It's managed, maybe even owned by The Related Companies, a National Property Management company, and they do a very good job in most ways. My chief complaint, and I don't even know if a solution is possible, is the disrespect some tenants how for these brand new and beautiful units. Like all areas of San Francisco, parking is scarce and expensive, and Crescent Cove consists of approximately 275 apartment units and perhaps 175 outdoor parking spaces in a new neighborhood that has almost NO street parking within walking distance. Strange as it may seem, the majority of my fellow subsidized tenants seem to have more than one car so the parking situation is always stressful. The whole complex is beautifully landscaped and maintained, featuring such great amenities as a gym with a large flat screen to use while working out, a business center for tenants with three new computers and a printer, a game area with shuffleboard, ping pong and a couple other games, and an amazing community room with a complete modern kitchen, fireplace, fine furniture, a large flat screen and a beautiful gas barbecue. There are lawns, palm tree's, flowering plants and many tree's of all shapes and sizes and a gardening company is here regularly to maintain all the garden areas. There is even a vegetable garden that tenants can use to grow their own fresh produce. The neighborhood is Mission Bay and is brand new and growing very fast but a community is developing that is vibrant, diverse and filled with all the services and facilities every neighborhood requires to be successful. There is a new library, dog park, kayak rental facility, basketball and tennis courts, hiking trails and a new Safeway is within two blocks along with dozens of restaurants, coffee joints, cleaners, health facilities, the World Champion San Francisco Giant's as well as a new hospital being built by UCSF and plenty of research and development in medical and technology markets. A really great place to live with wonderful management and a staff that can be seen taking care of the whole complex every day of the week.

Most of the year it's not a problem, and it isn't unique to this building, that's just something with older buildings in general. Easy access to downtown on the 38 and 38R, walking distance to Hayes Valley, Japantown/Fillmore, and Van Ness and Polk streets. Sports fields, tennis courts, and a park are a couple of blocks down the hill. Overall, I recommend living here.

Pedro and Karina are responsive, present, and genuinely try to help keep the building safe and well maintained. My apartment was remodeled when I moved in, there was a leasing deal at the time, and parking was included with the unit, which was a big plus. The building is actively being improved -- they're currently painting the exterior, recently upgraded to new laundry machines with credit card readers, and installed a new intercom system. Maintenance requests are usually addressed within the week. It's an older building, but it's clear management is investing in upgrades and resident experience.

Most of the people I see living here are either retired or working professionals. I have never seen any Ghetto type people in this area. When I mean ghetto I mean uneducated and poor thug/street people, not blacks...there are blacks, asians, indians, and whites. But again, the rent can be pricey here, which is good! The office workers are nice and I never expect perfect customer service. As long as I get what I need, then I'm happy. I think people are just too emotional and/or expect the workers here to treat people like they're in the Ritz Carlton... The pool is always heated and the tiny gym is nice for when you don't want to go to a real gym. It can get packed sometimes. Another downside is the weather, it's usually cold or foggy in this area because it's on top of a hill. Hope this review helps!

I'm very glad that I was able to get a room here that was recommended from a friend. The rent is affordable especially with all the studios and apartments in SF constantly rising in rent. It is a small studio and I was fortunate enough to get a room with a large window facing the city and not the freeway. It comes with everything you need (Microwave, fridge, bathroom, and sink) unfortunately it does not have an oven but I bought my own small toaster oven which was perfect. When I first moved into my room it had bed bugs and I contacted the owner. Since I just moved in and all the other places in SF were super expensive I had no choice. He followed up with an inspector and sprayed my room in 4 week intervals. It still was not working but I ended up going to Target and buying my own raid and sprayed my room and I have not seen one since. The building is filled with interesting characters and the management and security are really helpful and friendly (Especially Tina and Gabe). So far I'm happy where I live. I know that other reviews say that the rooms are tiny, it's located around a dodgy area and that it is noisy, this is what I have to say to you: WELCOME TO SF! That's the city for you and the area where it's located used to be sketchy but due to gentrification happening all over SF the area is getting better. It's just the people who aren't used to city life, had cheap rent and have lived in a protected area feel it's unsafe. You should always keep your guard up wherever you go and always take the safest route anyways regardless of what city you are in. What more can you ask for when your rent is controlled which includes utilities (water, garbage, and electric but you have to pay for wifi and cable), there are laundry rooms and trash chutes on each floor, vending machines, a parking garage (you have to pay monthly), the freeways going to the East Bay and South Bay are right outside, and it is in the Downtown area of SF? Anyways, I hope this helps people out. You can't be too picky especially in SF where you have to share a studio or apartment with at least 5 people to make it. Here its affordable and it's just you living in a small studio. I recommend this place to anyone who's looking for a place!

Making payments was hassle free and their rates beat the entire market. Parking is available. Laundry rooms in every building. MOST IMPORTANTLY VERY VERY VERY VERY SAFE neighborhood, never had any issues, everyone is so quiet and respectful. Neighbors r very friendly and welcoming. View from the top is awesome. Cons: the development is built on a hill which makes the walk back home but thats no problem if you drive n is a good physical activity if you don't. We'd done a lot of research on where to live beforehand, and KH has a lot of good history behind it. Living Space: In the 1 bedroom unit, this is a perfect place for 1 or 2 people. The kitchen is large and the living room has enough space for multiple setup options. It's an easy space to grow into and feel comfortable. This place, although it may not be the most updated, is beautifully maintained. Amenities: There isn't a gym or anything quite like that, but the grounds and location make up for it. It's less than a mile walk to Golden Gate Park, public transit is just a few blocks away, and there's a lot of good restaurants and bars within walking distance. The view, depending where your building is, can be INCREDIBLE. Also worth mentioning - we have a dog. There are a lot of dogs in this complex. Everyone cleans up after themselves, the common pet areas are really nice, and there's outdoor space behind the buildings if you're comfortable off-leash. Management: This is one of the best run apartments I've ever lived in. Maintenance is taken care of promptly (and done right the first time). Management is fair and understanding. The pricing is on point. Katerina, the property manager, is fantastic and always available. I miss living here for the management alone. I want to give a special shoutout to the grounds crew. They work incredibly hard basically every day, and they were always so friendly. The gardening is incredible, and my dog absolutely fell in love with one of the guys who kept the parking spaces clean. I have literally NOTHING bad to say about living here. The only reason we moved was to shorten our commute into the lower peninsula. If you can secure a unit, you will not be disappointed!
