    The transaction involved realtors from era. They told me. the title would take about a week, after…read moreclosing. DO NOT EVER FALL FOR THAT. 9.months later I got the title Recently I went to.the dmv to put it in.my name. I was informed it was a void title. I.trird to contact ERA all i got was leave your name and.number. My agent had to work on it. The title was void because another one had been issued right after the one they gave me. It was sent to ERA yet they dont know what happened to it. ! They were informed of the title problem on Sept 11th. We got a lot of stories, even.lies from ERA. Then finally October 27th they say they got the title. They expected Me to go there to Pick it up! No apology. No.offer to cover the cost, as it was their fault. The title was $10 when they were supposed to get it. It is now $100. The total lack of professionalism is astounding. Their inability to take responsibility for their actions is shocking. It took THREE YEARS TO GET THE TITLE. I would strongly.suggest you seek a more professional business to handle your transaction. They make a lit of money Off you. They should go above and beyond But no the money isnt enough.they add other fees in the transaction, without you.even approving. I cant believe they are in.business..they wouldnt be if they were in.any other state.

I owned a house in Salisbury, MD, but live in Los Angeles, CA, therefore it was a little difficult for me to handle anything regarding the property. Mr. Baker helped me with everything needed from helping me find a repair person, to meet the inspector. I will give him more than 5 stars if possible, and will most definitely work with him in the future if opportunity arises. THANK YOU Mr. Baker!

    DO NOT TRUST MECHELLE SMITH OF COLDWELL BANKER!!! All she did was give answers that would…read morefacilitate the sale and completely misrepresent herself instead of being truthful. I will never deal with her, Coldwell Banker or Mid Atlantic Title and Escrow ever again. We bought a unit but were sort of between a rock and a hard place but nothing she said about the unit was true. We walked in and it was on the ground level where there is a pond 15 feet from the back wall and there were sand bags around the area. My 1st question was if there were flood problems to which she said said no. We found out a few days later from a cousin we had told about the unite that there was a major flood 4 years prior. He sent us video's of flood water half way up the back window. When our real estate agent called Mechelle Smith to ask about the flood she flat out lied to our agent saying she had told us there had been a flood. Why would we call our agent 2 days later with our concern if we had known that day. We never knew until we were sent the video. She tried to pass off a rubberized floor made to look like wood as a real wood floor. At the walk through there were 5 lights that wouldn't turn on all in the same area. Her explanation, they all burned out at the same time since we had 1st seen the unit. I grabbed a light bulb out of the 2nd bathroom then checked all the "burned out lights", 1 light was burned out the rest were due to a problem with the wiring of the bathroom fan. At the settlement we were not allowed to have our agent in the room because of Covid and brought up we wanted the light problem dealt with. Mechelle Smith, Coldwell Banker and Mid Atlantic Title and Escrow's solution was to stick us with a $550 bill. Mechelle's explanation was that a home inspector would have never found that problem. I don't know anything about lighting and I'm no home inspector but I found the problem myself. Never in all my years have I seen 5 bulbs burn out at the exact same time. I'm pretty sure a home inspector would have found that also if a complete novice like myself figured out there was some sort of problem. If I could rate lower than 1 star I would. Do not deal with Mechelle Smith, I can't tell you how much I regret having to have to have dealt with her. This is a stop gap purchase for us and we are having a new home built but believe me Coldwell Banker & Mid Atlantic Title will not be involved.

    We used Delmarva Management Group from 2021 to 2025 to manage our rental property, and I cannot…read morerecommend strongly enough that you look elsewhere. Our decision to go with them was initially based on their low fees but those fees quickly increased, and any value we expected to receive vanished almost immediately. Recordkeeping is a disaster. Reports were routinely missing, rent proceeds were delayed or incorrect, and monthly statements were often incomplete. I was constantly the one reaching out to chase down missing information and rarely did they take the initiative to inform us of anything. Inspections were either not done or poorly documented. After our tenants moved out, I asked for the move-out inspection report. The response? "We don't have it, but you're welcome to come do your own inspection." That is unacceptable from a company that is supposed to be managing your property and protecting your investment. Our property was left in shambles. There was trash in the septic system, doors were kicked in, air filters had never been changed, and fixtures like shower heads and knobs were missing. This reflects a complete lack of oversight and maintenance during the tenancy. Communication was another major issue. Other than Tom (who seems to be the only person who actually knows what's going on), every question was met with "I'll have to ask Tom." The team appeared untrained and unprepared to handle even basic tasks. Staff members lack the knowledge and capability required to effectively manage properties or answer key questions. If you must use this company, only communicate in writing via email to have a record of what was said because verbal assurances won't get you anywhere. In short, this company may appear cost-effective upfront, but the long-term costs--in terms of damage to your property, time lost chasing down basic information, and overall frustration--are simply not worth it. Choose a more professional, competent management firm. Delmarva Management Group has been a deeply disappointing experience from start to finish.
