    I am writing this review as an exit tenant. I spent almost four years with this leasing agency, and…read morethe onboarding process was easy and smooth. I primarily interacted with Tom, who is very responsive and perhaps the best person in their office regarding interaction with customers/tenants and, in particular, for the methods of interactions and respect. I can't say the same for all the staff. My interaction during the onboarding process was pleasant. I enjoyed my apartment and its location to the extent that I always boasted this leasing agency when talking with colleagues and friends in Philadelphia during my first year there. Notably, this leasing agency quickly responds to maintenance requests, a significant plus in Philadelphia's rental market, considering Philadelphia's standards!! Here are my honest impressions after almost 4 years with them. 1. According to my point of view all the work done in the unit was below average, floors are not leveled, plugs are misaligned etc. A clear indication on focusing more on saving money rather than focusing on the quality of the work done. 2. In their apartment for the first time in my life I faced mice infestation due to poor maintenance work. Basically, a huge hole was left behind the gas resulting in a point of entry for mice. I have on video the pest control guy saying that he visited that apartment before. Therefore, I don't know what to think. Was the leasing agency already aware of the infestation? Were they aware but could not properly fix it? When I told them that, the answer was that they were not aware of any previous report of mice infestation. I would appreciate honesty at least. Anyway, after sleepless nights, and thanks to my input and also money I spent (including steel wool) the problem was finally fixed. However, mice infestation does not happen when you do work properly. 3. No matter what you say to them, they always answer with the same sentence, telling you they are the best in the area. I find it captivating from reviews online that they have never admitted to doing anything wrong. It is always the tenant's fault for everything. I see this as a lack of interest in self-improvement. 4. I agree with other reviews that their approach changes once you are a tenant in exit. 5. They mailed my refund incorrectly (even after I sent a certified mail with detailed information on what my refund was supposed to be). They never make mistakes when you have to pay them or when they have to charge or take money from your bond, but of course, mistakes happen when they need to refund you. 6. Remember that when you rent, they will progressively and continually increase your rent yearly. Therefore, keep this in mind if you rent. Among all my co-workers, I received the highest rent increase. If you ask, they keep telling you they are the best and highly rated and only make market adjustments. They increased the rent but dont't upgrade anything in common areas like the corridor walls in my complex with huge holes or the basement that looked like a landfill junk area. In conclusion, considering the Philadelphia standards, this leasing agency manages maintenance requests very well. However, the quality of the work is below average according to my standards. Don't expect any loyalty from them, and you won't be disappointed

    Be warned, they will find any reason to deduct the max amount of your security deposit. Took off…read more$375 of my deposit for a few nail holes in the wall (two of which were documented to be in the apartment before we moved in). Absolutely greedy operation. Horrible maintenance too, waited 6 weeks for them to replace a broken fridge. Avoid!
