You should stay away from this dude he's a spoiled rich kid from St. Louis that thinks he knows everything there is to know about real estate. He's also vindictive and an awful human being. Things started well. We got along, he was coming off some really bad tenants at the condo i wanted to rent. He let me pay the security deposit in either two or three installments. It was myself and my two small boys at the time coming and I was coming from Belleville in a house that I had been in 15 years. I moved because my ex-wife was dying of cancer and i needed to be in place so my kids could continue going to school in O'Fallon and it wouldn't be a huge stressful move for them to live with me going forward. It's been a while and it's hard to remember the sequence of events, but initally the first thing that was a problem was the sump pump. I'll say he was responsive in getting his guys over to work on it, but he had to be called to ok every little move they made which lengthened the repair process. The noise this thing made about every 5 minutes or so was deafening. It finally got fixed by it took forever. Shortly after the sump pump, the refrigerator began leaking and the microwave made a god awful noise while it was running. Keep in mind at the time these were condos that were worth about $180K and he was charging a premium to live there. These appliances were originals to the place built in either 2002 or 2003, It turned out the filter on the bottom of the fridge hadn't been cleaned in years and it got so bad that Ryan's crew told him the refrigerator needed to be replaced. So rather than using the moment to get a fridge, stove and dishwasher that wasn't from the Price is Right, it was replaced with a new fridge, but white and dated the second it was delivered. As for the microwave, we told them the noise it made and that it too should also be replaced. Instead, he left it and didn't replace it and shortly thereafter it fried itself one night causing the condo to stick like burnt plastic. He still didn't replace it, so I had to get one so we had one to use. At this time the dishwasher also started giving us problems because it was original to the place as well. This issue was never addressed. There was also an issue of there being virtually no hot water in any of the bathrooms. He said it was there but we'd just have to play with the knobs to get it to come out. There came a time towards the end of the lock downs that he want to sell the place and told me to put an offer together and submit it in 30 days. So i hired an appraiser and he appraised the condo. The appraisal cost me $550 and it put this condo at about $156K or something. Armed with the Knowledge I wrote Ryan and I explained what our appraisal said and then made an offer to buy the place. It was clear from the start that he was angry at the offer. He was beside himself. He said the condo was worth $180K at least citing no authority and said he'd go to $170,000 to get it done. Since the place wasn't worth it, I told him that he could take me out of the running to purchase it. Weeks go by then I find out he's hired Hughes Property management to draft a new lease and come inspect the property. I was forwarded a copy of the lease by the charlatans at Hughes and asked to come in and sign. I took one look at this thing and was like, he wants me to leave. Most one sided residential lease ever. I went into Hughes office to go over the lease. I pretended to need additional time to review and got up and left quickly. This slumlord wanted to Jack up the rent from $1,400 to $1,750. He springs this on me on the first day of school so now he thinks I'm stuck and will have to resign. When I made it apparent to him I wasn't signing and that month would be my last. He asked where the rent was, the only time I ever held it back. I told him he'd get laid eventually but I didn't feel like paying him then. He the made some feeble passive aggressive threat to sick the eviction monkeys from Hughes on me! I had to calmly explain I'd be long gone before I was ever evicted. Then on the last day of occupancy, the brain dead people from Hughes came over to inspect. They went upstairs into one of the boys rooms, then called the police and completely fabricated a story about how I neglect my children and they should come over and take a look. They then hurriedly shuffled out of the condo. The police then show up and tried to get all tough with me even though I was the victim. They-muscled their way in to speak with my boys then had to split because they'd been lied to. Ryan Luechtefeld hired a hit squad to take me out. He had Hughes fabricate an abuse lie to tell the police to get MY KIDS TAKEN from me because he didn't like my offer to buy his condo. He's a total sociopath. Warned!
