    I moved into a condominium (that was previously an apartment complex) about 17 years ago. During…read morethat time I've seen a great deal of variation in the general state of the property. During that time we've been managed by three different management companies that I know of. With the second company I watched our property deteriorate, our monthly fees increase more than 115%, and the property's overall financial status crippled with debt. I joined the board trying to figure out what was wrong and found that the management company was accepting bids that were exorbitantly high, for services that were sub-par, while going golfing with the salesmen from the bidding company. I found that homeowners were given lip-service instead of facts, and that the unit was being nickel and dimed for every trip anyone made to the complex and every piece of paper generated. We also got deep into contracts with ineffective and expensive debt collection service. A few of us did some research on properties that were managed well and found PDT. PDT is a small company (lower overhead) that refuses to short sell the properties they manage with kickbacks and games. They only accept fair bids for services well done with reputable companies. They try to advise us of the decisions that meet legal standards, are reasonably frugal, while gradually and steadily improving the state of the property, Having been in a situation as bad as ours was, they've guided us gently toward a better state - physically and fiscally. Some homeowners who haven't lived here as long and haven't seen the decline and incline may not recognize what a great job PDT has done. The improvements haven't happened overnight, that's not possible, but they happen. Our annual meetings are no longer a volatile yelling match. Those who weren't on the board before the change have no comprehension of how much stress was placed on the committee members before PDT. They cannot provide the services and amenities that an apartment complex would - we don't pay that level of fees. They make reasonable judgments and recommendations that benefit the complex as a whole, and therefore 'all homeowners." I enthusiastically recommend PDT.

    Please avoid PDT Management at all costs! PDT is a very…read moresmall property management company which isn't necessarily a problem but they are also the laziest, least helpful company out there. They will do anything possible to avoid enforcing the HOA rules. They happily ignore the cap on renters for the Oak Meadows condo complex as well as background checks, they do not even know who is living in the complex, they fail to enforce any of the covenants, conditions, restrictions (CC&R) on noise, animals, amount of people living in a unit, issues involving police,litter, abandoned cars, graffiti etc. Their standard answers to any problems in the complex are "well we can't do anything about that" and " you'll have to take care of that". Please do your homework before you even think about hiring these buffoons.
