    It was a pathetic experience with Nancy Jackson, Crickett Youngman, Karen Ellison, Hector Duenas &…read moretheir entire team, spoke to many their executives with no support what so ever. Please be careful with their gimmick when they say that if the financing wouldn't go through, we will refund your deposit/earnest money. On October 8, 2025, I signed a sales agreement with Highland Homes - Houston LLC with the clear understanding and confirmation from their sales representative, Mr. Hector Duenas, that my $5,000 earnest money deposit would be fully refunded if financing was not approved through Highland HomeLoans LLC, a subsidiary of Highland Homes. This condition is explicitly stated in the sales agreement. The closing date was scheduled for November 17, 2025. Although I submitted my mortgage application on October 8, 2025, I did not receive any communication from Highland HomeLoans until November 4, 2025, just 10 days before closing. At that time, their representative, Ms. Crickett Youngman, requested additional documents, which I provided immediately. On November 5, 2025, I was informed that loan approval had been received with conditions. Further documentation was submitted on November 7, 2025. Despite this, the documents were not reviewed until November 11, 2025, only after I followed up due to the rapidly approaching closing date. On November 13, 2025, additional questions and document requests were made, which I fulfilled the same day. Throughout this period, I was repeatedly told (at least three times between November 7 and November 14, 2025) that my loan was "99% approved." However, on the day of closing, I unexpectedly received a loan denial email from Ms. Nancy Jackson, Senior Representative of Highland HomeLoans LLC. While Highland HomeLoans verbally confirmed that the earnest money should be refunded, their refusal to issue a written denial letter effectively prevented the refund. Given that both entities are under the same ownership, this appears to be a coordinated effort to withhold funds in violation of the executed sales agreement. On December 4, 2025, Mr. Hector Duenas contacted me stating that Highland Homes would refund only $2,500 of the $5,000 deposit, and only if I signed a termination agreement by December 7, 2025. I was also told that if I did not sign by that date, no refund would be issued at all. Under extreme financial pressure and lack of alternatives, I signed the termination agreement to recover at least part of my deposit. Even then, it took more than three weeks for the check to be issued. Additionally, in order to meet mortgage approval requirements, I was forced to sell my 2024 Honda Pilot, incurring $6,000 in negative equity. This entire process caused significant financial loss, emotional distress, and wasted time. Despite being fully aware of my situation, Highland Homes - Houston LLC refused to honor the original contract terms and acted in a coercive and unfair manner.     I purchased my first home with highland homes and i went with their lending company due to lack of…read moreknowledge and experience. The one assisting us with our loan was RENE ALVAREZ. We had the worst time with that process. He explained very little us and provided the bare minimum amount of assistance. He always brought up fixable circumstances at the last minute and we always ended up scrambling in a panic. It was almost as if he did not want us to get approved. I am happy with the home itself. I made the mistake of recommending my friends to their lender thinking they would not end up with him and now they are having the exact same problems with RENE ALVAREZ. He has zero customer service and always gives them a hard time. They told me that he treats them as if he does not want the to get approved same way we felt with him. Is there someone i can report this to?
