconsistent" and rude. They change methods of paying association fees with little notice and information. Our annual fall leaf cleanup was dismal this year. (Dead leaves all over and covered with snow.) They seem to care more about the fees our association pays them than the quality of work they do for those fees. As a homeowner, I have no problems with periodic increases in association fees. Being an original owner, I've never been late on paying my monthly fees. Gassens change may result in considerable confusion with other owners on just how association fees are paid. read more

Very, very poor customer service. My wife and I spent over $22,000 repairing the outside of our unit to help the community at our own expense. When we placed a request for a small fraction of this amount for reimbursement through our own external maintenance fund through our HOA, now managed by Gassen, our request was immediately rejected and no one ever contacted us. All we wanted was to request reimbursment from our own external maintenance fund that we pay into to help. After a month I went to our HOA board meeting and kindly requested follow up. Kenny G. promised to get back to me within 24 hours. After two days with no response, I called twice today. After speaking with him after he finally called me back at the end of the day, he said my request could take 30 days if I started over and re-requested everything from scratch. Their customer service and follow through is non-existent. VERY disappointed. read more

Not even 6 months in one of the buildings had significant damage due to water main failure and overnight our HOA dues doubled. HOME OF THE LATE FEES. Even if THEY misapply your check, they charge you a late fee. I forgot to increase my monthly $10 in January so they charged me $35 late fee.. like that's illegal in most states. Then I caught it but didn't pay it the next month so they charged me another $35 late fee for the original late fee. I added up what I paid verses what I owed and I OVERPAID by $130... and they are still sending me nasty letters. I think the attorney general should investigate some of these HOA's for usury laws violations. read more

Our building used Gassen for over 20 years. The last few years it feels like they had just gotten too big. When building issues came up it required follow-up from the board 2-3 times to get action. The vendors they worked with charged rates way beyond vendors that we could find on our own. There were many mistakes in their accounting, bills were charged twice to the association account, etc. We were really feeling that we could not trust them anymore. read more

We had several water leaks in the building and they were always there to assist in any way they could. NEVER, I repeat, NEVER work with Gassen Mgment if you don't have to! They are awful. If you speak up and address issues (send emails about poor snow removal, why it is taking so long for projects to get approval and/or completed, when is our sprinkler system going to be turned on, when are you fixing the broken fence, the lamp post,etc.,) you will be on their "hit" lists and they will fine you for every cotton pickin' violation you are breaking according to the "association's governing documents." Although, they don't fine everyone...ONLY THE ONE's the address issues. Oh, and it seems that if you sit on the board, you don't get any violations. You can park your car in guest parking space EVERY day(which is a violation) but not get fined! I would be ashamed if I worked for Gassen Management. read more
