This review is for Reed Realty Agent Julie Silva. Simply ask yourself the following questions when…read moreyou are working with an agent. Are they competent? (2*) Do they communicate well? (2*) Are they pro-active? (0*) Are they reliable? (2*) Given the above do you trust this person? (0*) It can be binary yes/no, or a yelp like system 1 to 5 stars. I want a solid, competent agent, who doesn't have one excuse after another on why things didn't get done or sent, or were late or blames others for her bad behavior. When I complained her behavior became quite immature. I want an agent who has my best interests at heart - I want a 5 out of 5 or at least a 4 out of 5. I don't want excuses, blame, mediocre service, with Julie Silva that is exactly what I got from disclosure documents that didn't arrive until 4 days before closing to not getting my cancellation notice into the title company in time. I do not recommend her and I suspect the seller won't be working with her again either. The only good thing is that Amy Reed seems to be on top of the situation.

I will keep this short and simple. I agree with Elizabeth's review of Reed Reality…read more They are incompetent and they do not know how to service potential buyer. My wife and I placed an offer on a home represented by Reed Reality, specifically the agent referenced in Elizabeth's review. My agent never heard from her and had to call her every week to get an update. Absolutely the worst agency. Run don't walk from Reed Reality.

I'm not a "leave a review" type of person, and wanted to tip her for making our experience so nice, but wasn't aware that it was against the rules until we handed her the envelope :( So hopefully this helps. I'd recommend her to anyone, and I wouldn't say that about my prior purchases from other agents.

I cannot adequately express my gratitude for the wonderful job that Elvis Dias did in selling my…read moreproperty for me. This was a difficult undertaking - the house had reduced in value due to the vagaries of the real estate market and a shift in the makeup of the neighborhood. It was occupied by a tenant and handled by a property management company because I had moved away from the area. I still held title with an ex-husband who had no interest in making my life easier. Elvis sailed into these murky waters with a confident smile. He dealt with the ignorant, recalcitrant ex, to the point that I never even had to see or talk to him. He dealt with the uncooperative tenant, respecting his privacy and working around his schedule. He dealt with the disorganized and uncommunicative property management company (boy, is that another Yelp coming), He explained every step and made the paperwork as simple and manageable as it could be, allowing me to do everything by email and FedEx and never miss an hour's work. When the appraisal came back lower than I had hoped and lower than the buyer's offer, he negotiated with the buyer's agent to the effect that both agents reduced their commissions and the buyers put down a bit more cash, making it possible for me to break even on the deal and pay off the mortgage and closing fees with nothing out of pocket, which is better than I dared hope. Most of all, Elvis was kind, communicative and knowledgeable. I highly recommend his services to anyone approaching the real estate market either as a buyer or a seller. You can trust him to do what is best for you.

It seems almost every negative review is from a tenant, all the positives from owners. I have the…read morepleasure and experience of having been both with NBM. I started out as a tenant at a property in Modesto. Adrian did both the move-in and move-out walkthroughs. There were zero surprises on either one. While we were tenants, Adrian and her staff were always exceptionally helpful and responsive. When we needed maintenance on the property, there were no delays. At move-out time, we left it as we received it, so there were no unexpected fees. For the renters complaining about things such as being charged for a AC filter...try learning to adult. Replacing burnt out lights, dirty filters, etc. are all normal expectations for tenants. If you have mold in bathrooms, try opening a window or running an exhaust fan. The complaints on here are childish and petty; some of these tenants need to grow up. About a year after we left our rental, our relatives moved out of a house we owned. Upon seeing the dismal state in which it was left, we realized we needed a property manager so we did not have to deal with that again. We called up Adrian, and in very short order we were now on the other side of the relationship as owners. Since then, NBM has done an excellent job at every turn. When the AC stopped working last summer, NBM was quick to get a repair service out to our house so the AC could be fixed ASAP. The online portal makes accessing our statements quick and easy. For minor repairs, NBM takes care of them just adjusts the funds to us as needed. Nothing could be easier from an owner perspective. It provides me great peace of mind knowing we need not worry about our property as NBM has it covered. Finally, during the COVID-19 crisis, Adrian and team have been stellar. They have provided timely and informative updates on rental situations as federal, state, and local government laws are constantly shifting during this time. If you are a responsible, mature adult, looking for a rental, NBM is a great agency. If you are a property manager looking to avoid the headaches of being landlord, NBM is just what you need.
