I lived in Gables Takoma Park for a year. It was a nice place to live, the staff was friendly, and it was well-maintained. When it came time to renew our lease, Gables wanted to increase our rent by $601/month or 19.6% to sign for another 12-month lease. I tried to negotiate but the front office told me that Gables corporate would not negotiate. I pointed out that rental data in DC showed that rents had barely gone up over the past year, but still corporate refused to negotiate. A few weeks after we decided to move out, we learned that the DC Attorney General had sued Gables for price-fixing (https://oag.dc.gov/release/attorney-general-schwalb-sues-realpage-residential), so I guess their refusal to negotiate with us is in line with their general business practices. TLDR: Nice place to live, nice people who run the building, terrible corporation that will try to squeeze you for every dollar you have. read more

Walls are thin. I've complained about noise since I got here and nothing has changed. They do have roaches, so make sure you're on the pest control list. Trash room is disgusting and hasn't been cleared since at least New Years and it's the 22. This long into the year and trash just keeps piling up and tenants have no other option to get rid of trash. I had to send a complaint before being told that their 3rd party canceled, so NOW they will check with maintenance to help. Doesnt help the pest issues. Speaking of trash, let's talk about package delivery. I bought a locker and I've still had packages stolen or missing 3 times. Packages can be stolen easily, because despite them saying it's secure, people can get in with no issues. Not to mention, there are 4 possible locations to have a package delivered, so there's no organization or process or care for packages. I'm actually going to have packages delivered to a friend's apt with a concierge to make sure I actually get them. Hot water in my bathroom sink hasn't worked since I've been here. My move-in was terrible. They didn't book my time for the service elevator and canceled it despite me calling them and letting them know when to expect me for arrival. Nothing on the sheet you complete upon move-in was fixed prior to my move-in (including my entire apt smelling like marijuana). They said the tenant before me had pain issues and smoked all the time. Fire alarm has gone off at least 6 times between 3-5 am since I've been here since August 2021 with no explanation as to why until the 6th and most recent time (two nights ago). Check your bills, because they charged me for parking when I was supposed to get the first 3 months free. It sucks because it's in a great area and community with some cool things near by and conveniently located near a train station, but I'm anxiously waiting for my lease to expire so I can move. I'm not even putting all of my things up because I don't plan to stay. This isn't even everything. They know me by name and apt number because I've had to make more complaints here than I have at any other complex I've lived. Management said they would try to "help me" and make sure this kind of stuff wouldn't keep happening as I'm the "only tenant who seems to have these ongoing issues", but nothing has happened. I just moved in, when calling and finding locations I specifically asked if this building was nonsmoking. The person said they knew nothing about that and that smoking in youwas not an issue. Fast forward a week and I'm signing my lease the day before I move in and what do I see, an entire section on how this is a nonsmoking community. At that point it was too late and I already let go of my other options. Location wise it's great, but I can tell you my neighbors had onions And peppers yesterday because my entire apartment smelled like it. The rent is not matching the quality of the apartment. I already started looking for my next place. I even stopped unpacking what I don't need. read more

We rented from this location for 3 months over the summer. The apartment itself was very small, expensive, and condition was ok. At the time of arrival there were some maintenance issues, including an exterior door that didn't lock properly, that didn't get resolved quickly and took multiple calls to get fixed. The package delivery system/room is a total mess. Do not rely on it to protect your deliveries. The main reason for the low rating is the leasing office. Yes, they are super nice and helpful when you are looking to rent but once they lock you in their approach changes dramatically. The staff are very rarely in the office and it is impossible to call anyone. When they read this review they will say the phone system is/was having problems but this went on for weeks. There was never any communication to the tenants that there were problems with the phones. I had multiple emails that went unanswered through out the summer. Early in the experience I tried to make a monthly rent payment by check. I called and confirmed with the leasing office that I could send the check to their office. I mailed the item with delivery confirmation. USPS confirmed the item was delivered to the leasing office but the item was some how lost. The leasing office would not accept that the item was delivered to them and required that I resubmit the payment. They refused to pay for the stop payment fee. During the exit interview we were told there was no damage and we would receive the full security deposit, less final utilities. That was confirmed with an email a few days later. It took 60+ days after check out and a threat to start legal action to get the security deposit back. Nothing gets done by the leasing office unless you hound them. As mentioned in another review, the amount and frequency of additional fees is ridiculous! read more

The walls are razor thin. My neighbor wakes up and turns on her TV around 4-4.30 am every morning. I can hear everything and cannot sleep. I have been sleep deprived since I moved in last weekend. Since I only have a studio, there is no other room that I can escape. I can block out the noise of the cars and trains but it's impossible to do that for my neighbor's loud TV day and night. Moreover, despite the claims of being a smoke free community, there are residents smoking cigars and occasionally marijuana inside their apartments. Thanks to the huge hole under the main door that the management refuses to cover, all the smell, dust and noise on the hallway enter my studio. I cannot sleep and I cannot breath. I don't know what I will be doing here for the rest of my lease term. Going to work with sleepy eyes and headache isn't fun. If noise and smoke are issues for you then do yourself a favor and stay away from the Gables at Takoma Park. read more

Gables Takoma Park is improving from the top down. The management team is kind and consistent. Maintenance has a turn-over, which should produce better results. The location is great for convenient transportation and selection of nearby restaurants. The area is family friendly. The building has of nice amenities: rooftop terraces, great curb appeal, small gym w towels provided, e-lounge w cable tv & fancy multi-choice coffee machine, business nook, w/d in units, high-end decor. The majority of my neighbors have been cordial to limit noise. The walls are thin though. I lived in the Gables for 4 years and 7 months, and left because I purchased a home. In my time at the Gables, there were about four different managers who all had different management styles. While some offered programs like free breakfasts on occasion, others offered events for pets. All of which were nice, especially since rent is pretty high. Pros: -Energy efficient building -Ninety second walk to the metro Cons: -If you live on the back side of the building, cigarette smoke from the "smokers alley" will definitely travel to your apartment. -If you live on this side of the building the trains can be very noisy, but after living here for so long, I'm sure I tuned the trains out. -Rent is too damn high. I've lived at the Gables for 10 months and really love living here. It's close to the metro and the Takoma Park Farmers' Market. Any issues I have with my apartment are resolved quickly. The management staff is super friendly and still remember my name after 10 months. I've read other reviews and just don't have the same issues that people bring up. I sometimes here my neighbors but not at odd hours and not often. I've also read complaints about the residents' attitudes that have nothing to do with the apartments themselves and therefore should not be held against the building and Gables' employees. I think people in DC just like to complain and aren't super appreciative in general (blame chronic social climbing?). I live in a studio that has bamboo floors and a washer and drier unit in the apartment. There's a gym, free coffee, and 2 rooftop terraces (OK, not the greatest view but still it's really pretty at night with the Christmas lights). It's near the metro and several bus lines. The apartments are very clean and a cleaning service vacuums and mops the common spaces Monday through Friday. The landscaping is meticulous maintained.The neighborhood is relatively safe and community-oriented. I think it's great. read more

My boyfriend and I recently moved into the Gables about a month ago. Mianka has been extremely supportive throughout the whole process. She helped us upgrade from our original apartment choice, assisted on move-in day with getting our couch delivered when we were tied up and updated my bill when I noticed some unnecessary charges. The management and maintenance appear to have a great turn around time with addressing issues. Everyone in the building has been extremely welcoming and friendly. We liked Gables Takoma but moved out due to the high rent increases proposed when our first year lease expired. We were told that these options change daily, and vary unit to unit. So existing tenants may get increases higher or lower than ours -- I have heard of higher ones. But the figures below should give some idea of the general scope of the increases. Renewal Options 4 months -- 31.2% increase 5 months -- 27.8% increase 6 months -- 24.3% increase 7 months -- 22.1% increase 8 months -- 20.5% increase 9 months -- 28.7% increase 10 months -- 20.7% increase 11 months -- 20.5% increase 12 months -- 14.4% increase Month to month -- 37.9% increase Our first year lease did not give us any discount so these increases are based on actual rent. Actually, we had looked extensively in the area and knew that our first year lease was already a little above market for that size unit in a new building in the Takoma/Silver Spring area. We had one of the largest units in the building and were paying a high figure -- so a 15% to 20% increase represented a significant sum of money. To propose these high increases on a renewal seemed excessive. On the plus side, all of the personnel at Gables were wonderful to us and behaved very professionally when we strenuously objected to these increases. The maintenance guys were wonderful! read more

My husband and I toured the apartment community in spite of the bad reviews, and we are glad we did so. The apartment is very close to the metro, parking on the street is not difficult to find, the lobby and gym are super nice and well kept. As for price, we moved from Adams Morgan in DC where we paid more than $2000 monthly for a smaller junior 1 bedroom, plus parking in Adams Morgan was a nightmare. We loved our old neighborhood, but Takoma Park has its own charm and an amazing farmer's market and community. As for the electric bill (which a lot of people complained about), we called Pepco and they gave us estimates of what people are actually paying in the apartment building, and really the average is $80-$120, which is really not bad at all considering that its an electric stove. I think people need to do some research on their own before moving in here, call Pepco if you are afraid that your electric bill will be as expensive as they mention on the postings. Also, paying $5 bucks for trash is not a big deal, I don't get why people complain about that, seems pretty reasonable to me. Also, about the noise level, I find it to be normal apartment building noise level. I mean we lived in several buildings and most new buildings have the same level of noise, it has nothing to do with insulation and more to do with how the walls used to be built back in the day. My husband is an architect and we had this concern before moving in, but he checked the walls and they are fine. Also, about the street noise level, its crazy that people consider this city living. We actually lived in Adams Morgan and Rosslyn, and this is more like living outside of the city. We will post another update when we have to renew our lease, we can't really comment on that aspect since we haven't been through it yet. As for friendliness of the staff, so far we haven't had any issues. Everyone seemed pretty friendly and professional. Also, the people we have encounter that live in our floor are also nice and friendly. So far, so good for us. read more

I would give them -5 if I could. I have NEVER had to issue a yelp review. I am mortified at the service GABLES TAKOMA PARK provided while we leased there. We exited a month early due to extensive smoke coming into our apartment through the air ducts/vents. It was so bad we had to get hotels on weekends at 11PM at night. THIS PROPERTY CLAIMS TO BE A NON SMOKING BUILDING. In policy - they break their own policy. Manager neglect, lack of respect for the tenants, negligent in communication. Upon repeated requests to transfer to another apartment they attempted to charge us $400 more than we were paying due to the smoking/all night & AM sexcapades. There was no courteous management style in matching what we were paying EVEN when we offered to move from a 1 bedroom to a studio for same cost. We complained, we issued emails - Gables states "we gave pieces of paper to surrounding tenants asking them to stop." There was nothing they could do, nor they were willing to be more aggressive in enforcing. The apartments are like boxes, with no ventilation. When our air conditioner broke there was no on site fix. A drawer in our first month was never addressed in the 11 months we stayed. When we did get responses we turned over keys/parking cards/stickers, etc and, all of a sudden, we were called by new management (old management had disappeared with no notice). We gave a written notice into their automatically generated email that we would not be renewing AND moved out mid Sept (paid in full) and was willing to pay pro rated 10 days due to our 30 day notice (as well) Sept 10th. On October 3rd I was told that Apartment #303 was ready for move in. Suddenly I receive a demand from an assistant stating we owe $1800+ for month of October. After repeated requests, 2 weeks later, on October 24th after repeated calls, emails asking corporate office/management to call me I got a call denying me any "give" for all our issues daily/weekly. I'm an executive for Television and do my life "above ground" and will never support a corporation that goes against their own policy and then harasses and denies the tenant any rights or forego a policy for a tenant based on over 6 months of complaints on policies THEY INSISTED they implemented. read more

Best apartments I have ever lived at. First off, Ken Ayers (GM), and his staff are some of the most caring staff I have ever seen at an apartment complex. They truly care about their residents and go out of their way to make sure we are taken care of. Continually, the apartments are wonderful. I have a studio and it is perfect for me. The stainless steel and granite counter tops are a huge plus. Next, the neighbors are quite and work orders are done in a timely fashion. In conclusion, if you are on the fence about living here my recommendation would be to DO IT! Gables Takoma Park ROCKS! read more

I've waited two months. I wanted to like this place, really. The location is the only convenient thing about it. We were shown one apartment, told all apartments come with a balcony, and were sold. Now mind you, this is after begging to lease here- which was already weird. So then we move in, and it is not even close. Why weren't they just honest and let us know not all units were renovated?? It is the most outdated apartment I've seen, worth NOWHERE near what we are paying. We even had a 2week overlap in our lease here and our lease another place and offered to pay to have it remodeled in those two weeks. I have a neighbor below me that lets his dog use the bathroom ALL over their patio, it smells so bad I can't open the window in MY living room. But of course they're "working on a solution with them"....2 weeks later and it's still there. I really hate this was my first apartment experience in DC but you live and you learn. Learn from my mistakes and lease elsewhere! I can't wait for June to move on. read more

Regretting moving in... First off, I'm not usually one to write a negative review, and usually when I see a couple of bad reviews I tend to give the establishment the benefit of the doubt. I also would prefer to directly contact the Gables management with problem issues, but have requested some contact information for the "bosses" and have not received anything. So...I guess I will vent it all out on Yelp! I'll also say that the staff that work at the building are perfectly nice, the apartment is clean and appliances/etc. while very cheap do function (I moved in maybe 2 weeks ago). Also the location is very convenient to metro and there's some nice neighborhood things to walk to. Now for the parts that I don't love, and make me regret signing a lease here. If I had been aware of these things a month ago I never would have moved in here. 1) When visiting the apartment we were shown a unit that was supposedly almost exactly like the one we would be moving into (which was occupied at the time). The unit we saw had very nice hardwood floors in the kitchen and living room. We specifically asked if the floors were the same in our unit and were told yes. Fast forward to move-in day and we find that our unit has wall-to-wall carpeting throughout the living room, and pretty ugly floors in the kitchen. Lesson learned, never move into a place when you haven't seen the specific unit. 2) If you are at all sensitive to noise, DO NOT rent an apartment on the side of the building towards the train tracks. During our tour we asked how often the CSX freight train came through, and were told a couple times a day, and not over night (until 6AM). As it turns out, a freight train rolls through pretty much on a continuous basis day and night many times per hour...and is louder at night as it is moving more quickly. My last apartment was a newer building in the flight path of Reagan airport, but had good windows so the noise wasn't too bad and did not bother me at all. In this apartment it sounds like there is no wall on that side of the building. I can clearly hear all the metro train announcements word-for-word, which is somewhat ironic because I usually can't tell what they are saying while sitting on the train. 3) The walls are very thin. Yes, this is part of apartment life I suppose...but I have never lived in a place where I was so aware of the conversations/illnesses/exercise routines of the people living on either side of me or above me. 4) I came home from work last night to find a letter posted on my door that said they need to come into my apartment for a routine maintenance inspection the next day and to secure my pet dog. While I am fine with the fact that they have access to the apartment, for non-emergency visits that can be scheduled ahead of time it would be much more helpful if they could provide at least 24 hours notice, or even an email the day before so that I can line up some kind of accommodation for my dog. When I asked them to work with me, their first solution was for me to store my dog in the (windowless) half-bathroom for the day. I told them that wasn't going to work for me and volunteered that if they could do my apartment towards the beginning or near the end, that I could adjust my work schedule for the day. They were unwilling to do even that, their final solution was to send in somebody that was "a dog person" and that it would only take 5 minutes. Maybe I'm making more of a big deal about this than it is...but I think most dog owners will understand that it takes at least a day to lineup a place to put your dog...and that most dogs are not going to react well to a stranger coming into your apartment! If this is a one-time thing then no big deal...but I have to assume that it is a regular procedure if it is already occurring within the first 2 weeks of moving in. 5) While the building may have somehow gotten a Silver Leed certification, having non-energy efficient appliances, very little insulation and the cheapest windows that you can find somehow doesn't feel really environmentally friendly. The little banner you put up to tell us it was Earth day was nice and all...but enough with the "green" marketing! So, unfortunately I am stuck in a lease here now, but hopefully somebody else will be able to avoid that mistake if any of the issues I've listed above are important to you. read more

Don't move here!! There are going to be two 5 story condo buildings built right behind Gables Takoma, jammed between Gables and the railroad tracks. Expect construction noise, dust and heavy machinery traffic on the little back road for a while to come. Just google "Spring Place NW, DC". You've been warned! We just moved out of a one bedroom apartment at the Gables Takoma after living there for a year. When we first moved in, everything seemed fine. The place was clean, looked nice and new and the leasing office staff was friendly, then Nicole left . Initially, as you can see from my first review, I would only really complain about how thin the walls were and how cold it was in the winter due to no insulation in the walls. Our electric bill for a couple of months was $400! But then things got worse. We were on the third floor and for about 6 months had no one in the apartment above us. Then someone moved in and it was like living in a drum. Just the sound of them walking across the floors was loud in our apartment and if they jumped or dropped anything it would shake things in our place. Since they kept late hours (to bed at 3am on a weeknight) we got very little sleep even after complaining to management and to the tenants. The apartments on the 4th floor have hardwood floors and no carpeting so it's really loud for the apartments on the 3rd floor. We were also in the back of the building and though we got used to hearing the train and metro throughout the day and night (wear ear plugs to bed!), we never got used to being woken up by the garbage/recycling truck that comes at least 3 times a week between 5:00am and 6:00am. If your apartment is over the garage entrance, you will hear the remote gate opening and closing as well. Also, what the last reviewer said is true, people frequently leave the security doors propped open with no one around and people smoke right outside the door. And, yes, they do come and check how your cabinets are working, it's weird, because they're just cabinets, I'll call you if I can't open mine, you don't need to keep checking! We knew from others in the building that they would be raising our rent when we went to renew, we just didn't realize it would be so much. It was about $200 a month more! And to make matters worse, I kept asking how much it would go up and they wouldn't tell us the amount until 5 days before we had to give them the "required one month written notice" before moving out. Yes, you have to give them written notice even if your lease is up or they will keep charging you! When I gave the leasing office our notice they asked if I wanted to try to bargain for a lower rate. Bargain for a lower rate! Nice business practice, what is this, a used car dealership? Lastly, we got scammed out of our $300 deposit. Our lease ended on November 3rd but because we found a much bigger, much nicer and much cheaper ($400 cheaper) apartment in Takoma, we moved out and handed in our keys in mid October. We didn't have a problem paying the rest of the month's rent or the pro-rated amount for the 3 days, however, we were charged $60 for water & sewer for October (even though we were gone half the month) and another $60 charge for them to read the meter 3 days later!! Keep in mind no one was living there! They also charged us for a satellite dish removal which we didn't have and to clean the carpeting even though it was spotless when we moved out and the move out paperwork says so. They are now claiming that we owe them more money to cover the carpet cleaning!! Needless to say we won't be paying and are considering small claims court, but who's got time for these horrible business practices? There are better, cheaper, nicer places to live in the area, don't get suckered in!! read more

1. Extremely poor security. I have had packages go missing and my car was broken into. Registration and a coat were stole- NO follow up from management whatsoever. NONE. Why the hell do I pay $125 for a 'secure' parking garage with CAMERAS if you cannot see who broke into my car!? 2. Extremely poor insulation- my apartment has big windows and you can stand next to them and feel the frigid, winter air. My PEPCO bill is insane. 3. Unbelievably loud. I can literally tell you the daily routines of neighbors on each side and above me. 4. Utilities are horrible- the washing machine has ripped my clothes and towels, dryer takes forever 5. Way, way too expensive for such poor service and security. 6. Smells like weed ALL. THE. TIME. The parking garage, outside on the roof, on the balcony, in the elevator. For a smoke free building, there sure are a lot of people smoking and you can smell it through the air ducts. Beware for elderly folks, anyone with asthma or kids. You do not want to live every single day inhaling someone's second hand smoke. 7. Only positive: Location. Wonderful location, I adore Takoma Park. But this building is horrible, do not move in. This is my second year in the building, only bc of the location, I am moving in May. read more

I've lived at Gables for 2 and a half years and have to say that I really feel at home. I love how close it is to the metro and how relatively quiet the surrounding area is. The rent is a little on the pricey side but depending on when you look, you may get a good deal. The new community manager and assistant community manager have been the best of the 3 that I've lived under so far. They are both very responsive and accommodating to requests and are just warm and welcoming in general. I actually renewed my lease mostly in part to how helpful they have been and hope they will be around for a while. read more
