The salesman gave me a hard sell and said they would price match their competitor by 100$. They actually didn't price match because the competitor's estimate included an engineering fee and Frank's required me to pay that fee (1000$) out of pocket. Once I agreed to go with Frank's the salesman became much less responsive and it took forever to get the work scheduled. The workers also ripped paint off my siding because they used duct tape to hold back my screens and they also left these screens open in the middle of summer for hours which let in a ton of bugs. The workers also used crude language throughout the entire job. I contacted Franks three times about these issues before writing a review and got no response.

We had some big rains lately in the area, and, with one of them, I had a bit of water coming into…read morethe basement. This only happened this once in a year we've been in the house. Of the two basement window wells, one was draining properly, in one, the water sat half the way the window and seeping through slowly. At first, I didn't know if that was the only spot or the wall was cracked, I was thinking all kinds of things. I called many waterproofers in the area, Rob and another company were the only ones to answer and schedule an appointment. He came, looked at the basement, looked outside and deteremined an action plan. Came on the appointment date and did what needed to be done. Said that might not be whole solution, but we can only try since it seems the most feasable one. I don't mind. We'll see how it goes. He also suggested what would need to be done should water come again. He did test the repair he did and water is now draining properly in both wells. Overall an honest, well done job.

This was one of the best experiences I've ever had with a contractor. First, when I called for an estimate John actually called back. As I'm sure many of you know you make calls looking to get an estimate for work and you don't even receive the courtesy of a call back. That's not the case with John. After we receive the estimate we decided we wanted to go with JMK after reading the fantastic reviews. However, we did not have the funds and did not want to pay an additional charge to put the deposit on my credit card. When I reached out to John and explained the situation he put me on the schedule in good faith until I sent in the deposit. The work started on the day we were told it would start and ended on the day we were told it would end. Partway through the work I realized that John and I may have had a communication error with what I wanted and what he thought I wanted and when we discussed it he immediately corrected and promptly addressed my concerns. In all this was the best experience I've had with a contractor.

Miller tore out the old one (which was not anchored or built correctly) and built a beautiful stone faced fountain that is strong and safe - to hold a 300lb cast iron fountain. I have a bathroom in the basement whereas he would need to take out a section of flooring approximately 1' x 4'. Advised he does not like"tearing apart basements" and that he would not be a good fit. If you are in basement waterproofing, and you don't like tearing apart basements or doing the work, you are in the wrong business. Was very dismissive on my questions, briefly described two solutions that "may work" but did not express confidence that he could resolve my issue. Walked out shaking his head without even providing me a business card or contact information. I've had three other contractors out over the past two days each of which were very informative, respectful and took the time to actually sit down with me, explain options, provide detailed account of what was being proposed and an actual estimate. This was a waste of time, would not recommend this company at all. If they are this unprofessional and uninterested before the job even starts, I cannot imagine their level of craftsmanship and professionalism would improve if contracted.

My third was Mike Frost who did the job for under $10k. The job was done timely and with his friendly, respectful crew. The job was also done exactly to the engineer's specs. If I need any Masonary work in the future, I will only need one estimate.
