Upon checking into our rental property in Ocean City, NJ (329 Corinthian Avenue, 1st Floor) I noticed immediately that it had not been cleaned. It was an older property and at lower price so I was not expecting it to be the nicest place; however I did expect it to be cleaned properly. In fact, prior to renting my husband asked the realtor about the cleanliness and we were assured it was clean. My family has been renting at the Jersey Shore for 40+ years so we are more than accustomed to the normal wear/tear of beach rentals; however we have never experienced arriving to a rental so filthy. I reached out to our realtor and quickly received a call back. Our realtor stated he would reach out to the owner and be in touch. Shortly after that phone call, a woman named Stephanie arrived (assuming she was the owner, but she did not identify herself as the owner) to assess the situation and agreed that the house was in need of a cleaning. She contacted "the cleaning service" and informed us that it had been a different crew than normal and they would return to clean that day. She appeared to be concerned, apologized and upon our request provided some cleaning supplies, which I definitely appreciated. Later that day we received another call from the realtor stating that cleaning crew could not come back until tomorrow. Our options were to wait until Sunday OR the owner was willing to reimburse us the $145 cleaning fee. At that point, we had already spent 2 hours cleaning the place so unhappily we accepted the reimbursement. However, it quickly became evident that no cleaning crew had ever been there. By the time we got the rental to place where it was livable (hours later), we seriously questioned whether this property has a regular cleaning service (hence the quotes earlier in this review.) Some highlights: When making the beds we noticed the mattress pads had blood stains (see photo). The amount of sand/debris near and on the washing machine was appalling. There were soiled clothes on the side of the washer, along with trash, lint, empty detergent bottles, and useless cleaning supplies (a broom that did not work). The entrance way (should have gave it away) was covered in litter and leaves (see photo). In addition we found out later that the outside light bulb was blown out, so my husband had to buy light bulbs to replace. Just an example of neglect of regular upkeep and maintenance. Additionally, the plug in the master bathroom did not appear to be up to code as it was not GFCI protected. The floors were covered in sand, dead bugs, debris, food and band aids (see photos). The window sills and outside deck were covered in black film and looked like they have not been wiped down in months. My husband bought a broom and bucket and borrowed a hose to clean thoroughly, we ended buying table clothes as well to cover the tables. We had to do this for the kitchen table too because it was so sticky and grimy that everything stuck to it. The amount of debris under and in (it was a pull out) the sofa was disgusting. (see photos) The refrigerator was dirty- my husband asked the Stephanie if the cleaning crew typically wiped it out and she did not know. As a rental owners, ourselves, this was shocking. We provided our cleaning service with a very detailed list of tasks to do in between rentals, clearly this was not the case. In addition, the freezer had a ice machine and the ice smelled and was inedible - when it melted it tasted disguising. I am sure the filter had not been changed in years. Again, as regular visitors down the shore, we are accustomed to the water; however this was beyond anything we ever experienced. We ended up buying bagged ice the entire time. The bathroom sinks were dirty with toothpaste and floors covered in hair. To say this was unpleasant is an understatement. We ended up staying in a hotel for a couple of nights just to get away. Because of this, we requested that the owner consider reimbursing for one full night (which, in my opinion is conservative). I wrote to our realtor with the request and received a very brief email stating that an email had been left with the owner. That was the end of the communication. I followed-up but never heard back. Eventually I submitted communication via Fox's website addressed directly to the owner (Gary Jessel) but did not hear back. I also sent the attached pictures but again no response. I get that there is a short summer season in NJ therefore the opportunity for making money is limited however the utter disregard and obvious neglect is unacceptable. Requested a different realtor. Was denied. Proper keys were not given to us. Result another tenant was able to lock our personal property in our rental. Which included My truck. My bike. My transportation. Also my son's meds which were in the truck. Fox closed at 4 p.m on a weekday and would not return my call until my wife left threatening voicemail. They did indeed have the right keys at another location knowingly giving us the wrong set that only opened the side door. Not the front or garage. Do not for any reason use this company. Lacks customer service and responsibility for any wrong doing. Absolute joke of management. read more

We rented a home on Brighton Ave for one week spending $4000. Upon arrival to the home we were so disappointed at how unclean and rundown it was... The ice maker didn't work, the garbage disposal didn't work, the dishwasher was loud and had broken racks (it was an RCA so I can't even imagine how old it could be I didn't even know that RCA made dishwashers) The kitchen did not have basic things like bowls and colander etc things that you would need for a week at the shore. The sliding door off to the deck the screen door kept falling off. The closet doors in the bedrooms were broken. The pillows and the blankets were very dirty looking... and there were so many other issues with the home... We were so disappointed to spend $4000 to rent a home in this condition. read more

To say my experience with Fox realty and Andrew and Michelle Robb (realtors) was "not good" is an understatement. When I was selecting and booking a weekly rental in Ocean City, NJ with Andrew he was helful and responsive. However, once I checked into my property which was misrepresented on the listing, none of the good customer service was provided. The dishwasher in the property was inoperable the entire time; the outdoor shower was blocked and inoperable (and dirty) for half of our stay, the main bedroom bed was listed as a Queen and was only a full, none of the windows we tried actually locked, the TP holder was off the wall, and when we arrived, both entrances to the property were unlocked with the doors open. We were very uncomfortable in this rental and Fox, Andrew, and Michelle were less than helpful in resolving any of the issues listed above. At one point, a flimsy plastic showere curtain was put up but the shower continued to be unusable as the curtain moved in the wind. They did also drop off a replacement dishwasher (which was not in good condition) but no one installed it and they left it in the hallway blocking the bathroom and one of the bedrooms. The biggest issue was how rude the realtors were. They acted like I should feel lucky to be renting from them, they told me not to expect a resolution or some of the rental fee reimbursed, they stopped communicating with me entirely mid way through the rental period, and they implied we had too many people staying in the property which we did not. They also suggested that I should have known how to fix the problem with the outdoor shower and that it was my responsibility to speak with the upstairs neighbor about moving their bike which was chained to the outdoor shower, blocking it completely. I will never do business with these folks or the company again and you should not either! read more

So, since I last wrote about Fox they redesigned their website and overall it looks nice plus it's very easy to use although there is seemingly one big downside: I'm pretty sure that they killed off their last minute section which really stinks. Other realty companies in town still have a featured section like that and to me they come in handy as a lot of places simply won't sell especially in shoulder season times of September and early June. We used it two years ago and it was great. I mean better for the owner to get something versus the place sitting, right? Last year we were going to use Fox again and after I saw the lack of that section for whatever reason that pushed me to try VRBO. Ironically, there are a decent number of places that FOX lists which are also on VRBO with one significant difference, price. I'm certainly not going to name the owner or the house we rented from him (he does own multiple locations in town) but the price was two hundred dollars less on VRBO than what FOX listed it for last year the same as it is right now for this year as I'm writing this. We're likely going to rent the same place again this year from him but because of the price difference along with the VRBO listings normally being far more descriptive we're not going to not use FOX again. This real estate agency rented us a home for a week that had a glass smoking pipe that wreaked of weed left in the home. The home was a total slum, broken glass on the floor, broken door locks, outlet covers missing, etc. The real estate agent told us not to report the the pipe to police. There were also security cameras all over the property including INSIDE the house that was NOT disclosed to us. This is creepy and potentially illegal to be recording your tenants inside the home while on vacation. The agent (Renee) did nothing to resolve the disaster of a rental, nor provide the landlord's contact information to us. Please stay away from Fox Real Estate! read more

This past week we rented a property from Alexis M at Fox Real Estate, 3315 Asbury Ave (JoAnn G. is the owner of this property). The amount of people allowed on this rental is 7, which we had. To make a long review short, do not rent this property unless you want to be verbally harassed by the owner, having the owner yell at my three year old child telling him he was not allowed to play and then yelling at him again all in front of me. It is a disgrace how we were treated from Alexis who we went through the rental process with to the owner of the house. We left on Friday because we couldn't take being treated with no respect. When I informed Alexis of what was happening she did nothing nor did Fox do anything. The limit was seven people in the house, which we had and she accused us of 12-14. Which made me laugh, I told her she could come right in and see how many were in the house but she refused. The only time she came in is when she barged in unannounced while kids were watching TV making them scared and upset. I have never been so disrespected in my life, if you have a family and looking for a rental do not rent there or use Fox because they could give two craps about you as a rental. All they want is the money and leaving families with a horrible vacation experience. read more

Be careful when renting with Gary Jessel the broker at Fox Realty. I recently rented a 2 week stay this summer at one of his properties only to be told I didn't have first dibs next year for the same property as is the rule. He just promised the property to some other family next year. I have been renting with Fox Realty for many years but not anymore as this proves he doesn't value loyal repeat customers. read more

Fox Realty on Brighton Place is the best! I booked a rental close to the vacation date and Joan Gearhart found a great property for me to rent. We had wonderful week, the rental was clean and close to the beach. I left a my anniversary ring in a drawer and called Joan when I got home and realized it had been left. She immediately called the owner and other realtor who rented out the unit the following week to look for my ring. At first the tenants couldn't find it. Then they looked some more and found my ring! Joan picked it up and mailed to my home in PA. This just confirms my faith in people that they will do the right thing. Thank you Joan, Fox Realty, Monihan Realty and the owner for going the extra mile to return my ring. What a great way to end a vacation and add to our happy memories of Ocean City NJ! read more
