I, as a buyer, use one inspector called Bob, he stay there 10 minutes giving out a report, all he tells you is everything will be in the report. they issue a piece of shit paper to you, and miss major appliance's problem, 20 days after when peopple moved in, the heat water doesn't work and cost me over 500 bucks to fix. and they are NOT responsible for missing that information they put in the report. a garbage report cost you $200 bucks.

Dude missed all kinds of low-hanging things and fixated on some stuff that really didn't matter. He cleared a bunch of equipment that didn't even work and so far I'm out a chunk fixing things I could have put on the previous home owner. As I type, there's a repairman in my garage changing out the gear on the doors, which got a clean bill of health. My friend felt so bad they ended up throwing me a couple grand to help with the repairs. Save yourself the hassle and find someone better. Great inspector. He found a water leak in main pipe between a house and water meter. And it was…read morejust a tiny leak. Really hard to spot. Saved me more than $2500. Seller had to fix it. On top of the expensive to fix water leak i was able to negotiate with seller a bit more. Saved nice chunk of cash there. Here comes new refrigerator in my kitchen:) He even climbed up in the attic and spend there about 10-15 minutes in a 130 degree heat (remember 117 degree heatwave in Las Vegas?) investigating something.
