It is ironic that as a former client and pretty fiscally savvy consumer, I got ALMOST TRICKED by this mortgage lender into giving up my 3.5% and 15 year mortgage, with 12 years left, into opting for a 5.5+% and 30 year term, which would have cost me in interest $96K+. This is while there was more than $200,000 in the home equity, which even at 70% LTV would have been more than enough to get me the cash needed to fund a home improvement project. I called the lender Friday before the scheduled settlement when I did not recognize certain charges on the settlement sheet. It turned out to be a previously undisclosed fee. That raised HUGE Red Flag. In fact, SECOND RED FLAG. The first one was when the lender said they will service the loan themselves. Usually such outfits make money by promotly selling the note to another bigger lender. When I refused to proceed with the settlement, which is every consumer's prerogative, all the hell broke lose. Lucky for me, I found anothet lender, willing to tap into the home equity, for me to avail $86K at 5% for 5 years. Or below Prime, for 3 years. And, of course, no prepayment penalty. I cpuld pay it off in 14 months, saving $79K in interest. Beware of the sweet-talking lender, and do your arithmetic. You will be wiser for it. read more
