Awful staff and residents. Pool is closed in the middle of summer. Apt itself is nice. But you will be living in an industrial park.

They also have matching furniture only rule for the patios. You aren't allowed to store anything else on them, not even bikes.

"Lounge" and the 4th-floor terrace are rarely used (good luck trying to reserve the lounge) while Gym is used by a couple of people but only during the night making it impossible to sleep if you live on that side of the building. The management is incompetent and non-responsive. She even bragged around by showing off a thick stack of eviction notices. Very sad. Dozens of the longer-term tenants moved out since the new building management took over. Do your research on the building management before you sign anything. "Management on the premises" as promised at the time of the lease is fugazi and you can only expect to have to deal with a very frustrated jaded person that's never there. In my years here never met a single person with these positive reviews. Maintenance sucks. Not a family-friendly environment. Dog barking the whole night will be tolerated - a little louder child laugh will cause complaints. Lower level garage floods with every rainfall and stinks up the building. Watch out for the fees. Management does all sorts of bait-and-switch shady things with billing so expect significant fees on top of the rent. Access to the mechanical rooms in the apartments prevents the change of the air filters for over a year. Unsanitary. Dog feces stains on the carpet in the lobbies and frequent feces "landmine" or two in the elevator and the main entrance are common. Dog owners are not cleaning after their pets so stay away from the stairway on both sides of the building. From time to time loud customers of the bar tend to make noise, and more than a couple of times we had issues with local bums entering the building and sleeping in the hallway and garage. If you have any self-respect, need a good night's sleep, or want to open a window or a balcony from time to time for the premium rent you are paying, you need to search elsewhere. Otherwise tremendous neighborhood with great schools.

The new management team is unresponsive, and it takes 4-5 calls to get even a call back. I will not rent here again. I am sure the building owner got the cheapest bidder with the new management company, but the residents just get worst service. Many people moving out of the fifth floor. There is another specific yelp review about the apartment directly above me made by someone else complaining about the noise. There are plenty of other of places to live and paying $2200/month for a 1 bedroom in rent is overpriced for the hassles and lack of customer service. Lot of restaurants to choose from. This is what you're mostly paying for. 2. Quick maintenance - I only faced minor issues with the apartment that was promptly resolved by the maintenance staff. 3. Social events - The management organize events (free pizza, stream big games) for those who want to socialize. Bad Things: 1. Only heating or cooling - The building can only heat or cool, not both. So when the weather is changing, this can be very inconvenient especially if you're working from home. 2. Paper thin walls - You can hear EVERYTHING your neighbor does. I'll leave it at that. 3. Not the most helpful staff - Yes, the staff are friendly but that's unless you have a real problem. My mail got lost twice and the staff did nothing to help. They basically put their hands up saying check with USPS, while USPS said check with your building. Staff said they would ask the mailman and follow up, but nothing like that happened. 4. Moving out charges - I had to relocate for work and broke my lease about 2.5 months early. I did the exact same thing when I relocated from Philly to Arlington Heights 3 years ago. The difference? Hancock took all the rent despite me not being there + a ridiculous cleaning feeing fee. How much did I pay for the other relocation you ask? $0! The rental agency in Philly asked me to find another tenant and would only charge me for the time that the apartment was empty. Fair enough. Hancock offered nothing of the sort, just wanted the money and that's it. I'm ok with paying the rent money because I signed a lease but if they cared even a little bit about their tenants, couldn't they just have taken the cleaning fee from the rent when I wasn't even in the apartment? So yeah, they just want your money. 5. Rent & lease term - Only keeps going up and gets longer. Don't expect any friend prices here.

Let's start with the positives: - My apartment was modern and upgraded; I had a pretty spacious unit with ample storage space - The AC unit had a vent to reach the bedroom for better circulation - Maintenance was great - work orders were completed within 48 hours (likely one of the best things about this complex) - No issues with bugs or pests - The gym is alright for what you can expect from an apartment gym - Clubhouse amenities looked nice; never really used them but they looked nice Now for areas of improvement: - You can hear everything that your neighbors are saying; walls are paper thin - When touring they made it seem like the buildings had controlled access but the main doors are always open. The quality of the main doors is garbage - all for looks. When someone did buzz your apartment the sound is jarring; I thought I was going to have a heart attack a couple times. - Inconsistent processes when it comes to package retrieval. One staff member would allow you to come back and help search for your package (which I liked) and another would tell you that you aren't allowed. - When conversing with some of the staff it felt like I was talking to a wall; sorry but this is truly how I felt - No air circulation in the hallways - Other tenants never emptied the lint traps (& I mean NEVER); thank God for renters insurance - They never changed the water filter for the bubbler in the gym Would I live there again? Probably not. Would I recommend them? Half-heartedly. It will all depend on what's most important to you so I hope my pros and cons list helps someone that's considering living here.

Then you will walk down a hallway past the mailboxes to the elevators. My friend had a one bedroom apartment. The layout was nice if not compact, but my friend was happy with it. He especially liked how close it was to downtown Arlington Heights. From the hallway you could hear the neighbors being noisy but you couldn't hear from inside the apartment.

The people living in the building are very nice and friendly. Michael and Al with the staff are great people and very helpful. The workout room and pool are also a great addition along with the dog washing station. Now the negative aspects, the building is older and only has 2 elevators to accommodate hundreds of people. During the prime times or when someone is moving in you are reduced to long wait times which is annoying. The laundry facility although newer still does not clean the clothing and it smells when it comes out. Even fabric beads does not help. I suspect being high efficiency its a lack of water issue in the machine as the clothing barely feels wet coming out of it. My dishwasher never came close to cleaning the dishes even after pre washing them first. Another selfish and dangerous practice is the building manager parking her vehicle blocking the loading and unloading ramp that effects the elderly and handicapped people along with parking full time in the fire lane that is used for a ladder truck to set up and rescue people off balconies during an emergency. This was brought to her attention several times and she did not care enough for the tenants or elderly to move her vehicle. Entitled I guess and not setting a good example for others. Here's the big deal killer. The building is loaded with cell towers on various sides with some being 5G networks. One set of towers was located above my balcony and bedroom. These were installed secretly and tenants were lied to about what was happening. Myself and my dog began experiencing many health concerns that never happened to me prior. I hired a Midwest expert to measure the EMF waves and they were off the chart on her testing equipment. She stated she has never measured readings that high and suggested I move immediately. To be fair to the new owners purchased the building with the towers already installed. I relocated to a new building with no cell towers and could not be happier.
