Kris, the office manager, runs everything smoothly, communicating clearly and efficiently both before and after the appointment. The inspection itself was thorough and unhurried. My particular situation is a little unclear, and David was fantastic at laying out my options across the different directions my project might take - along with the pros, cons, and likelihoods of each. His knowledge is genuinely impressive -- every stage in the life of a structure, the technical details, local code and infrastructure -- and while he shares a ton of information, he keeps it interesting and even fun. So grateful I stumbled onto the RHS crew, and I recommend them without reservation!

The *FINEST* HOME INSPECTOR in DC, Virginia or Maryland. I have worked with many home inspectors…read moreover the years and Jim is simply the best. Jim inspected two homes for me this year (2014) and I was amazed at what he discovered and the level of detail found in his written reports (30+ pages, including photographs, YMMV). Jim's style is very calm, but astute and methodical. He reminds me of a detective you might see in a movie. He carefully assesses each house and goes through it step by step. He will put issues in context, and offers insights on what it might cost to fix a particular item. He will gladly share his discoveries with his clients as he explores each home... I was also amazed at his knowledge of new home construction. Anyone thinking of building a new home or buying new construction, needs to call Jim Vaughn at HomeAuthority first. His knowledge of the construction techniques, business and "culture" is extremely valuable... Jim is one of the most senior ASHI-certified inspectors in this area and is a nationally-known home-inspection instructor. You're not going to find a better more dedicated home inspector than Phil at Fredrick Home…read moreInspection services. I had Phil selected base on his reviews and personal chat when I was checking for inspectors. His rate is higher than others bit a little margin but I think his attention to detail is a level above. Pros: - Very available to chat on phone or text before or after inspection - Very modern / up to date - for example he used a drone to check the roof of our 4 story town home under construction. I don't think we'd ever have found the exposed nail issues w/o that. - He is very thorough - for a pre-drywall inspection he actually stopped by the next day to check a few extra things as it had gotten dark the prior afternoon. He absolutely could have not bothered but he did find a few extra items to point out. - Phil will guide you guidance what is a 'must fix'; or things that you can probably just be aware of but not fight on. - Very good write-up with lots of photos, even a video in one spot to show a loose item. The write-up is available online in a system that you, and the seller or builder can view. It can also be downloaded to a pdf. A key feature is that you can identify just the items you want your seller or builder to fix and generate a PDF of just the 'fix request'. Phil did the final inspection as well and found a very small window crack we missed. Had he not found it, would have 100% been our responsibility after closing. Cons: - Nothing really.

Well, it depends if what end of the spectrum you are on, or believe you are on. Me being new to this, I believed that the renovation I had found would be mine and that the inspection was just a formality. Being the novice I was, I expected the inspection to be an hour tops and after finding a couple of things I missed, not being a professional, I could go forward in the negotiations. It is good to bring a snack and a book or a notepad in order to keep busy when you aren't jotting down things that you would like or need addressed. I suggest bringing a snack and a book because depending on the square footage a home inspection done correctly will take some time. Mr. Dean for J&B did some discovering. He was thorough on top of being meticulous along with being dedicated. Mr. Dean was on the roof in the hot sun. He was in the attic and in every nook, cranny and crevice. All of this on a Sunday. He went over this flip with a fine tooth comb and while dropping numerous gems on architecture, construction and renovation, I was able to see learn so much about what to look for and what to pay attention to. I feel like the lessons I learned were invaluable and this particular home inspection enabled me to dodge a bullet. Even a brand new construction will have some issues but I think it is critical to choose the most dedicated home inspectors you could find. Home buying and selling is a major process and to avoid unnecessary headaches and a great home inspection will do this. J&B are first class I would eagerly seek out there services in the future.
