They listed a property for 725.00, then found out about a 25.00 common area fee, and then that the water was shared between four units and averaged so all paid the same...?... plus the non-refundable 40.00 credit check or 80 if you have a co-signer. The property had exposed wiring. damaged soffits on the porch. had been empty for a long time and not cleaned before rental. The lobby smelled like mildew. They were unable to tell me avg utility costs or water costs...funny, since they pay the bill ultimately. Upon raising these issues, I was insulted. and thrown out. as I left I took off the mask they gave me (7/22), she/it screamed to "Call The Cops"....I decided to leave, but, I forgot my cane, and as soon as I went out the door I turned to get it and they(her) locked the door took my cane away and said they were calling the cops. I told them I wanted my cane and would wait on the front step. That's when I heard my cane being tossed out back into the parking lot in front of customers. Took pictures'. They (she,her,it, karen) saw the camera, then apologized said my cane just fell down, yeah.... 4' from the back door. I feel bad for ya if you rent from these 'people'. read more

My dad has owned rental properties in the area for decades which Hawkins managed until he passed away. My dad was referred to Rachel & had known her grandfather. My dad travels full time & he had limited time to locate another property manager. He was able to sign up with her & instructed her to NOT redo any of the leases. Both were active and one was a month-to-month b/c they were looking to purchase a home. Rachel decided on her own accord to redo the leases without my dad's knowledge or approval. She put the month-to-month tenant on a full lease advising them that her office doesn't permit month-to-month. Rachel had a portal setup & did not upload anything to the portal nor inform my dad of her actions. As my dad is up in age, he appointed me as his Power of Attorney. I was going to be in Ohio & reached out to advise Rachel that I would be meeting with the tenants & performing property inspections to see if there were any repairs, updates etc. Rachel proceeded to advise that one of our tenants was very "difficult" & wouldn't allow her to visit the property. She advised that the other tenant was great & that she has been driving by the properties weekly & everything looked great. I asked that Rachel provide the current leases (believing that they were from Hawkins) & Rachel & her office went radio silent. I followed up via telephone only to speak with CJ a very unprofessional & rude lady. After a week I advised their offices that I wanted the leases sent that day or I would be filling a compliant. I was provided the leases & it was discovered what Rachel had done. I discussed this with her, & she does setup the inspections at each property. We get to the first property & meet the tenant. The tenant appears uncomfortable, nervous & very off. I engage with her & walk through the property taking pictures & explaining everything to the tenant as this is their home. I provided the tenant with my & my dad's direct contact information informing her that she is to go to the property manager for all repairs, needs, rents etc. but if she ever has any questions/concerns we're available. To which Ms. Rachel steps in between us instructing the tenant NOT to call or speak with us. I was not about to argue in front of the tenant & advised Rachel I we'd discuss this later. I reached out to the tenant & she explains that she is going through some personal matters & that she requested the locks be changed due to safety concerns. However, she is not able to pay for the locks & asked Rachel & Rachel advised her it would ONLY be at her expense. I confirmed with my dad & then the tenant that the locks will be changed immediately at our expense. When I call Rachel to tell her to get this done her response is "this is the issue with you speaking with the tenants." She proceeds to advise that she'll change the locks, but they are going to charge the tenants! She finally agrees she will get the locks changed. She then proceeds to call my dad like a child complaining & crying over the locks!!! My dad confirmed what I told her & told her to get this done! Now the second property we inspect, upon walking up it's clear that they have a large dog (pets are not permitted), the windows are all broken & covered with various items (blankets, pillows, boards) to cover them up, there is damage everywhere! The tenant admits that they have been doing their own repairs because they did not want to call Rachel. Damages are around $82K. Both properties had trampolines so if Rachel was driving by, she missed this every time...Really? Rachel tells me we need to pay the tenant (Cash for Keys) & do a release of liability & then fix the property. Absolutely not! Rachels concerns with this property & all the damage was to ensure that the tenant change the batteries in the smoke alarm & changes the filters. Rachel knows that she did not inspect the properties as she had previously advised & wanted us to have to pay all these damages so that she can be released from liability. Upon returning home to Texas my dad & I discussed it & decided Rachel is not a good fit for us as she is abusive, disrespectful, rude & does not have the knowledge or ability to perform the duties under her current license. Seeing the additional review & video on the news about her confirmed she is not the right person. My dad calls her to fire her, & she throws an absolute toddler fit from yelling & screaming to literally crying (like a child). Who in the professional world behaves like this when being terminated for cause? Her grandfather appears to have built a reputation that she has single handedly destroyed with her behavior. We've had to engage our attorney & found a great new property management company that is on the same page us & is professional. If I could do 0 stars I would. This company is EXTREMELY unprofessional! Rachel to be specific is very rude and conniving. I cannot believe how she speaks to her tenants! It is unreal! Not only do they be little you and talk poorly to you they try to rent you crappy houses/ rental spaces that are in very poor condition. They cut corners any way they can to not fix anything. Instead of treating mold they try to cover it up. They are cheap and will not fix an issue. I do NOT recommend this company to anyone! read more
