We hired this company for a home inspection,…read moreand they completely missed extensive mold on the basement ceiling caused by a leaking steam shower. This oversight ended up costing us $15,000 to remediate and repair. When we confronted them, they came back out to the property and saw the visible mold themselves, yet they still refused to take full responsibility. Instead, they offered a insulting $1,200 settlement. I highly recommend looking elsewhere if you want a thorough and honest inspection. The pictures below show the mold found on the basement ceiling, as well as the mold discovered after we had to rip apart our shower. It's funny Ross says what the public should know.   First the adjacent steam shower unit he talks about is 14' away from the actual shower that was leaking. And was not leaking during inspection.  This was noted that it was fixed years earlier by the previous owner.  The closing of the house was not 90 days after the inspection it was the normal 45 days that is very common. Also the lack of construction experience by CBI.  When first confronted about the leak I was informed in an email that we were told there was caulk issues around the shower. Anyone that has ever put in or been around a walk in shower knows the shower doesn't leak because of the water proofing membrane.  Not caulk.  What this means is the shower should not leak before tile, grout, and caulk are installed.  Once again not experienced with construction practices. All I have to say is watch what you sign when hiring a building inspector. We were denied by there insurance company due to waivers being signed taking all liability away from CBI before they even stepped foot on the property to perform the inspection.  Oh yeah.  I didn't mention the house down the street that they missed the kitchen sink leaking and the wall of mold behind it. Got our family twice they did.

He has continue to consistently impress me with the quality of his work. The example that I give when my clients ask about inspectors is the time Jeffrey and how his attention to detail saved a young couple buying their first home in Avondale from a serious and expensive problem. The home had been under contract, had gone back on the market and (very unusually) I had a copy of the inspection done for the failed deal. I advised my clients to have an inspection done of the home and they selected RCIS and Jeffrey. When examining basement he was (which is atypical of inspectors in my experience) not afraid of moving things to make sure that he could inspect the entire foundation. To make a long story short he discovered some warning signs that upon further inspection proved to be serious foundation issues due to a water drainage problem. The prior inspection had missed this entirely. In the end my clients were given a $25k credit to correct the problem and they were saved from a great expense due to Jeffrey's knowledge and diligence. This is just of the many many times he has impressed me with his knowledge and professionalism. I have used him for my own inspections and inspections for members of my family. It is a a cliche to say "I can not recommend him highly enough" but that really is the case. He does great work and I trust him completely.

From the initial walkthrough, we had concerns about the state of the foundation. Not wanting to place a bid without understanding the depth of the issues and the potential cost, we hired Jeffrey to help us. When you meet him, you'll see what a genuinely curious person he is and just how much he knows about buildings and construction. He is patient with answering questions, and provides facts and estimates, making sure to note when you will need another professional (such as a structural engineer) to lend their expertise. I found him to be curious, thorough, honest, and kind. We will absolutely hire him again in the future.
