    CONDO ON ASPEN CT…read more Condo owners -- if you're wondering why it's taking a while to find a tenant, now you know... Saw a property online to view and contacted this company. Annie emails me to tell me to call her to set up an appt. I call and she answers the phone and asks if I can view the property that day, even though my message likely requests Saturday because that's only day I was viewing. She then tells me to call back the next day to confirm another date. Upon calling, she AGAIN asks if I can come in that day to view the apt. I AGAIN ask for Saturday and she says 6pm, but then gives me a very flaky answer about how she's not the one showing the apts and needs to check the schedule. She then asks me to call back the third day (Friday). My schedule is too busy for this. Saturday was potentially confirmed. Saturday morning, I sent two emails confirming if the appt is still on, as I refuse to show up without confirmation and details for viewing the place. No response from Annie or the guy who was supposed to show the place. No response on Monday after getting back into the office, no response ever.

All he did was collect rent and via email communicate one lease extension and then they went month to month on two plus years. I don't believe he ever checked on the condition of my property or if the lease terms were being followed. I know of two flagrant violations 1) no animals and a cat lived there the entire term of the lease openly and 2) no smoking which is also a Belmont City Ordinance. I was told they are "good tenants" which they were from a bill collectors perspective, however, horrible from a property owners perspective as they lived hard and the wear and tear on the unit was unacceptable including pot smoke lingering and making the unit filthy. Then there was the cat leaving animal mess behind when they vacated. I learned there was a leak on October 12, 2024 not by a phone call or direct message but being included on an email chain with the tenants! How unprofessional and this violated the entire principle of a property manager only having contact with tenants and what he was paid to do. From the discovery of the first problem I am aware of Josh was absolutely no help. He didn't manage the situation. Instead it was on. On me to deal with and coordinate access with the tenants to first get a leak detector in. He didn't offer any help. Left me high and dry! When I went to meet the leak detector I was appalled at the condition of my condo that had been fully renovated prior to the tenants. It was grimy and there was cat stuff everywhere and the cat walked up to me even to be petted. I called Josh very upset especially about the cat as my main point was no animals and this was not a service animal. He said they have forfeited their deposit by having the cat. When the tenants vacated , after asking for one more day, which we declined as I had set up - not buy the property manager, but myself Service Master and my insurance adjuster to meet me to start to deal with the leak from upstairs (from different condo owner) and repairs. When he showed up he said it wasn't bad ... They turned off the water days before vacating and left feces and urine in toilets, food on kitchen sink, tons of stuff in the garage , the floors where sticky from a party , the hall bath covered in hair - not sure if human or cat, tacks and tape everywhere on the walls , the new kitchen counters stained .... A drawer with pot debris. While the Farmers adjusters and Service Master there never once did he say I will coordinate as it's my job as property manager. We did agree for his guy- also there to haul away abandoned items - which wasn't even thorough. I had to ask him to return to complete. Then no phone call he emails me he is firing me. A blessing. But very unprofessional. Then he sent me my accounting the first of the year via email without salutation or closing with one word "okay"? In pulling together paperwork for insurance I realized I didn't have a copy of the one lease renewal. I emailed Josh for it ... waited 5 days later forwarded email to him with bookkeeper and maintenance guy with "second request" to finally receive. In interviewing and hiring a new property manager I realized I was not provided any service. I SHOULD RECEIVED A REFUND ACTUALLY!!! There should have been physical check ins on the property and its condition. The notification of a leak - major problem that took 5 months to remediate and repair - should have been handled by him as that is what his fee was for. After the tenants moved out he changed his tune on the deposit. He was advocating for them after telling me it was forfeited due to the cat - not to mention property condition from their hard aggressive living- that most of it needed to be returned. He kept saying the condition wasn't that bad. He was not advocating for my property but only the tenants. Swept under the rug the excessive wear and tear , damage , pot smoking and cat living there. Ironically one of those tenants now manages an apartment building. I'm sure her employer would find interesting photos of how my property was vacated.

    Review for Julie Halpin and Lana Pierce I'm compelled to…read morewrite this review because I want to warn other potential buyers/sellers so that they do not have a terrible experience during a time that is already so stressful. Please take the time to interview and select a realtor that is there to support you and have your best interest in mind, and not their financial gains. Buying a house should be a time of joy and excitement - my husband I have been working very hard to save so that we could get a house for our kids. Our experience with Julie Halpin and Lana Pierce was extremely unpleasant - they cared only about their best interest and did not treat us with respect. My husband and I had been searching for a home in the peninsula area for weeks, using our good friend, a realtor based in SF. One of the listing agents we met at an open house recommended that we get a local agent instead of using our SF friend - said that the local agent could then give a referral fee to our realtor friend who had been helping us. A friend gave me Julie Halpin's info because she was local - I met with Julie and explained our situation - without me asking, Julie offered to give our realtor friend a referral fee in the event that we purchase a house with her. I felt much better about switching to a different realtor from our friend (who had helped us tremendously already), knowing that he would still receive some benefit. After working with Julie for a week, we were not very satisfied - she never tried to understand exactly what we were looking for and when putting in an offer on a house that we had already seen prior to meeting her, she was sloppy - did not inform us when she submitted the offer and forgot to include the cover letter I had written (which I learned when I asked her to forward me the offer submission). We did not get that house and we were planning to search for a different local realtor, but then Julie showed us another house that same day that we liked enough and put in an offer -it was accepted so we were now in contract with Julie as our agent in purchasing a house (this was after one week of working together). During closing, I informed Julie that we were going to use our SF realtor friend to list our condo after we close on the house. She then rescinded her offer to give a referral fee to him because she said she was under the impression that she would get to represent us on the sell-side - although this was never discussed during our meeting. I was very upset with her for going back on her agreement - she knew she would never have gotten my business if she had not offered the referral fee - and now that we were in contract, she wanted to keep everything - close to $50K - referral fee would've been 25% of that amount. Given the situation, I reached out to Lana Pierce, her broker/manager. Lana was rude and insulting towards me - only wanted to defend Julie and did not care to understand my side. She kept saying that it was a broker to broker issue and that I should not be involved. After the closing, I sent them both another email inquiring about the referral fee and they did not respond back at all. I am so appalled by the whole situation, so shocked by their lack of professionalism, and hurt by their unscrupulousness. Buying a home is a very big event. I wish I had taken the time to find someone honorable instead of working with the first local agent that I met with. What should have been a time of celebration for me and my family has been one of great disappointment.

His advertisements were ostentatious. His outfits were silly. From the onset of our relationship, Stanley Lo proved me wrong. At our first meeting, I was (pleasantly) surprised & (begrudgingly) impressed by his business acumen. I liked that he was upfront, experienced, well-connected, intelligent, and entirely professional. My husband pointed out that, "He answers his phone every time I call him." -- and it's true! He works all hours of the day. Despite my reservations, Stanley Lo turned out to be one of the hardest-working men I've ever met. Additionally, his dedication to selling my house was unparalleled. And also once I told her my house was under a trust, she brought me to her husband who is a lawyer. After we arrived at his office he even read my trust. Immediately told me that I needed to redo my trust because it was too old. No matter how old the trust is, it's valid as long as the owner didn't do any changes.
