FCS got my community in a lawsuit that stretched over 5+ years. I pay $550/month for their service. I have been trying to get a dumpster removed from my property for over a month and am getting nowhere. They don't follow through with the small things or the big things. If you're considering using them for your community, do not. They have told someone I know on the board that they dislike me so much, they're deliberately trying to make things difficult for me. Horrible communication. There is no one onsite that actually works with homeowners. When you call, located they forward it to a call center located outside of the Country. They don't care about the property or homeowners; they care about making money. Our HOA hired them without coordinating with homeowners, and as a homeowner tell me I have no right to view invoices. They hire someone to sneak around and take pictures to levy fines without notice. They continually shove costs back onto the community and refuse to be transparent. We purchased a property and they require us to submit certain required information and to pay HOA fees monthly, but I have no way to get in contact with them or speak to anyone in order to complete what they want. Never seen so much incompetence in an organization. They are so quick to enforce rules around parking and trash cans yet have failed 4 times to keep our community pool clean and open, the city has shut down twice now. Weeds are not pulled when we pay for it, cars are towed with no warning when we have all put up with their failings over and over. It's clear they have a power trip for those of us faithfully paying them every month and are blind to keeping up their part of the deal. read more

The FCS took over about 3 years ago. They are the worst. I have owned a home there for 10 years. The quality of the landscaping has deteriorated dramatically. There is no communication from them on serious issues other than we have advanced your concern to the community manager. They do not enforce the CCRs. The street where my house is located is supposed to be single family only. The resident across from me has 2 other residents living there a family and a single man and they park on the narrow street. They HOA put up a sign no parking beyond this point but have never enforced it. I complained starting in 2022 about an unlicensed truck parked across from my driveway. They finally got him to move it in November 2025. But allow him to park an even bigger truck there now. As a result of all of the cars parked on the roads when they should be parked in driveways the snow removal does not happen on our street. There is a gradual hill to my home making it a sheet of ice to get up the street. Our common area has not been taken care of for years. Big unsightly fruit trees that need to be taken out they are half dead and drop fruit all over the road and is rarely cleaned up by the HOA. They provide mowing and trimming of front and back yards. The grass is left so long you cannot tell if it has been mowed and rarely do the trimming along our fence. Weeds 4ft tall have been at the entrance all summer and fall. We have had steady increases in fees and special assessments none of which have ever benefited my home. I tried to sell it for current market value and buyers would not touch it due to parking issues and poor upkeep of common areas next to my home. I would like to see the board fire this company! If I could give 0 stars that is what this company should earn. read more

FCS Community Management refuses to take accountability for neglecting the landscaping that is typically done every 1-2 weeks. Instead, my grass hasn't been mowed, weeded, or even watered in over 4 months! I contacted them several times and was told I'd be given a call back, but never heard a word. They refused my request for a refund despite their breach in the HOA contract! What a horrible value and you should definitely avoid this company if you can. read more

This company is the worst HOA I have ever heard of, they charge .5 percent reinvestment fee, that they did not disclose and said they changed management from developer during this time, clever way to get out of the vote of the people. So they get thousands of dollars on every sell forever. It literally is just bullying at that point , I have heard of reinvestment fees but this one tops the chart. My home sold for 406k so they got 2050 plus fees to change over owners totaling 2500. They never supplied a detail breakdown of what the fees went to for reinvesting but a yearly budget, also never received a letter of the change is rule. Please never move into any place that has this company for HOA. I write this to hopefully change anyones mind who reads this, this company screws its homeowners over. I'm sure the CEO makes great money off the backs of the homeowner. Sleezy company it will cost you a lot of money to sell or buy with the fees! Also they lied about their 4.8 rating on google on their website, as you can see their rating is 1.7. We have had nothing but trouble with FCS. They promised to save the HOA 40%, but that has not been our experience. After the HOA Board fired our experienced and competent office manager and maintenance person, the FCS employees have not performed anywhere near the expertise we had before. Our underground parking lots are filthy, haven't been cleaned in a year and a half. Maintenance person doesn't shampoo large spots in halls as previously was done. Some maintenance requests have taken ten months before anything was done to fix the problem. FCS gets a 15% kickback if their vendors are used. Michelle from FCS was going to spray all the halls and common areas with pesticide for a few box elder bugs on the exterior. I could go on and on. This management company is terrible. read more

Horrible experience, I own two properties in their communities, I filled out all proper paperwork when I closed and somehow they got my mailing address wrong, they reached out to me saying they had returned mail not telling me what it was regarding. I told them they had the wrong address and corrected it five months ago. The next thing I get is a letter from an attorney. I tried calling to speak to someone about their oversight but they won't talk to you about anything until you pay outrageous fees for their own incompetence. Where is the 0 star button. Account got behind due to a miscommunication from both of us. I get, happens, my fault for not following up. When I tried to resolve and pay them they wouldn't let me until I spoke to their attorney who accused me of some things that weren't true. Fine, I dealt with that and got things taken care of. Now, the account is paid, yet they won't let me in to my account to pay the dang bill that is due next! Then they tried blocking me from sending the next bill because they have to wait for attorney to respond in 14 days (the next bill is due before then) and they have the audacity to say, sorry guess you'll have just one more late fee, like WTF? I am offering to pay it 10 days in advance!! I would never use these guys. read more

This has got to be the worst and most unresponsive company I have ever dealt in my attempt to resolve things at the lowest level. I am at the point now after having a stack documentation and receiving feedback from other homeowners that raise some serious concerns with their fiscal oversight and auditing mismanagement. Sad that homeowners have to turn issues over to attorneys. For well over 90 days my management company and myself personally have tried to resolve accounting issues with Melanie and Rusty on issues they have within there accounting department regarding HOA payments. Even after providing them 15 months of cleared checks cashed by them they fail to be able to reconcile there accounting errors, but are quick report you to a collection agency. Allow companies to be on your property without letting you know prior to. Raise your HOA costs to high unneeded costs and promise changes but don't don't follow thru. FCS is the WORST property management company I've EVER had to suffer thru...and there have been plenty! They have horrible customer service and Greg Gardner is so sarcastic, unprofessional, uninformed and ill-prepared when he runs our meetings. It's embarrassing to watch him in action. It seems to be FCS's practice to stone wall all inquiries by refusing to respond until you threaten legal action. It gets so old! I don't have time for those games! Standard answer...."It's on the website!" That's the most ridiculous, elusive & irritating answer! We just reversed a ridiculous .05% Reinvestment Fee that they recorded (snuck) onto EVERY home in our community without a vote. It gets charged at closing and we have had buyers walk away from the sale when they are surprised by it! Our community banned together and fought the fee and we got it overturned and reversed!!!! I'm the Board President and FCS took over our community in April. It has been night and day better since they have taken over. Our manager Andy has been very responsive to all of our needs. We used to have to follow up all the time and now things just get done. Just like anything there is still oversight that needs to happen by any board and we are working through some fees that were not evident with the previous management company because they didn't do anything. HOAs can be difficult to understand and they have a very difficult thankless job. Our community looks so much better since they've come aboard. read more

So our condo building maintenance man is an employee of FCS. He accuses me, a gay man, of being HIV positive, of having STDs, and of being a drug addict. When I tell him I am not HIV positive, have never had an STD, and have never used drugs he accuses me of being a liar. I went to the county health department and submitted my clean bill of health to FCS/Arlington place condos, and no one apologized, no one said they were mistaken, but the FCS employee continues to work in our building. In my opinion, FCS deserves 0 stars!!! read more

This company has been hired by Oakwood Construction to manage the Hansen Ranch development during construction. They have done nothing but send notices and collect assessments. Meetings are held without complete Owner notification, or with late notifications (at times received after the meeting). No site visits have been made for months on end to ensure compliance with covenants. Budgets have been developed and provided only 9 - count them NINE - months after they were due. Common areas have not maintained, with weeds 6 feet tall. They are nothing but a front organization to protect the builder and take our money. read more

Although the large shrubs have now been trimmed, the dead grass patch is growing and the dog waste station has not been emptied for 3 weeks. I have pictures of both. When I asked for the waste bin to be emptied, I was told it would be and then asked to report back if not. I'm supposed to supervise their work force, I guess. So I report back and was then told it would be moved so it was easier for the service people to find it. It's on a coordinate, for goodness sake, we live in Utah! And our condo association has such terrible builder defects that we are in a law suit! We don't need any more expenses. Wouldn't it be easier to just instruct the dog waste people to find the @#$% thing? How are the dog walkers who use the waste station supposed to know where it is once moved? As to those who stand right in front of it and don't pick up after their dogs, don't get me started. read more

horrible customer service. Our HOA had Comcast come into our community which was a huge plus. Fast forward months later, I am still getting bills from Comcast for installation I was not supposed to pay for. I contacted FCS last month and they said they would take care of it and to discard the bill from Comcast. Wouldn't you know it, the bill arrived once again, this time with late fees. I have tried to call FCS multiple times ( both times I was #1 in the Queue) and both times no one picked up the phone to help me, just leave messages it says. No a fan of FCS. I live in a nice community which comes with high expectations. I wish I could give Zero stars. read more

Sloppy. I live in a condo community where garages are lined up and it's prohibited to leave trash cans out. There are garages on either side of mine, but the cans are clearly marked so you can tell whose unit they belong to. I just got a "Notice of Non-Compliance" for my neighbor's can left in front of the shared wall between our garages. All the FCS employee would have had to do to see who the can belonged to was look at it. And now I have to address it to clear my record, which was easy because...the cans are clearly marked on top... But still an unnecessary hassle. Sloppy. read more

They are horrible at staying on top of how the appearance of this community we live me. The landscaping company they've hired is the laziest bunch of guys I've seen. They weed eat the grass in areas that they refuse to use the appropriate mower to cut the grass, they've chosen to weed eat the weeds in the rock beds behind our place and can't spray for weeds nor pull weeds. Yet, they've been contracted by FCS and FCS should be the ones controlling these bozos that can't manage to keep the landscaping groomed. It's literally turned into a bed of weeds vs grass and the grass in our area hasn't been watered in over a week and now the grass is dead. This is poor leadership and professionalism on their part. Someone besides myself (temporarily renting) that actually pays the HOA fees needs to report them to the BBB. They don't deserve to get an A score. Are you serious??? Such a disappointment and we've even contacted our landlords property management and they've been on their case too but not a single improvement and we're approaching the end of summer. If you have purchased or sold a home recently that is part of an HOA managed by FCS Community Management check your closing settlement statement. It most likely has an outrageous "reinvestment fee" This fee in most cases is totally illegal and unenforceable. Look at Utah code 57-1-46 (4) and (6a). The company had a Notice of Reinvestment Fee filed with Washington County with Amber Estates in Ivins Utah just restating some points in the code. This fee is a total rip-off. I wrote a demand letter for return of the fee emailed it and sent a certified copy to local office and main office. They totally ignored me. Looks like I will need file a law suit if I want my $1400.00 back. Someone should file a class action suit against this company. I suspect the illegal fees collected by this company are in the millions by now. read more
