It's mostly about your money…read more I lived here for 3 years and here's my honest feedback. Good Things: 1. Location - close to Metra, Jewel and downtown Arlington Heights. Lot of restaurants to choose from. This is what you're mostly paying for. 2. Quick maintenance - I only faced minor issues with the apartment that was promptly resolved by the maintenance staff. 3. Social events - The management organize events (free pizza, stream big games) for those who want to socialize. Bad Things: 1. Only heating or cooling - The building can only heat or cool, not both. So when the weather is changing, this can be very inconvenient especially if you're working from home. 2. Paper thin walls - You can hear EVERYTHING your neighbor does. I'll leave it at that. 3. Not the most helpful staff - Yes, the staff are friendly but that's unless you have a real problem. My mail got lost twice and the staff did nothing to help. They basically put their hands up saying check with USPS, while USPS said check with your building. Staff said they would ask the mailman and follow up, but nothing like that happened. 4. Moving out charges - I had to relocate for work and broke my lease about 2.5 months early. I did the exact same thing when I relocated from Philly to Arlington Heights 3 years ago. The difference? Hancock took all the rent despite me not being there + a ridiculous cleaning feeing fee. How much did I pay for the other relocation you ask? $0! The rental agency in Philly asked me to find another tenant and would only charge me for the time that the apartment was empty. Fair enough. Hancock offered nothing of the sort, just wanted the money and that's it. I'm ok with paying the rent money because I signed a lease but if they cared even a little bit about their tenants, couldn't they just have taken the cleaning fee from the rent when I wasn't even in the apartment? So yeah, they just want your money. 5. Rent & lease term - Only keeps going up and gets longer. Don't expect any friend prices here.

Let's start with the positives: - My apartment was modern and upgraded; I had a pretty spacious unit with ample storage space - The AC unit had a vent to reach the bedroom for better circulation - Maintenance was great - work orders were completed within 48 hours (likely one of the best things about this complex) - No issues with bugs or pests - The gym is alright for what you can expect from an apartment gym - Clubhouse amenities looked nice; never really used them but they looked nice Now for areas of improvement: - You can hear everything that your neighbors are saying; walls are paper thin - When touring they made it seem like the buildings had controlled access but the main doors are always open. The quality of the main doors is garbage - all for looks. When someone did buzz your apartment the sound is jarring; I thought I was going to have a heart attack a couple times. - Inconsistent processes when it comes to package retrieval. One staff member would allow you to come back and help search for your package (which I liked) and another would tell you that you aren't allowed. - When conversing with some of the staff it felt like I was talking to a wall; sorry but this is truly how I felt - No air circulation in the hallways - Other tenants never emptied the lint traps (& I mean NEVER); thank God for renters insurance - They never changed the water filter for the bubbler in the gym Would I live there again? Probably not. Would I recommend them? Half-heartedly. It will all depend on what's most important to you so I hope my pros and cons list helps someone that's considering living here.

Then you will walk down a hallway past the mailboxes to the elevators. My friend had a one bedroom apartment. The layout was nice if not compact, but my friend was happy with it. He especially liked how close it was to downtown Arlington Heights. From the hallway you could hear the neighbors being noisy but you couldn't hear from inside the apartment.

First lets start with the positive aspects. The tower is located in a great spot for downtown…read moredining and entertainment. It has easy access to the Arlington Alfresco and live music. The people living in the building are very nice and friendly. Michael and Al with the staff are great people and very helpful. The workout room and pool are also a great addition along with the dog washing station. Now the negative aspects, the building is older and only has 2 elevators to accommodate hundreds of people. During the prime times or when someone is moving in you are reduced to long wait times which is annoying. The laundry facility although newer still does not clean the clothing and it smells when it comes out. Even fabric beads does not help. I suspect being high efficiency its a lack of water issue in the machine as the clothing barely feels wet coming out of it. My dishwasher never came close to cleaning the dishes even after pre washing them first. Another selfish and dangerous practice is the building manager parking her vehicle blocking the loading and unloading ramp that effects the elderly and handicapped people along with parking full time in the fire lane that is used for a ladder truck to set up and rescue people off balconies during an emergency. This was brought to her attention several times and she did not care enough for the tenants or elderly to move her vehicle. Entitled I guess and not setting a good example for others. Here's the big deal killer. The building is loaded with cell towers on various sides with some being 5G networks. One set of towers was located above my balcony and bedroom. These were installed secretly and tenants were lied to about what was happening. Myself and my dog began experiencing many health concerns that never happened to me prior. I hired a Midwest expert to measure the EMF waves and they were off the chart on her testing equipment. She stated she has never measured readings that high and suggested I move immediately. To be fair to the new owners purchased the building with the towers already installed. I relocated to a new building with no cell towers and could not be happier.

I would like to share the horrible experience that we have been dealing with at Forest Cove in Mt…read more Prospect, IL (owned by TLC Management Company / chicagorentals.com) since a fire occured in our building on 7/27, that we did not cause. We received a phone call on Friday, 8/1 shortly after 12pm letting us know that our apartment was ready to go back to. We decided to go home on Saturday 8/2. We already had booked our hotel, since checkout is 11am. When we got to our apartment we saw water damage all on the bathroom floor, dirty water with soot, cracks in the wall panels and so much, that it spread to our closet's carpet. The smell was unbearable. That water was sitting there for 6 days. I called our complex and left a voicemail that our unit was not in livable conditions, and I entered a work order through the portal as well. I mentioned that a cleaning will not do the trick and that we have had our carpet for 9 years, and to replace the whole bedroom. We got an email response on Monday saying the carpet in the closet will be replaced ONLY, and they'll put a dehumidifier there. NO apologies and NO urgency. I responded "no, the whole carpet needs to be replaced." I mentioned that I also needed a letter stating our unit was uninhabitable, to be reimbursed for my hotel stay. Taylor Younglove told me that they can email her directly... Assurant (my renter insurance company) said that it is not the normal practice... but they'll do it... and the letter is usually submitted to the claims email by the tenant. They also said they had been trying to reach someone for a week, at multiple phone numbers, and had NO response. Maintenance told them that the whole carpet needed to be replaced, too. I asked if just the closet carpet could be removed for now, so we can go home and the response I received was "IDK probably Wednesday..." So, today came and I still didn't have a response or letter to submit to my insurance. I sent another email stating how upset I was with how we were being treated and that I needed the letter, ONCE AGAIN. The email response came and had a letter (dated today, so Taylor just never did it) that mentioned only 7/27-8/1 (until the original Friday we were displaced.) NOTHING about every day since then. It boasted about how fast they worked to get people back in their homes... record time!! We do want to return home, when it's livable, and thoroughly checked, which OBVIOUSLY it wasn't. We were told we need to pay rent in full and that they can't give us a credit because the cause is still being investigated.... Ok well its a 100% fact that our unit didn't cause it. The unit that caught fire, and that is 3 feet away from ours, has had nothing removed or repaired and the door is partially opened. The smoke smell is so strong, it's nauseating. The outside of our building still has broken glass, caution tape and boards everywhere. They were so proud when they told us they had the carpets cleaned... but wait, it was ONLY the hallway carpets... thank you??? No one in the building had anything done or checked in their units. I am furious. I am exhausted. I am already dealing with the traumatic experience of the fire, and have this to top it all off!! We have been asking for a new porch door since 2016. They only give them to empty units to lure in new tenants. Go look and you will see 1/2 the porch screens are falling off. These are all long term residents' units. Proof attached in photos. Every year we need to submit a work order that our heat doesn't work. Proof attached in photos. The past 2 years we've had an 8% increase in rent for... what?!? No new amenities or anything fixed in our unit. The pool has been broken/closed for 1 month... maybe you should give a credit to your residents for that??? Do NOT rent at ANY property owned by TLC management company. They are a big reason why rent in Illinois has increased faster and higher than any other state in this country.
