I would like to share the horrible experience that we have been dealing with at Forest Cove in Mt. Prospect, IL (owned by TLC Management Company / chicagorentals.com) since a fire occured in our building on 7/27, that we did not cause. We received a phone call on Friday, 8/1 shortly after 12pm letting us know that our apartment was ready to go back to. We decided to go home on Saturday 8/2. We already had booked our hotel, since checkout is 11am. When we got to our apartment we saw water damage all on the bathroom floor, dirty water with soot, cracks in the wall panels and so much, that it spread to our closet's carpet. The smell was unbearable. That water was sitting there for 6 days. I called our complex and left a voicemail that our unit was not in livable conditions, and I entered a work order through the portal as well. I mentioned that a cleaning will not do the trick and that we have had our carpet for 9 years, and to replace the whole bedroom. We got an email response on Monday saying the carpet in the closet will be replaced ONLY, and they'll put a dehumidifier there. NO apologies and NO urgency. I responded "no, the whole carpet needs to be replaced." I mentioned that I also needed a letter stating our unit was uninhabitable, to be reimbursed for my hotel stay. Taylor Younglove told me that they can email her directly... Assurant (my renter insurance company) said that it is not the normal practice... but they'll do it... and the letter is usually submitted to the claims email by the tenant. They also said they had been trying to reach someone for a week, at multiple phone numbers, and had NO response. Maintenance told them that the whole carpet needed to be replaced, too. I asked if just the closet carpet could be removed for now, so we can go home and the response I received was "IDK probably Wednesday..." So, today came and I still didn't have a response or letter to submit to my insurance. I sent another email stating how upset I was with how we were being treated and that I needed the letter, ONCE AGAIN. The email response came and had a letter (dated today, so Taylor just never did it) that mentioned only 7/27-8/1 (until the original Friday we were displaced.) NOTHING about every day since then. It boasted about how fast they worked to get people back in their homes... record time!! We do want to return home, when it's livable, and thoroughly checked, which OBVIOUSLY it wasn't. We were told we need to pay rent in full and that they can't give us a credit because the cause is still being investigated.... Ok well its a 100% fact that our unit didn't cause it. The unit that caught fire, and that is 3 feet away from ours, has had nothing removed or repaired and the door is partially opened. The smoke smell is so strong, it's nauseating. The outside of our building still has broken glass, caution tape and boards everywhere. They were so proud when they told us they had the carpets cleaned... but wait, it was ONLY the hallway carpets... thank you??? No one in the building had anything done or checked in their units. I am furious. I am exhausted. I am already dealing with the traumatic experience of the fire, and have this to top it all off!! We have been asking for a new porch door since 2016. They only give them to empty units to lure in new tenants. Go look and you will see 1/2 the porch screens are falling off. These are all long term residents' units. Proof attached in photos. Every year we need to submit a work order that our heat doesn't work. Proof attached in photos. The past 2 years we've had an 8% increase in rent for... what?!? No new amenities or anything fixed in our unit. The pool has been broken/closed for 1 month... maybe you should give a credit to your residents for that??? Do NOT rent at ANY property owned by TLC management company. They are a big reason why rent in Illinois has increased faster and higher than any other state in this country. read more

Awful staff and residents. Pool is closed in the middle of summer. Apt itself is nice. But you will be living in an industrial park.

The office is constantly changing. They are never on the same page. They pick and choose when to respond to emails. The buildings are literally falling apart. They have enforced no smoking in or out apartments, they just switched everyone over to comcast, and you can barely have anything on your patio. They left the water in the pool from last yr and just added new water in it. They DO NOT get the pool professionally serviced! The entryway doors are ALWAYS broken and strange ppl come around picking in the garage among other creepy strange activity. Nothing about this property is with it AT ALL. Don't even bother scheduling a tour unless you like your time to be wasted. We scheduled a 3pm appointment. Drove 25 minutes to get here on time. The lady over the phone gave us a callback number to the leasing office. Called them 5+ times and they haven't picked up. Unacceptable & a huge inconvenience to our time. Not very honest folks. Tell you one thing and the outcome is something else. I paid for application and admin fees after 2 days I was told the couldn't verify my info so they were rejecting me which was fine even though everything they asked for I gave them. Took them 2 weeks to refund my admin fees. Great if you want to hear your neighbor's dog barking nonstop, and partying at 7am on weekdays. Insane yearly rent increases. Broken & warped porch doors with broken screen all over the place. Pay monthly for pest control, but no one comes for pest control. Forced internet. Dog feces everywhere. Creepy sex offender neighbors. Great place!! read more

If I could give this place 5 star I would until your leasing agent Allen went completely out of line. He's is very unprofessional, rude , aggressive, talk down on people, doesn't know anything about customer service. I could go on and on about this guy being disrespectful and inconsiderate to others. Save yourself from a Headache don't move here. You'll never get an answer from the office . They don't answer your calls. the only good workers are the maintenance crew there very friendly people. I made a huge mistake of being here. The other review is right on. There is so much to say about this place I've gotta limit myself here. The exit process was the worst experience I've EVER had at ANY business. Their "assistant manager" called our place a dump and said some horrible things to my girlfriend. After I confronted him he lied about everything. This place is notorious for making their own reviews on-line, it's actually hilarious! But the manager is okay, but her approach is kind of like yeah my team sucks and the place sucks but we're just trucking along. Some personnel there are nice but the place is just a dump, the repair people are creepy and their vendors could care less for the renters. Start work at 0600 AM, sure why not! Get used to loud neighbor's music, smelling like pot in the parking lot and garbage everywhere. They also have matching furniture only rule for the patios. You aren't allowed to store anything else on them, not even bikes.

This says it all. Forest Cove is a great place to live. We've been here for 3 1/2 years and we've had far more good experiences than bad. It is "expensive"m but you know what they say, you get what you pay for! We really miss Peggy. We're not sure why she left. We did find out where she went and we're checking out the new community. Know your RLTO laws! Liz the property manager claims to have filed me for eviction because I paid rent late (I still paid) and charged me an additional $500 in attorney fees even though no court date was settled and I didn't receive any summons notice, not only that but she refused to show me an invoice or an itemized rent amount showing the attorney fees, I asked for the attorneys office phone number and they let me know that they only charge $378 for filings of evictions. NOT ONLY THAT but legally under RLTO laws that cover this complex, landlords can only charge you $10 for the first $1000 of rent and 5% of any amount after, my rent is $1369 meaning my late fee should be less than $50 but instead I've been getting charged $100 late fee PER MONTH. I've already contacted TLC management and hired my own attorney who I know will get the job done. Just know your RLTO rights prior to signing your lease! P.S I recommend Joan M Fenstermaker, she only works for tenants and give you a free consultation and even goes over your lease thoroughly to point out any illegal clauses such as late fees. If hypothetically this complex was not covered under RLTO they have to notify you prior to accepting application fees which you will find out on their website they do not meaning they're covered under the RLTO law read more

My daughter moved in here about 3 yrs ago. What a joke. The "landscaped streams" are filled with garbage. The outdoor staircases & railings are falling apart. Her door buzzer never worked so she has to run down 3 flights of stairs to let someone visit her. Her bedroom window was stuck shut and they never fixed it, after many broken promises. Her A/C was broken and they finally replaced it after a year. Dishwasher doesn't work well, no garbage disposal, kitchen the size of a postage stamp, walls made of tissue paper. YUCK. read more

This place is horrible! They raise the rent every year and do nothing to upgrade the buildings/property. Can't get them to fix anything. They change management every 6 months. (I wonder why?) Plumbing issues in multiple buildings. Cracks in the ceiling. Floods in the hallways when it rains. Balconies look like they are going to break at any point. Had packages stolen or lost under their watch. I could go on and on but I would not recommend this place to my worst enemy let alone anyone else. read more

Hello, I live in 3624a I have complained about this apartment complex in the past but they have severely put my health in danger. Today they were cleaning the apartment across from me 3624b and they sprayed some type of noxious gas I'm not sure if it was bug spray or paint thinner but the fumes were so strong my dog woke up out of his sleep to vomit! You cannot sit in my living room without gaging and the fumes have cause my generally dormant asthma to flare up. It is unacceptable that there was no warning to evacuate during this procedure or any notice that they would be using dangerous fumes in the area at a specific time. I asked the maintenance man who did not speak English what he was doing and he just nodded and left. What's ironic is that he was dressed in a jumpsuit equip with a gas mask but the resident last weren't told that dangerous fumes would be sprayed. There are children living in the apartment directly upstairs and nothing was done. This is a tragedy! Our community did not warn us that they would be doing something so dangerous while people were home. read more

I wish to comment on my experience with Forest Cove and TLC management. I was in search of an apartment and I only had 30 days to find one! I schedule an appointment in the beginning of May to visit the Mount Prospect location. When I arrived the complex was secluded and management was very friendly. I signed a lease and was on my way. However I decided to do research on social media and to my surprise I read more negative than positive feedback then I had excepted. I did reach out to management and had decided to inform them that I was canceling my application, only to learn later it was over a misunderstanding. My suggestion is that when you are searching for an apartment and the feedback from others is not flattering, to follow up with management before making your finally decision. I was in a time crunch and after I had made my decision I received a letter from TLC management. I later spoke to management in greater detail regarding my concerns and if follow-up and time crunch was not an issue, things could have possible worked out. I personally want to thank Forest Cove and TLC management for their quick respond and for their cooperation. read more

Apartment buildings in the inside are beautiful fully remodeled lots of space beautiful hardwood floors and only place that has carpet in the bedrooms which is a good thing if you have pets, convenient that there's a washer and dryer on the same floor the cost of it is very convenient. Beautiful scenery outside something that you would see on your honeymoon they have beautiful lighting on the the past where you walk beautiful water fall set up little water ponds, realistically if you like the outdoors stuff you will really appreciate it the owner did a good job of the ideas of the name Forest Cove I have in the woods area around the apartment can't stress it enough but for the cost of your pain you're getting a decent amount for what you're paying for far as the office goes everyone is friendly and willing to help which also makes it enjoyable for you to live it makes you want to stay every year I know a lot of people don't take the time tell about the experience but definitely here it's got the wow factor swimming pool workout area and even in the area if you want to cook out what more could you ask for read more

Alright. So when we moved in there was a different "crew" in the office. The other reviews are accurate about that crew. The new staff is absolutely amazing. Helen and her colleagues know how to get stuff done. She has really cleaned up the complex. She got rid of cars that were hanging around too long in the lots, she has made headway on the landscaping which is going to be beautiful and she makes it very welcoming for residents coming and going. One thing that needs to be addressed is the dog poop issue. Many residents think their dogs have magic poop that will be picked up automatically. Anyways, the pool is awesome and the complex grounds are very clean and maintained. With the remodeling, there will be noise and dust so get over it people. We saw a lot of apartments but the best place there we get what we want it was forest cove. Mrs. Brenden stingley was professional and she market for the apartment as she own this place. The apartment we saw was so pretty, brand new and the and it's a good price compare with others. I really love it but we decide to stay in chicago.I highly recommended. read more

If you are reading this save your time, money and frustration and live somewhere else. They have invested a lot of money into these apartments and they look lovely but the residents are what makes this place crappy. The walls are paper thin so you hear everything. I live on the second floor and my neighbors are up all night making so much noise. I have lived here two years and after asking 5 times my intercom system is JUST now being fixed. The building is supposedly non-smoking but everyday I have to walk through a marijuana filled hallway. I can't wait until my lease is up in September. For the amount I pay I can find something nicer. The marijuana smell and the property management company not doing anything to correct it was the last straw for me. This place has become quite ghetto and it's a shame because they have really tried to clean it up and make it look nice but the people they are renting to will soon destroy it. read more

If I could give it negative stars I would. This place is unprofessional and the management is shady! I applied for an apartment, they told me they did not do cosigner situations. Only reason I was planning on moving is I was going to get the first month rent free with my sublease. I was approved--with a cosigner. Hm, thought they didn't do cosigners.. Ok I'll drop another $50 down. I asked upfront about my credit situation and nobody could advise anything. I was upfront about my lack of credit. Moral of the story is $150 in wasted "credit check" fees and a headache later, they didn't even have the decency to inform me I was denied. I tried calling multiple times today and nobody has the simple courtesy to answer or tell me at least what the reason was that they stole my $150 dollars. I found out via sublease guy and 2nd denied cosigner. No email, no call, this place sucks! Unless you want to deal with 2 unprofessional managers who appear to not be happy assisting prospect tenants and don't know how to handle situations like adults, stay far away from this dump!!! read more

I never moved in here. Which there are many reasons. I was set to move in next week. So let's start with this you have to pay for garbage and sewage. The apartments are small and they charge more for a smaller apartment with a 2nd balcony. The entrance process is a mess. They told us rent would be $935 a month and after all the fees it jumped to like $1050. So before moving in they wanted us to pay $1219 for prorated fees for October and fees for November. Why would I pay any sort of fee for October when I didn't even live there? Then before all that they require you to pay an application fee and a $200 holding fee. Now that they actually gave me a move price of $1219 they won't refund the $200 move in fee. So basically to move they want close to $1500 this place isn't worth any of these fees. I'm not gonna say it's a dump but it sure isn't quality. My recommendation is stay away you will be disappointed thoroughly. read more

Worst place ever!! I lived here for over a year before the new management company took over in Dec 2014. The new manager is rude, EXTREMELY unprofessional and quite frankly doesn't care about the residents nor the complex. You can tell by the way he talks down to residents that he thinks he's better than them and shouldn't be dealing with such a horrible property. He lives in the city so his interest in the complex is nil. I was given a renewal offer in Nov and was told I could switch to a 2 bedroom in January. January came and went and the new manager lied and said he never agreed to the switch and decided then he didn't want to renew my lease. They would rather have drug dealers living there than good tenants. They don't upkeep the property, at all. When it snows, they don't plow or shovel and salt. There was a water leak from the upstairs unit that stained my ceiling and they never fixed it. I was told "unless there's water dripping, don't worry about it." I moved out 2 weeks after the leak and they hadn't fixed it by the time I moved. They try to enforce rules that they never have before. They never required parking stickers until the new management and now they tow cars but don't have guest parking passes so visitors get towed. Within 2 weeks of their takeover, they allowed the police dept to patrol the lots and ticket cars for village stickers (which the complex FAILED to tell residents they are required). If a resident can't park their vehicle at their own residence without getting a ticket, then it goes to show how vindictive this manager and company is. It's amazing what one is willing to suffer through so they don't have to move...and I'm SO glad I moved. There are so many other places (down the street) that employ nice people who appreciate residents and take care of the property without all of the hassle, tickets, harassment, etc. The outside buzzer system doesn't work and you have to have visitors call you so you know they are there to let them in. The washers and dryers don't work. Takes 4 cycles at $1.75 a dry, to dry a load of laundry. The dishwasher doesn't work good. It turns on, that's about it. The ac units are as old as the complex and don't cool and unless you complain enough they won't replace it. Just because we're tenants doesn't mean we shouldn't be treated with respect. Give people proper notice to comply, don't send the police in to ticket your own residents! Biggest mistake ever. Save yourself the time, aggravation and embarrassment. read more

WORST MANAGEMENT EVER. Where do I begin... they don't shovel the side walks. I was 6 months pregnant shoveling just so i could safely take out the trash or get to my car. When i called the manager said he would take care of it but never did. This was just the beginning of empty promises. They were remodeling apartments in my building which was fine, but they would constantly leave garbage, insulation, and nails in the hall. I have a dog so this was extremely dangerous for him to be walking in. They demanded all satellite dishes come down - again this is fine, but i would expect them to pay my cancellation fee. Their response was "that's not my problem." Luckily my satellite provider had sympathy and waived the fee due to feeling bad that i have to live under such hostile circumstances. We ended up finding a house 2 months before out lease was up and we asked if we could work something out. Again the response we received was "it's not my problem". So we at least got Jack to let us sublet. However, he made sure to give us hell throughout the entire process. We sent in three different applicants. Their computers conveniently were down each time, but they had no problem signing up new residents. One person even told us that they were trying to get the into a new apartment and not sublet. That's not good business. We eventually had to literally sit out side the managers office with our subtenant and MAKE him sign the papers. We provided a qualified sub - they legally cannot deny us. On our last week I was out walking my dog and a fellow tenant told me to be careful because there was sketchy individuals around. I was surprised, but apparently they pick and choose what buildings to hang notices in. She said her building was constantly full of pictures of individual's to watch out for. While the rest of us get to risk it. I have been moved out for over 3 months now. Forest Cove is STILL sending me bills - well USPS is forwarding them to me. While dealing with all this Jack Seary literally YELLED at me and threatened me with a lawyer over the satellite dish. He is the most incompetent, rude human being i have ever encountered. I demanded his supervisors contact information. When i contacted her she was just as bad. Management is awful. Don't believe me, look at more of their reviews. TLC Management. read more
