As first time home buyers, we were not sure how to decide about the condition of the house, beyond what we could 'see'. He was passionate and did a job as if he were buying the house. Having recently been scammed by another inspector on the same property, we knew what bad looked like. And John was on the exact opposite end of the spectrum. Trust him to give you an honest, expert and professional review of the house before you make a call. We actually decided not to buy the house as we learnt about the structural issues in the house - we would've been stuck with a lemon if not for John.

He then went over the key points with us and provided a detailed 95 page report with pictures and description of each and every issue, as well as a separate short 7 page summary report. I would recommend Clever Inspections to my relatives and best friends. I am sure you will be satisfied with the service. I compared prices with three other providers and Clever Inspections, though not the lowest, provided the most thorough estimate and they more than lived up to their promise. A few of the many photos provided are attached.

On top of this, once we moved in to the unit we had some questions about his findings and tips for fixing some home issues and he thoughtfully helped advise us. Value (5/5): The value and price for the service was competitive and I highly recommend him.

Accurate Inspections and Michael have a reputation of a very thorough inspector, which sometimes…read morecauses controversy, so I hope I can clarify the situation a little. Michael provides a super thorough inspection and pays attention even to the smallest details. He points out loose stones in the stairs, narrow parking spots that claim to fit more cars than it is realistically possible, stair handles placed uncomfortably, among other things. He also points out important things that are done not up to code and can cause serious issues down the line. It is a responsibility of a buyer to evaluate the findings and apply them, whether in negotiations with the seller, or just for your own reference later to understand what requires fixing and how urgent it is. And knowing that in advance, I think I received a superior service, because thanks to Michael, not only I received a concession from a buyer to fix an improperly installed, though working, garage door, but also avoided troubles with insurance company later by requesting asbestos removal and obtaining corresponding certificate. Michael's commission may be a bit higher than the market, but it's well worth it.

Where's the button for 10 stars? Heartland Home Inspections was the best money we've spent since…read moreour wedding. In a market where Buyers are waiving everything and Sellers aren't providing any concessions, Heartland Home Inspections' work shifted the balance. We purchased a home that had a pre-listing inspection done. For the uninitiated to the current market, this generally solidifies that you're going to have to buy the house as-is, with no wiggle room whatsoever. But the pre-listing inspection wasn't done by Heartland Home Inspections. Ed Novak was thorough, meticulous, and cut zero corners. He found issues that were missed by the previous inspector- giving us the opportunity to either wiggle out of our contract, or push forward. For a variety of reasons, we pushed forward- but Ed's work gave us over $12,000 in completed work and cash at closing. Need I repeat that, in this market, with a pre-listing inspection, that is beyond unheard of. As a homebuyer, the unknown can be daunting. But Ed (aka Columbo) provided us with as much information as possible, making us feel prepared and ready for what's coming next as we assume ownership of the property. Why wouldn't you want to know everything that needs to be taken care of in your new home? It's like having a mini to-do list that we can cross off as we go. Hiring Heartland Home Inspections was an investment that has already more than paid off and will continue to for the foreseeable future.

When he arrived, he really took the time to listen to our concerns and even asked to see some photos to get a better idea of what we were dealing with. After taking a look, he explained that the issue was actually outside the scope of what he usually inspects. But instead of just walking away, he stuck around, explained everything clearly, and gave us some super helpful advice. You can tell John really knows his stuff. He was professional, honest, and didn't try to sell us on anything unnecessary. In fact, he insisted on not charging us, saying he likes to "sleep peacefully at night." That says a lot about his character. He even sent us detailed suggestions on how to handle the problem--what kind of work would be needed, the materials to use, and even what kind of handyman to look for. He also gave us a few referrals to get started. We were originally planning a much more expensive fix, but thanks to his knowledgeable advice, we are able to switch to a more practical option and hence cut the cost in half. We really appreciate his honesty and guidance. He is the kind of handyman you would like to work with, especially for people like us after working with various dishonest handman/plumbers...He is definitely someone we'd trust and would go to for our future home improvement projects.

Just a quick update to my previous review written on 9/26/2021…read more First, NOTHING HAS CHANGED about the positive review I wrote about John's services, however after some time has passed since we first met John, I do want to add that John is absolutely and truly one of those people who keeps his promise of "feel free to reach out to me in the future and I will get back to you on it". Despite having completed our home inspection many months ago, as we settled into our home, we realized small things here and there that we didn't notice earlier. Every time we encountered something new, we thought any one of these questions - What can be causing this? How did this happen? How can we fix this? Will this cost much? Is this a small or big problem? The bottom line was where do we go from there?! ... JOHN to the rescue! Every time we had a question, not often, but the few times we did, we took John up on his generous offer of reaching out to him and, NOT ONCE, did John fail to respond within 1 day! Not only has John been extremely cordial and professional with every communication we had with him, but he takes the time to write out detailed, technical and specific instructions on how we could resolve our home issues. Honestly, we would be so lost without his guidance and advice, but he has made our transition into our home less stressful. Like I said in my earlier review, John was recommended by our realtor and we truly believe this was, hands down, the BEST recommendation out of all of the recommendations we received.
