    I had a very uncomfortable and concerning experience while attempting to view the property located…read moreat 3545 Haystack Road, Zephyrhills, FL, with realtor Shannon Coughlin, who stated she works with Davis Clarke, Inc. / DC Property Management and Charles Rutenburg Realty. Ms. Coughlin initially stated that I would be able to view the home if I provided a copy of my driver's license. Relying on that representation, I sent both the front and back of my driver's license. After my identification was reviewed, the showing was denied, and she stated that she felt "uncomfortable." When I asked why my identification was requested and why I was told I could view the home if the showing was not going to occur, her tone became rude and dismissive, and my request for a clear explanation was characterized as being "argumentative." She then provided multiple inconsistent explanations, including stating she did not receive the back of my license, later admitting she did receive both the front and back via my business email, and then stating she could not proceed because the license did not come through via text, even after acknowledging receipt by email. She further stated she was not checking for it and again said she did not feel comfortable moving forward. At one point, she stated, "I see now it wouldn't work with you renting from me." No objective or consistent reason was provided, and the showing was denied only after my identification was reviewed. The shifting explanations and denial after reviewing my identification left me feeling scrutinized and subjected to what felt like prejudiced treatment, rather than being evaluated fairly as a prospective renter. While safety or verification protocols may exist in real estate, they should be communicated clearly, applied consistently, and handled professionally and respectfully. This behavior is unacceptable and fell well below the standards of professionalism, transparency, and fair treatment that clients should expect.

    It's unfortunate that this review is at a 1-star level, but it honestly reflects my experience…read more First, if I had to do this over again, I would NEVER sign a 6 month contract w/ any agency not just Berkshire, (but that's just my personal opinion) and with any contract make sure you understand all the add-on fees (administrative bs etc) that are tacked on prior to signing, because ultimately it comes out of your $$$. Negotiate these away if you can. The Despota Team consists of 3 individuals (Team Manager, husband & wife)--1 of which I had previously worked w/ who was very proactive 5 years ago when we purchased our home, and the sole reason I reached out to her when we were interested in selling our home. Upon signing our 6-month contract (mistake #1) & not negotiating the add-on fees (mistake #2), that is when everything stopped becoming effortless and quickly became a colossal headache. Team Depsota required micromanaging and cattle prodding (not something I expected from Berkshire) and in my opinion once the contract was signed (6 months) & the listing went live their work/effort ceased. See detail below: 1. There were numerous errors on the primary listing that required correction. 2. We had many phone calls/texts over whether the property was in a flood zone or no flood zone (which makes a difference in the state of Florida). 3. I had to request that on open house be held at the property and the time the agents selected was between 3pm-5pm on a Saturday afternoon which certainly was not ideal in my eyes. Once again, NO suggestion from the "Team" that this could be beneficial in promoting the sale of our home. 4. Photos on the listing required management and initially looked awful and the flow of the photos made zero sense until I called to have the unnecessary pictures of Walmart signs, strip malls etc removed. Maybe the "Team" should be reviewing how their listings look---just a thought. Overall, our experience was unsatisfactory. Our house sold because of all the hard work outside agencies did in repeatedly showing our home to potential buyers. The Despota team of Berkshire Hathaway I feel stands on its name only and just expects that its name alone will move properties. The "team" provided little to no effort and at times their effort was sloppy. If I could have issued the buyer's agent 70% of the commission I would have done so because it was earned. The Despota team certainly didn't earn their cut in my eyes. Potential sellers beware & just do your research before signing a contract. If I had to do it over again, I would find an agent that is "hungry" and wanting to put in the work. Jennifer Hardy

No…read moreapology was given and no effort was made to find out which agent left my home in this manner. I was told, "That happens sometimes." My agent (Jon Ombres) accidentally forwarded me inappropriate and unprofessional emails from their in-house title agent. At closing they tried to get me to pay for the buyer's utility deposit by including bogus charges. I had to call the utility company in front of the title agent in order for her to remove the charges. It was also obvious she didn't like waiting for me to read the closing documents. I used this brokerage to rent a house, purchase two houses and sell another. Each transaction had bizarre mishaps that were explained away as freak occurrences but the common denominator was the inadequate agent. I have never encountered any of these issues in previous real estate transactions with other brokers. Unfortunately, by the time I realized this, I was in a contract until October. Good agents don't need to tie you down for six months. Every concern I had in this process was met with an explanation on why I was wrong. I was lied to on countless occasions and never once was I apologized to (even when I found my listed home unlocked!). Just like every negative review on here, they are unable to apologize and immediately place blame on their CUSTOMER.
