The gym has everything you need , the pool is heated (you won't find any better pool in South beach) The place is always clean , the cleaning crew are here 7 days a week ! Basically no one was alerted and basically nothing was done. My front door would NOT lock and I asked staff to fix it ASAP because someone was stalking me. I was told an emergency request was submitted but it wasn't. No one fixed my lock for days. No one was alerted. I had a STALKER and NO LOCK ON MY FRONT DOOR.... I had a life threatening situation and could have actually died. The lack of urgency and response to do anything was concerning and I was actually living in fear. I currently have black stuff coming out of my vents and alerted staff several weeks ago. Nothing much happened. Now I'm having medical issues and in between doctors. My dog has chronic ear infections and allergies and I am sleeping on my balcony tonight because I'm not sure if I have mold sickness or what.... I watched a girl almost go into cardiac arrest outside our lobby two weeks ago and one of the staff didn't even look up from her desk. Where is the basic empathy? Why are we allowed to have a staff member who doesn't care that a resident is damn near about to have a heart attack? Some of our staff are ABSOLUTELY incredible (most are!!!!!!) and our views and pool are gorgeous and immaculate. All the residents are nice hippies too. That being said, some serious training needs to occur around crisis management OR some additional staff needs to be hired. The way the stalker situation was carelessly handled to the point my safety was jeopardized is very disturbing. If I have mold in my apartment and it leads to long term health complications, this will become a lawsuit. Hopefully I don't!!!!!! Finally, the lack of empathy when the girl nearly had a heart attack is something that still disturbs me deeply. Wtf was that.... There's plenty of potential to be an awesome apartment - again, the views, the pool, and gym, and some of the staff are incredible!!!! But these other issues that have literally all occurred in the past few weeks have genuinely horrified me. I'm considering just breaking my lease cuz of these situations and moving to an actual luxury building since I'm paying $6k+ anyway. What's the damn point of paying that if I don't even feel safe in my own home.... Wtf y'all. Air communities raises the rent every year and adds 83729 hidden fees for what.... For WHAT. Basic safety is neglected, what am I paying for.... Views, vibes, and danger?

Not only are the amenities vastly superior to the nearby high rises- the staff is actually extremely friendly! Have you seen that gym? It made me want to work out. I was having an issue with the Air Conditioning (turns out I was pressing the wrong button) so I contacted the Community Manager to see if they could send someone since I thought it was broken. Deisy was right on the ball! In two seconds, there was someone knocking on the door to help me out. Deisy even returned my call to make sure everything was back up and running. Once I told her I was house-sitting, she offered me a tour of the building and honestly really made me feel welcome. She is perfect for the job. Her attention to detail was flawlessly executed. Now I know why my girl has renewed her lease here twice. The entire outdoor layout exudes a tranquil and relaxing vibe but is ample enough for groups to gather by the pool without being in the way of other residents. Walking down to the edge and overlooking the bay is truly breathtaking. The units are equipped with shiny new appliances and furnishings making it the top residential leasing high rises in the area. The location is perfect since it's situated between Wynwood and the Design District. I fell in love with the apartment, amenities, and service provided to the residents. I was kind of bummed out when my friend came back from vacation but still fortunate I can come visit whenever. Condominium owners have the option to rent out their unit except for 3 weeks a year and the unit paid for itself before the covid restrictions were imposed. Now that the building management has imposed covid restrictions, units cannot be rented out, costing condo owners considerable monthly expenditures as units remain vacant for close to 2 years now. The monthly home owner association fees have not been reduced while classes were cancelled and while classes remain at reduced capacity, many residents cannot attend the classes they want to. Carillon Miami Beach Wellness Resort's nightly rates range from $600 to $1200 per night, which can be pretty pricey but the amenities, views, classes, and spa is definitely top of the line! Flamingo Point

    (65 reviews)

I have lived at Flamingo Point since August 2025. What follows is an honest account of what this…read moreproperty actually is, versus what it claims to be. Start with the basics: there is no functional package management system. Deliveries are dropped on open floors accessible to anyone in the building, and theft is a routine outcome. When you bring this to management, you are met with silence. You are then left to file claims with the carrier yourself -- a process that takes weeks and rarely ends in your favor. This is not a one-time failure. It is the standard. The property markets itself as a peaceful community for working professionals. That description has no relationship to reality. There is a consistent and visible presence of drug use, drug dealing, solicitation, and chronic late-night disruption throughout the building. If you are a professional, a family, or simply someone who values a quiet home, you will find yourself in an environment that is fundamentally at odds with everything you moved in expecting. Law enforcement responds to this building on a near-weekly basis -- routinely with multiple units -- for incidents including robbery, domestic disturbances, and worse. This is not occasional. It is the rhythm of the place. Rules exist, but they are enforced selectively based on personal relationships with management staff. Balcony smoking is widespread and near-universal, yet complaints are only acted upon for residents with connections in the office. Policy here is not a standard applied equally -- it is a social tool. Everyone else is on their own. The elevators are a daily ordeal. Multiple units per tower are out of service at any given time, often for weeks on end. Maintenance staff use the same elevators residents do rather than designated service elevators, reducing available capacity further. On top of that, the building's cleaning operations are consistently scheduled during peak commute hours, with staff occupying the elevator banks in full force at exactly the times residents most need to get in and out. When you already have several elevators down, this makes basic movement through the building genuinely unreliable. The units themselves are sold as newly renovated. They are not renovated in any meaningful sense. The materials throughout are the lowest grade available -- substandard countertops, vinyl flooring, the cheapest fixtures imaginable, no garbage disposals, and floors that are visibly unlevel. The washer and dryer are placed directly in the living area with zero acoustic separation, meaning the noise from a laundry cycle competes with everything else happening in your home. The interior doors between rooms are thin enough to be nearly useless, and the front door to the unit transmits hallway noise so thoroughly that privacy is largely an illusion in both directions. The management staff is where all of this originates and where none of it gets resolved. Communication is largely inaccessible, and when contact is made, it is dismissive. The attitude from the office is one of indifference at best and open disrespect at worst. Complaints go unacknowledged. Problems compound. The staff does not reflect any standard of professional property management, and the property shows it in every dimension. I moved here based on how this building presents itself. The gap between that presentation and what you actually get is not a minor discrepancy. It is complete. I would not recommend this property to anyone. One last note worth adding: the maintenance staff themselves will tell you, candidly and unprompted, how bad the state of this property is. These are the people deployed daily to bridge the gap between what management promises and what actually exists -- and they are left holding that impossible distance alone. They are not the problem here. They are the clearest evidence of it. When the people tasked with keeping a building functional are openly commiserating with residents about how broken everything is, that tells you everything about where the dysfunction originates and how deep it runs. To management: spare the carefully worded public reply expressing how deeply you value resident feedback and how this has been escalated to the appropriate team. That response is written for prospective tenants scrolling reviews, not for me, and we both know it. There is no follow-up, no resolution, and no accountability coming -- there never has been. Save the performance for someone who hasn't already lived it.

The place is very clean. The view (at least mine) is gorgeous, especially the sunsets! It has a pool, sauna, Jacuzzi, 24 hr weight room, a community room with FREE coffee, sodas and tea every day and it has a TV, pool table, great music, bar and more! The pool is big, clean and there are plenty of chairs and periodically, management throws free parties/events. There is a dog park across the street. The free metromover is just yards away and next to it is the metrorail. The Underline (a bike/walking path from Brickell to Homestead) is right next to the building. Everything is nearby and within walking distance, like restaurants, clubs, etc. There is a grocery store right across the street and a 24 hr gas station and drug store is one block away. Bike rentals are in front of the building. They have 24 hr security, concierge, and valet parking. There is covered parking for residents and guests (very important because of the rain). There is a free trolley in front of the building which travels all over Miami from 6 AM to 11 PM. There is a washer and dryer in my unit. They have free pest control and they change the A/C filter every month too. Pets are allowed. The manager Sharon, is super cool, polite and professional. Rent price is fair. Most people that live here are polite and nice (again, rare for Miami). I definitely recommend this place to live!

This building does not listen to me at all unless I complain via internet. They pray on young single women and take advantage. Also they only seem to be friendly with Spanish people. Won't be surprised if this building keeps me entire deposit. Total scammers! Plenty of upgraded places for hundreds less (just look on Zillow) with beautiful amenities and water views in Brickell. Yanelis does not respond or listen to any emails! She has asked me to come to her office several times but when I go she is not there. Also maintenance does not change my air filters or spray for bugs and my toilet in my master has not worked for over a month. All due to the building manager having the worst communication The gym has treadmills that face a blank wall and are not connected to tv or anything. Also there are no curtains for privacy. Units are super outdated and LOTS of people doing Airbnb so very unsafe and strangers constantly in and out. I've been sexually assaulted twice in the elevator by airbnb guests (when I told yanelis she dismissed me). I've tried to contact the "legal department" but never hear back from them either. Yanelis is trying to take advantage of me and raise my rent by +200 or wants me to pay 3k for month to month (this building is super outdated, you don't even need a fob to use the elevator so not even safe). When I questioned why she told me to contact the legal department. I have tried several several times and haven't heard back from anyone! Now yanelis has given me a "notice". A notice for doing what she said!? This building sucks and they don't care about anyone. This is how they treat people who have lived here 4+ year Do not move here!!!!!!! This building takes advantage of people and does fraud! Also my closets and bathroom have been prone to mold!
