I saw a review from another user that basically describes the EXACT issue I was having with Steve Tull, and I really hope it isn't discrimination but at the same time, it's too specific to be a coincidence. Steve Tull did not run my credit or process my application, and then ghosted me. I made multiple attempts to contact him via phone and text and no response. The other review I saw, the same thing happened and the woman was Asian. She even said she didn't know why he refused to process her application, he just stopped responding. Screenshot included. Here's what happened in detail: I toured a property in San Diego with Steve Tull. I fell in love with it and I wanted to apply immediately. I sent in all of the stuff required, but since I'm a 1099 employee, the full scope of my employment wouldn't be considered without further documentation. This is the exact email from Steve: "Thanks for all the information. It looks like you are a 1099 correct? I know corporate is going to want to see tax returns if so. Your income is so new they may not go for it. I don't want to run your credit unless I think its a go." I sent more documents. He told me I needed tax returns and to show 3x rent in savings ($20,100!) I thought that was crazy. But after gaining some more clarification about everything they needed from me, I sat at my desk for 4 HOURS to compile all the necessary documents, from 1099's to W-2's to tax transcripts, to A FULL AND COMPLETE INCOME LEDGER with every single income item for the last 2 YEARS, WITH links that take you to the exact bank statement for verification. And I also included proof of over $17k in cash reserves, and then proof of a pending wire transfer for $10k from my business account if the $17k wasn't enough. I applied with a co-applicant, but it's like Steve wouldn't even consider that his income would be stable and consistent. It was all on me. I felt as if he was actively rooting against me. Like he was asking for more and more, just to try to get us to drop out or be disqualified. I sent everything over and I even ASKED him to run our credit and background check. We never heard from him again. I called, no answer. Left voicemails, no response. Texted, nothing. He also knew that my timeline was coming up quickly, and instead of just telling me no, or maybe even, "sorry, the owner decided to go with someone else," he just dropped off the face of the earth. I say this, hoping and praying that nothing happened to him. I hope he didn't end up in an accident, I hope he's not in the hospital, I hope he didn't just drop off the face of the earth, literally. But wow, I just can't believe it. The property: 2256 Albatross St Unit 6, it's a beautiful 3000sq ft unit that was listed at $6700/month. That's not a small amount of money. That's $80,400/year of cash flow and they would rather it sit empty than to even process my credit and background check. read more

We worked with Steve Tull as the propertly manager on our house rental. When we ran into some personal issues we reached out to Steve and he was very understanding and helpful. We're no longer tenants but I remember when we were first evaluating Floit there were a lot of negative reviews here on Yelp that gave me pause and some mentioned Steve. So having wrapped up our relationship with Steve I felt it only fair to come back and say that our experience wasn't anything like some of the other reviewers. I really genuinely wish I could leave less than one star. I've lived in a floit neighborhood for almost 3 years and upon the hire of our newest property manager the complex has absolutely tanked. The "playground" has rusty nails sticking out of it and weathered torn wood falling off of it when our children play. There are feral cats all over the place, I've witnessed them attack neighbors and their dogs more than once. The cats poop all over the property. The entire property is edged in fire lanes so if you need to unload groceries or your baby for 5 minutes, you're at risk to get towed. They refuse to add loading zones allowing you no other option but to risk losing $390 to Western Towing just to walk your sleeping baby upstairs. Whats really wild is when the property manager's boyfriend visits everyday, she has him park in the fire lane tucked away by her apartment unit. The real kicker is the ongoing cockroach infestation in our building. Every neighbor I've spoken to in the building has dozens of cockroaches spotted daily. Property management refuses to address the issue properly because they don't want to spend the money. They send Orkin out to spray once a month despite Orkin explicitly making recommendations otherwise. Most recently, Orkin said the cockroaches are SO bad that they'll need to spray every week for a while to take care of the issue. PM refuses to adhere to a professional pest control company's recommendations. Neighbors have sewage backing up into their babies bathtubs and it's ignored for weeks. Now the apartment complex is being targeted for methodical burglaries and property management hasn't communicated this or warned anyone. Burglars are able to turn off tenants power on the outside of the building in order to disable alarm systems, and kicking doors in to steal things when tenants are gone. What used to be such a lovely place to live has absolutely been decimated by a tactless property manager who would rather spend her days ignoring her residents needs. They ignore all of these issues but they don't skip a beat when it's time to raise everyone's rent 10% annually. What floit properties doesn't understand is that over half of California residents are renters. We are not temporary, we are not transient, we are permanent residents who love our neighbors and live life together every day. They treat us like we don't give them hundreds of thousands of dollars to live in a safe, decent, clean neighborhood where we can raise our children. read more

Surprised at the low reviews so I felt the need to leave my experience. I lived in the apartments on Robinson. My unit was brand new when I moved in. I dealt with Robert who was amazing. The place was immaculate. 1bd/1bath. AC. W/D in unit. Unheard of! Sure, I sometimes had inconsiderately loud neighbors, but that's apt living. On the rare occasion I needed maintenance, they were there quickly. Everyone on Floit's staff was friendly and helpful. I'm OCD and have pride in where I live so no issues getting my security deposit back in full. I've referred several friends to the Floit website and they've had similarly good experiences. I own a home now, but am currently looking in OB/Pt. Loma to find an apt for my Dad. I wish Floit had properties in those areas as it would be a no brainer! Great experience from beginning to end. I moved out of the area and am looking for a rental, but often there are concerning bad reviews of property managers so I wondered what Floit had since I had a great experience with them. Was shocked to see they had a 3 star rating. Makes me wonder if these other places here are good too... The place we rented from them (with Steve Tull as property manager) was super clean when we moved in, with brand new flooring. There was some minor problems but the maintenance guy Kevin was great, and anything serious was always fixed right away. Some very minor stuff could go undone for a while, but we didn't care because anything serious (dead microwave, clogged sink, etc.) was fixed quickly. When we moved out (after a couple years), we chose to use their cleaning service (200 something I think for a 1bd 2ba). They told us not to worry about paint because it was more than a year rental, but I still filled some little holes from hanged paintings. They gave us the full deposit with no hassle. I wish they had property where we're at now, I'd rent from them in a heartbeat! If we move back to San Diego, we'll be checking out Steve's listings before looking at anything else. You may know what it's like to get a crappy landlord, they can really wreck a place's experience. After seeing some of the bad reviews here, I felt I needed to leave my experience. read more

I lived in a Hillcrest property for almost a year and a half. I never had any complaints with the property owners. Norm was our landlord and he was awesome to us. He was quick to answer any issues we had and was always courteous and friendly. Would have loved to stay with this company but they didn't have any properties that fit our needs at the time. I lived at Paradise walk for 6 years and Sandy was our manager. The unit was new but there was no lighting in all bedrooms. Sandy suggested we install our own lighting and they'll note it on the lease. I did, in every room,and on my own dime. After two years, in 2012,Sandy accused us of missing a month of rent. We quickly researched our records, printed copies of passed checks ($108 for check copies) and gave them to Sandy.... She never apologized and it raised an alarm about her business practices. (very shady) Sandy didn't even bother to reimburse us for the check copies. 2016,we move out after 6 years. I tell Sandy we paid for March 2016,paid multifamily account (utilities) and I was not expecting any money from my $2,000 deposit because after 6 years, carpet replacement, paint and cleaning would eat that up. Sandy, who only corresponds via text, said to leave keys, gate remotes (2),garage remote (1) and my ceiling fan remote (remember I installed those) in the kitchen drawer, but leave the door open for Steve to retrieve. I was out on March 31st. A week ago. I received a poorly written notice from Sandy at Floit. She or Floit, wanted to collect rent for April (we were month to month moved out in March), cleaning carpet fee (remember 6 years? You replace the carpet), exterminator fee (never seen a roach or ants) and she claims a gate remote key was missing. She claims we owe her $4,300 , after my 2,000 deposit, it stands at 2,300 dollars owed!!! I laughed my ass off as I text this shady crook, informing her I'm not paying Jack shit and I'll se her and Floit in court. Sandy replied after two days, asking me to email her my contentions to the bill. I obliged, and opined the aforementioned "I'm not paying you Jack shit" via email of course. read more

Think twice about doing business with Floit. We rented our appartment from one of their employees by the name of Steve Tull, we signed a year lease with and $800 deposit. I'd have to disagree with Kat R they are not quick to repair a problem which seem to happen on a weekly basis. We went a week without being able to wash our dishes do to a leak, my dad ended up fixing it. Bums would come take craps on our property and I would take pictures and text them to Steve Tull asking him to send someone to clean them because it would attract hundreds of flies, again no one was sent. The reason we rented the apartment in the first place was because it had a large addict I was going to make an art studio, but that didn't happen because we got it checked for Asbestos and it tested positive. Of course there was no mention of this when I asked Steve if I could make it into an art studio. We recently moved out and paid to have our apartment cleaned. I took pictures of every room wall to wall floor to ceiling and I can honestly say we left that place cleaner then when we moved in. Steve Tull did a walk through and did not have one negative word to say, but when it came time to send us our deposit, he made up a bunch of lies saying that we must pay to have to apartment repainted even though the walls were perfect and for new carpet for no apparent reason at all. Sandy was the one who showed us around. seemed pleasant enough at first. asked about what they look for on credit reports etc based on what she said we went ahead and applied for the unit. i then receive a text. as other reviews mentioned Sandy will only respond via text. saying ive been approved but with double rent deposit. why because i can afford it??? absolute horse crock. as with any question slightly uncomfortable she pushes a scripted response of my boss is making the decision. save yourself the headache do not rent from this property group. from other reviews looks like we dodged a bullet upon move out. thank goodness. read more

Everything you want from a property management company. - Quick to respond to repair needs. Our microwave went out and it was replaced with a brand new one within 6 hours. A lightbulb went out, replaced the same today. Wanted to take some closet doors and shower doors off, came and picked them up and stored them for us. Cannot say enough good things about their service team. - They leave you be. If you need something, they always answer and help very quickly but otherness you don't hear from them which we love. Nice guys that we enjoy talking to but love not being hassled. After our year lease was up we went month to month. Rent had never been raised in 3 years and we have neighbors that have been here almost 10 and it's never been raised. - Quality. They replace all the carpet, paint, etc before you move in and they do a great, professional job. It's not top of the line but you don't feel like they went bottom of the barrel either. Rented an apartment in Mission Hills for a year. Then wham, they sold the building and raised everyone's rent by 355.00. Out of 12 apartments in the complex, 4 are still occupied but not for long.................The tenants who moved out left old mattress, 4 are still by the dumpsters, tons of garbage in front of the dumpster and the dumpster was so full that the trash collectors would not empty it since there was all this garbage in front of it. Sent them an email, NOTHING Floit is amazed that so many tenants moved out............yeah you charge 1450.00 for a tiny apartment that has no air conditioning, the grounds aren't kept up; under aged drinkers in the parking lot getting wasted and peeing on tenants cars, and you are told to go down and confront a bunch of drunks................real classy. I'm a landlord myself who rents out several houses -- and I'm also a tenant, renting a 2 bedroom from Floit Properties in Hillcrest. Gotta say, I'm super impressed with the whole Floit team. The apartments are AWESOME...spotless, modern, with great amenities and un-apartment like decor touches. The grounds are incredibly well-cared for, with super nice landscaping and no litter. The overall property manager, Robert, is super professional and helpful. Our on-site manager, Kier, is AWESOME. Our handyman/repair guy, Wesley, is prompt and polite. With upscale apartments in the best location in Hillcrest (and San Diego, I think), a total pro attitude toward their tenants...I highly recommend grabbing a Floit rental. read more

I payed $75.00 only to get denied because our proof of income did not make sense to the manager. With the right management knowing we payed to apply, a great manager would ask for a better proof of income than to just deny us right away. Moral of this review, the manager sucks. I was a Floit Property tenant at 1030 Robinson Ave for 3 1/2 years. I've lived in 5 different apartment complexes around San Diego and in the Phoenix area over the years. This was my first time renting from Floit. It was the smallest property I've lived in out of all the places I've rented (40 units), and it showed, in a very good way. The property was always beautifully maintained by the manager, Keir, and the maintenance person, when needed. And, I have to second "Eric E.'s" review with regard to Robert. Robert was always fantastic to deal with. The move in was super easy, they never raised my rent the whole time I was there, Robert was very flexible and helpful when I needed a little bit of an extension on paying my rent one month when switching jobs, even the move out process was super easy. I find some of the one-star reviews pretty surprising. These people describe the exact opposite experience from what I had. I honestly question whether they were actual renters from Floit or whether they are employees of the competition. For example, I had no issue whatsoever getting my deposit back. In fact, the check arrived about two weeks earlier than they said it would. There were two small deductions (which totaled only $50) because I didn't clean my oven or windows (which was true). I wouldn't hesitate to rent from Robert and the team at Floit again and I wouldn't hesitate to recommend them. They provided, by far, the best renting experience I've ever had (and I've lived in multiple large "luxury" apartment complexes). I'm not a big "Yelper" and it would have never even occurred to me to write a review for an apartment management company had they not been so great and easy to work with. My only suggestion would be to make the move out requirements slightly more clear. Even just a one-page piece of paper taped to my door or stuck in my mailbox with everything that I needed to clean would have been helpful. When I first moved in, I knew that they made it standard policy to clean everyone's windows (letting someone move in with dirty windows is a pet peeve of Robert's), so I assumed that I didn't need to clean them because I thought they would do it. We moved out a month ago and just got some of our deposit back. We were charged for 13 hours of cleaning for a 600 sq ft apartment that we left very clean and we only lived there for 1 year so it's not like there was a whole lot of grime that had built up. I figured there would be some cleaning involved but there was not a whole lot left to do. And we moved out 2 weeks early and they still screwed us on our deposit. So do yourself a favor and don't bother cleaning anything when you move out because they are going to charge you like didn't anyway. read more

Worst management service I've ever dealt with. Hate writing bad reviews but if I can save a some tenants from renting from such an awful company, I will! Our landlord Alyssa McMoran, would just hang up the phone if there is anything she didn't want to deal with from us, and whenever we tried to get a hold of her boss, they would never call us back. None of them are educated on California State Tenant Laws. Their washing machine exploded in our condo and destroyed all my clothing and storage units. Told us "that wasn't their issue", and then my roommate and I just found out we're paying twice as much as the SAME units surrounding us. Out of all the properties I've rented from, these were the least considerate and most unprofessional people I've ever dealt with. Then, when they do come into your apartment, they snoop around in your stuff and lock your pets in the bathroom. This is the WORST landlord/property management company I have ever dealt with. I have been a renter for 8 years and have never not gotten a deposit back...until I rented from Floit. They deducted for things that are illegal according to tenant rights. Seriously, DO NOT RENT FROM THEM. When I first moved in there were all kinds of problems with the apartment that should have been fixed before my actual move-in. When I would call the maintenance guy he acted like it was a bother for him to come out. I think the first month I loved there he had to come out every week. But the real issue for me is that they illegally deducted from my deposit for painting the walls and carpet cleaning. These people are super shady. Our property manager is Sandy and she is horrible. Before we moved in, she was very difficult to get in contact with. When we decided to walk through a few units, she wasn't even available because she had wrote the wrong date down in her calendar. She is very unprofessional and not very helpful when you have any questions regarding the property. We have been happy with our unit so far despite it needing repairs directly after moving in. Also, paying the rent online is handy, but the paylease system is not very user-friendly. I am not sure how long we will stay in this unit, but I would be reluctant to rent from this property managing company again. read more

I went to view two vacancies, asked to take one. Steve said he had another application on it. Then I said I would take the other one. He refused to accept my application after repeated attempts. Is this because I am Asian or because I have kids? In either case, this is ILLEGAL and I will be filing a complaint with the Better Business Bureau. read more

WARNING!!! WARNING!!! I totally agree with previous comments. Nightmare!!!! DO NOT RENT FROM FLOIT!! I just moved out and Sandy the Property Manager for Paradise Walk in National City and the Maintenance man both look and act very unprofessional but of course not until after you move in. I just moved out and Sandy did not want to do a walk thru of course so she could rip me off. Then as I'm expecting my deposit I get a letter stating that I was getting $0 back and that I owed them $14.00. What a bunch of b*** s***. The Townhome was left clean and I'm being charged for painting and replacement of the entire carpet when it was new when we moved in. I was only there for 1 year and all it needed was a light cleaning. Sandy is horrible. Do not rent from Floit. If Floit is allowing Sandy to rip people off...shame on them. If I could give Floit Properties @ Jackson Point location no stars I would have. The staff are not only rude, but it is a hassle to get anyone to answer their phone. Give it a try (619) 302-2248. You won't get an answer. They operate through text message and at times will not answer your questions or concerns for days on end. For instance one scenario, My wife was locked out of one of the bedrooms in our house, she reached out to the property manager who then gave her the number of the maintenance man. She gave him a call but got no answer numerous times. Finally after letting the property manager know that he was not answering he finally called her back. She asked if there was a special key to be used to gain access and he had the nerve to say to her " how should I know you live there". My question is What if there was a child locked in the room. We managed to gain access to the room by using a butter knife no thanks to anyone here on staff. The carelessness and poor performance of this staff is not worth the $2395.00 we are paying. Use your money else where they don't deserve your hard earned money. Trust me this place is not worth it! read more
